I am sorry to add this negative review to a long list of negative reviews, but hopefully Helsing will read this review coming from one of their properties in Concord, California and will be inspired to improve themselves. In my opinion, at the core of their management problems is their poor communication skills. This company does not communicate transparently that well. This company does not communicate its expectations that well. It feels like this company does not like asking the necessary questions that will help them improve and help improve their properties. This company does not have a strong personable approach in their communication style. It feels like this company does not like communicating promptly when the topic at hand is not the easiest to address. Their communication style feels like they view their customers as inconveniences that need to be managed instead of high value assets that deserve to be cherished and fairly serviced. Essentially a fundamental understanding of customer service seems to be lacking within the context of being good property managers. In an ideal world, Helsing would take this feedback and work on improving themselves. Will that happen? I guess time will tell. read more

Practically from the day I moved into my home, one of the biggest complaints I had was that Roy Helsing and the Helsing Group were responsible for our HOA. You can read about some of the negative experiences I've had with them in my earlier reviews. Today I got in the mail a letter that was quite possibly the best surprise ever- it was a letter from another HOA company saying they are officially taking over as of 6/1/26. I'm too old to do cartwheels, but I did a little dance out of sheer exuberance. I don't know what this other company is like, but it's impossible for them to be even half as bad as Helsing. If you're in an HOA run by Helsing, you should bother the crap out of your HOA board to change companies ASAP. We did it...you can too. read more

Be aware, this management company is unresponsive and incompetent on a good day. Ther communication level is non existent. I just bought my home and I am already having issues with Helsing. They can't even manage to keep a working website, portal and phone number. They are also slow to respond to emails, and the responses were not helpful at all. They are also trying to charge us additional fees for doing their job! I am seeking advice from other homeowners on the following: 1) For those who successfully replaced Helsing, any advice on what we need to do? 2) Is Helsing charging anyone else for reviewing applications for replacing locks with smart locks and adding in smart doorbells? They consider this architectural change and we need to pay a fee to ask for permission each time we want to request a "change." I find it ridiculous to pay additional fees for the HOA to do their job that we already pay for every month. Is anyone else having this issue? read more

It doesn't take long reading their reviews to find out The Helsing Group is, perhaps, the worst property management company in the history of the business. We've had several problems at Seasons University District in Rohnert Park, CA. Our problem has been that their payment processing system, First Citizen Bank, SUCKS. We set up two logins with a password locker to set up autopay for our HOA dues and it won't let us login. The click here to pay link errored out and was unusable. If considering Helsing Group in Las Vegas I would not recommend. They operate out of a virtual office and any inquiries for any HOA issue is thru a ticket system with a case number assigned that may or may not be answered. This will result in issues taking longer and costing your HOA more money and homeowners unhappy with the slow response. Why would you use a property manager that you can never reach directly by phone on any issue? Venders also hate using out of state management companies this one is San Ramon California based and appear to have a low rating. They always find someone else or something else to blame for their low rating, the HOA, the board, a boardmember, anyone else for their poor management operation. Expect an excuse for their poor service. Stand clear, there are other management companies out there. read more

