Reasons NOT to live here, how much time do you have? We moved out a few months ago & couldn't get out of here quick enough. While we were used to noise in Las Vegas, every aspect of this building is so loud, you will never get a decent night's sleep here! From the cheap walls & flooring (you can hear everything above & below you), not to mention, the 20 something year olds in this building, all bring 10-20 friends over constantly & they party every night screaming. It was like a bad movie about a fraternity. It constantly sounded like there were parties in the hallway because as I said you can hear everything. In addition to kids constantly screaming in the halls to their friends as they all poured into parties (and we know for a fact, many of these kids that live in the building are not on the lease because they have 3-4 in a unit to afford the rent), we could hear them screaming from other floors & their blaring music. We were so grateful to be gone on St Patricks Day, but last yr (and our friend in the building told us it was worse this yr), at least 100+ drunk 20 yr old's are screaming from 1/2 the units & the halls. We regretted not being out of town that weekend & on NYE. Did I mention every unit has loud barking dogs 24/7 & the building does absolutely nothing to control the noise. Speaking of not controlling dogs, the 3rd floor parking is so nasty. Parking on the 3rd floor smells like dog shit and they don't make any effort to fix it. And there is always dog pee in the elevator & loads of dog hair. This is not really River North as it's across the street from the last remaining strip of Cabrini Green. There is a large block of boarded up row homes with people still living there. And while there is a policeman stationed at the corner 50% of the time, he's not always there. I wouldn't dare walk around after dark. While we lived there, there were many shootings & stabbings within a block of our apt. Chicago avenue is always loud as it's the path to Northwestern & you hear ambulances, sirens & fire trucks all day & nt. Again, you will never be able to sleep here. And do you love the sound of construction? Because it was happening the entire time we lived here. Nothing is within walking distance. No grocery stores, absolutely nothing. And you think the pool is enticing? Ha. It's just as loud as the parties. The sauna smells like it's 30 yrs old & doesn't get hot. And they act like the building is secure, but they often let delivery men up without calling us or our neighbors & they were not supposed to do that. It could've been anyone knocking on our door. The doorwoman was always so distracted playing with dogs, since the dogs were more important than the tenants, that we always observed young kids walk right past her & get in the building easily. And the older doorman was confused & distracted with packages, that he did it even more than the others. 1/2 the neighbors are cliche river north douche bags. Our neighbor was getting out of an uber, & her leg was in a cast & she had groceries, & the neighbor screamed "move it you c-nt", so he could get into the garage. Reason to live here..........none, unless you want to pay $3600-4200 for rent for free beer in the lounge. We regretting not subletting our place as we were miserable right from the start. If my husband didn't travel for work, we would've broken the lease after 3-4 weeks. read more

My wife and I have lived in The Hudson for a little over a year now and have really enjoyed it. This review will really only talk about the amenities and the staff that we interact with but there are other perks as well. We live in a 2bed+flex apartment and we are two adults, an infant, and two 60lb ish dogs. 1. We chose The Hudson for a few reasons but the main reason was its dog friendliness. There are a lot of dogs in the building so they do a good job of supplying amenities for such. We use the dog run on occasion though our dogs love the closeness of the larabee and Ohio dog parks more so than the dog run. There is a dog wash area on the second floor that is perfect. It has a bath and a drying stand (with dryer). There is a one time pet fee but it's nice not having to pay an additional monthly pet fee as well. 2. Another big plus for us was the gym. It is really difficult to find good apartment/condo/high rise gyms around the city that offer a full range of everything you need. There is plenty of cardio equipment, lots of dumbbells, and a free squat rack that's convertible to a bench if you need it. We specifically looked for buildings that didn't have a smith machine because it can be more dangerous than the free weights and it offers limited motion. All in all, it's one of the nicer gyms I've seen around the city and it's usually pretty open. 3. The room layout is also set up pretty well as most of the square footage is useable. We use the flex for the baby, have a second bedroom that doubles as an office, and a nice balcony for grilling in the summer (or when we can). The only mehs are the size of the master closet (tight for us) and a single vanity instead of a dual, but those aren't huge misses. We're also on the 19th floor and have some great views. 4. The staff has been great as well. The maintenance team is pretty on the ball with response time whenever we've needed them. Which, since it's a newer building, has not really been all that much. The concierge staff, Ken, Chakib, Shante, and Lionel really make the place feel like home though. They are all amazingly helpful and responsive to everything we need too. I haven't had much contact with the building management but I do appreciate how much they communicate to the residents regarding any issues, concerns, or building events. 5. The pool area is great but we don't use it all that much. If you're into it though, there is a pool, a hot tub, and a sauna in the gym for use too. The pool area has a lot of seating, some gazebos, and some large cabana style seats. First come first serve of course. Overall, we're very happy with The Hudson's overall value for what we pay and if it fits within your budget, it really is a great spot. We're hoping to re sign again because of how much we love being here. read more

