Very disappointed with the booking manager, Lily. We showed up for our stay and she booked us for the wrong dates. I booked the room on the phone with her because I wanted a specific room that looked out on the ocean and even confirmed she had the right dates before hanging up. Luckily we arrived early enough to find another hotel in the area, but we did wind up having to spend more money. Only saving grace was the lovely woman who was there when we tried checking in. While we were disappointed, Georgia was very kind and patient while we booked another hotel and refunded us before we left. read more

Me and some family stayed the weekend for a girl's weekend and had a great time. The location was great, just a couple minutes walk to a great sandy beach, great ocean view from the front porch and front yard seating area. Continents breakfast was perfect for a light meal to get ready for the day. The room was great for us and the ac was ice cold. Stephanie and all the staff was amazing and I cannot give them enough praise for working through these difficult times for the service and customer service industry while smiling and being friendly. I wish more patrons would remember that places are working on skeleton crews and should be given a break if you aren't the center of their attention. Lovely B&B! We really enjoyed our stay here and would absolutely return. We got a last minute deal after deciding to come to Kennebunkport for the weekend. The inn is right across the street from the ocean and has a super cute patio where you can eat breakfast and have coffee with a front row ocean view (see picture). The check in process was a breeze and the gentleman showed us to our room. We were towards the back of the building which initially made me nervous (no ocean view) but it ended up being great because being on the ground floor we had our own private little patio complete with 2 Adirondack chairs. They also had a super cute common outdoor space with more Adirondack chairs and even a fire pit. Very quaint and relaxed atmosphere. The room was really nicely decorated but still cozy and comfortable, and the shower was pretty big. Some of the other reviews mentioned noise being a concern. Yes, there are several rooms at this B&B and they're not terribly far apart from each other, so we heard our neighbors every once in a while but it really didn't bother us. We still found it to be quite peaceful. The breakfast was delicious (waffles, cereal, fruit, yogurt, etc) and they also had afternoon tea and cookies. Super cute and very well done. The staff were very nice, the grounds were gorgeous, and we had a really relaxing stay here. Highly recommend! read more

So I was a little weary about this place after reading all the reviews but it was too late to cancel at the point so we kept our reservation for Mother's Day weekend. We arrived late on a Friday night, the inn called us while we were on our way to inform us our roomy key would be taped to the front door. We arrived, found our room and plenty of parking in the back. It is a charming structure located directly across from the ocean, though not a stretch of beach you can build a sandcastle on or anything (too rocky). It was centrally located to downtown Kennebunk and Kennebunkport. We stayed in room 104, which was in the basement (walkout level not below ground), corner pocket. I think the basement rooms have recently been renovated so I'm not sure how it compares to the other rooms. It was clean, small and cozy, but charming. It did show some telltale signs of wear and tear but nothing that made me cringe or look at it in judgement. The bathroom was very small, shower too small for more than one person but clean and had everything I needed. It was quiet, and peaceful. They have continental breakfast that's pretty standard, except the waffles that stood out. They have free tea and coffee throughout the day. We didn't realize that the marathon course ran right in front of inn which was super convenient on race day so my husband could cheer me on near mile 7. The staff was also kind enough to let us checkout late so I could shower before our long car ride home which was much appreciated! Great little ink to stay if you want to enjoy the charms of Maine. read more

I was there only for one night this weekend (early November) and it was an amazing experience. The clerks at the front desk were so nice and delightful. My boyfriend surprised me with a night here in Maine and I didn't know what to expect. Upon walking in, the inn was very cozy. The female clerk was very friendly and accommodating. She gave us a quick overview of the inn and the neighborhood. The inn offers great complimentary breakfast, cookies, port, brandy, crackers, cheese, and tea. She took a map out and traced a path to downtown Kennebunk and the locations of the restaurants. Afterwards, she walked us to our room and handed us these actual keys (which I love), no hotel card. The neighborhood is spectacular. You can enjoy long walks on the beach which is right next to the inn. The sunset and sunrise was visible from our window and it was breathtaking (if you can wake up at 6am). Everyone is very friendly there and will say "Hello" and "Good Morning" which is one of my favorite parts of the trip. The male clerk taking over at night allowed us to drink our bottle of wine in the common area and even provided us with wine glasses and opened our bottle after having much difficulty. He was great and had everything we needed. He was great with recommendations of where to get great desserts and made sure we had a delightful experience at the inn. We enjoy the vintage looking inns but if you like the modern look, you might not want to stay here. Overall, I had an amazing time at this inn and would definitely return here. read more