Severe lack of diligence/excellence. 1. I called the after-hour emergency line 3x as a resident, and never got a call back, despite being told "call back again if the on-call manager doesn't call you in 45 minutes" everytime. 2. Our building lost service (contract lapsed) because they rejected using credit card as a method of payment for services. A fellow resident had to pay with personal credit card instead, and had to be reimbursed. Ridiculous. 3. They didn't notify residents about tests that unfortunately involved blaring fire alarm in every bedroom in the whole building early in the morning. They said they didn't know this would happen, which should be part of the scope of building management. Subsequent correspondence with the staff and CEO was no short of classic gaslighting. 4. Last but not least, they're incapable of expressing "we messed up because we were unorganized, we're sorry, we'll try better." They're likely to blame third-party vendors instead. They are slow to respond, do not see requests all the way through, and even when they do respond, they seem to purposely misinterpret things to stall or to get out of doing work. So check this out, really epitomizes this HOA..... I've got a tree that needs trimming, I just wanted to confirm its mine before I trim it. I thought that the HOA might have that info so made an innocent inquiry with them. I spoke with my HOA's manager, Deborah, explaining that I was a little uncertain where my property line lays. I was pretty sure the tree is mine, Deborah suggests I take a pic, send it to the Helsing mailbox with 'attention Deborah' and she'll look into it . I get an email back a couple days later from a guy named Zachary saying he'll look into it too. I quickly reply to Zachary it's just something that Deborah is looking in to for me, no action needed from him. No reply from anyone, no nothing, I trim my tree. Just yesterday I get a warning letter that my tree isn't up to code, it says that on 9/14 a 'concern' was noted (I made my inquiry on 9/1) and I've got two weeks to trim the tree. They even attached the pic I sent Deborah to illustrate the 'concern'. I asked my neighbors (they're cool) if they filed a complaint....of course they didn't, my tree bothers nobody. I let Helsing know I didn't file a complaint against myself and my own tree (with a picture I took at Helsing's suggestion), I was just asking it they could confirm the tree was on my property before I trimmed it (my big mistake, ask them nothing). The lack of follow-up from Deborah began this, accentuated by Zachary not asking his workmate (Deborah) what's up with this picture that was sent to the mailbox titled 'Attention Deborah', and results in a complaint that was never a complaint. I bet these folks never worked at SpacEx, trust that. I trimmed my tree.....lesson learned Update (same day): After calling back three times (transferred to someone's voicemail...Loren...who had left the company), finally got a hold of Zachary, explained the story above, he was pleasant and apologetic. Good thing I called, a work order to trim my already-trimmed tree was put in (guess who would of paid for that?). Deborah isn't an association manager, Zachary is....didn't get an answer as to who Deborah is/was/might be. Another update. Here is a photo of the landscaping I had to do tonight to make my front yard look acceptable. I pay $93/month to the Helsing Group to do this landscaping myself. Since Roy sent me a rambling message that took no ownership of the continued issues, I've finally been able to get in contact with Entrada (my association that is part of The Helsing Group). Landscaping issues haven't improved and standing water in drains across the entire community haven't been addressed either. I've also been given no update on progress. I'm actually in the process of selling my house because I can't deal with this anymore. The Helsing Group robs it's customers. read more

I have given them plenty of tries to make up for the lackness in effort. Moved into a brand new home and after 4 to 5 years it's just went to sh!t. No effort in enforcement with rules. Issues we now have: Abandoned cars, some over 2 yrs with no movement. City says its a private street and hoa is useless. Commercial Trailers and food trucks part in the area. Instead of the main open street. Guest parking turned into storage for vehicles. Several attempts, even email Andrew Hays the CEO and nothing changed. Starts from the top and if he doesn't care then his staff is useless. Paula McKay, Dorothy Thomas...great at giving you email saying they will look into but nothing gets done. 1) When our HoA switched to Helsing Group, they never attempted to contact me to notify me of the switch. For months, my automatic payments to the previous HoA went into the void. It wasn't until I was served a lien on my house that I found out that Helsing Group was now in charge. 2) I notified Helsing Group of a roof leak in my condo in October 2021. They have made excuses for 3 months and it is now January 2022 with TWO roof leaks and more damage because they have to go through their bureaucratic process to fix it. They would not allow us to use our own contractors, but only ones that they approved of. But then their contractors charged too much so they didn't approve them. And so now the roof is damaging more and more of the inside of the condo. If you are a HoA and are considering using Helsing Group, do not do it. It will cost your HoA more money in the long run due their liability for being unable to perform their duties. The Helsing Group seems to thrive on poor service and intentionally making it difficult for the owners to pay their HoA dues which allows them to assess penalty fees and to issue liens on your home. If their intentional incompetence is how they make their money, you should stay far away from this scam organization! read more

A few issues: - Trying to setup day 1 move-in. How hard is it to communicate and confirm details of the necessary requirements instead of giving you the run around from one email to another? - Mail key not working. Apparently they had new keys made, didn't tell their residents and then took 10+ days to give a response, let alone resolve the issue. - Providing zero assistance on stolen packages with camera footage despite having cameras set up within the complex. One and a half stars (current rating) is more than this company deserves. Unprofessional, unresponsive and incompetent. Nearly all of their communications have errors. This company seems to prioritize revenue generating over everything else. For example, its employees actively look for possible violations to cite, which harasses residents. And of course, many of these violations are trivial (such as having trash cans out too early). Meanwhile, big issues that residents want are slow-walked, making it appear (to residents) that nothing is being done). This is the worst HOA management company. We pay monthly for them to send notices about your lawn or landscaping. They micromanage everything. They want you to remove a dead tree stump after you had just trimmed it. They are not willing to wait a few months for the tree to grow and flourish again. They want you to remove the dead grass, even though we have to conserve water. We got new grass last year as well and maintain it pretty well, still they are not understanding that the heat is drying out the grass. They just find things to send notices to you and that is the only job they do, yet they raise HOA fees annually for not doing anything else. read more

