Not the best experience as property owner. They do collect rent and hire people at market value when something breaks. Getting in contact via email is challenging, specific requests not involving renewing a contract usually are ignored . Getting reimbursed for property damage from renters is challenging. We had an ordeal with a renter who basically trashed our home resulting in $1600 damage(drug paraphernalia and junk furniture everywhere), then acted shocked when they were supposed to pay for it, only finally paying for half of the repair costs a year later. (I paid for the other half out of our family's budget). I specifically asked Miller Lane to give the next renter an idea of the price of having junk hauled away and walls repaired so that they future renters would be prepared for the price or motivated to fix it themselves. This never happened. The next renter basically hoarded animals, miscellaneous junk from several yard sales, animal feces in the house, and left large/heavy furniture pieces and garbage behind. The renters also moved our washer and dryer outside and these were covered in mold and mildew, likely because they were out there for months. Of course the renters were shocked at the price of cleaning up after themselves & disputed the charges. The people hired by Miller Lane to haul away the junk didn't get everything (leaving behind a large lawn mower with rust all over it on the property), but threw away our kitchen island, valued at $660 to replace, which they weren't supposed to do. We had communicated to Miller Lane our kitchen island was thrown out and our washer and dryer were moved outside by the renters. We have not heard back about either. As I sit in our house now, I still smell cat/dog urine and bird poop, near where they trapped in their animals/stored animal poop in the closets. As far as getting reimbursed beyond the damage deposit for our home repairs/replacing our kitchen island/paying for our washer and dryer, etc., I have paid for this out of my family's diaper and grocery budget (again for the second time). I have not gotten clear communication for reimbursement. Totally avoidable. read more

Horrible, unprofessional company. They never answer their phones, and when they do they speak to you like you are wasting their time, and doesn't come up with solutions, or options. Just tell you it is what it is. Their hours available for showing are a joke for those who work 9-5 and have to commute back home to Tacoma. When you do get to set up an appointment on the Weekend, before your appointment they always cancel stating that the property was taken off the market. I didn't even get a chance to apply for the property that I wanted because I hadn't seen it yet. Complete headache dealing with this company. read more

I signed a renewal. Got a call that they forgot to do a mandatory 'inspection'. That they have to come out and inspect the property 'NOW', today if possible. I was begrudged the 48 hours I'm entitled too. My world view is that my home is a private place. The property manager arrives for this 'inspection' and immediately starts taking pictures. Pictures of everything. Pictures of my bedroom. Pictures of my nightstand including the personal items on it. I wondered out-loud if they were checking dirty laundry for skid marks. I'm fine but it all came off as a rape of my personal space. It felt absolutely as a most intrusive assault. He accused me of damage that had existed and repaired before I moved in. The tone of intruding into personal spaces and his accusations felt as an attempt for power and intimidation. He even inquired about a personal medical item when leaving, "That's interesting, what is that?" It surpasses sketchy. This whole "inspection" routine is creepy as f**k. And for this privilege for the rape of my personal space? They're going to bill me $99. I get to pay but so does the owner who pays for "management" services. They get paid twice, double dipping. Same with rent payments. The owner pays for them to collect rent but then so do I. They charge a ($15) fee to accept an ACH, all electronic, no human intervention payment. Burning the candle from both ends. Had I not missed an opportunity of another property from a private owner - I would have been out of here. It pains me to have to sign another least with these people. God willing my timing will be better next year and I won't have to suffer yet another humiliation and price gouging with these people again. -[d]- read more

This company did pretty well with getting everything set up for me to get into the home I wanted. My biggest complaint being the exit process. There has been nothing but hassle in trying to get my deposit back over a month after vacating the home, company is slow to respond, does not follow up within the timeframes they said they would, and has yet to provide invoices or pictures as evidence for money withheld from my deposit. My recommendation, either don't do business with them or be ready to pursue legal action in getting your deposit back in a timely manner. Know your rights with your deposit, as I did research in WA Law regarding security deposits. They should be sent to you within 14 days of vacating the home and this company took 33 days to send mine. First off, Nolan is amazing. He found me a steal at an auction, that after 3 years I more than doubled my money. Here are the details from years back: In this difficult market, I had a terrible experience with a short sale, that went through. I was so displeased with the time, money and effort wasted with the short sale, my husband and I took a huge step back from wanting to purchase a condo in Seattle. Soon after, I peered into the realm of reos out of curiosity. I did some research and contacted two people who sell bank-owned properties. The two people I found who sold reos both seemed knowledgeable in this specialized area, straight forward, and disinterested in employing any tricky or illegal tactics to get extra fees. (btw- These fees from the short sale that fell through were illegal, and I filed a formal complaint with DFI. Hopefully, their license will be revoked soon. The DFI enforcement agency is helpful on clearing up issues, their pdf guide is a must read for anyone purchasing a shortsale.) The silver lining is that one of the agents I contacted was Nolan Vance, who is an reo specialist for Miller Laine Properties. All I can say is that he found me a diamond in the rough. It was the first property I saw, and I made an offer that evening. His candor saved me an undisclosed amount during the bidding process. He spent hours answering, or finding the correct answers to detailed, specific questions, and helped me get economic, concrete estimates on things I needed to fix. He went above and beyond what an agent needs to do- even after closing. He has actually ameliorated the distrust engendered from my former scathingly abhorrent, stressful experience. I found Miller Laine an excellent company to work with. They are very fair in their approach when they chose offers to send to the bank. They look at everything in the buyers offer, not just the price. The buyer has to meet a certain level of qualification from the lender providing the financing, the offer price and and be willing to go through the process until the bank says they will accept an offer. They have so many properties to chose from that are foreclosures, it's really cool. I found that there are also tons of buyers so the early birsd gets the worm. I highly recommend thier service too. They work with 40 of the big banks plus all the government agencies that handle foreclosure properties. Check them out! read more