It is my first time in a hotel since COVID, I am not going to rate on anything that may be COVID related but only on things that should be in place regardless of COVID. I arrived tired and had missed that checkin was at the sister property. Ok, not great,but possibly COVID related. However, drove over there only to have the front desk clerk realize the keys were at the place I had just left and she drove over to get them. Instead of continental breakfast they delivered muffin, yogurt, juice and coffee to your room. Ok, COVID related. Second day, no breakfast and 3rd day, after checking outside my door multiple times, no breakfast. Then when leaving see a sign that says today breakfast is grab and go. It would have been good to let those of us who had been told it would be delivered know. Rooms aren't cleaned, ok COVID related. Requested toiletries and an ice bucket. Never got the ice bucket. Got 3 towels and toiletries after dinner. Could hear every time a shower anywhere near me was turned on and he guest above me, like in my first apartment. The biggest issue for me is both keys didn't work well, I stood outside my room for 5 minutes every time I needed to get in, playing with the key and praying I would get it in the "perfect" spot,so I could finally get in my room. When I told the staff I was told that can happen with these older locks. There are some lovely things, it is right across the street from the beach. They have beach chairs and towels available. The very brief times there was someone at the front desk, I found Karl to be responsive and service oriented. read more

Used to be our favorite place to stay in Kennebunkport. Our water front room had nothing on the walls, no table or chairs, no place to put personal items in the bathroom. Totally different than what we had experienced during prior stays and nothing like they picture on their website. The toilet backed up and we had to call their sister hotel and wait for help. The breakfast was 100% cold foods and we've had much better breakfasts at inexpensive chain hotels. When we complained about the quality they admitted that they missed the mark but made no offer of compensation. Will not be returning or recommending. read more

Do not stay here - if you are looking for any kind of value for your money or for a relaxing, luxurious get away. The guest rooms are expensive, old, worn, and clearly have not been maintained. The carpets are stained, the plumbing is noisy and unreliable, the air conditioners are old & noisy, and the heaters are rusted and tattered. Service is almost nonexistent except for morning coffee. The housekeeping staff is kind and friendly; the sheets and towels are clean, but the owners have clearly decided not to invest in any type of substantive upkeep. Disappointing. read more

My husband and I stayed here the last night of our road trip. I booked with Expedia and got a room for $175 which was a splurge for us. We arrived about 7pm so we were unable to check out the outside and the view. Check in was easy and were given an actual key. I think we were in room 303 if I remember correctly. Our room was on the 3rd floor in the back facing the parking lot. It has queen size bed and some random furniture. There was a tv and stereo. This was my first time staying in an inn and I was quite pleased. The room wasn't huge but you are just sleeping here so we found it sufficient. The bathroom was small but cute, it felt like home. I liked the feel of the inn, I felt like I was in my own home. We grabbed some quick breakfast on our way out in the morning, the spread looked pretty impressive. We were then able to see the view which was spectacular. I recommend this inn! read more

The bad: - Teeny-tiny bathroom with obnoxiously loud pipes and dinky shower. - Paper thin walls. I heard a girl sneeze last night. If this place were $99/night, I would've given it a 5-star review for value. But for $250-300+, I expect something more consistent and updated. My husband and I stayed here over the weekend. We normally stay at The Tides Beach Club, but wanted to try something different. This place was a solid 3.5 star. I would agree with everyone else, the outside is a little run down, but the rooms are comfortable and well appointed. The shining star of this place was Ruby, front desk extraordinaire. Seriously. We arrived with bikes with basically no idea where to ride, but wanted a nice, intermediate ride. She did the research for us and came back with stapled printouts of various routes. We had all sorts of other questions and she was always patient and helpful. (re: give that girl a raise!) We probably wouldn't stay here again. The reason being is that the beach is much nicer in front of Tides (and doesn't smell :/ ) and we don't need a permit to use the beach while staying there. The Beach House Inn was stunning. Located right on the ocean the inn was a large, welcoming home with a contemporary, coastal feel. The room was quite spacious and filled with simple and comfortable pieces. Throughout the house small nick-nacks created a unique and eclectic atmosphere - including flowers, little ducks, beautiful antique furniture, and lots of gorgeous coastal prints. Personally, my favorite part of the inn was the lounge area. There were dozens of comfortable chairs where you could stare out the large front windows and lose yourself in the sea. Josh and I probably spent at least 2 hours sitting downstairs reading, working and just enjoying the relaxing atmosphere. Breakfast was also served in an adjoining room that overlooked the ocean and was quite special. Not a bad place. If you're seeking luxurious digs, you're going to have to look a little further, this is not what you seek. As others have mentioned, it's not fancy or well-decorated. But it's clean, you get what you need, and it's in a decent location with respect to convenience (no ocean views, you're a mile from the beach in front of a shopping center on Route 1.) If you're in a pinch for a place to stay this will work very well. The one downside that I'll mention because it's always a "thing" with me is that they have the old-fashioned hotel heating and cooling units with simple low-cool/high-cool/low-heat/high-heat/low-fan/high-fan/off buttons, and a knob with scale from 1 to 10. Hard to adjust to keep the room consistently comfortable. But the room did have a fridge, was pretty spacious, and everything worked. It's kind of a throwback, and kind of nice. read more