My husband and I have lived at The Hudson since it opened, nearly 3 years ago; it has been ideal for what we wanted -- a safe, clean River North apartment building, with a heated garage, within walking distance to new and old Chicago restaurants, Michigan Ave. shopping, Riverwalk, and other Chicago neighborhoods such as the Gold Coast and Lincoln Park. The large Fitness Center and outdoor pool at The Hudson are, I think, outstanding for an apartment building. I have used both many times and am always pleased by how well they are outfitted and maintained. I would give 5 stars to the staff at The Hudson, who are exceedingly friendly, polite, and competent, especially Lionel and Cassandra. I can't think of a day, and Lionel is at the lobby desk most days, that Lionel did not greet us with a smile. That consistently good-natured, personal attention means so much to us; it helps us feel as if we are part of a community in what can feel like a very impersonal Chicago megalopolis. Indeed, my only complaint about living at The Hudson is having to adjust to the heating and air conditioning unit, which though containing individual apartment controls (a huge bonus compared to other high-rise buildings), has proven somewhat difficult to regulate at times. My other complaint is not with The Hudson per se, just with River North living in general -- too much noise to keep the windows open in the summertime! Otherwise, River North is an easy place to live with a mixture of apartment/condo buildings and mansions; I have walked in this neighborhood many times after dark and I have always felt safe. Many young adults and families with children live here; people are out and about at most hours. Other benefits to the neighborhood are an active neighborhood association, a top-notch children's playground and a park/trail along the ever-interesting Chicago River. read more

We were so excited to move out of this building. We couldn't run quickly enough. My next door neighbor smoked pot 18-20/hrs a day & was constantly blaring music & had parties 5/days a week. The pot smell was so intense all day coming into our bathroom & living room, that my husband had to get an inhaler from his ENT. It affected our pets as well. The building never helped us & never cared despite our rent was $4000. The building is run by kids that are 21-27 & they have no clue on how a real luxury apt. building that is extremely overpriced should be run. They think cheesy free appetizers once every 2 months makes up for not addressing the needs of the tenants. Did I mention that you can hear everything above & below you? A brand new building with no insulation. Obviously the builders skimped on everything & are flithy rich! As filthy as the building. Stay far away from this dump!! We hope nobody moves into 1209. Our other friends in the building were forced to move who lived next door. They saw this neighbor selling drugs & the smell of pot flooding into their unit was intense. We can't imagine how many months it would take to air it out as they saw he trashed the place. We felt so bad for them because they moved to 14th floor & once again, had the smell of pot flooding into their unit & kids partying next door 24/7. They were so unlucky. This building is the bomb if you love to party 24/7. We love that the pool is like Spring Break every day. And was it funny that kids that don't even live here were caught having sex in the bathroom by the pool Memorial Day weekend, the 1st weekend it opened? We love that they don't enforce any rules here. I mean, if I'm in my 20's & pay way overpriced rent, & want to have my friends over every weekend till 4am & blare my music, then I say hell yeah. Or I want to smoke pot in my home & my balcony, why not. Every floor in this building wreaks like pot, you would think they give it away free. It's my place & it's cool I can do whatever I want. I'm just saying, if you have the $ & want to party all the time & not worry about any repercussions, this is your place. The management sucks, but all they seem to care about is $ & who cares that they can't keep the building clean or from always smelling like dogs since they let us party so hard. Lots of kids right out of college live here that are not even officially on leases because management is blind. But it's so fun, so I'm glad they are clueless. I feel like I'm back in college in my frat. Like the frat house, they stock this place with free beer 24/7. What more could you ask for when rent is $3800 lol. read more

