If I could give zero stars I would. Our son moved in April and he has been locked out of his unit 5 times in less than 6 weeks. We have asked numerous times to fix the lock and he has to wait over an hour for maintenance to come let him in. They told him he can't leave last night to go to the gym as he may not be able to get in again. They said it may take 5 weeks to get another door lock and he can move to a lower floor and he would be responsible to move all his stuff all over again as he just moved it in 6 weeks ago. We asked why can't they take the door lock from the working unit and move it into his or we would also pay on our end and get a locksmith to put a temporary door lock which we would provide them a key or code until they get it fixed and they will not budge other than making him move to a lower less desirable unit and have him move all the stuff himself. This place is an absolute nightmare. I wouldn't recommend my worst enemy!!! Stay away. read more

EVERYTHING IS TERRIBLE. the online athena, then gets worst at the front desk all the way to maintenance. On move in i complained about my oven because i had moved into a unit with someone already in it. WORST IDEA ANYONE COULD HAVE. The apartment was dirty. The only reason I'm giving two starts is because of previous management that worked 24/7 to make sure that all problems were resolved. I don't even know where to begin... First of all, a year later I still don't receive any mail and the building is not updating the residents on the mail situation whatsoever. I attempted twice recently to workout the mail situation and still don't have an answer back. Second problem, residents are paying for parking ($900 per a year) and can't park in the garage for 5 days now. My boyfriend who is not an FIU student comes back at 11PM and can't park anywhere. The property manager told him that he will not be getting a refund for this month and that he should park at the street.... What's the point of paying for parking if we can't park in the garage? The property manager didn't even come out to talk to the resident... wait she did, didn't even say good morning or address any of my concerns and just passed by the front desk. Third problem, we have no secure internet since Saturday. The company is ignoring the problem and the management is just telling us there is nothing they can do. My favorite problem, the A/C. The fifth floor hallway feels like a freaking sauna and the best part of all, it's been like this for three months already. I'm a second year resident and at this point I'm regretting resigning the lease. Despite informing them multiple times about my missing AirPods and requesting for their assistance, they did not inform me when my AirPods were returned to the lost and found on Monday 03/27. The person who returned the AirPods even confirmed that they handed them over to Yasmen and spoke to Karimar. I called today to confirm if my airports had been received and was informed that they had been. However, upon collecting my belongings, they handed me my case and not the airpods . RUN FOR YOUR LIFE! Seriously the worse place to live. I've had a noise issue for the past 2 weeks. A neighbor apparently went on vacation and left music running on a loop non-stop 24/7. I'm literally going in sane at this point. I've made 4 written complaints to the management office and to a staff member named Cristian Lopez. They have done absolutely nothing. Tomorrow I'm filing a police report. Apart from this issue, the common areas are filthy, The garbage shoot on my floor is broken and the smell seeps into the corridor. They never clean any of the common areas. The elevators are always disgusting. The staff are a bunch of 20 year old kids with no training whatsoever. Every issue I've had since I moved here has been met by no response, excuses, and no solution. Save yourself the pain and frustration of living in this hell. Don't move here if you are an adult and you want things to run efficiently. If you want packages or mail forget it they check it in when they want. Someone should be at desk at all time but no they take off for holidays. Make reservations for your own amenities. Good luck with grills they turn them off and leave one on. Internet lol not even going to talk about do we have it? No one takes care of anything Bc the tone the management has given this place. It's gross can't believe it's only been open one year. Everyone hates it here. They close pool and everything at 10 even on weekends. Don't be fooled by gym and pool like me bc it's not worth it. Very disappointed with everything here. Water is dirty, and if not there isn't; also if there is, it is full of chlorine, and you feel your hair and skin so dry and hard. The Internet is very bad, you can't even send messages. The elevators are always dirty and the gym is too. We pay a lot of money for living here, and they can't do the basics that should be in every place to live... incredible. We couldn't even take a shower today because of the water, so disappointed, you put us to sign a contract, but you didn't fulfill your part of the contract. No Hygiene in the Elevators; they are always dirty. No realistic student supplies for a university housing building: We need printers! Frequent trash smell on the lower floors and disposal of trash outside is always full, which is very harmful to