Reality Check: Dried out small chicken pieces. Never again.
David D.

Yelpers let me down on this one! This place is a one and done for me. Kind of felt that I was ripped off tonight here paying $17.60 ( $18.96 with tax) for 5 small dried out pieces of chicken, brown rice and some vegetables. Like returning poor fitting underware wish I could return this meal and get my money back. I have dined at Panini across the street and for the same price the food is a world of difference, quality, and amount. You can fool me once but never again. Operators of this establishment should be ashamed of themselves charging this amount of money for fast food quality food. Bookmark removed!

The Kebab Shop is a Mediterranean fast casual chain eatery serving up some quality food. This spot is located in the plaza across from the Los Olivos Marketplace where there is a good amount of parking spots. Inside, they have a good amount of seating and a clean setup. For their menu, everything is highly customizable. Wifey got the Beef Kofta Bowl and I got the Steak Bowl. All of the staff here are very friendly and welcoming. The food is fresh, filling, and delicious!

I ordered delivery and it was good but expensive for a bowl. I liked the different textures and ingredients but the chicken was a little bit dry.

Healthy, delicious, great value restaurant that has lots of different selection. The staff are super friendly, they clearly have a lot of repeat customers who come in for lunch and know the staff so they always greet each other. The food comes out quickly and tastes great. Great place for a quick and healthy lunch. Plenty of seating in a clean environment.

"Love your food, or we'll make it right. Seriously, we will." Okay, how exactly? lol While I did love my food, there were still some aspects of my visit that missed the mark that even if they want to make it right, I don't exactly know how they would. I was heading out of town for Memorial Day weekend, and I stopped by this Kebab Shop to redeem a $5 reward I got via text the previous day. I don't know what I did to earn that reward besides being a part of their rewards program, but it was only valid for a week. I made it a point to stop by The Kebab Shop in Irvine to redeem this reward. So there are actually three different locations in Irvine. This location is in the Los Olivos Marketplace on the southeast corner of Irvine Center and Research. It's just outside of Irvine Spectrum Center where the 5 meets the 405. The Kebab Shop is between Flame Broiler and So Gong Dong Tofu & BBQ. Parking isn't very plentiful directly in front of The Kebab Shop, but there are plenty more spots closer to 24 Hour Fitness. One thing to note is that when I exited my car, I noticed some faded verbiage on the pavement indicating that you could only park there for 45 minutes. I came in after 8 PM on Thursday evening. It was their last hour of operation, and there were very few customers inside. The cashier (Kailee?) greeted me, but not very warmly. More dull and lifeless I would say. After servicing a couple other customers who had already placed their orders, she went up to the register to take my order. I knew I wanted a bowl because I generally prefer bowls over wraps. However, I was a little undecided on the protein. I noticed they offered Grilled Kofta, which I hadn't seen before. I asked Kailee what exactly it was, and she mentioned it was ground beef. It had the same upcharge as the Grilled Chicken, which I had tried at the Torrance location and was left a little disappointed. A bowl comes with base toppings of romaine lettuce, red cabbage slaw, pickled onions, tomatoes, cucumbers, and the OG Yogurt sauce. Last month, The Kebab Shop celebrated its 50th location opening by offering free premium toppings when you order a wrap or a bowl; these premium toppings include tzatziki, feta, hummus, and olives. The Kebab Shop thankfully decided to extend that promotion into May, which made me quite happy, needless to say. Kailee didn't exhibit much friendliness that when I asked for the premium toppings that, at least for the time being, didn't incur an upcharge, I almost thought she would have missed one. I do appreciate how helpful she was, even mentioning that the Grilled Kofta would take ~10 minutes to cook. I was handed a buzzer, but had momentarily forgotten about it when I went up to check my order after ~11 minutes. I saw they were close to being done with my bowl, so I lingered around the front a little while longer. Then, I heard my buzzer go off, so I had to go get the buzzer and hand it to an employee. Or well I tried to, but the employee headed back to the kitchen after dropping my bowl off at the pickup table. It was mostly vacant inside, but such a tactic could have allowed for another customer to just take my order if that customer were close by. Also, there was a lid on my bowl even though I had told Kailee I was willing to dine in. Not sure why they needed to waste a perfectly good lid here? During the wait, I noticed Kailee taking a dinner break and eating off to the side. I went to get the sauces for my bowl, but they ran out of Cilantro Jalapeno! It took multiple squirts to finally get some to come out, and the squirts weren't as smooth, unfortunately. The squirts turned out pretty choppy that I almost spilled some on my clothes, to which I may have said, "oh crap!" within earshot of Kailee. However, she continued to enjoy her leisurely dinner break. I sat at a table next to a napkin dispenser and not too far from the drink dispenser for ease of access to napkins. The A/C inside was so strong that when I set down some napkins on the table, the napkins flew off the table a second or two later! Nevertheless, the bowl was fantastic! I loved everything about it from the freshness of the ingredients to the overall taste profile. An easy 5 stars for the food; however, it's not all about the food. The timing of when I got the sauces was quite bad for me. Since it was the last hour of operation, they weren't going to refill each of their three sauce pumps. I was almost done eating my meal when I overheard I could have gotten more sauces at the front counter. Unfortunately, too little too late for me :( The water dispenser was being difficult for me. I had to lower the lever multiple times for water to come out at a normal flow rate. The first time, it was making noise while only a little water came out. On another attempt, it wouldn't dispense water at all. Overall, I enjoyed my visit to this Kebab Shop! Best visit so far, but *still* not enough to earn a holistic 5 star rating from yours truly.

