Let my review be another in the multitude of bad single star reviews of this outfit. I've had to deal with them several times over the course of the last 3 years. Each time with rather trivial matters. Each time they would give me same degree of run around, delays, and handing off to different people. The people working there seem truly unprofessional and lack the any sense of customer service. Homeowner Beware. Helsing is by far THE WORST HOA I have ever experienced. I do not understand how such a widely know company can still exist with such terrible business ethics. Their communication is horrible across the board. They DO NOT follow HOA procedures LEGALLY and do not even provide accurate documentation of the community's records, (ie. finance, requests, etc.) For months, no one in our community board even knew how much reserve we had because Helsing was hiding it by not providing the records as they are LEGALLY obligated. If they deny this claim, our community actually has the proof. Clearly, someone is crooked within this organization. We are LIVID with KB Homes for even placing Helsing in charge of our HOA. Is there an option for zero stars? Helsing is hands down THE worst business I've ever dealt with. If you are buying a home managed by Helsing, run and run very far. We successfully got rid of them recently as our community voted them out. They take your money on a monthly basis, and you have no idea where it goes. The math doesn't add up. Literally the worst customer service I've had in years. They have a computerized phone system that you can never get through to a human. The computer system calls you back, has you wait for 4 min and then hangs up on you. I tried calling each "location" several times and all calls go through the same system. The Helsing group is slow to respond and ignores issues brought up by multiple homeowners. First, we are being forced to store our garbage and recycle bins in our one car garages or face a fine, but then our cars won't fit and we can be fined for that too. Second, we have a huge apartment complex being built where our condo community was planned and we've expressed concerns over parking- no solutions offered for our private roads. We supposedly have security, but they're nowhere to be found. Half the plants near my home are dead and I gave up trying to address this. Neighbors allow their dogs to poop anywhere and leave it, cars park in front of garages and block people in and the thing they focus on is that we must all store our garbage cans in the garages that are too small to allow this. My husband and I bought our very first condo in the SF Bay Area and Helsing Group was the property management company. Within the first two years, Helsing cycled us through several managers, each one more incompetent than the last ..and ruder. First, it was Brenda Hendricks and then she got promoted (she is now a Director which baffles me) and the property was passed to Kris Trathen. Kris was absolutely incompetent and unprofessional. We sent multiple emails to Kris to highlight certain issues the property was facing and needed immediate rectification. She would sit on it for months until we finally escalated enough times to warrant a response: "Thanks for your comment". Further, Kris sent out the revised financial budget to the Board few hours before the quarterly meeting and one of the Board members raised some questions on the revised numbers and Kris told the Board member during the general session: "this meeting was to approve the budget and was not the time to ask questions". Financial budget is probably one of the most important items (and really, the core of why we pay dues) and how can the Board (volunteers w/ full time jobs) approve the budget if they are not allowed to ask pertinent questions when they received the revised budget only hours before the meeting. As a result, the entire community compiled all of our frustrations/concerns/issues we had with Kris in a document and submitted it to the Board. The developers (and yes, consistent with other reviews, Helsing only listens to the developers) responded by ridiculing Helsing during a general session to call out the poor management. As a result, Kris was removed from managing our property and Miki took over. Miki was slightly better than Kris but she's still incompetent, unhelpful and eventually led to lying and utter disrespectful emails and phone calls. Whenever we asked her questions, she could not answer and would have to check with her colleagues and never ever got back to us. The entire community including the Board were frustrated and tired of dealing with Helsing. We fired them and got a new property management company (the new property manager from Manor is 100 times better and more competent than Helsing). I would strongly advise future home buyers to look at who manages the property before buying. Having a good property management company makes all the difference. I wish I can give negative stars because Helsing does not deserve a single star. Also, seeing how Roy Helsing responded to the reviews further prove everyone's point. He's great at deflecting responsibilities and claiming homeowners were blaming the wrong party, and as per usual, Helsing is never at fault. Property management companies are one of the greatest scams on Earth - "businesses" that provide oversight but receive none so no one can hold them accountable for anything - a perfect business model for evil do'ers, the lazy, or in The Helsing Group's (THG) case, the incompetents. The Helsing Group did a reserve study of our HOA. It was obvious the "study" was not scrutinised by anyone, as many listed items were assigned values which made no sense. It turns out they use a algorithm to do this. It took me about 45 minutes to go through the over 500 assets we had and found almost 40% were not done correctly, such as putting a one year life on a wooden podium or assigning a $10,000value to 10 $50 pool lounge chairs... read more