the environment. Wifi issues too often, or barely signal during long periods of time, we can barely use the internet! The unit Wi-Fi doesn't connect; password keeps saying it's wrong when it's literally the one y'all gave us. The Wi-fi settings restrict certain pages for no valid reason. Eg: Online gaming websites, military websites No hot water, barely any water, or no water at all sometimes. Bug problems in apartments. Staff losing packages, not getting packages on time. No free visitor parking!!! Water from pipes is unhealthy to drink and always dirty even to wash the dishes. Gym is often out of sanitizing wipes. COVID, yikes! The common areas are always trashed, especially the pool. The elevators are almost always out of order and the buttons don't work on some levels. Reusable mail boxes instead of individuals for each apartment. I have requested a new card from the bank 3 times and it's lost in the mail after says delivered. Why did the electric bill stop being included in the rent? Not to mention it's always high even when I'm rarely home to use it. People leave their pet waste and do not clean it up in the hallways!!! Apartments are way too small for the price y'all are asking for, we're students be fr. Limited spaces after certain times, eg: If I wanna sit on the 14th floor past 10 pm and chill I should be able to. (Extended amenity hours) Pool sticks and the balls are always broken or missing, the potholes are also broken. There were 4 vending machines on the 6th floor that didn't work, it could've been very useful to have those. High rent and still having to pay for parking space ($125). This is absurd. Cars get broken into, and there is no security in any of the parking floors from the outside. In addition: The towing company is towing registered vehicles! Security is often not present to residents, at the front desk. Trespassing. We pay for privacy: Stop entering the units without knocking, and if is requested/required maintenance, let us know before attempting to walk in. Door batteries are dying, and people are getting locked out because of it. The keys "reset/die" if not used in 3 days and gotta pay for lockout. Recycling bins? read more

RUN! if you have any chance to live somewhere else, don't come here. The management is the worst i ever meet. You cannot get your important mail because they always put into other units' mailbox. Even your parcel get lost and nobody is willing to look it for you. The parking is definitely DISASTER. The parking spots are way not enough for all the residents. You will have to get the parking pass everyday to be allowed park on the first floor. But their printer will 'BROKEN' and force you to move your car. This is the reason all other apts buildings are fully booked but you still can find apt at here. I highly recommend 109 tower which just across the street. read more

THEY ONLY CARE ABOUT YOUR MONEY. I wish I could give them 0 stars. I tried ignoring all the negative reviews before moving in although I really should've taken them into consideration. First off, the material in the apartments are all cheap quality. The wifi is terrible and the TV doesn't even work properly and essentially malfunctions every day. The A/C has issues too. None of their phone services ever work. It will literally lead you to a third party caller who says they will re-direct any messages over to The One. I've literally left so many messages and made so many calls and even emails with NO response. Those aren't the only things... there's more. I've literally only been here for 2 months and have already been forced to pay over $500 extra for reasons that could have been prevented if they were more professional. You'd be saving yourself from the worst by not renting from them. In addition, imagine paying an extra $80 to park in a safe and secure parking garage when the apartment complex TOWS your vehicle ANYWAYS? Even though have your ALL your vehicle information in their system? Because they "accidentally" oversold the amount of spots? I paid $200+ for an Uber and to get my car back. I found out it was towed late at night and waited in the rain, in the dark, sketchy alleyway/tow yard all alone for the towing guy to even show up. He also gave me the wrong address to begin with. I was put in an unsafe situation that could have been prevented if The One actually just checked their resident portal and didn't abuse their residents... like any other reasonable complex would? It's their mistake but they're making the residents pay for it? The lots fill up and there is no guest parking anymore when I paid extra to prevent that? I emailed them asking for a resolution and they said they couldn't offer any help... Also imagine them overcharging you in the first month that you are renting with them and messing up again and making you pay for it??? I emailed them to correct it. They told me they correctly fixed it, so then I paid the amount shown. Then they went back in my account AFTER I already paid and realized they made ANOTHER mistake without me even knowing. They didn't even tell me about and tried to adjust my account without my knowledge. Which left me with an unpaid balance that I didn't get any notification about and accrued fees! The level of unprofessionalism is absolutely disgusting. Why would you take advantage of college kids like this? It's quite obvious where