We were driving home on NYE and were trying to find a restaurant for a quick dinner. Most restaurants near by were closed, had a long line, or a 2 hour wait!! Lucky for us, The Kabob Shop didn't have a long line or wait!! We ordered and got our food right away. Their food is always consistent across every location and their staff are always so nice!!

THE WRAP
Daniel M.

Really digger the wrap. Added jalapeños for some extra spice. Seems large was lighter than it looks. Overall great flavor and an enjoyable lunch meal.

First time at this spot after here in a lot about it. It's your typical Build your own bowl/ salad/ plate/wrap concept. But the portions are huge here! And all the ingredients tasted fresh. I got the chicken shawarma and was happy I did! I elected to go without fries but pretty much got all the veggies including rice. The wraps are LARGE, I ate my wrapping two sittings lol. The price for my wrap with tax was like $15.50. The gentleman that helped me today was Antonio. Super knowledgeable about the menu, very friendly, answered all my questions and made excellent recommendations. The whole team worked efficiently and was getting out orders and an expedient matter during lunch rush. When I'm in the area I'll definitely be back for a quick bite.

Well, I think I have a new favorite Persian kabob restaurant! It's pretty far from home, but I…read morecould easily work it into the flight path so to speak, between the Tustin REI and 17th Street in Costa Mesa. Located in a small but busy plaza, HOK is a small, potentially packed restaurant with a few tables outside. About half full mid afternoon on a Saturday, i got a table and quickly made a decision to try the combination plate with a chicken and kubideh kabob, with rice. Next time I'll branch out, but this first sample provided much pleasure and evidence that they can't do anything wrong (except be closed when I'm craving more ;) A few minutes after placing my order the warm flatbread came out with butter. Comparatively, many other Persian restaurants use Lavash sections, so I enjoyed the contrast. The neighboring table of four received their plates one at a time, so I figured the kitchen and grill were probably also fairly constricted like the lobby. Nonetheless, it didn't take long and the generous, colorful portions were a sight to behold! The first thing I noticed was how moist and tender both kabobs were. Not burnt or dry anywhere on either type. That's attributable to the elevated method of grilling, but here the chef has it down to a science. The second observation came later when I didn't feel excessively thirsty, or bloated, ir dehydrated. Some restaurants really brine the meat while marinating, but here it's another level of perfection. Good service and a reasonable price, although the menu prices might be behind current food costs. Still, it was totally worth it. I didn't have a way to keep leftovers in a safe temperature range, so I ate everything. Full, but not stuffed.

I had a hard time hearing the employee, so I politely said, "I'm sorry?" several times because I genuinely couldn't understand what he was asking. Instead of being patient or trying to speak more clearly, he became visibly irritated. His tone became increasingly rude, and he raised his voice at me as if I was the problem. Despite the poor phone connection, I managed to complete my order. At the end of the call, he abruptly said, "It will be ready in 20 minutes," and hung up on me without a "thank you," "goodbye," or even asking if I needed anything else. I've never experienced such unprofessional and disrespectful customer service. The issue was clearly with the phone connection, not with me, yet I was treated as though I was inconveniencing him. The interaction left me so upset that I called back and canceled my order. There are plenty of restaurants that value their customers and know how to treat people with basic courtesy. Unfortunately, this was not one of them. I won't be returning.

A lot of people I trust have raved about it, and I'm glad I gave it a shot. Our server, Leyla, was great. She took orders for 6 people entirely from memory without a single mistake, all while staying kind, attentive, and composed during a busy service. The food was excellent. The tahdig was crispy, and the stews were rich and homemade, easily some of the best I've had. The koobideh kabob was flavorful and cooked very well, and the chicken barg was equally good. For dessert, the faloodeh had a good balance of rose water, and the Persian ice cream was just as good. I really enjoyed everything about this place and will absolutely be back.

Despite a sign saying 'Wait to be seated,' there was no hostess present. After 5 minutes of waiting, a busboy who didn't speak English attempted to seat us without welcoming us. He barely communicated that no seats were available outside, and when I asked what the wait time was, he could not answer. I found the manager, a Persian lady in her 50s, and asked if she could tell me when an outside table would be available. In a surprisingly snarky tone, she snapped in Farsi, 'You're asking me for the impossible, how do I know how long it's going to take for them to be done? Do *you* know how long it's going to take for them to be done?' I was shocked. Obviously, the answer to a question like this is a standard 15 to 25 minutes of wait time, but unfortunately, she chose a much harder and completely unnecessary response pattern. I told her that this is no way to speak with a customer and started to walk away, choosing to take our business to Caspian Restaurant instead. Unbelievably, she then yelled after me, 'Excuse me, I asked you a question, why are you walking away?' to which, of course, I did not respond. I feel everybody should know about this because a restaurant in such an expensive location needs customer service as its foundation to get repeat clients. It's very unfortunate that this happens to restaurants where the owners are silent and hire the wrong managers--managers who can't handle stress well, or who feel their outdated customer support still holds up in 2026. Unless they change their management style and make a visible change, I would strongly discourage anyone from needing to experience the same.

Before you visit, keep these things in mind: 1. This is a ghost kitchen, not a full-service restaurant. It's best for takeout and delivery. There are only a few chairs outside--just four in total. 2. Ordering is entirely self-service via a digital kiosk, with no staff on hand to assist you. 3. There are no bathrooms available anywhere on-site. Regarding the food, it was just okay-- a bit underwhelming, especially given that Lebanese cuisine is typically so flavorful. The chicken was dry, the hummus lacked depth, and the rice was bland. That said, the fattoush salad, one of my favorites, was very good, with a delicious dressing. Overall, I can't say I'd return. The prices were quite high for the portions, and the quality didn't meet my expectations.
