Cons (so, so many): 1/ ABSOLUTELY NO AMENITIES, you're not getting anything you'd expect from current complexes: - no gym/workout amenities - no social amenities (lounges, etc) - no amenities for children (no play areas) - no amenities for pets (no pet park, no bathing area... hope your dog likes doing their business on busy Tenderloin streets) 2/ LOUD, CONSTANT NOISE: - drummers & skateboarders are always right outside window - you do NOT get used to it, and it wears on you - Bart plays loud music from speakers starting at 5am 3/ NO FRONT DESK OR ANY ON-SITE STAFF: - packages WILL get stolen, regularly: delivery folks will leave your package on the lobby floor, and given no front desk anyone can wander in and take it - food pick up sucks: no place to drop off stuff, and given the busy street you have to perfectly time the pickup yourself (good luck!) 4/ GROSSLY HOT units: - almost all units face the hot, southern sun, and those big windows allow in lots of heat while only opening a few inches and letting in NO breeze - no private balcony/patios available for most units. the only shared patio on 7th floor is small, dirty, and perpetually shaded, so you won't want to spend any time here - no ceiling fans/any heat mitigation 5/ ELEVATORS BREAK ALL THE TIME: - only two elevators for ALL residents & freight, w/regular bottlenecks as one elevator is taken out of service for moving, maintenance, etc - both elevators have broken down multiple times recently, very often only one will be working at a given time (hopefully no one is moving!) 6/ EXPENSIVE ENERGY & UTILITIES: - Setup here means higher fixed costs (which management WILL pass on to you). You will probably save over $100 on just utilities in a different location. - high ceilings will 2x your energy/electric costs, so factor that into your rent cost. 7/ DYSTOPIAN, UGLY AREA (esp nowadays): - the ONLY entrance is on Cyril Magnin St (NOT Powell)-- and it's a busy, dirty side street/alley - garbage, vomit, other disgusting stuff is strewn outside the front door ALL THE TIME - since covid all the nice "local" restaurants & places have closed down, leaving only a smattering of big, boring retail-- and given wfh increase there's no longer any value in this location noawadys 8/ DELIVERY SUCKS HERE: - there's no accommodation for delivery drivers like modern complexes - the (remaining) business (AT&T, Burger King) put their trash outside daily (so you'll wake up & come back home to your entire street littered with burger wrappers & AT&T shit) - the hotels on the block (Parc 55 & Axiom) will take up any remaining space for "valet" parking (so also enjoy dodging a bunch of confused tourists to get to your front door). - no on-site parking, garage, or any good parking options within blocks. God help you if you have a car (thankfully I don't anymore) 9/ CONSTANT CONSTRUCTION (that doesn't benefit you): - the latest building managers hoped to convert the apartments to condos (but failed because this area sucks for a buyer)-- so you'll have to deal with constant construction/busy elevators/lots of banging, since they're not finished with the full plans 10/ EXPENSIVE, UNJUSTIFIED RENT: - you will pay more for a comparable unit here than anywhere else. The current "studio lofts" are priced the same or more expensive than 1-bedrooms elsewhere-- Don't fall for the "loft" language! 11/ POOR PROPERTY MANAGEMENT: - this got worse here with each new owner, and the current management (Woodmont Real Estate) is the worst by FAR, providing no amenities for residents, and having a glib stick up their asses when it comes to resident concerns & satisfaction. Despite this imbalance of pros v cons, current management believes they are entitled to the max rent increases they can legally get... But as I've outlined there's no justification for these rents with so many comparable complexes with far better amenities & services at better prices (and even if it's more expensive you'll could still end up saving money just from not having your packages stolen every week). Do the research, stop by and see how dirty and uncared for are the building & outside area. The older, positive reviews here are valid-- I've been here for 10 years and this used to be a nice, convenient & respectable place to call home. But things have dramatically changed for the worse in the past years, and current management does NOT respect their residents here. I absolutely CAN NOT RECOMMEND the Lofts for anyone, any more-- and lol, if you're thinking about purchasing one of these "condos", run away as fast as you can. There will be no returns here for the next 20+ years at least.

The weather is very nice and it's located in a pretty safe part of town while still being accessible. There were quite a bit of issues living here as well though, mostly that the home feels like it's literally falling apart and is not worth the high cost of rent. Also our utility bill here was 3-4x higher (constantly 300$+) because the home somehow keeps 0 insulation. And here is a list of weird issues we found in the home (just looking back at my maintenance orders pictures, I'm sure I forgot lots of things): - The Den is slanted causing a crack in the door. Maintenance cannot fix this because the whole building is sinking into the floor I was told. - There was a huge amount of mold first week we moved into the apartment in the washer. Check these right away. - Blinds un-doing themselves and sagging. - Glass light cover in entrance fell and almost hit my head. - holder in the bathroom came off - water issues: water comes out murky, water heater broke multiple times causing no hot water, water even leak into our living room in the middle of the night - leaking tub requires people to enter and replace whole tub - roof tile falls off during windy day, seems like safety hazard.