I don't want to give them one star. Our elevator doesn't work and 9 hours later no response. The woman who answers the phone on the weekend takes great pride in telling me I can't expect to know when the elevator repair person is coming. This company's employees, and the owner, have been verbally abusive to homeowners. The employee responsible for our building changes with each contact. Basic information takes an inordinate amount of time to receive, if at all. The owner sent notices threatening foreclosure to all homeowners, due to a dispute he caused between the commercial & residential HOA. Helsing refuses to maintain the building, using delay tactics, temper tantrums and passing the buck. This company is solely responsible for devaluing our property. I'm so happy. We finally got released from this company and got to switch to another. But, not without a few reminders of them: they let our elevator permit expire 1.5 years ago (expired back in Fall of 2020 and it's 2022 now). The water fountain filter has long expired. It's sometimes the little details that matter. Their ghost is still present, but our new company is slowly taking over the damages that was done. Leaving them was like a bad break up. And we fought a lot. Until I gave up. I remember the conversations with them, telling me that they could neither confirm nor deny whether they had been to the property. They could neither confirm nor deny if something would get repaired. I remember certain conversations where they would deny what I said ("No, that's not what happened.") and make me feel like I was the one lying (I'm serious). This is an absolutely terribly HOA/ property managers group. A car has been parked illegally in our Reserved spot for 3 days and my landlord and I have both made close to 25 calls to them. They give her a hogwash story each time but haven't towed the car yet. Now if this had been a resident who had parked in a Guest spot, they would have towed in a second. Absolutely horrible customer service from this property "management" (and we'll use that term VERY loosely here..) company. They do not respond to home owner concerns, they don't respond to emails for weeks or months if even at all. All they care about is collecting their fees and then doing nothing for it. Our HOA board finally had them removed and all the home owners in our complex in the Sacramento area and very happy they are gone. As an individual home owner, theres nothing you can do about them. This is the WORST HOA I have ever encountered!! I sold my condo on March 8, 2022, and since the HOA is not a part of Sale, I had to request a refund for my Home Owners dues that I paid in advance. So I requested the refund, and it is May 19, 2022 and all I got from a Book Keeper named Matthew Schwartz is that the payment fell through the cracks and the they are processing the refund now. I will take 2 other approvals for the check to be issued. After numerous frustrating calls with several people, much time waisted, and many emails, hopefully they will refund my money.This company operates almost backwards, they seem to think they are doing us, the owners, a favor with our requests. Unhelpful. I am refinancing two properties--one managed by Helsing and the other not. I sent similar requests to both companies for some documentation that my bank wanted. The other company forwarded the documents within minutes. The response from Helsing was--the documents are "on your association website." No link to the website, no help. So now I have to find the website, create an account, verify the account, find the documents and download them. Then I can send them to my loan officer. My experience with The Helsing Group has been horrible. They manage the HoA at my current residence. The turnaround time is extremely slow. Emails do not even get acknowledged for 7 -10 days. They failed to even schedule quarterly board meetings as required by the terms of the HoA. read more

Rating should be a negative 5. This group manages (and that term is used loosely) the Glashaus development in Emeryville. They're good with giving the homeowners "attitude" and taking HOA's money, but are completely ineffective otherwise. Requests never get followed up on despite multiple calls/letters. They've already replaced one manager -- let's see if he is any better. Update... New manager (Brandon) started off looking promising. He'd answer email promptly and issues seemed to addressed. Actually this is one of the worst company's when it comes to Customer Service and I will be contacting the Board members to see what we can do to get a company that can and will provide a better experience... Jason Cotton doesn't even know the meaning of "Customer Service", he doesn't return calls and is not interested in taking care of CC&R Issues related to The reflections Development at all.. They do not notify their homeowners when the Board meeting are suppose to take place and when/where they are held I tried to get the information and was told they could not give it to me.. WHAT!!! I am paying monthly dues for this company to manage a home I own and they can't give me that information.. Jason tells me there is a web site to go to to get the information but he can't give me the URL and I have to be set up by calling "Customer Service" then gives me the same number to call that I just called to speak to him!!! Guess transferring me would be way too much of an inconvenience for him.. He's flip and condescending and I don't appreciate this at all! I have a neighbor who is letting her animals defecate all over the surrounding properties, I've sent photos as well as videos and now he tells me that this might be considered city property!! The property between these 2 homes, the neighbors front yards are NOT city property.. My tenant, other homeowners and myself should not be forced to live in such conditions and the Helsing Group who has been retained to manage this development is not interested in assisting it's homeowners at all!!!! read more

I've not had any horrible experiences with them, but also cannot recall a single good one either. From my experience heir communications were uncaring at best. A lot of issues that we reported or observed have perpetuated over the past four years. Update 6/22/2014 By coincidentally signing up and logging into Helsing's replacement website four weeks ago I saw their announcement of having just terminated their contract with our HOA. No reasons were given. No direct communication was sent by Helsing to the HOA members. Within two weeks the HOA mailed us a list of countless unfixed issues and a letter they sent to the developer with the threat of legal action if those issues were not fixed. If we would try to sell our house now we'd have to mention these issues and threat of legal action to prospective buyers. I cannot ascertain wether Helsing or the developer are to blame for all these issues remaining unresolved. Clearly the developer caused them, but my and many other people's complaints about issues to Helsing were never resolved while Helsing was our HOA. Within weeks of switching HOA's there is finally some action. Based on this experience I'm lowering my rating from two stars to one star. read more

I just don't understand this companies practices. I went in there with my client to speak them about a purchase my client was trying to make. We sat in a conference room and a tribunal of Coordinators came. I thought we might speak to an administrator but we got surround like it was the Alamo. The sole man in there Trinity, starts to get rude to my client (from jump). This man that looks like he swallowed another man, starts spouting mouth garbage at us, which puts my client on the verge tears. The second lady kept giving us George W. Bush lines, as we were a grand jury, and they were on trial. We just needed 3 questions answered "yes or no" for the HOA certification and they went ballistic. If someone is spending thousands of dollars, trying to buy a condo in your complex with super excellent credit, a HUGH down payment, why wouldn't you do everything in your power to make it as successful a transaction as possible. I have been in this business for a long time. I have never, ever been treated in this manner or client treat in such a manner. To rub salt in the wound, as my client is in the verge of tears, they have glass wall in there conference room. Another on of there associate was making face at us. The staff was of NO help when we were selling our last home in which The Helsing Group was the management company. They delayed our closeing by almost 2 months. I could not get a phone call return and to get a document and a form that required 7 boxes to be checked was too difficult to complete. They don't care if a disabled person has to park outside of their development and walk far to their home, even if they have a handicap parking placard. They will walk around your neighborhood, peeking over your fence, taking pictures, and just looking for trouble so they can fine you.