Our HOA changed to Helsing as a few board member worked with them as they sat on the board of the Master Plan Community and had good service. Unfortunately as soon as we changed, the service across both HOAs decreased to such a point, our service is worse than before we changed! Helsing is unresponsive to open issues and requests. They do not follow up on issues and make all sorts of excuses as to why something has not been addressed. We are constantly battling with them and it is hurting the community. They do not like up to promises made and seem to charge for items that should be included in our management contract. Helsing poor management is now affecting our community. Update: We fired Helsing and moved to a new management company. Our new property manager has had to start from scratch because of how poorly our association was managed under Helsing. Bills paid for months with no line items in the financial statements, missing invoices, and so much more. We had to push very hard just to get our final month's Financial statement. When it came through, there were 7 months of backlogged financials. We learned we had Comcast TV & Internet that was being billed to our association for over 8 months because Helsing never recorded it until that final FS as a "here ya go". Cannot express how refreshing it is to email a property manager and see results or call an actual accounting team and have your questions answered on the spot! I haven't heard "I'll have to get back to you on that" in months!! - Are you on the board and looking for a new property management company? DO NOT DO NOT DO NOT hire Helsing -- you will regret it and honestly, you may put your association in risk of major issues. - Have you recently purchased new construction and looking up Helsing on Yelp because you just can't believe what you're going through? Buckle up because it's going to be a bumpy ride! - New construction? Read your CC&Rs and make sure that when it's time for the developers to roll off the board that you elect strong homeowners so you can FIRE HELSING ASAP. Do not hesitate - this is priority #1 - begin calling property managers IMMEDIATELY. - Are you on the board and wondering how to make a transition? It's not scary and it's really easy! Look at your Helsing contract (Helsing made us pay $100 to see a copy) and see how many months notice you need to give - ours only required 1 month notice. Yes, there are things that should not be discussed with homeowners and board members need to be very cautious. ** We asked Helsing why we aren't "allowed" to speak to homeowners and they told us liability issues and we need board training. *** We asked Helsing for a board member training (during Covid) and Helsing told us board trainings weren't happening during Covid and were never scheduled. Our new property manager has already facilitated a training and is planning another. - General rules of thumb: don't give Helsing the benefit of doubt, don't doubt yourself (despite how Helsing may talk down to you), and keep fighting for what's right! You pay them a monthly fee for their management services, they owe you results and you should expect them! * While never rude, I was able to successfully catch Helsing property managers in a proven lie on many occasions. They would then reply in these situations with various Davis Sterling laws which didn't apply to our situation. Yes, I researched the law -- it had nothing to do with my asking them why they didn't follow my instructions when hiring a vendor for an urgent work order. We all pay a lot of money and these are our homes. I find it despicable that Helsing favors their relationships with developers and treats homeowners so poorly. The truth is: Helsing is very disorganized, rude, and unprofessional -- why? (1) Helsing knows homeowners (especially in a new construction project) have little to no control. And for board members who are involved and acting in the best interest of their association, Helsing scares boards with "legal liability" and tells them not to speak with their association members at-all, never, period -- again, yes there's liability but to say "never, ever ever" is not true and is actually bad - if you don't believe me, call some experts and ask them -- you'll be surprised and feel violated. (2) Helsing's main revenue stream: setting up DRE budgets for new construction ($$$) and secondarily, the HOA property management that follows ($700 higher than every other management company we quoted). Helsing knows that the developer sits on the board for 2-3 years and even if the new board replaces them, Helsing is like whatever, we have another new construction lined up. I feel bad for all the property managers that take on ex-Helsing clients. They have to do 3x the work to bring the association back into healthy status and pickup all the baggage of homeowners and have to work so hard to regain client trust. This company is the very definition of useless. It took them forever to respond to email or phone call. They completely don't give a sh*t about the real problem residents are complaining such as pests in the community, terrible placement of address number causing package misdelivery, package theft etc. Yet they are super proactive when it comes to giving resident violation notices for small nonsense, such as resident switch front door lock, put address sign in front door for delivery, forgot to retrieve trash can in time etc. And guess what? 2 out of 3 violations notices I received are actually about my neighbor. I've got notice to my address A about unretrieved trash can, while the photo proof included in the notice clearly shows a trash can with address B printed on it. Who ever manage my community from this company, either eye ball or brain, one of that organ is not functioning. I wasn't at all surprised by the low rating on Helsing. We have been paying $135/month for sloppy landscaping MOSTLY every week, and that's pretty much it. There have been parking problems since we moved here 5 years ago, and the board members, who have little education and professionalism, look to the HOA for guidance which NEVER provides any. On top of that, the community is at least 30% renters who take no care of their property nor respect their own community. The Helsing Group has received a multitude of calls and emails for the same issues which never get resolved. We have been through at least 4 HOA managers in the past 5 years. Perhaps they're trained to act sympathetic, but never a resolution to back it up. Yes, they are stealing your money if they aren't doing any work for it. They even had the nerve to raise our monthly fees and not provide us the means to change the financial institution. We received a delinquency notice because they were too lazy to send us a coupon book. A basketball hoop has been in the street blocking parking for 3 months, but I receive a delinquency notice although I've made every payment on time. To sum up The Helsing Group in two words: worthless thieves. To the owner of The Helsing Group: If your company did its job, you wouldn't be replying to Yelp posts yourself. We prefer to get what we pay for, and not retribution for calling you out on it. P.S. I wish I could give less than one star but I figured I'd update this review that my housing community finally got rid of this horrible HOA management company last year after like 10 years, not sure why they didn't switch sooner but I'm guessing the board members of the community didn't care and that's cuz there isn't anyone who really cares to deal with the community/HOA since most people in this community are working parents which prob don't have time beyond just trying to handle their jobs and kids during COVID let alone deal with HOA tasks. Helssing is one of the worst HOA in the Bay Area. Unfortunately they are one of the main HOAs that are available in the east bay. It's a clear sign of the lack of competency if the association picks them to manage the HOA as they provide very minimal services compared to other options while charging exuberant fees. My association went though a few board me members and HOA and I was happy to see that they switched away from Helsing as the lack of service is appalling. Once I found out the new board members chose to go back to Helsing I was in disbelief. The communication is extremely poor, they send out mass emails with a link instead of providing a snippet of the important information so it's easy to miss the emails. They communicate an increase in fees via a hidden link in an email so numerous home owners miss them and ended up getting delinquency notices. They installed a new security system on my building and when reached out the asked on how to make some configurations no one was able to help and the person in charge just said "I am not trained on the system yet and will not be able to help." From the Yelp page, I consistently see the owner jumping to defend his company's actions against the complains instead of showing empathy and do his best to listen to association members and make improvements, which makes me believe it stems from the top. I'm truly sorry if you are unlucky enough to have board members that choose Helsing to manage your HOA and I'd suggest that come board member election season, you make the necessary decision to vote for a change. read more

