Amenities are routinely inoperable for long stretches of time (elevators, grills, pool deck, and more recently, the gym A/C). What's more concerning is the pattern: issues are often addressed only after they break--not proactively managed. Communication is frequently delayed or vague, with "updates" arriving weeks after problems begin. And the inconsistency in cleanliness and upkeep in common areas suggests a broader breakdown in management oversight. Maintenance inside the units is similarly uneven. Repairs are delayed, patched rather than fixed, and rarely followed up on without repeated requests. I raised legitimate concerns about grout damage, shower slope issues, and paint deterioration--all of which were acknowledged but remained unresolved for weeks, if not months. In one case, I was told to clean with baking soda and vinegar in a unit I was paying premium rates for. It took over six weeks and multiple escalations--including to regional and executive leadership--just to receive a lease renewal offer that aligned with market rates. And even then, critical maintenance items were used as leverage to push for lease signature, rather than as a gesture of standard service. I've since decided not to renew and requested a waiver of the 60-day notice given the pattern of delays, lack of follow-through, and the overall erosion of trust. I don't write this review lightly--but I do hope it offers insight to future residents who value transparency, consistency, and accountability in the places they call home.

Mari is so sweet and my dog literally bounds downstairs every morning to say hi to her. The place is always clean despite all the dogs and people walking through it. Bobby in maintenance is prompt and worked with me through some weird noises I was having in my ceiling. The building and neighborhood is quiet. I have not experienced the price-gouging here that I did at the Cantabria in Turtle Creek. The units are so-so quality for a luxury apartment-- in particular, the washer and dryer have been hard on my clothes. The units were remodeled in 2019, which was apparently a year that washer/dryer manufacturers were dealing with high tariffs and skimped on quality. The older washers I'm used to didn't cause my clothes wear-and-tear like this one. I wish the fridge had a water dispenser in it and didn't run so loud. As aforementioned, the ceiling in my unit made weird clicking noises that took months to sort out (and we're still not really sure what caused it). A bathroom mirror randomly came crashing off my wall because it wasn't glued on properly. The bathtub and showers are cramped. It seems like the remodel was rushed and sloppy. But you are still getting decent value for the rent considering the neighborhood you get to be in. All in all, I am happy to be living here!

The rooftop pool has the best view in all of Downtown Dallas, and the proximity to great restaurants in the West End, Downtown, and Victory Park cannot be beat. The first floor business center is so good, I refuse to go my office unless specifically told to do so. The gym also has a view that unbelievable, since it is on the roof as well. Security has improved (not that it was bad, but it is better now!), in the building as well as the neighborhood. There is a CARES team on site (not too sure what it stands for), but the couple does an excellent job of organizing different events on and off site for residents to meet, mix, and mingle. Takes days to get them to clean it up. We're in the height of summer and none of the grills have worked for about six weeks. Glass in the pool every other week. Refuse to hire more security despite constant thefts, fights, full blown assaults, etc. They are going to get sued. That DART/Bus Station right next door has allllll sorts of really interesting neighbors you'll have to deal with. The security they do have are literally geriatrics. Actually 65 years old at least if not older. Its incredible. No one listens to them. The other security guard is about 20. People tried to fight him this last weekend when he told them the pool was closed. Think youre going to be enjoying that beautiful pool on the roof during the summer? Nooooope. You will have to fight all the shitty teenagers and gangbangers that sneak in. So bring a mouthguard. Enjoy all the awful music they blast too. Want to know why this place is slightly cheaper than other places? Because its awful and in a dangerous neighborhood.

They're the kind of people who don't just get things done--they make this place feel like home. Frank and Martha especially always find a way to brighten my day. Everyone who lives here is invited to participate in wine tastings, craft nights, pet events, holiday sleigh rides, restaurant excursions and a myriad of activities that foster getting to know one's neighbors. They go all out in creating festive decor and delightful nibbles to accompany whatever they have planned to promote community between us. No one remains unknown unless they choose to remain so. In an age of indifference ,their enthusiasm as hosts is contagious and makes us a warm and friendly place to live.

I give Monaco a 5/5 for location and amenities -- beautiful, clean property. The carpets in the hallways were always clean and smelled fresh. (No fault to the apartment for rude residents letting their pets urinate in the elevators and not cleaning it up!) The units are beautiful but definitely Uptown-priced. You can get the same thing, if not nicer, in Oak Lawn for less money. However, living in Uptown is really awesome. You can walk to so many restaurants, bars, and shopping. The fact that there is only one entrance (off Carlisle Street) can be annoying but it is more desirable as it's more quiet and less chance of vagrants coming by. The Luxer Package lockers are super convenient for non-office hours package pickup. If you're an Amazon Prime member -- don't even try for delivery after hours. They almost always never deliver your packages after hours. There is always enough parking, however, I noticed they seemed to have a lot of Reserved spots unoccupied. I'm rating Monaco a 4/5 -- for the fire alarms and the elevators. Because, at one point last year, the fire alarms would go off sometimes multiple times in one week, but for a period of a few months they would go off ALL THE TIME, even in the middle of the night. It would literally jolt me awake. They seemed to have fixed that problem, though. Also, there are only two elevators, one of them being a freight elevator. Many, many times the elevators (sometimes both) have been broken and broken for hours or even days. When you live on one of the top floors like we did, with arms full of heavy groceries, this is not desirable. Hopefully, this problem has been fixed. Otherwise, we loved living at Monaco. We had a Katy Trail pool view and it was really great. I recommend living here if you enjoy Uptown living, but are looking for something more quiet and upscale than other apartments in Uptown.