The next day there was no water for over 3 hours and when it was restored the water was contaminated and not drinkable for over an hour and there was no hot water when I went to bed at 11pm. The apartment is very noisy on the 34th floor since the windows are not sound proof. Sirens, car horns, motorcycles, street cleaning and trash pick up are many of the sounds bombarding the unit 24 hours a day. Super disappointed the a new "luxury" building was not built better to insulate against street noise. And several other neighbors I've talked to shared the same noise complaint. I would not recommend this apartment building.

The team is incredible, responsive, and friendly - Evelyn, the manager and Armando, the maintenance supervisor are quick to address any requests we've had. They are friendly and down to earth, actually caring about solving your problem and not just checking a ticket off. They go above and beyond when you would want even if it's optional, and are super fast. It makes a big difference to have quality folks who are knowledgeable and care. The front desk is great too, Izabel and Evelyn are always super welcoming and helpful. Venue is night and day compared with the other buildings in mission bay we've lived in. The staff make the place feel welcoming, it's quiet here, and it feels way more at home.

They thoroughly clean in between each renter. Pricewise they offer solid deals to help if you are a first time renter there. The management and staff is very friendly and helpful, conveniently stationed in the building for simple questions or for helping you to resolve any issues. They are always available, flexible, responsive, and work with you on matters that need tending to. The security is top, which is important in a big city. The package pick up service is useful, and there is an elaborate gym for those who prefer it. All around solid place and location to live if life brings you around this corner!

Fillmore street has everything you need for dining and entertainment. And also Molly Stones across the street and the laundry mat just kitty corner. :) However, there were many things that made me question my decision. As noted by the other reviewer...the lobby was anything but welcoming, the stained glass window was covered in layers of grime, and what got me was they have a NO PET policy, yet you literally kicked up tufts of dog hair as you walked up the stairs. Gross. One time someones trash bag spilled all over the floor before making it into the rubbish shoot and it was left smelling like death for a week. We had some problems in our unit too, oven was not working and we needed a new key to our mailbox. Both problems required about a million calls to the property manager in which she ignored (I would call her second number and she would answer on the first ring not knowing who was calling!) However, she moved and was replaced by this amazing lady. She came in and immediately started cleaning, replacing falling off door knobs, burned out lights and trying to fix the elevator. She's wonderful, very friendly, and easy to get a hold of. I love it here! The neighbors are nice and the building is quiet and clean. The only thing I could want is closer parking!

This is one of the highest rated apartment properties in the area, and I can attest to all the amazing reviews here and on Google. When I initially scouted the property, I had the following key factors in mind: 1) Safety and security of the building, 2) proximity to work and attractions, and 3) reputation and responsiveness of the management company/staff. Rincon Green exceeded in all three. Rincon Green was the only property I researched that had a gated front entrance and park space, which is great for privacy and relaxation. This also naturally doubles as a deterrent for strangers and passerby's. The property is always well-managed, clean, and in running order. I've never once felt unsafe, lost a package, or run into any unpleasant surprises. Rincon Hill is located right next to a slew of company offices, the financial district, Chinatown, the Embarcadero, and much more. I lucked out with my office being a 15 minute walk away, and could easily run along the Embarcadero after work or on the weekends. While the Bay bridge is right outside my unit, I've never had any noise issues as the walls/windows are very well insulated. Last but certainly not least, Rincon Green has an outstanding management team. I worked with Alexandria (Allie) and Roy when signing my lease, and they were extremely patient answering all my questions, and making sure my moving experience was as smooth as possible. James at the front desk is just amazing and has on numerous occasions gone above and beyond to help me; I always look forward to stopping by to catch up. Now that I'm moving away from SF, I'll absolutely miss everything Rincon Green has to offer, and it's a bittersweet goodbye to the amazing people that work here.

He was super friendly, transparent and candid through the entire process- even made move in day a little easier. Actually just saw a picture of the units on the yelp page and they look pretty representative. The gym is clean and not packed even during peak hours which is nice. Haven't had any issues with appliances or paying rent. One thing I'd like to figure out is if they take BILT credit card for rent payments but I think last I checked the leasing office said no.
