Ok. This place is fantastic. Service is five star. Bob our host at the beach house took care of us. We walked the Atlantic Coast and watched the rain fall under the protection of the front porch. Everything you could want.

Lovely B&B! We really enjoyed our stay here and would absolutely return. We got a last minute deal after deciding to come to Kennebunkport for the weekend. The inn is right across the street from the ocean and has a super cute patio where you can eat breakfast and have coffee with a front row ocean view (see picture). The check in process was a breeze and the gentleman showed us to our room. We were towards the back of the building which initially made me nervous (no ocean view) but it ended up being great because being on the ground floor we had our own private little patio complete with 2 Adirondack chairs. They also had a super cute common outdoor space with more Adirondack chairs and even a fire pit. Very quaint and relaxed atmosphere. The room was really nicely decorated but still cozy and comfortable, and the shower was pretty big. Some of the other reviews mentioned noise being a concern. Yes, there are several rooms at this B&B and they're not terribly far apart from each other, so we heard our neighbors every once in a while but it really didn't bother us. We still found it to be quite peaceful. The breakfast was delicious (waffles, cereal, fruit, yogurt, etc) and they also had afternoon tea and cookies. Super cute and very well done. The staff were very nice, the grounds were gorgeous, and we had a really relaxing stay here. Highly recommend!

So I was a little weary about this place after reading all the reviews but it was too late to cancel at the point so we kept our reservation for Mother's Day weekend. We arrived late on a Friday night, the inn called us while we were on our way to inform us our roomy key would be taped to the front door. We arrived, found our room and plenty of parking in the back. It is a charming structure located directly across from the ocean, though not a stretch of beach you can build a sandcastle on or anything (too rocky). It was centrally located to downtown Kennebunk and Kennebunkport. We stayed in room 104, which was in the basement (walkout level not below ground), corner pocket. I think the basement rooms have recently been renovated so I'm not sure how it compares to the other rooms. It was clean, small and cozy, but charming. It did show some telltale signs of wear and tear but nothing that made me cringe or look at it in judgement. The bathroom was very small, shower too small for more than one person but clean and had everything I needed. It was quiet, and peaceful. They have continental breakfast that's pretty standard, except the waffles that stood out. They have free tea and coffee throughout the day. We didn't realize that the marathon course ran right in front of inn which was super convenient on race day so my husband could cheer me on near mile 7. The staff was also kind enough to let us checkout late so I could shower before our long car ride home which was much appreciated! Great little ink to stay if you want to enjoy the charms of Maine.

I was there only for one night this weekend (early November) and it was an amazing experience. The clerks at the front desk were so nice and delightful. My boyfriend surprised me with a night here in Maine and I didn't know what to expect. Upon walking in, the inn was very cozy. The female clerk was very friendly and accommodating. She gave us a quick overview of the inn and the neighborhood. The inn offers great complimentary breakfast, cookies, port, brandy, crackers, cheese, and tea. She took a map out and traced a path to downtown Kennebunk and the locations of the restaurants. Afterwards, she walked us to our room and handed us these actual keys (which I love), no hotel card. The neighborhood is spectacular. You can enjoy long walks on the beach which is right next to the inn. The sunset and sunrise was visible from our window and it was breathtaking (if you can wake up at 6am). Everyone is very friendly there and will say "Hello" and "Good Morning" which is one of my favorite parts of the trip. The male clerk taking over at night allowed us to drink our bottle of wine in the common area and even provided us with wine glasses and opened our bottle after having much difficulty. He was great and had everything we needed. He was great with recommendations of where to get great desserts and made sure we had a delightful experience at the inn. We enjoy the vintage looking inns but if you like the modern look, you might not want to stay here. Overall, I had an amazing time at this inn and would definitely return here.

