Not very happy with the outcome of our inspection. We have found several issues never addressed in the inspection and excuse to as why "they never had to address these issues by law." Cracked windows, foundation cracks that are seen visible to me, water faucets in the hall tub is known functional. This has been the worst inspection we have ever worked with. We purchased from out of state and trusted this company. We regrettably made this choice to trust someone with our future homes issues and honestly should have researched for a company that had attention to detail. DO NOT HIRE THEM. These are some photos of missed items that went through without mention. Since yelp does not have a reply to the response on here I chose to edit my post. None of these issues are in the report so whether we spoke or not this is a app to help other customers who are looking for reviews on this company. The Home Inspectors have done a really good job in throughly inspecting our both 1st and 2nd home purchases. They help to save us from costly repairs as well. I wish I would have read the reviews beforehand. As a first time home buyer the last thing I want to do is come in a home and have my roof looked at or see a freshly new foundational cracks going across the wall. I personally asked my inspector about the foundation and showed him a crack and he said. "No foundation issues". I'm not an expert but i can clearly see something is wrong and 1st rain storm today (not even a week in the home) and what do i feel water! Thanks home inspectors now i have to call someone out. I had a similar experience as issue described by the other people that posted their complaints regarding The Home Inspectors of Richardson TX. I purchased a house and based on a recommendation, had this inspection company do the inspection. After I had closed on the house, I noticed that the garage door was making all kinds of noises when I opened and closed it. After looking at it closer, I noticed that it was very old and was operated by the old thin twisted strand cables that ran on pulleys. I had never seen one like this before as I had only known of the spring powered type with a large spring at the top of the garage. This was obviously probably the original garage door that was installed when the house was built in 1976. There was several cables that were actually off the the pulleys and I don't know how the door was able to open and close like this but it did with a lot of noise and jerking. The cables were very old and frayed and couple of them looked they were about to snap because they were being held together by only a couple of strands of wire. I got a ladder and looked close and was really suprised that the home inspector did not call this to my attention. I knew this was a safety hazard because if one the cables snapped while I was operating the garage door, it would be under great pressure and fly at me like a whip. I called a very reputable garage door repair company that I had used before and they came out and told me it needed to be replaced as it was dangerous to use ...which I already knew. The installer said this was a very old garage door and they had stopped making these a long time ago; one reason was because of the dangers of a cable snapping under pressure. They replaced the whole door and track for $415 with the safer spring-loaded type. The chain-drive part that opened the door appeared fairly new so it was not replaced. I send a letter with the bill to The Home Inspectors requesting them to reimburse me since they missed this on the inspection. A man named Bill, who I assumed is the owner, called and he said he checked the inspection report and agreed that nothing was noted regarding the condition of the door; however he flat out refused to reimburse me the $415. He made it sound like it was my fault for not noticing it. I told him that was what I hired them for, to check for things like this. I will be filing a complaint with the Texas Real Estate Commission (TREC) and would advise anyone looking for a home inspection company to not use this company. I think he felt that if he admits guilt then he could get in trouble with the TREC. What he fails to realize is that had he owned up to the mistake his company made and reimburse me the funds, I never would have posted this complaint nor file a complaint with TREC. 4-10-14: *****UPDATE**** I get a certified letter today from the owner stating that he is going to sue me if I don't remove this post! First I pay his company for a home inspection and they missed something (it happens); but I gave him the opportunity to make things right but he refused. So I post my experience on the internet and now he is threatening to sue me!! Is this great customer service or what? read more