their priorities lie. Probably starts from management. Absolutely disgusting. I hope that word spreads around and people eventually stop renting from them because this is absolutely wrong. I've literally only been here for 2 months and have uncovered so many problems that could have been prevented if they were more organized and functioned in a more professional manner. Please, do yourself and all of us a favor. Don't give your money to them. Look elsewhere, somewhere that actually will help you, not put you in danger, over charge you, or take advantage of you. I live here and save your self some headache$ honestly, I have mixed feelings about this place. I wish staff members could actually take some customer service courses. It sucks because Nicolas T. and Nicole are super nice and helpful. And there's like 2 that are actually doing their job. Mantainance staff is awesome! They really are helpful but maybe that is because this are grown adults and not the bunch of students they have on staff. Dont get me wrong, I am also a student but at my job I understand the assignments and get things done. Its WAY overpriced and 1/1 rooms are really small (I have half of my belongings in a storage). Do not move here, unless you are willing to deal with bad customer srrvice, annoying parking issues, annoying trash chutes, a very small space, and more. Absolute nightmare of an apartment complex with management that is LAUGHABLE- management and front desk workers are incompetent, they have NO IDEA what customer service or hospitality looks like. Takes advantage of naive college students. I could make a very long and extensive list of the many problems I have had with this building and not one time has the management been accommodating. For starters, the water was out for two days already this week, and when there WAS working water, it WAS GRAY- undrinkable water. I was unable to shower wash my hands or even cook, of course the management provides NO water bottles or any alternative, they just send an email to the residents that states, and i quote, "We are aware of the water situation and maintenance is working on the issue but there is no ETA of when it will be fixed." are you kidding me?? No "ETA" ??? did a 4 year old write that email? does management even know what ETA means?? these are the people that run the place. when I talked to the front desk worker, she claimed the gray in the water was "sedimentary rock" and if you run the water long enough it will go away. Wow! what a solution! I don't even feel safe SHOWERING in my apartment. My roommate had to go to the 109 tower to shower last night. On top of all of that, my AC constantly breaks. I had to sleep in 80 degree temperature in the Miami heat. Of course no accommodation or anything from management. When I went to complain the front desk worker literally said to me "Are you here to cause more issues???" It's absolutely unbelievable how terrible this whole building is, not to mention the absurd fees they charge you, that by the way are NOT in the lease I signed. These are just SOME of the issues I have dealt with in the past week- there are MANY more- including the fact that when I first moved in, I moved into a dirty room with pubic hair on the toilet and the previous renter's dirty sandals on the floor. Room was never even inspected prior to my move in. Whoever runs this place is either a complete asshole who does not care about any residents, or has no idea what is going on ever, or is on drugs. No sane person would accept or tolerate the issues I have had to deal with. By the way, the amenities are a joke. They close at 10 pm every night, and if you want to use the pool table, good luck finding any pool balls to even play with. I went to the front desk to ask why there are never pool table balls available and they told me "oh it depends on who cleans up they just have forgotten" and proceeded to make ME carry the box of balls upstairs to floor 6. I could go on and on about issues I have dealt with but the list would seriously be as long as a novel. BEWARE! You'd be better off living in a prison. I've lived here for 2 years and they've been the worse years of my life. There's not a single nice thing about this place other than maybe the pool and that's when it's not leaking through the roof of the parking garage. The people that built this place are basically criminals and aren't accredited by the Better Business Bureau which makes complete sense given the quality of this place. I'm not sure this place could get quality internet even if a NASA satellite crashed into it. Something new is wrong with this place every day from the elevators not being updated in over 3 years to parts of your room literally falling apart. I'm so serious I would stand outside this place and pay people not to live here. They'll actually start to charge you more the longer you live here so that they can pay for "activities" which are basically a mini fridge with a couple Red Bull drinks inside. I'm not even sure this place has a manager. Its run by FIU students who are just looking to get a couple discounts on rent. Which by the way no point in living here if you go to school here because you're not gonna have internet to do homework in your room. Make sure you bring something to defend yourself too since people are constantly getting assaulted in the elevators. (yes