Everything could improve! Would NOT recommend this place. For the rate that it was going for and the reviews we were expecting 10 times better. I give no stars. I don't even know where to begin. The smell when you walk in the room is horrendous. The bathroom was not the cleanest especially around the toilet. The bed and everything else is beat up. The bathroom exhaust fan did not work. No space to put much stuff in. What's interesting... they left wine on the second day but zero water. Just dirty!!! The comforter was stained. Some dirty throw blanket. If we paid $150-200 I would have said you get what you pay for, but not in this case. Stains on the wall. Only one side bed space. The complementary breakfast nothing but cheap cookies and bagels and all sugary drinks. AND if I may add the charge for daily bikes. I mean after paying $600 a night the bikes should be complementary! In shock! Shame on TripAdvisor. They should give our money back. read more

Would not answer any questions or phone calls from Expedia due to Microsoft issue. Microsoft Global issue all flights were canceled. Couldn't couldn't get out to Florida Keys , they were not understanding to the global Microsoft issue ,would not answer me , when I finally did get somebody, they were very nasty and not understanding of the situation .charged me full price even though I was not able to get there . would not give me a credit or let me move the dates. Words can't describe what a LOVELY place this is. The owners were so kind and thoughtful. As soon as we arrived at check in, they offered us sangria and the owner gave us a slice of her key lime pie which my mom and i had never had before! We were celebrating our big 30/50 birthdays and the owner was so sweet to surprise us with cupcakes and a balloon in our room on our first night. They had bikes for daily rental 15$ & 10$ every day prior. Beach towels on hand! Happy hour with wine & beer. Continental breakfast. They owners also had a full list of places to go! So helpful. Some things to consider if this is your first time visiting: We stayed in room 5 which has its own entrance (yay) but right outside room 5 & 6 is where they hold the continental breakfast. So if you like to sleep past 8am or nap during happy hour i would just take that into consideration when booking! You could hear absolutely everything if you're sleeping in the front room. The Grand Guesthouse is a nice little B&B in a quiet neighborhood in Key West's Old Town area, far enough away from all of the noise and activity on Duval Street but close enough to walk there if you feel the need for some nightlife. The outdoor setting is beautifully landscaped with tropical trees and plants. In fact, the foliage is so lush it's easy to miss this place entirely when you're first looking for it, but this also means you're guaranteed privacy. If you can hardly see it, neither can anyone else. Our room was small but very clean, with a comfortable queen-size bed, air conditioning, a ceiling fan, a small refrigerator, cable TV, a nice bathroom with a seat in the shower, a private entrance, and even two chairs and a table right outside of our door, so that we could eat our breakfasts in privacy if we didn't feel like socializing with other guests on the deck. On-site parking is provided in front of the house. (Although there are 10 rooms but only eight parking spaces, the Grand Guesthouse has arrangements with a business right down the street, so don't worry - every guest has a parking spot.) If you don't feel like walking everywhere, there are also bicycles available for a separate rental fee. The managers are friendly and very helpful with advice about activities and attractions in Key West. They're especially good at steering you away from tourist traps and guiding you instead to places where the locals like to eat. The only drawback to this place was that the breakfasts are continental. Don't get me wrong - the breakfasts are perfectly adequate, with muffins, bagels, bread, English muffins, yogurt, cream cheese, jams and jellies, fresh fruit, cereal, juice, coffee, and hard-boiled eggs. But for the price we were paying (over $250 a night because it was high season), you would think they could include a hot, home-cooked meal. (Whoever boils the eggs also needs to learn the trick of letting the eggs sit in cold water for 5 minutes immediately after boiling so that the shells peel off easier. Just a suggestion.) I also had a hard time falling asleep at first because our room was rather bright from the lights outside every door. But that's my problem, not the owner's. It's not their fault that I prefer totally dark rooms and earplugs to fall asleep every night. I'm just quirky that way. So if you want a nice, quiet, private room in a beautiful setting off the beaten path and don't mind continental breakfasts, The Grand Guesthouse is highly recommended. read more

