Yikes The inspector lost the key to the home during the inspection. They brought out a locksmith to rekey the locks - but they only changed one of the 3 locks on the house. Inspection House said it's the locksmith's fault (you know, the one THEY hired) and so they wouldn't do anything about it. So that was disappointing. To top it off, we found factual errors in the home inspection leading us to question if the inspector was even qualified for the job. (Example: they had an entire paragraph in the report about the functionality of the doorbell to the home. But the home doesn't even have a doorbell. Errors like this call into question the quality and validity of the rest of the report.) Between: Losing the key to the home Not rekeying the house properly Poor customer service Inaccurate reporting ...I would encourage others to look elsewhere for home inspections. As a first time home buyer, I didn't quite know what to expect from a home inspection. I had no idea how detailed, informative, and thorough the inspection would be. I was blown away. The price was very reasonable and even included a Ziplevel test for the foundation that can average over 300$ at other places, and it was all included. Our inspector checked everything, and I mean everything, and made us feel very comfortable able some of the unknowns when buying someone else's house. The inspection house had a very quick turn around, they were very pleasant to work with, and we had a wonderful conversation with our inspector after the inspection was completed. You need to steer away from this company unless you want someone that seems incompetent inspecting your home. The inspector wrote up things that are physically impossible or at least can't be determined by the naked eye. In addition to this, he completely messed up both of my AC units prior to leaving. I thought I had a major issue with one but turns out he just turned it off before he left causing me to spend money to get an AC guy out to inspect the unit. Also, in regards to the AC, he completely wiped out the memories of both electronic thermostats and left the unit that was still turned on set to the lowest possible cooling setting making it scream for hours until I arrived home and discovered the setting. My realtor recommended I use their services for a home I was in the process of purchasing. There was a bit of miscommunication initially because I was told he was running behind but actually arrived to the home much sooner than I anticipated. I didn't realize later that it was the owner of the company who conducted the inspection. He was very knowledgeable and transparent about what repairs needed to be relayed to the builder to rectify. He provided a detailed report. I had no problems at all with the service and in turn the builder had a guideline for which issues needed to address to so I could close on time. read more

Not sure if I got a bad inspector or not enough people with bad experiences are leaving reviews. The inspector assigned to me was piss poor, he didn't want to get his hands dirty or really do anything that required much work. We rescheduled to have the underneath of the home inspected since it was a pier and beam home and since there was rain underneath he could not go in. When he came back 2 weeks later after paying the rescheduling fee, us draining and drying the home for those 2 weeks he said he would not be going underneath due to it being muddy. Would not even suit up or nothing. He refused to go into the garage due to construction debris as well. Over all not worth the money and didn't really enjoy his attitude either. As a realtor I've used several different inspectors, but more and more I find myself recommending Sterling and The Inspection House. I cannot say enough good things about how thorough he and his team are. I love their inspection report! It's very interactive so you don't have to scroll through pages trying to remember where something is. You click on the link (exterior, plumbing, heating, cooling, etc.). Another way Sterling and The Inspection House go above and beyond is their capability to get it done quickly. In this market you need an inspection quickly so you can be competitive with a short option period. I've never had to go more than 48 hours with this company. Last night I texted him after 9 pm to schedule and inspection hoping I could get it done by Tuesday morning. He said that wouldn't be a problem. This morning he called me and told me he could have it done today at 1:30!!! There's also a sense of professionalism that can't be beat. Not only do they take pictures and look at everything they explain it to you and show you so that you understand exactly what the issues are. Today I worked with Jeff as my inspector and he sat there with me for several minutes trying to explain an issue with a foundation. I knew I wasn't getting it and I should but he was patient and broke it down on my level. Lol! He never got frustrated or short with me, and he genuinely wanted to make sure I left there understanding. I originally reviewed The Inspection House with a stellar review -- the inspection itself went smoothly and all parties were friendly, professional, etc. HOWEVER. And this is a big however, folks. When I moved into my home, within the first week I found a multitude of problems that should have been uncovered during the inspection period that has ended up costing me a LOT of money and time. Firstly, and the most glaringly obvious issue, was my hot water heater. My hot water heater "cleared" inspection without any notation. When I moved in (three weeks later), I had dark brown rusted out water pouring out of my faucets by the gallon when hot water was turned on. When I discovered this, I called Sterling, the owner, who informed me he would review this and get back to me. Well, his operations manager, Denise, just called me and told me that "at the time of inspection, the hot water heater was working perfectly fine" and that they were not going to do anything about it. The hot water heater was manufactured and installed in 1994. Denise and the 'fine' folks at The Inspection House are suggesting (with great insult to my intelligence I might add), that for 23 years my hot water heater was functioning without incident and was operating perfectly fine through the time of my inspection AND in the 3-4 weeks between inspection and when I moved in, it completely rusted out and started producing exclusively dark brown rusted out water by the gallon. Now I am going to let the reader decide whether that seems plausible or not. I certainly didn't buy it. This was party to several other issues that I found including windows need replacing etc., but I digress. Short story: The Inspection House does not do a thorough job AND when they mess up, they don't own up to their mistakes/stand by their work. FIND SOMEONE ELSE TO PROTECT YOU AS A BUYER BECAUSE THESE GUYS WON'T DO IT. read more

I charged him our cancellation fee since I have people to pay, along with other clients could have used the spot we held for him. Inspector completely overlooked a gas leak and could have severely harmed myself and family. My family cooked turkey for thanksgiving and could not understand why we were all so tired before eating. They inspected my gas fire place but did not look at my stove/oven. My home warranty verified that the oven was dangerously defective and it was completely replaced. They simply diverted the topic when I attempted to confront them. Your future home is one of the most important transactions you and your family will make. Ensure you have a thorough inspection company to identify all aspects of an inspection so you can make the most informed decision. This is not the Inspection House. read more

I was referred to this company by a friends who have used them with several rental and personal properties. After reviewing their website, detailed report and most important 90 day warranty I was sold. The report was well written and inspector answered all questions. Now I know they only are in the home for a few hours and living in the home you'll find things they didn't but I felt good with the warranty they advertise on the website. Day 3 of new home we had a major sewer back up. No worries we have a warranty!.... NOT!!!! The owner Sterling used a friends plumbing company to address our sewer concern reassuring this would all be fixed. He personally came to the house and inspected the issues, I was temporarily relived that he came. When plumber showed up and diagnosed problems they contacted Sterling. At that point Sterling told me over the phone that it was not covered. He said when inspected it was in working order. At this point I agree and that it took 3 days for back up. When I asked about the advertised warranty he said that he no longer uses that company and he can't take it down because he doesn't remember the password website. He explained that he no longer uses them due to them no covering things he thought they should. On top of the sewer line the handles for the main water disconnect were broken. I had to fight Sterling on this as it was not stated in his report. Had it been in the report I would not have been seeking the repair. After him finding out through the Texas real estate commission that this was a must during the inspection he had his plumber friend's company repair this at no charge to us. I hope this review brings the owner and future clients an idea of what to expect and how to improve. read more

UPDATE Owner contacted me in regards to the issue almost immediately. Was very apologetic and willing to make it up to me. Must say customer service is hrs to find this good. This company preformed an inspection as ordered by the buyer on my home. The inspector was horrid! Left back door unlocked, both gates not latched and my FRONT DOOR WIDE OPEN!! Cost me tons in money for air conditioning, not to mention left my house open for almost 5 hours for lord knows who to go through my home and my belonging! Beware of using this company!
