I'm so not the type of person to go out of my way to write a review, but the last 2 months of my lease term at the Morris have been nothing short of a living nightmare. Sadly, I could not in good conscience recommend that anyone live here. The concierge team is fabulous and the location is nice, but that's where my positive experience ends. Around 2 months ago, we started noticing ants inside the apartment. We live on the 7th floor bordering the outdoor terrace area, so we weren't super bothered by this initially-- but unfortunately it quickly became an infestation. I'd come home from work, set down food for my pet, and hop in the shower. Within the 10 minutes I'd be gone, THOUSANDS of ants would swarm the food. Same thing began happening anytime we'd put food out on the kitchen counter to prep dinner. We even started finding ants on our pet and in our beds. The office's response was, "well I'd recommend not leaving food out". To be clear, we were NEVER leaving food out for extended periods of time, but we should be able to eat a meal in our own kitchen without it being infested with pests. It's been completely unlivable and unsanitary. Each time we'd submit a service request, it would be put on hold for a week or two, as the maintenance team "only comes out once every other week". When we reiterated that our apartment was infested with ants to management and we were not getting the attn we need from exterminators, their response was that the exterminator's week-minimum response time was "the industry standard". Like in what world???? I'll attach pictures below of all the ants, but at this point we're two months in with no resolution. It's so unhygenic that I'd feel guilty **not** posting a review to warn future tenants. Don't live here unless you're cool with a completely infested apartment and management that couldn't care less. Beyond that, they did some realllllyyy sketchy stuff with lease renewals a few months ago. Rather than warning tenants ahead of time that "you're almost at 60 days, you either need to give your notice or resign a lease", they waited until within 60 days of the lease ending to then leave a message on the door telling us we'd be charged an insane fee for a month by month lease (it was like $5k or $6k, something crazy), since we didn't give notice/resign when they'd "sent us multiple reminders via email". Ok, that would be fair...if they had actually ever sent reminder emails!! We went back to look on the dates they said they sent us renewal offers, and we **never** received any emails from the Morris on those dates. Upon speaking with other residents in the building, we found out that they did this to everyone and never sent out the renewal offers period. Once we confronted the leasing office with these facts, they immediately backed off. Just felt like super sketchy behavior, and I'd want to know about that if I was the one signing a lease here for the future. The location and amenities are nice, but the management has completely ruined the experience unfortunately.

The views from the Morris are the best in town. It's taller than all the other apartment buildings around (except for one next door on one side), so there is a beautiful view of the Nashville skyline or Vanderbilt's campus. The rooftop pool is gorgeous, and there is a music studio, plenty of workspaces, an event space, and a gym. Everything is excellent, and most areas are open now (except the gym). The rent is more expensive than other apartments nearby. Otherwise, it would be five stars. Overall though, a great place to live in a perfect location.

I recently moved in with my roommate and we have loved it so far. The staff has been so friendly and calm amid the COVID crisis. They have ensured everyone takes precautions to stay distanced and safe. The rooftop pool and grilling area are so fun and beautiful. I would give it 5 stars but it is slightly pricey compared to similar sized two bedroom apartments in downtown Nashville.

What is the noise level like? Can you hear the dogs? What floor or area is bad? Can you hear your neighbors above, below or beside you?

The noise level from the local bars is extremely loud. Pretty hard to sleep every day of the week:(

I especially loved working with Patti, one of the leasing agents here. I've known her as a resident for several years, and she was invaluable and savvy in helping me renew my lease this year. The maintenance staff, including Moe and Ryan, and our outstanding concierge, Stanley, are accommodating, upbeat, and seem to enjoy working here, which adds that extra special touch. Thank you to everyone on the team for all that you do! I highly recommend moving here!

DO NOT MOVE HERE. This building is nowhere near the "luxury"…read moreexperience they advertise. The biggest issue is the management--it's absolutely terrible. Communication with residents is minimal or nonexistent, and the building is consistently mismanaged. When communication does happen, it is not timely or informative and is usually condescending. In the 8 months I've lived here, there have been around 70 car break-ins across both the free and "secure" parking areas. At least two residents have already moved out due to severe mold problems (particularly on the northwest side of the building). The building itself feels run down and outdated. Many amenities are poorly maintained or completely unusable. The front desk concierge is rarely at the desk because management is chronically understaffed and has them running errands instead. If you want to switch units within the building, they charge you $1000 just to move. You're also forced to use their $30/month trash valet, even if you live steps away from the trash chute--and right now trash is piling up because the chute is out of order. The prices listed on their website are misleading; residents pay much more, and if you want to renew without a price hike, you have to fight it out with the corporate office. One of the most disturbing issues is the handling of resident safety and welfare. During my time here, two residents in their 30s have died by suicide. In one case, the individual passed away in their apartment and went undiscovered for a month, despite multiple wellness check requests from friends, family, and the police. Management claimed "policy" prevented them from acting. The resident was only found after maintenance responded to reports of an odor. This situation was deeply troubling and raises serious concerns about the building's response protocols and duty of care. The only positives are the maintenance team and leasing staff. They are quick, friendly, and genuinely skilled. Overall, there is nothing "luxury" about this building except the rent. Save yourself the frustration and look elsewhere. Capitol View and their parent company Northwood Ravin do not care about retaining you as a resident nor do they have your well being at heart.

Since this is so close to downtown, it's obviously going to be pricey. And it's gated because it's in a kind of ghetto area. My biggest problem with the gate (and doors too) was getting visitors in. When people use the PIN pad to punch in, it calls your phone, and then you have to punch a number on your phone to let them in. But it's very finicky. Sometimes it would take me five times punching my phone before the gate/door would open for the guest. It was really annoying. Other than that, I enjoyed living here. They'd have fun events every month in the clubhouse, like wine and painting nights, St. Patrick's Day parties, and food trucks in the parking lot. Every building has an elevator too, which is great. They have a fitness center, game room, and they even let you reserve the bar area or game room for a few hours if you want to host a party. The only other bad thing that was annoying was that they wouldn't allow you to nail decorations to the wall, so you had to tape or Velcro everything. Maintenance was great. If there were ever any plumbing or electrical issues, they'd be there right away. If you can afford it, I'd definitely recommend OMC. But it is quite expensive, which is one reason I moved. But I'd say it's worth it if you've got the money to spare. It's super convenient and just a couple miles from the heart of downtown.

Pros: 7th floor amenities, pool, location Cons: Zero concierge or convenient services offered 1.The 505 no longer permits food/grocery deliveries to your unit, they now require deliveries to be left downstairs on floor 1, and residents must go self service and get their own deliveries - this is a basic concierge service that most luxury buildings offer. It's a huge inconvenience for anyone that orders delivery. 2.The packages/mail is also a huge issue. They are left in a basement package room, amoungst all the other resident packages - your boxes/packages are often misplaced, lost or difficult to find. Regular mail is located on a different floor, so you must make 2 stops to pick up mail & packages. 3. The doorman/front door security is also a concern. I've been followed into the building by strangers at night, and nobody stopped them to see if they were a resident. Building entry should be closely monitored, I think it's simply just a lack of security training. Definition according to apartmentguide.com. [Concierge: helps residents with mundane tasks; such as deliveries, mail, monitoring the entry of guests, reservations. Concierge in apartments often act as a personal assistant to add convenience. Just leaving an honest review bc anyone moving here from a luxury/concierge type building would likely be disappointed - I wish I was informed of these things prior to signing a lease.