The Hudson is absolutely an impressive building- amenities are gorgeous especially the pool, cabana's and outdoor lounge space. The restrooms are high end- no paper towels just luxury, one time use hand towels. Staff is wonderful and the apartments feature the finest appliances and finishes. The 1 star review with the broken bus stop glass ACROSS the street from The Hudson is completely unfair and ridiculous to post. Neighborhood issues outside of the property are to be taken up with the City of Chicago Alderman- not The Hudson property team. Additionally, the empty lot across the street is not owned by The Hudson so why in the world would The Hudson deserve a 1 star rating for a piece of land they do not own? The empty lot has been there for multiple years so shame on the poor reviewer for failing to notice the neighborhood surroundings before moving in. This is an area that continues to have high development interest (exactly the way River North started out back in the day) and I am excited to see new homes and businesses continue to open! read more

We've lived at the Hudson for a little over a year now and still absolutely love it. The gym is amazing, the pool is great in the summer, the dog run is great in a pinch (we have two large dogs) and having a dog bath is amazing. The layout is great and the finishes are really nice. The highlight is definitely the people though. Whenever something comes up, the maintenance team is on it right away. The concierge team is hands down the best in the city. Kenny is always there with a smile and knows everyone and really builds a relationship with all of the residents. Lionel is so friendly and helpful. Chakib is wonderful and so good with the dogs. I walk our dogs early in the morning and love having Shante at the desk in the morning watching out for me. It's a great team and really makes our experience so much better. Only downside is the construction in the area can be a bit noisy and the closets are tiny. read more

The door staff is very friendly at The Hudson. Specifically, Kenneth is phenomenal. He always has a smile on his face and a happy demeanor, which makes chores like picking up packages fun. For context, the Hudson sorts the packages in a locked room for the door staff to retrieve for you, which makes me feel at ease since it's a safer alternative than what I've experienced at other apartments in the past. Kenneth goes above and beyond to get to know the residents at The Hudson. When I am in the lobby, Kenneth knows almost every (if not all) residents by name and their respective dogs! He also is very keen to pick up on our interests, which doesn't make small talk feel forced by any means. He is most definitely an asset to the building and I'd be sad to see him leave. read more

This building has the best views of Chicago...I moved in earlier this year and absolutely love it here! All of the shared amenity spaces are beautiful and well maintained. The maintenance team answers/fixes all requests within 24/48 hours and all of the staff are extremely nice. The leasing office and property manager were also so helpful during move in! There has been a little bit of construction going on which made me hesitant to sign a lease, but it hasn't been noisy and I am excited to see what new retail/restaurants move nearby! I've lived in 4 different high rises over the last 7 years and this is by far my favorite! read more

Immensely enjoyed my time as a resident at The Hudson. I spent an entire year with a gorgeous corner view facing NE on the 17th floor. If it wasn't for aging family out of state and a close family member with illness, I'd have happily stayed there indefinitely. We have lived at The Hudson for over 3 years and I can say that this would not be home without seeing Lionel Chapman every day. He greets us with a smile (even under a mask) daily and goes above and beyond for the Hudson's many residents. He's always polite, professional, knowledgeable about what's going on throughout the building, and he takes any concern seriously. We always feel safe when he's in the building. I've lived here for going on 2 years now and I haven't regretted a thing. Even in the mist of a pandemic, the staff provided quick adaptations to make sure everyone was safe while also making sure to keep everyone satisfied. It's a pretty easy place to live when staff such as Lionel Chapman provide amazing energy, the utmost help and awesome conversation to quick email response and supprt from staff like Cassandra! First of all, the front desk staff Kenneth, Chakib and Lionel are the BEST. Kenneth always goes the extra mile to make sure all your needs are met. The building does a great job of keeping the entire building sparking clean and offers great amenities; pool deck, fire pit, entertainment/game room, dog walk, garden plots, and gym. The chefs kitchen, fit and finishes in the apartment are exceptional. My only complaint is that the closets are not big enough for us and we had to rent a storage unit. read more

I have lived at The Hudson for a little over 3 years. I have come into contact with many concierge workers in the past, and Lionel Chapman with the Hudson is second to none! Not only will he greet you with a smile, but he promptly opens the doors when you approach the building. He always lets me know if I have a package and is great with my guests.
