DO NOT HIRE THIS COMPANY. Lived in a house for 14 years and never had a sump pump problem. After inspection by BrickKicker we mysteriously had a sump go out. Admittedly, we should not have had our sump connected to a GFCI outlet, but we did. Nevertheless it hadn't failed in 14 years. The BrickKicker report stated many GFCI outlets were "bad" (they weren't) which says to me that the inspector tripped the GFCI on the sump pump and forgot to reset it. This cost me nearly $10,000.00. If I could sue them I would but my guess is that it would come down to a "he said, she said" situation. But I know what I know and this was a complete fail on BK. DON'T USE BRICKKICKER. read more

I used Rob and he was excellent! He showed up early and was wearing a mask. My realtor and I were allowed in the house during the inspection, and Rob asked me if I wanted to "shadow" him or not, in case I wanted first hand knowledge of his inspection. I chose to follow him through the house and was so glad I did! He was very thorough during the whole inspection taking pictures of all problems and explaining the issues to me in great detail. He asked me if I had any questions, and was able to answer all my questions. While the professional who performed the inspection as very nice, they failed to note the visible damage done to our AC unit on the roof, or the oil leakage happening from the gear in our condo. After noticing that the AC wasn't working, we had a technician come to assess the unit and without even having to turn the AC on, they could see that there was damage done to the unit and that the AC was unsafe to use. All that to say, we had to pay for an entire replacement right after moving in -- this would have been avoided had the inspector caught the damage. Very frustrating and costly mistake that we had to pay for. read more

Beware house seller and buyer !!. DO NOT HIRE THIS COMPANY! If this company will inspect the house that you're selling, make sure you are there. They inspected the house that im selling representing a buyer. First inspection, they claimed that my gas line is off and made an excuse not to complete the inspection and let the seller and buyer to pay him for a 2nd inspection. On the 2nd inspection, they claimed that the HVAC heating unit is not functioning and recommended a replacement. But I found a piece of paper clogged to the pressure sensor rubber. HVAC tech told us that this was purposely inserted so the HVAC will not function. They even left the piece of paper by the HVAC unit. Cheap trick! Pics attached. They also claimed that my roofing is damaged and need repair. I called a roofing company, no issue. They even claiming that the garage door sensor is not working but they purposely misaligned the sensor so that the door will not function. NEVER HIRE or if you're selling the house and the inspector is from Brickkickers make sure you are presence during the inspection or else they will do some cheap trick to claim that the house that youre selling is in very bad condition!! read more

Bob Vitek performed the inspection for the detached town house I purchased. The only thing he found was the master jetted tub was not working. He missed the following items and cost me over $50,000 in repairs! I knew the roof was not good, but..... $15,000 in water damage from seepage in 4 different places from the foundation, along with 10 cracks in the floor and foundation.Had to spend money to waterproof the foundation cracks (10 of them) with epoxy. I had three different water proofing companies tell me this should have been "caught" by the inspector because there were signs everywhere! Sump pump ($1,500) did not work. Battery was toast. $30,000 for a new cedar shake roof that Bob said was "just fine". Well, it was so rotten the squirrels were eating it! Cedar Shake Roofing (Lake Forest) and Affordable Roofing (Aurora) both came out and said, "Surprised you did not have leaks in the ceiling but the roof should be replaced asap." I used Cedar Shake because they had the thicker shingles and was $10,000 less than Affordable, whom I had used for years. Hot water heater blew the first day I was in the house. It had not been used for over a year and rusted out. $1,500. Air conditioner had a huge leak in it and there was no freeon in it, yet on the inspection sheet he wrote, "Too cold to test". Well, he could have at least noticed there was a leak! So, in my new residence, I had a HORRIBLE inspection, paid $495 for it, too. Then, had to spend $48,000!!! because of a poor inspection. My own, well maintained home I sold, had a 32 page inspection report. It was done by WHITE GLOVE INSPECTIONS. I only wished I had hired them! read more

Ethical and fair....My condo was inspected by the BricKicker, and the potential buyer had all these issues about the back porch based on some condo board meeting notes, and was aggressively pursuing the issue. Even though they were very likely warned, and asked to examine the porch in detail for sub-standard construction, TheBrickKicker in fact, found that the back porch was fine. We recently used Brickkickers to inspect a Naperville home we are interested in buying. The inspector was early and started the exterior inspection before we got there, which is not a bad thing. He encouraged us to tag along as he explained many details about the home as he went through it. The total time, including explanation and our q & a after, lasted approx. 4 hr. The final report was very detailed. Apart from the written notebook, the emailed written report was sent to us the same day. After the fact, our real estate attorney told us that it was the most detailed report he had ever seen. The inspector was very nice and patient with our questions. The final report not only explained the where the house was in need of repair or maintenence, it also included tips on maintaining the different systems of the home. Round two. Well, 2.5 ... we have a new house, much more recently built, and went back to Brick Kickers for a new inspection. Well, the inspection had been scheduled for the day of that enormous fast-moving storm that knocked power out to 800,000 people -- the house being one of them. So we had to reschedule. We ended up with a guy named Will who did a really good job while I stayed inside the AC. He was very personable, got the report to me that night, and even charged me less than they had originally (nobody quoted me a price, so he just charged me what he thought it should be). Small knock against him, though. Apparently he turned one of the gas burners on on the stove (expected -- let's make sure it's working) and then left it on. For days, because the house is currently empty. Thankfully someone checked in and turned it off! Overall, though, I would definitely recommend Brick Kickers.