I also have had a bad experience with the Home Inspectors. In their report they stated the following regarding the furnace and air condenser: "The label was damaged/not accessibleunable to determine age, model/serial numbers." After moving in I had my HVAC company come out who was shocked by the condition of the systerm. First of all the model/serial/age was easily found contrary to what the inspector said. It turns out the furnace was manufactured in 1978 and the condenser in 1996. I have a 2 1/2 year old son and was very concerned about the age of the furnace and possible carbon monoxide. Had the inspector truthfully reported the condition of the furnance we may have decided not to buy the house. Under the circumstances we had to spend the money to replace it. The unit was also leaking water into the pan which was, as a result, leaking onto the ceiling in the front bedroom. It was easily seen that this had been leaking for quite some time. The inspector failed to report it. In addition, the inspector failed to report on a leakly faucet on the outside and leaky faucet in the laundry room. Both were very easy to see. In fact, a neighbor commented on the leaky outside faucet saying it had been leaking a very long time. When we brought this up with the company they simply said "they complied with MINIMUM state standards" and were responsible for nothing. All I asked for was my $250 back but they said no. My real estate agent also intervened but it did not good. I have since filed a claim with the BBB and the Texas Real Estate Commission. Apparently this company would have black marks on their record and lose business rather than simply admit they were negligent and issue a $250.00 refund. Stay away! read more

I am the seller of a home that Ralph Chandler inspected. I found him to be disrespectful of the property. He pulled pans out of the oven, one of which had oil in it and he managed to spill about a full cup in the bottom of the oven along with getting oil on the stove top and counters. One of the pans was set on part of a tomato which squished it. When he was testing the dish washer, he, I'm guessing, pulled on it, causing it to shift and make it to where I had to readjust it so that the door would close again properly. Purely disrespectful of the property for both me and the buyer of my house. Would not recommend at all! read more

This was a very smooth experience. Our insector, Tim Davis, arrived on time and began work immediately. Very thorough, he found the tiniest details and covered the entire home from roof to walls to floors. Tested all appliances and equipment to insure they were operational. After the inspection he reviewed each item and explained their importance with us. The report was filed online in a "binder" with places to store pictures, projects, paint choices and more. First time home buyer recommended by my realtor. Information was awesome, walkthrough was very thorough. Loved how they gave me a flash drive with all information loaded on it. The man pointed out a few different issues with the electrical wiring going into the house, and the air conditioner, that gave me leverage with the homeowner in negotiations. I used them couple times, the first time I was ready to close on a house, thankfully They identified many issues with the property and even a big foundation issue that could have cost me a lot of money. I backed out of that deal. On the second property, my inspector, David, was very thorough and identified several issues as well. The House owners were able to fix the issues and finally we closed on the property. This company did an inspection on a property I was selling. I came in from out of town a day and a half after the inspection, both of my thermostats were on 63 degrees, no one else had been in the house, I guess they didn't bother to turn them off or maybe didn't care. They left a foot of water in the master tub, didn't bother to drain it. They sent the recommended list of repairs to the buyers agent that got forwarded to me, it wasn't my house in the report listed for repairs. Have to question several things with this inspection, mainly attention to detail. read more

We had a normal home inspection along w/ a wood destroying insects report done. Everything came back clean. BUT after we moved in, we noticed termite damage almost immediately. We investigated further and found the whole home was compromised. An engineer came out and said all our support walls need repair and the home is unsafe. It will cost more to repair our framing and Sheetrock than it would be to just build a new home. As a 27 yr old, newly married, first time homebuyer.... this is devastating. We can't afford to fix the property, let alone pay for lawyers. I called the Home Inspectors and this company treated me poorly. Nothing was resolved and no one called me back. What's sad is, there is actually a photo of a vent in our inspection report that has termite damage poking out from behind it. If our inspector would have looked closer... or even opened the vent, he would have known. What's worse is the sellers knew and did not disclose. The home was flipped and sold to us by PTLA homebuyers. The owner was Tony chrobak. So thanks for the letting a young couple start their lives absolutely drowning in debt while chained to an unsafe house. Congratulations to the newlyweds. read more

The inspectors (Ivo Jahn and his trainee) were right on time, extremely thorough, and extremely fast to get my inspection for an Austin duplex to me. The inspection stated the water heater was 3 years old when in fact, I'm now finding out it is 15 years old! BIG mistake on the inspector's part. Also, he did not inspect/notice/document that the sliding glass door to the patio was broken. Both of these oversights/mistakes cost me significantly. read more