Wonderful bed and breakfast. The rooms are very clean and decorated key west style. The location is off the beaten path but still walkable to Duvall street and the beach. Otherwise there is parking available. The highlight of the place are the owners who go out of their way to recommend restaurants, excursions, etc. that are not tourist traps. They thought of everything including having an umbrella in the room to use. Cute place, especially the patio areas - nice cozy spots to have breakfast, read the paper or nap in the hammock. The suites are a nice size and the bed was super comfortable. Location is off the beaten track so it's super quiet but it's a haul to get to Duval - see what I did there with that clever rhyme? Anyhooo, if you don't have a car (and why would you - it's a big hassle for parking down in the Duval area), rent a bike and get around that way. read more

This is a super cute quintessential B&B in The heart of old town Key West on Grinell. You're just a short walk away from Duvall St and the Hemingway house. The rooms vary in size and some come with a private balcony or patio to enjoy. Continental breakfast is included and features items like pastries, hard boiled eggs, yogurt cereal, juice, and bagels. There's coffee and filtered water. While I missed having hot eggs, the boiled eggs were fine. The staff is very nice and gave us coupons when we checked in and a tour of the property and even marked out stuff on a map for us. We were able to use their beach towels and had we needed an umbrella or chairs they had that to borrow for the day too. A rain umbrella was provided in the room and that came in handy when during our visit it rained. Our room was I think the smallest room they have and had we not been busy enjoying key west all day I think that is the only draw back. But since it was just sleeping that wasn't a big issue. I would recommend trying to RSVP one of the larger rooms if you can. If you're looking to stay in a local B&B in the Keys that is still as nice as a hotel and has a lot of island charm, I recommend this place for sure! This is the cutest little room. Very homey. We came to Key West and I was expecting to pay an arm and a leg for the 3 nights we stayed. It was 289$ total. There are some really good things about this place. First they do not allow kids, or partiers. It's definitely not for the spring break crowd at all. It's a house with separate rooms to rent. Not a lot of counter space for your stuff, but that is the only complaint. I will take it. The breakfast is ready at 8am and was plenty of food. Bagels, cereal, fruit, coffee. The location of the guesthouse is REALLY close to the main street of what's happening. I think it's a one mile walk to the very end. You can rent a bike here at the house so you don't need to go anywhere else. Definitely stay here to save money. It's clean and really in a convenient place. The lady in the office is super sweet too. She will give you a map and help you with anything you need. read more

We stayed here to nights in May and overall the experience was excellent. The manager John runs a tight ship and make sure everyone is well taken care of and happy with their accommodations. The room was small but a good deal for the price during that month. We had a cute little patio outside our room with the fountain and decorations and table with two chairs and umbrella.The free continental breakfast is very basic. We enjoyed it one morning and then went out to the local breakfast place recommended by John called Sandy's which was awesome. The grand guesthouse is about a 10 minute walk from the south end of Duval Street. So we got by fine just walking and did not need a car.The only negative is the Wi-Fi didn't really work very well but since we weren't there to surf the web that didn't really matter to us. This place i awesome! We were greeted with such friendliness that it's just that that makes me love the keys. The hotel is super cute build in the typical key west architecture. So if it's your first time to the keys.. this is the place to stay and get a feel for the real key west. The garden area is really nice and cosy. There is also free wifi and breakfast. Location is blocks from Duval street which is important for those who don't know their way around. But the bonus is that you can rent bikes on premise. A member of the staff overheard me talking about how I needed to rent a bike, and like magic he appears and says... we have them here. There is a happy hour there. I"m not sure what goes on, maybe free booze. Not sure. I didn't have time to come back and check it out. But over all... best place i've ever stayed at in Key West! read more

The location is perfect! Close enough to walk or bike ride down to the main area and beach, yet the street was quiet enough to just relax. The property itself was soo quaint and extremely clean! Having bikes on site was a nice touch and we used them everyday of our stay! Parking was convenient and we felt safe about keeping our car parked right out front. The host, Stephen, was so sweet. Stayed here with my dad. Very nice little place. The guy who works here, John (I think hes the owner but I'm not 100% sure) was extremely nice and helpful with information about the hotel, the area, and directions to nearby destinations. They had complimentary snacks and beer at night, and a nice complimentary breakfast in the morning. Rooms were a bit tight when it comes to space, but still had everything we needed (and more with the free drinks). Also coffee was available 24/7 with a coffee machine just outside the room. read more

