Overall it was a nice experience. Angela at the front desk was super helpful! We told her what our interests were and she marked all the spots on a map that she thought would fit the bill for us. She's full of knowledge about the area! The location is great, right on Main Street and walking distance to some good restaurants (as they couldn't accommodate us for dinner), a wine house, French bakery, and many shops. The room was clean and simple. The room didn't have a fridge, but the staff let us put the food we had in their kitchen refrigerator, so that was nice.

    Lobster rolls-ordered through Goldbelly
    Jody W.

Ordered lobster rolls via Goldbelly last week and they were great! Four pre-set lobster meat portions and four hearty rolls were included...plus sides of butter and mayo. I heated the rolls in the toaster oven with a schmear of butter, tossed the lobster in a pan with some (more) butter for a quick heat and....voilà-done. It was a good treat for sure.

Cute, little historic inn in the town of Kennebunk. It was built in the 1700s and definitely has the historic feel-- most of the inn feels original and authentic to the time it was built. It is located in the center of Kennebunk near the restaurants, shopping and museum. It is a short 10-15 minute drive to Kennebunkport near the water. Definitely check out Boulangerie bakery (1minute walk behind the inn) during your stay!

And no...this bed was not slept in... we just arrived

Where to start.....This is not an Inn its an Old Rooming House or a Hostle complete with all the musty and moldy smells. The room was small and dingy and totally atrocious. The bed looked like it had an egg crate for a mattress. The furniture was straight from the Salvation Army Store free isle. The closet was made with what looked like old pallets. A space heater plugged into the bathroom over the sink holding the broken door open. Hardwood floors looked grimy, stained and totally unwashed. There is no way we were going to stay the night there... and this is no exaggeration. The only positive is the girl at the front desk was very pleasant and helpful as she could be. The pictures they are showing on website are nothing as to what the rooms actually look like... Don't be duped as we were.

This room has a large and comfortable bed with clean and soft sheets. The bed occupies most of the room, accompanied by two bedside tables, a mirror/table to get ready, a desk, large closet, and private bathroom. The space was very clean and the staff were welcoming upon our arrival. If you arrive later, the bar and restaurant will likely be closed and you'll need to enter via a side entrance. This is fine, and takes you by the inn's patio where you can relax and enjoy nature. The inn is also equipt with several spaces to sit and relax, read a book, play board games, etc. in addition to their dining and bar spaces. Complimentary parking is available towards the back of the inn, which was very convenient. Several breakfast and lunch/dinner spots are within walking distance, as well as a bar, Duffy's and a bowling alley. The inn provided us 10% off our breakfast at 3 select nearby restaurants. If you're expecting to spend time in Kennebunkport - please be advised this is not a walkable distance. You'll be a short 10-15 minute drive to get to the bars, restuarants, shops, and beaches. However, it is a quick drive and on our visit, we had no problems finding nearby parking in Kennebunkport.

All of the wallpaper is falling off and the mold smell makes your eyes burn and your lungs hurt.

This hotel is beyond horrific! It's not even habitable, and should be condemned. I made a huge mistake, thinking it's close to my restaurant reservation at the White Barn and now I'm up at 1 am writing a review as I wait for the sun to rise so I can check out! Honestly, I fear that I might actually die in my sleep if I laid down to rest. I keep going outside to get some oxygen, the windows do not open. It's musty, dusty, smelly, and the paint is chipping off the wall. The wallpaper is falling off the wall and there are dead leaves inside the room! The bathroom grout is black, the furniture looks like it's from a yard sale and my eyes are burning. Do not stay here! I am about to go sleep in my car but I'm hopeful the sun will rise soon. They totally ruined my wonderful meal at the White Barn Inn because I'm facing a sleepless night and my asthma is flaring up. I'm not sure how long the effects of this room are going to damage my health. Absolutely the most disgusting experience of my entire life! Do not think for one minute that's it's just a case of 'old New England historic charm', it should be demolished and there is no excuse for this condition, not should they be allowed to charge for it!

$12 pulled pork sandwich. Ugh! Looks like dog food.

I give it two stars because it's prt food and part service. Our server Amanda was pleasant and attentive or I would have given it one. The menu looks promising. Beer battered onion rings. Pulled pork sandwiches. But Cisco or US Foods is the name of their game. Uninspired and heavily fried. I'm happy to spend money on dining out. I'm happy to pay a higher price for locally sourced and freshly made food. Not going back there again.

    Homemade lobster pot pie anyone?
    James F.

This is where you want a warm, homemade lobster pot pie. A flaky crust covers the delicious mixture of fresh lobster meat, fresh peas, pieces of potatoes in a creamy sauce. Homemade at the Inn.