There are lots of things we appreciate: clean, fresh-smelling rooms, good AC, good blackout curtains, and good water pressure in the shower. But there's more: a very friendly front desk staff who prepare chocolate chip cookies every afternoon, a free hot breakfast, pleasant-enough pool (heated just barely by our standards) and a good fitness room. There are a few things that didn't quite match up for us: the hot breakfast is a bit hit-or-miss depending on your preferences; there are very few places to eat close by; and a trip to Kennebunkport can take 15 minutes with moderate traffic. Bottom line: we like Hampton Inns, and this seems a good one, the positives definitely outweighing the negatives, and it's fairly priced for this area during the summer months.

It was almost 3:30. They said that room was not ready yet. I asked would it be ready by 4. No guarantees. Ok. Only other room ready was on the 3rd floor. Ok. I'll take that one. I paid my room by points, made a reservation by credit card and still insisted they swipe my card for $50 of incidentals. bTW, I never have incidentals. Room. 4 stars. Large plenty of extra space. Comfortable extra chaise in addition to the desk chair. Dumb position of microwave (could not read the small numbers) under the TV and the coffee machine on a pullout shelf at floor level. Ridiculous. Nice spacious bathroom with walk in shower. Thermostat allowed you to adjust for heat or cool and it worked well. Breakfast 2 stars. Canned hash and powdered scrambled eggs. Waffle iron coated with stuck on waffle. Coffee is tepid. (As is the all day lobby coffee and "hot" water). Hotel environment 4 stars. Common areas were clean. Computer for business, extensive commissary, gym and pool all available. Parking was plentiful on our stay. Not many places to replenish supplies or get a quick meal within 1/4 mile except a convenience store next door charging almost 10% higher for gas than on the Maine Turnpike.

Accommodating, helpful and very friendly staff. We bought some fresh oysters down east but hadn't thought of the oyster knife. Asked the manager if, by chance we could possibly borrow an oyster knife? Well, due to liability issues, they would not allow me to borrow the knife but offered to have the chef shuck them for us (after signing a waiver!.....I hate where our country is, but totally understand!). We listened to live piano to relax us during a raining and "trafficy" day driving from down east and Acadia national park. Just one mile down the road from Walker's point (The Bush compound) I was really hoping that we might run into 'W' and Mrs. but to no avail. The room was well appointed and a corner room with beautiful views of the chanel. Picture commercial lobster boats moored at bouys as the tides rise and fall with the hours going by. A rainy day to start lead to clear skies and a beautiful bluebird sky with white puffy clouds to accent. Breakfast buffet included in the stay along with free bikes to use as guest made our stay complete. I only wish we had more time to spend here at the resort! Huge thanks for making our stay complete and fabulous!! Cheers to you all. Oh, I almost forgot, they have a shuttle that runs out to dock square every half hour. What a blessing.

You're going to slog your luggage to your room yourself, perhaps in the rain or snow, from the parking lot, and most likely up a flight or, heaven forbid you booked one of the rooms on the third floor, up 2 flights of stairs. There always appeared to be just one staff person at the hotel, handling the front desk. The inn is very convenient to dock square. We only drove to dinner one night, the rest of the stay we had quite nice meals within a block or so of the hotel. We stayed in the perkins suite on the second floor. Nice sized room. Roomy bathroom, good shower, decent counter space and several drawers. Felt clean and new, like it had been remodeled not long ago. You knew you were in an older hotel, but the room was clean and well kept. Comfortable seating in front of the TV. They've upgraded to a larger TV than shows on many pictures. It was easy to pull out from the wall and switch out the hotel cable feed for our own streaming device. Plenty of convenient outlets. Good sized fridge. Bed comfortable and room can be kept reasonably dark and cold. A small missed opportunity not having a few more pieces of furniture in the room. There was plenty of available space where they could have put a small desk for working, a bench at the foot of the bed, or a floor lamp for evening lighting. All of these would have not crowded the room and would have made the stay more pleasant. Continental breakfast provided is very basic. If you want to be in the midst of Kennebunkport action, it's a good place to stay. But there are many other great options in the area, and the lack of service, especially around help with check in/out is enough to prevent us from ever returning.