This review was for late July 2009. This is a quaint little B&B. Location was right along the Beach. The rooms are 'OK'. Meaning they are definitely older and could use some updating (ie: a better mattress, new bed covers), but there is definitely some charm to this place. They offer tea with house baked cookies in the afternoon, cheese and aperitif in the early evening, and a yummy continental style breakfast with extras- cured meats, cheeses, different type of mustard and a quiche dish along with a variety of baked goods. Since we were able to reserve this room on short notice and for only one night at a VERY GOOD rate, It gets 3-3.5 stars. If I was paying closer to full price, I would probably downgrade it. Pros: -Free breakfast (although food is serviceable at best) -Free port and cheese in the afternoon, although not a very impressive spread -Pretty views of the ocean -Nice lobby and seating area that's very cozy Cons: -When we arrived, the front desk told us the key to our room was still at the locksmith. We got "upgraded" to an oceanview room. -For an upgrade, I was unimpressed. Our bed was rock hard, the room was freezing since they hadn't expected us to take it so they hadn't put the heat on, and it was fairly small. -No cards or board games in plain sight in the common room even though this was touted on the website. -No fire in the fireplace... it was 10 degrees out the entire time we were there. If they don't light a fire then, I'm assuming they never do. -About 1.5 miles from downtown. I imagine it would be a really nice walk when it's warm. When it's cold, it's still an ok walk, but pretty tough to motivate yourself to do it. All in all, a very unmemorable experience. read more

I really enjoyed my stay here! We had a beautiful cozy room on the 2nd floor. The inn is very nice and beachy. Afternoon sweet treats and bottled water were provided which was really nice! My only complaint was there wasn't enough variety for breakfast for my taste- lots of toast, cereal, and bagels but not enough other pastries. read more

I expected quite a bit more from this property given it's association with the White Barn Inn. The location is quite good but the rooms are depressing. They have very low ceilings, stained carpets, and tiny bathrooms in desperate need of renovation. We spent as little time in the rooms as possible. The staff was friendly and courteous but there is nobody there to help with luggage and grabage sat in the hallway near our room for an entire day. read more

Stayed three nights here and really enjoyed the area. The location is great, walking distance to the sweet town that offers most tourists what they come to see. The Inn itself is more like an Inn with just a bit of B&B feel with certain amenities. Every night we have been here the side yard displaying the fire pit and chairs have been soaked with a water system. We addressed this the fist night and no change. Breakfast is a basic continental breakfast but like I said an Inn with a B&B feel. Lovely location. read more

Fabulous location with a comfortable front porch overlooking the ocean. Unfortunately, it poured rain for the 3 days that we were there so we didn't use the porch or yard full of beach and Adirondack chairs. It offered a very large front room with comfortable chairs for reading. The complimentary breakfast was adequate. However, if you are an early riser like me, you'll have to wait a couple of hours to get a coffee. There was no Wi-Fi in our room, so I had to go to the front room to use my iPad. The staff was helpful and friendly. To summarize, I felt it was overpriced for what it offered but an outstanding location. read more

OK. First of all I'll preface my review with full disclosure. The room we booked was not ready for the season and we received a huge upgrade at no charge. So, this place made a great impression right away. Dan, who I think was the manager was wonderful. Helpful, courteous and just genuinely nice...went above and beyond. The breakfasts, which were included, were really great and eating outside with the ocean view was lovely. There was a smell outdoors - my husband said it smelled like "red tide," as some other reviews have mentioned -- but how is that the hotel's fault? I would have to agree that some updating/maintenance wouldn't hurt, especially the exterior of the buildings. But we will definitely be back and would highly recommend the Beach House Inn! read more

