Within walking distance of nearly everything: lots of popular restaurants, many people's offices (including my own), hardware store, drug store, clothing stores, three grocery stores, etc. (Safeway and Whole Foods are both a 5-min walk away, Trader Joe's is a 15-min walk). The red line is very close (5 min walking) and the blue, orange, and silver lines are a 15-min walk, so you can easily take the Metro to Reagan Airport. - The management. Not only is Devin an excellent, understanding, and responsive manager, but every notice he posts in the elevators or mailroom is hilarious. He manages to make information about garbage disposals something people actually get a kick out of reading. Our friends who visit our apartment and see the notices think he's some kind of celebrity/comic genius. - The sound proofing. We can't hear anything from our neighbors. How is that possible?!? I thought noise complaints and hearing your neighbors play bad music at odd hours were inevitable annoyances of living in an apartment building, but Brunswick House has taught me otherwise. - The apartment itself. Plenty of space for a reasonable price (for the location). Dishwasher and disposal, good heating and AC, laundry in the basement. Very practical as long as you don't have kids and need a second bedroom. (I think the whole building is studios and one-bedroom units.) Don't get me wrong: it's not perfect. It's not glamorous like some of the newer buildings. And we've had a number of minor maintenance issues that have taken them a few tries to fix. But overall, we've very happy here.

I really don't hear road noise at all, and I barely ever hear my neighbors. The building is older, and laundry is shared, but the laundry room is very convenient and I've never had any trouble getting a machine. The machines will even text you when your laundry is done! The location can't be beat. You can walk to Dupont Metro in 6-7 minutes as well as many restaurants, bars, a Whole Foods, a Safeway, and a Trader Joes (The TJs is a bit farther, but the many bus options can get you there in a jiffy, if that's your preferred store.) The real highlight of this building are the amazing staff who work here. I've never lived somewhere where the staff are so helpful.

Street parking is abundant around the building as the area is note residential. Yes, the apartments are a bit on the smaller side, but the rents are really low for the area and increase only marginally from year to year. But above all, management is excellent! They respond to each maintenance request right away, and fix everything within a day, no questions asked! All told, living at 2000 Conn was an awesome experience that would recommend to everyone!

The club house at Reed Row offers plenty of options for us to get our work done in a comfortable and clean environment. However I do wish that it was more affordable to privately reserve these spaces for birthdays and special events. Reed Row apartments do come at a premium, but the quality of the building, and its location to 18th and U streets certainly justify the price.

When I moved out, they failed to send me my security deposit in the required time and I had to threaten legal action to get it back (which meant I got the full amount back because they did not send it to me in the legally-required time). The Front Desk staff also has a very high turnover. When I moved in there was 24/7 concierge, which soon changed to shorter and shorter hours. Staff would sometimes sleep in their cars on shift or be nowhere to be found when needed. As others have noted, the location is also not super convenient for transportation or walking. I moved into a studio at 1900 and because they mandate the price increase every year, after two years it would've been 2150 to stay. For the price, I'd highly recommend another luxury building in the area with more amenities and a better location.

It provides a medium for community engagement. The rooftop has a breathtaking view of the city, wireless access, a club room with a tv and mini-bar, two grills, patio furniture, and a gym! There is also a business center in the lobby. The location speaks for itself - you are living in the heart of DC's nightlife. Trader Joe's is directly across the street. A couple dry cleaners are nearby. The U Street Metro is 2 blocks. So far, these guys have hit a grand slam with the place.

I decided to put in an application here on a unit sight unseen because the advertised rent and unit size (at least on paper) seemed to be a good deal. I was really trying to find as much space as possible for as little rent as possible. I came by on a weekend when the office was closed to walk around the building. I was able to follow some people inside and took a look around the areas that didn't require a key fob. The building is at least 10 years old at this point and looks rather dated, but overall it was adequate for my purposes. There were police in the area out front for some reason, but I decided to overlook that, the relatively high crime in the area, as well as the low reviews online for this building, as the price and the space seemed right. I went home and applied online. Now here comes the part that makes me leave the bad review: To apply to rent here, you have to let a third party platform log into your bank account(s) to verify income. In any other place I've rented, I've been able to provide a letter of employment or a pay stub. This practice of handing over your log-in info is sketchy and overly invasive. However, I do think this is a common practice in the DC area and renters probably don't have a choice in the matter. My application was denied because my bank accounts showed no income, despite my having lots of money saved up in my accounts. I've been traveling and had just started a new job. As far as income goes, I make more than twice the monthly rent required. When I inquired why I was denied, the person at the leasing office suggested I had a criminal record or bad credit. This upset me as I have neither. Hearing my voice raise, he decided to look at my application and explained it was denied for "lack of income." When I asked how we can address this, he said I could pay up to one month's rent for someone to be a guarantor for me, or I could provide my own guarantor. Again, I feel it is predatory to make your requirements so rigorous that you can offer someone the "service" of providing a guarantor at the cost of one month's rent. I provided my own guarantor, a family member who was willing to vouch for me. THE OFFICE NEVER FOLLOWED UP WITH ME OR MY GUARANTOR. While I lost out on my $50 application fee, I feel I lucked out by not moving into a place where the office staff are uncaring and careless. At the very least, do what you can to rent out your units and get people to sign. From a business perspective, the management company is losing money by having the current crop of leasing agents representing them.