for real) No security or functioning security cameras which probably don't work since the place illegally pays for a towing company to stop by while your sleeping to steal your car EVEN IF YOU PAY TO PARK HERE. No joke I've called the cops on this place its so bad. Why people live here and continue to buy units needs to be studied. If you do come to visit this place make sure to take a look at all the wall art on peoples doors. I've never seen so many eviction notices in a building it's such a joke. The only thing that would fix this place would be to demolish it and turn it into a parking lot so FIU students can actually park there cars. This place deserves negative 10 stars. If I could give them a negative star I would. Extremely unprofessional never have an answer to anything and if they do each person has a different response. They are not understanding at all, wifi is constantly down, power is constantly going down there's something always wrong. I tried to break my lease since I moved out of state and they refuse to help me find someone to take over my lease. Not only that but we are in a middle of an inflation and it's unbelievable how much they charge for rent for a tiny room in a shared apartment. I love wish I knew all this before I got involved with them. Now I am stuck with a lease to a place where I don't even live in and keys no longer in my procession. Instead of working with me they want to process an eviction for what???? I am not stay there for a month now and they are fully aware. Is a dam shame how they take advantage of us all! 4 weeks later from my original post I received an email stating that the unit I was renting was rented by someone else. They took my rental payment and failed to communicate that the payment was not needed. Then I receive an email that a refund will be sent fast forward 4 weeks and still no check and haven't received an updated on the delay. Also I am getting refund amount a lot less than the amount I paid. Oh there's more after this HUGE inconvenience and lack of communication from this property they want to still charge me a REPLACEMENT fee. This property is a joke. We are in a middle of inflation and people losing their homes and jobs and this property is out to get every single penny. They don't care about anything literally because they don't fix any issues in the apartment. For such big property you should have a better networking system, water pressure, lighting, security and a better parking system. But most importantly with all the money you take from us students you should be able to hire employees to provide outstanding customer service to the tenants! Don't even consider living here. The pool is beautiful but that's the only thing that is nice. You pay $75 a month for parking, yet the parking gate is now "fixed" after 4 months & still not working properly so the garage is full all the time. If you have maintenance problems, you're better off using youtube, the maintenance people will just complete your request with no contact. The rooms are tiny & so are the appliances within the unit. There's constantly animal urine or feces in the hallway, elevator, & common area floors. The hallways smell. The hot water is out atleast once a week. Package system is frustrating because sometimes they won't get to your package for 2 days so if you need it urgently, forget it. Mail takes forever to come here. Finally Moving out of this Shit Hole! After 2 Years of living here this place has barely improved. The operating hours of the staff still remain the same. I had an issue with my A/C where it would turn off on its own after a minute of it being turned on! I made multiple calls to the OFF-SITE answering service because the people at front desk are always off for like 3 days for a single holiday. A maintenance person didnt come to fix my A/C for 2 days straight so i was forced to sleep in the beautiful Maimi heat! This place caters to its staff way more than the residents. They truly only want your money and it shows. When I moved in, this place was littered with dust and dirt and now before i move out they want me to deep scrub everything to make it looks spotless for the next resident and if i dont they will charge me for every little thing. They tell you in the email what products you should use to clean and to make sure you get every crack and crevice but their own cleaning staff cant do the same. These people use any excuse to charge you for anything its a JOKE! The walls are EXTREMELY THIN, i can hear the person next door praying. Whoever built this building tried to cut a ton of corners because its very low quality. They will charge you for everything. If you mess up their extremely fragile keycards its 50 out of your next rent bill. They also have been advertising a pizza place near the entry that was supposed to be built since DAY 1! 2 YEARS LATER and still no pizza spot LMAO! Hot Water here will stop working 3-4 times a month. They charged me 1500$ Rent plus 400$ Deposit to move in on august 21... yes that means I payed 1500$ to live here for 12 days, which is more then my 1200$ MONTHLY rent! Not only that but the kids that work at the desk are incompetent and rude. Roll their eyes and barely want to help you. The internet is awful, the place is nasty (despite the amazing team that works endlessly to clean this place but probably doesn't have enough hands or time), the people in the gym constantly slam weights and no one will do anything about it. The weight room is right next to the study room which means you constantly hear the slamming of weights. You can also hear it if you live below the gym like I do :-) they are raising the prices a lot and taking the $30 electricity allowance away for next year too. read more