What a nice place. The Grand Guesthouse presented itself in my search to stay at a B&B for the offshore race weekend. It had good ratings a little off the beaten path , pictures looked good so what the heck right. Well, what a super pleasant surprise. From our warm and welcoming arrival meeting John the GM the trip was on course of maintaining a relaxing and entertaining time for 3 nights / 4 days. Our room was just right considering the plan was to be about the town. Very clean and welcoming from the room to the patio area. Added plus is the bike rentals right on the grounds. Location worked for us especially having the bikes right there. John was on point, friendly and knowledgeable on local gems not on the beaten path. We were in the front room right next to the office so it was noisy at times and didn't feel very private but it suited us for a night. Housekeeper was super a nice lady. Rooms are clean.The owner was an angel. I felt ill one day and just barely managed to get back to my room. She knocked to ask me to move my bike since it was on the porch. I explained I wasn't feeling well, and she moved it for me as well as made it evident I can get any assistance I need by just asking (or banging on the shared wall with the office. "OK" (Can't really write "Bad" since they're so minor.) The breakfast is filling but very Spartan. Coffee was quite good tho'. Stayed here two nights in June and had a wonderful experience. Room was small but extremely cozy and felt very much like home. The girl in the front was very friendly and accommodating. They offer free breakfast as well as a free happy hour with beers and some snacks if you happen to be around. It is a short distance from everything and is very quiet at all times. This is a small B and B in a quaint part of old town Key West. It is a friendly place with just a few rooms. It is a very quiet little B and B. The place is very clean and well kept. The house itself is very old. The location is ideal. It is walkable to the tourist trolley and the free Duval Loop Bus. I have stayed at the Grand six times. John and Jennifer are extremely helpful and outgoing. They will book any restaurant or excursion experiences that you may wish to have. The free breakfast is great, and the overall experience is relaxing and peaceful. They even have a new Happy Hour which is a great way to socialize on the patio if you wish to interact with other guests. On Sep 2, i booked the grand guest house for a two night stay. I intended to book for Oct 30 but made an error and booked for Oct 2 instead. I realized my mistake within the hour and contacted the guest house to get the dates changed. To book the same room on the correct date would have been nearly double the cost .. so i cancelled the reservation. This was all done within two hours of initial booking and a month away from the actual date of the wrong booking.. but the grand guest house charged me $50. I wrote asking for some flexibility under the circumstances but, after sending a reminder as they didn't respond to my first email, they maintained the $50 charge Better to book places that show a more flexible customer approach read more

Having just plopped into Key West we were in for a little surprise: where to stay? We prefer bed and breakfast places over hotels and resorts so we searched online and found this place, but by the time we got there they were closed. So we called John the innkeeper (his number was conveniently placed on the front door) and he was nice enough to come back by and get us a room. The guest house is off the beaten trail and very clean, quiet and quaint. The room was also very clean, the bed and linens were excellent. In the morning there was a nice continental breakfast with fresh bagels, yoghurt, hard boiled eggs, coffee and juice. This was downstairs in a nicely arranged garden patio. Overall we couldn't have been more pleased. As an aside we have been quite amazed at everyone in Key West pleasant go out of the way attitude. It has been a quite pleasing experience. read more

The Grand Guesthouse is THE place to stay. There were 4 of us (all adults) and got the double queen room. The room was perfect. Plenty of room for everyone. The place is Fantastic. John the GM was polite, knowledgeable and highly informative. The place is clean, and very friendly. All of the staff treated us like family. That is hard to find. The continental breakfast every morning was a perfect spread. They offered bagels, muffins, pastries,cereal, hard boiled eggs, juice and coffee. It was a great way to get the day started. The Grand is ideally located and walking distance to Duval Street and many restaurants. After a full day out, we all came back to enjoy "Happy Hour" on the back patio.