    Very cool place

Burgers babies and Phineas The Kennebunk Inn is a cool old building that was built back in 1799 by a fellow named Phineas Cole. It started out as a private residence but has gone through a heap of changes throughout the years. It changed hands and names and was even a doctor's office at one time. Over a thousand babies were born in this building over the years but eventually the venerable old building became an inn and restaurant. It is a lovely place and although I never stayed in the inn part it certainly does look quaint. The restaurant area is on the first floor and has a very cool and relaxed but sort of elegant look to it. It even has a resident ghost that is said to rattle things and drop glasses from time to time. The winter lunch menu wasn't huge but it did have some interesting things on it. I decided to be boring and just get a cheeseburger. It turned out to probably be the best cheeseburger I ever had. I don't eat burgers very often and certainly don't have refined tastes but this burger was superb. Tender and incredibly tasty, it was a real joy to eat and even I could tell the difference between this delightful burger the usual crappy fast food burgers that I usually have. The place was empty when we were there but the server was friendly and very attentive. Maybe she was just happy to see anyone but she really seemed like she enjoyed her work. The Kennebunk Inn wasn't exactly inexpensive but certainly not unreasonable considering the quality of the food and the very cool ambiance. And if you are really lucky you might even get to see a ghost.

    Tiny TV
    J G.

I pay $165 a night and you give me a tiny 20" monitor TV, a rock hard bed and wifi that's inaccessibly slow? No thanks. Good staff. The owners need to put some $ back into the place. It needs some modernizing and TLC.

Private rooms for parties or meetings.
    Bill M.

Everything a small inn should be. A warm welcoming environment, friendly efficient staff, and hearty comforting foods. I started with a bacon blue cheese salad. The iceberg lettuce was super crisp and the bacon cut in fine bites, and topped with a generous portion of good crumbled blue. I followed it up with a hearty braised short rib over a short tasty pasta. Service was excellent, drinks were generous and the deserts were very good. One fellow diner had his first ever root beer float with home made ice cream and enjoyed it greatly.

There are lots of things we appreciate: clean, fresh-smelling rooms, good AC, good blackout curtains, and good water pressure in the shower. But there's more: a very friendly front desk staff who prepare chocolate chip cookies every afternoon, a free hot breakfast, pleasant-enough pool (heated just barely by our standards) and a good fitness room. There are a few things that didn't quite match up for us: the hot breakfast is a bit hit-or-miss depending on your preferences; there are very few places to eat close by; and a trip to Kennebunkport can take 15 minutes with moderate traffic. Bottom line: we like Hampton Inns, and this seems a good one, the positives definitely outweighing the negatives, and it's fairly priced for this area during the summer months.

We were pleasantly surprised with the hospitality here and the amazing service and cheerfulness of the staff. Here is the summary of our 2 day stay at the Hampton Inn. My only regret is that I should have taken more pictures 1) Ambiance 5/5: The place is well maintained with a gym and pool and great rooms. The decor is great and the place looks immaculate. Its also close to some amazing beaches. 2) Service 6/5: I have been to many places in the USA and many other Hamptons as well but this has by far been my best experience mainly due to the amazing staff. Everyone is amazing but 2 people stand out - 'Sag' as she is popularly called - has been the most amazing and happiest person in the hotel that I have ever met. Watch out early morning at breakfast and catch her amazing singing. Along with her, the gentleman who works at the front desk at Night - whose name I am missing, was an amazing help! 3) Food 5/5: The place has one of the most amazing breakfast spreads. Along with this, they even had unlimited cookies available at night for anyone with a late-night sweet craving. There are many things for both vegetarians and non-vegetarians equally. Keep an eye for freshly made scones and pastries at around 8 AM - 8.30 AM 4) Value for Money 5/5: Some people might say this place is costly but for the breakfast buffet, helpful and delightful staff and unlimited cookies, this is a steal :) 5) Amenities: a) Great gym and pool d) Free parking e) Great rooms f) Delightful staff PS: My actual rating is 6/5 for an unforgettable experience. Definitely a must-stay place at an amazing location. Must Visit for: 1) Amazing staff and their singing 2) Great breakfast spread 3) Freshly baked scones and pastries 4) Unlimited cookies at night

It was over 90 degrees out and with no AC our linens needed to be changed but we ended up having to sleep on those dirty sheets because they never made up the room. Mold on the shower curtain, 1 kleenex left fluffed in the empty box, ran out of pool towels for almost 2 hours, ran out of dishes at the buffet, no more linens on the tables, our silverware and glasses stuck to the table, We were booked and charged for a "Garden View" room....it should have been listed as "Standard" there was no garden it overlooked an overflow lot filled with dumpsters, tents and garbage. The screens were absolutely disgustingly dirty and because it was so hot you had to keep them open so the dirt and dead bugs flew into the room. The wicker furniture on the beautiful porch was showing significant signs of wear and needed to be either replaced or repainted. This is only a piece of what went wrong in one weekend. I am not one to leave bad reviews like this but when I tried to contact the Asst. Mngr. Leslie Sheppard 3 times by phone and John Martin, Managing Partner for Boughton Hotels with no return call or email....well that speaks volumes. They are under new management and it was made clear this past weekend that they are in it to make money at the expense of their guests. On July 3 at 6PM the lobby was filled with people who could not get into their rooms yet after checking in. There was a constant line of guests waiting to speak with the Front Desk Manager with complaints. It was a disaster of a weekend. I was told they were very busy....not sure if the 4th of July was a surprise to them or if no one saw how many guests they had at their property. "Very busy" is not an excuse for such an establishment. I did speak with both the Front Desk Manager and Assistant Manager but nothing was done, I was told "I'm sorry", that doesn't make things better! They need to realign their priorities because a happy guest brings more guests a guest who had to experience all the things we did, for the price we paid, they should at least have the courtesy to return a call or email. If they did I wouldn't be writing this horrible review.