It has now been days since I have tried to cancel listing. Contacted Wash State Dept of Licensing and they should help. It is of note that after two weeks the listing had the number of bedrooms wrong, same on bathrooms, the square footage of the house wrong, These folks should be selling cars like Yugo or some Romanian sedans; and least they could read the factory sticker off the window. UPDATE: I have now filed a formal complaint with the Wash State Better Business Bureau and emailed the Bellevue Chamber of Commerce.......Tomorrow with get with my niece who works with KING channel 5...she says they are great folks for a followup on crooked or bad local business's. read more

Miller Laine Property Management Co is imposing an "administrative fee" in addition to the monthly rent to tenants which they fail to clearly identify the costs directly associated to the tenant for. When asked about it they will either say that there are administrative costs which represent the administrative fee or that they offer more things than what other property management companies have to offer. They pride themselves on communication yet if you call them out on something don't expect to get them to expound upon what you ask. Do your research because what they're essentially doing is double dipping. They play a twist on words and call it service. What they're doing is on behalf of the owner not the tenant. All the fees should be incorporated into the rent. read more

This company is HORRIBLE. Worst rental company I have ever dealt with in my life. They are horrible at communication unless they are trying to collect money then they contact you like clock work but never respond to anything else. They screwed up my whole account and charged me for stuff that was not suppose to be charged. I left dozens of messages and sent dozens of emailed and never got a response other then you current balance is $$$$. I would never work with them if I didn't have to and would not ever recommend anyone else use them. They act like they know a lot about managing rental but in fact know very little about most all aspects of being a rental company. I have known Ed for over four years, since he helped me with my previous home. He has been one of those people that checks in on you even if you are not actively looking to make sure you are doing well and that your family is well. I really enjoyed the level of dedication he had over the years, Sending follow-up paper mail with hints and tricks to the local market and general savings. What really surprised me the most was how often I had false starts that Ed would be willing to get back to me quickly and point out what was needed for the house, or pull the MLS number and point out suggestions as to what could be wrong with the house or right with another one just down the street. I traveled from out of town (Texas) last week to view a property (620 N. Proctor) with your agent, David. After calling to confirm, David never showed. I waited almost 45 minutes, but still no David. He sent a text that he was stuck in traffic, but then never answered my calls or responded to requests for re-schedule other than to say that he "couldn't talk". At a minimum, he should have called to apologize, at best, he could have at least answered the phone and discussed options for re-scheduling. This is terrible service and a complete waste of time and money. Very frustrating! read more

I just wanted to let any further customers know never to trust any Mortgage Broker, Real Estate agent, or Mortgage Loan Officer. Please be aware they act at both Real Estate Agent and Mortgage Loan Officer. They are collecting a total of 5% commission, processing fees. If you purchase a home and they real estate and mortgage side they makes 10,000K plus the lender avg paid points of about 1%. Any Real Estate or Broker or Mortgage loan agent will tell you anything to collect their commission. Just think about the amount of money they made off the housing boom from 2004-2007. I would suggest if you use them to make sure you know what costs they are charging and if you're doing both deals with them are u really saving yourself money or paying them. read more

He was very proactive in calling us for an initial meeting and checking in with us prior to the weekends about potential listings. He did a fantastic job at answering our many questions in a clear and concise manner without making us feel foolish as first time home buyers. He also made the great suggestion to write up a cover letter for the home we eventually closed on, something our out-of-state real estate conscious family members hadn't ever heard of. At our first meeting, he took the role of the teacher and I really appreciated that, as it was important for me to learn about this process.