This stay was a major disappointment. We went to Beach House Inn for my wife's birthday; I suggest you spend your money elsewhere. They charged nearly $400 for the night. My complaints include: the room had cobwebs and dead spiders. It was clear that the robe had just been refolded and not washed because there was what appeared to be make-up on it from a prior guest. The carpet had stains. Much of the vanity and shower had rust. In general, this was overpriced, outdated, and DIRTY. read more

Please do not waste your money! It appears that during its hay day, this was the place to be! Unfortunately that is no longer the case. For two non weekend nights here, it was going to cost us $531, more if you want water views! When parking, we noticed that the contents of hotel dumpster were spewed all over the parking lot... Weird! My fiancé and I then checked in with the teenage hotel concierge. They were just ok. Not super friendly or welcoming, but not out of their way mean either. I would expect more from the face of such a costly establishment. We were checked in and led to our room. The bathroom toilet paper was unravelled, there were stains on the chairs, multiple stains on the carpet, marks on the walls and even a chunk of one wall was missing! We were shocked! We called and requested that a manager be sent to our room. We were then informed that the manager was "off for the day". I have never ever stayed in a hotel, bed and breakfast, etc that did not have a manager present at all times. Unacceptable. The teenage concierge informed us that they were left in charge. Ok... We discussed our issues and explained that we would need a sanitary room or a refund to go find one nearby. We were told that there were no other rooms available, then warned that we would not find anywhere else to stay as it is packed around here during the summer. They got the manager on the phone, and he/she OKed our refund after hearing of our experience. We took the refund! On our way out we passed another couple shaking their heads. My fiancé said, "I hope your room is cleaner than ours was." They told us that they were having the same issue! In addition, they also were unable to get beach towels. Though advertised, the inn "didn't have any clean ones left". We moved to King's Port. Much much nicer, cleaner, and a bit cheaper too! The great reviews we read before booking this "hotel" were deceiving. From the moment we drove into the parking lot we could tell this was not going to be anything special; the exterior siding is deteriorated, there was no way to get your luggage to the second floor Reception Area without simply letting it bounce down 8-10 stairs and then taking the elevator up. The tiny room was very old fashioned and poorly decorated, there is no ceiling lighting - only lamps - and one of our lamps was broken. We are sorry to say but we did not enjoy our stay and would not recommend it if you're looking for a clean, roomy, updated room. We did not get to try the breakfast because we had to catch an early morning plane. The nice thing was the location on the ocean and away from the city madness. read more

My husband and I are avid travelers and I am a travel agent. We stayed at the Inn last fall and loved it. I thought it was the best one on our trip through 6 New England states. The atmosphere of the lawn and porch was that of a summer home on the beach, the living area was so cozy with comfy chairs to read in or sit and visit, the breakfast was the best we have ever had included and it was special, not the same ole thing, like the chain hotels. Our room was upstairs on the elevator(a thrill after climbing stairs of b&b's with bad knees), and all the halls and rooms were so cute with cape cod furnishings. The baths were a little small but doable. The staff was great. Cookies in the afternoon and wine and cheese in the evenings. They tried to serve us well and we will definitely return and will recommend. read more

We had a wonderful two nights stay. Loved the Inn. Our room was very nice, very clean. A bit small but it felt like home. The breakfast was wonderful. Tea time and wine and cheese hour we throughly enjoyed while sitting on the front porch enjoying the view. The entrance to the "home" caught me by surprise. It was very inviting , well kept and very clean. The decor fits in well with the sea views from the front windows. We wanted to book another night but it was the weekend so luck was not on our side. This was a disappointing experience and we stayed in a suite. The room A/C was so loud that you could not sleep with it on. The jetted tub was so powerful that you felt as if you were being beaten by rocks and the on/off switch was on the opposite wall! The bathroom had NO counter space, the sink was a pedestal. There is no refrigerator or coffee maker in the room. The continental breakfast was generic and the "fresh fruit" was not so fresh by the 3rd day. Afternoon tea was store bought cookies. The WiFI only works in the common areas and not if you have any type of apple device unless you are willing to reboot after each use. No one shared the information that you could wheel your suitcases into a back door which lead to the elevators with us so we lugged them up two flights to get to the elevator. We shared all these concerns while staying there and were told by two different front desk persons "Sorry". With so many lovely places to choose from in this town, don't waste your money here. read more