We relocated from out of state and they were unfortunately referred by our agent. Terrible inspection, a complete waste of time and money. I would not use them even if they provided an inspection free of charge, we have bought 8 homes over the years and we have never encountered this level of incompetence. You are better off hiring individual specialists to come and inspect the home. read more

HOME OWNER BEWARE! This company is used by our realtors and we were not given a choice. We bought a 4,000 sq ft house. I was told the inspector would be there a min of 3 hours. NOT TRUE. I received a call an hour into the scheduled inspection that the job was "complete". This should have been red flag #1. They give you a nice binder with a CD and everything looks fancy, but who has an inspection company with the web address of termitesforfree.com??? No one unless you are hiding something. Red flag #2. After we moved in we found several things deficient. The first happened on Christmas day. We had the owners put in a new stove, the inspector came back out and "inspected" the changes the owner did. On Christmas day I was feeling light headed and dizzy. I didn't think anything of it and went to bed, my brilliant husband thought about it more and called the gas company and they came out and found a huge gas leak in the cook top, one that was missed by this so-called inspector. Another deficiency was an upstairs window that had major rotted wood around he window - wood that has been rotted for at least 5 years according to the company that repaired it. When we called the owner, Bill, to come out, he did then said his guy did the work and they followed the Homes Inspection code. I guess the code allows for major home oversights and untalented people who go to inspection school for a few hours to be allowed to inspect your home! Please use another comapny with good ratings and don't just go with the first company! Please stay away from this company if you dont want a money pit after the deal is already done! read more

I really wished that I would have read all the negative reviews on this company prior to agreeing to use them 3 (yes, three!) times for our home buying process. Two weeks after moving in, our pool company noticed that we needed a complete new filter. I felt this should have been noticed on the inspection, but the part was under $500, so we decided just to go ahead and have it replaced and not worry about it. The pool tech showed me the old filter, and it looked awful. Four weeks later (less than 2 months of living here), we decided to get into the hot tub. Well, we realized that the heater did NOT work at all. The previous owners spent most of the summer not living at the house, and being that it's the end of summer in TX, we all can agree that the heater did not get much use during those hot summer months. The pool tech came and assessed the heater and tells me, "This heater has not worked in 1-2 years." It had layers of copper and rust on it, and it looks absolutely horrible. When you try and turn on the heater, it flicks on and then immediately off. It's quite obvious that it does not work. The price for a new heater is $3000. I decided to call The Home Inspectors company because this should have been caught during the home inspection. I call Bill, the owner of Home Inspectors. I even have our pool tech talk to him on the phone and describe the heater's condition to him. He verbalized understanding and proceeded to tell me that he was going to speak to his inspector regarding this. I told Bill that there was NO way this heater was inspected during the home inspection, and if it was, it wasn't done the correct way. I call him the following day after not hearing from him, and he told me that he feels the heater was in operating condition at the time of inspection. I took pictures of the heater, and I sent them to him, showing him how terrible the heater looked. There was NO way this heater was working 1-2 months before we tried to turn it on. I told him, "This is the first time we have tried to use the heater, at the end of a TX summer. There is no way it worked 1 month ago." That is precisely why I even had him talk to the pool service tech on the phone. He needed to hear the pool heater's condition from a professional. Despite the professional telling him that the heater has not worked in 1-2 years, he still refused to do anything about it. I told Bill, " I don't expect you to pay for our $3000 heater. I simply want you to acknowledge that a mistake was made, and I think a portion of our inspection money should be returned to us." This was the least the company could do. After all, we completed 3- $600 inspections with them in the last 4 months. I was only hoping he could give us a partial refund of this home's inspection. He stated he was not doing anything because he felt they were not in the wrong. The customer service on behalf of this company and the owner are the poorest I have ever seen. Our realtor has used them for years, and he even attempted to call Bill multiple times, asking him to "make things right" with us. He also agreed they were in the wrong, and Bill did not even have the decency to return his call. This is not how you do business or deal with your customers. Because of this horrendous customer service, our realtor stated that he will not be using them from now on. read more