Seriously, it's next to Whole Foods, CVS, Starbucks, drycleaning, a hardware store, a paint store, Wachovia, PNC, Halo, Mercado, and Logan Tavern. Like, I can walk to each of those within 15 seconds of the front door of The Hudson. However, due to all of those places surrounding the building, there's a lot of NOISE. So, if you want to live here, live on the top floors (the 6th or 7th floor). AND, live in the back of the building. If you live up there, your apartment will be silent with the occasional roof party. Otherwise, you will be waking up to delivery trucks every morning and going to sleep to the sounds of people screaming at the bars. The interior of The Hudson is nice, although there's no community feel to the place, so if you're looking to live somewhere to meet people, it might not be the best choice. (Dupont Flats has a great community feel throughout). The Hudon purposely has an industrial feel to it, so most (maybe all?) units have red cement flooring with the pipes and hardware showing on the walls and ceiling. However, the units are airy with big windows and lots of light, which is a huge plus. The kitchens are also beautiful with granite countertops and hanging lights. The managment is changing right now, but the security people are always super nice and will help you out with anything. Oh, and beware of the elevators - they open and close veeerrry slowly.

The best part of living here was its location near Foggy Bottom, Georgetown & Dupont Circle. The worst part was that my unit gave me many problems (mold following a water leak, food dispenser not working multiple times). My background: when I lived here, management changed from someone who was responsive to someone who was not. Unfortunately, with the unresponsive manager, I experienced water damage that leaked from my ceiling. The damage led to mold in my unit (I was reimbursed for the days I could not live in the unit only after sending a demand letter to the manager). Pros - Move-in was smooth (loading dock and elevator available), yet no one works there on weekends, so plan your move-in on a weekday if you choose to live here - Coffee machine in lobby (when it works, which is most of the time) - Lots of trees and flowers nearby. Georgetown's Rose Park & N Street Tennis Courts are walking distance - ‍Walking distance to Trader Joe's, Whole Foods, the George Washington University, the West End Library, Starbucks & restaurants - Metro accessibility: walking distance to blue/orange/silver (Foggy Bottom) & red lines (Dupont Circle) + buses nearby - Business center has a PrintWithMe printer( free black and white printing. Pay for color printing) - ‍ Fitness center that has the essential cardio and weight equipment. Small sized gym, yet it has natural light (the gym can fit 8 people. Gym can become smelly sometimes) - Responsive maintenance team - Residents were helpful to each other by sharing updates/asking for assistance in a tenants-only WhatsApp group chat Cons - The property manager failed to communicate promptly with residents during a weekend water damage crisis. After my apartment (and several others) experienced significant water damage, the apartment manager took several days to communicate with tenants. I had to relocate for six days. This failure to communicate is the top reason that I would not recommend that anyone live at this Bernstein Management property. - Old key knobs. My key hole once broke when trying to lock the door. They give you two keys, yet there's no receptionist, which means if you lose your key, you need to call an emergency number and pay for a replacement key - Loud air conditioner and washer/dryer. Freezer occasionally makes a loud buzzing noise - ‍ Kitchen fan is not super powerful. We accidentally triggered our room's fire alarm while cooking steak. The alarm stopped on its own within 10 minutes - Resident is responsible for Wi-Fi, utilities and a trash fee - A very disorganized package room was a consistent inconvenience - No recycling trash chute on each floor (there's a small bin instead). You have to take big recycling bags and broken-down boxes to the trash room yourself - The walls in the bathroom and den are thin, so I can hear my neighbors sometimes - Occasional water outages for a few hours per outage (maybe a few times per year) - No substantive social events (they held an omelet event once or twice per year). Good to know - You receive two sets of traditional keys + key fob for front entrance - No 24-hour receptionist (yet there is an emergency number you can call) - Business office accepted none of my amendments to my lease renewal. They were difficult to negotiate with when I requested a partial refund after I was displaced from my unit for six nights. - ‍ Near Francis Dog Park, Community Pool & Francis-Stevens Junior High School - Near a fire station, so you may hear sirens frequently - The immediate area has lots of hotels and office buildings nearby. If you face 24th St NW, light from the World Wildlife Fund (WWF) building may seep in at night. I bought curtains, which solved the light issue. You need to walk a couple of blocks east on N St NW for it to feel residential