The only thing they're good at is by not answering any request, won't bother to call back and take their money while they sneakily increase their salary if the community board members doesn't kick them out after the contract ends. Car Vandalism If you want to stay safe in your home never go with helsing, here is my experience Our condo garage door is not operating from more than a month, they kept on saying that it is in the process, I don't understand to get the garage door fixed having this big company with huge network why it is taking this long to fix and they are least bothered to get it fixed as early as possible due to which there was a vandalism to my car. They took out my car hood, head lights, bumper and broke the driver side glass. If we ask for CC camera footage they were not responding and previously once they said to some one that they have to pay for taking the footage. On top of it when I asked if they will be accountable for my car deductible since they haven't fixed the garage door for more than a month, they were saying they are not responsible for getting the garage door fix and even they are not responsible for our home safety. I don't understand why we are paying $650 a month as our HOA for getting nothing. I called helsing manager multiple times no response, when I receive a call from her its getting cut. I am asking for footage and No responses for my emails too. The worst service ever. Also, There are so many missing packages in the building due to this garage problem. Is there an option for zero stars? Helsing is hands down THE worst business I've ever dealt with. If you are buying a home managed by Helsing, run and run very far. We successfully got rid of them recently as our community voted them out. They take your money on a monthly basis, and you have no idea where it goes. The math doesn't add up. The service is terrible, and you will have to do everything yourself. Their CEO, Andrew, is pretty much useless and never returns calls or emails. This business really should be shut down.