My experience living at the one has been overwhelmingly negative. The management mishandles mail, even important documents, by leaving them out in the open. Security is alarmingly lax. Anyone can enter without much effort. The building's cleanliness is a major concern, as trash accumulates both inside and outside for days which is probably why there are a lot of bugs here. The hallways always smell bad. People's cars have been illegally towed. They never do proper maintenance on the elevators and people have gotten stuck in them. The bad reviews on here are the truth. Stay far away from this place!!! If you have a problem the staff does not care. They want your rent money and don't care if you have a concern. The things I have listed here are only a few of the many issues. Parents, do not let your children move in here. You will regret it. Go elsewhere. The illusion behind 5 stars rating on google. Honestly I would not recommend living here, I was wrongfully Towed and management has done nothing to reimburse me for their own representative mistake. For my rental i was not issues a pass so on September 8th or 9th, I've spoken to front desk rep about my car being into an accident and how it has my gate pass stuck on the vehicle. I was told by the representative that all i had to was change my vehicle Registration on file and I'll be good. I took her word for it, and mind you NO GATE PASS WAS ISSUED TO ME ON THE SPOT. Fast forward to 9/21/21 my car was wrongly towed. I came down stairs to speak about the situation and spoke with a representative that confirmed my car was registered and i also informed that there was no gate pass issued to me. I was told that it was my fault when i already explained it's on my car that's placed in the shop. The manager at the time refused to speak with me. I then contacted the towing company and explained them the situation; even though it was a rental car which is Enterprise obligation to take the vehicle back. The tow company allowed me to take the vehicle if I paid. I have to pay $34 for an Uber to the main company then walk 20 min to the tow yard since google has only the main address. I paid $121 for the retrieval of my vehicle. 9/22/21 I came downstairs for a grey pass so i wouldn't get towed again which should've been issued to me from the start. I spoke with management she explained to me that since they sent emails (which I hardly check since I'm taking 6 classes) and posters around the building (which majority of the people including me do not read, i just go to class) that's it's my fault for not getting the pass and that they will not reimburse me. I'm already dealing with a lot of stress as it is with school, the damage from my hit and run accident, taking studying time out of my day to retrieve my vehicle, and the frustration of reimbursement. I pay $75 a month for a secure location for my vehicle with available parking spaces. read more

There are too many horrible things about this place to cover in a single review. Let me try to sum it up. There is no communication and horrible management; trying to get help with anything is nearly impossible because the kids at the desk don't know what is going on ever, and all the emails and phone numbers do not respond. The internet works 50% of the time, IF THAT; we are all trying to study and work from home and this makes it nearly impossible. They take away the only good things about living here (the amenities) because of their own failure to implement and take action when they said they would. The place is half finished, every floor still has a ton of construction and it makes the work seem rushed. Nothing is clean when you move in, the ceilings were left unfinished, they claim to be furnished but provided no table to eat at or chairs. You can't park your car in the garage without getting a layer of black dust on it. The list goes on. Trying to make the best out of the experience living here but the One is just not it. The wifi here is horrible i failed assignments due to being kicked out. they have lost many of my packages their unresponsive PLEASE I BEG PARENTS live at identity i got ripped off and am looking to cancel future residency here immediately. I feel disrespected, uncared for, and overall lied to. maintenance hasnt come in weeks to help with the many problems, construction wakes you up at 7am sharp, and you will be ripped off too I PROMISE! please consider 109 Tower, 4th Street Commons, or The Identity please. and by the way they actually handed a package i ordered to someone else "by accident" like seriously did that. DON'T DO IT. Listen to the hundreds of 1 star reviews, this place will make you hate your life. They simply do not care about you. The kids at the front desk have no idea what they're doing, so I asked if I could speak to a manager (was hoping an adult would be more helpful) And their manager Eileen literally refused to speak to me on multiple occasions.. if that's how they treat you before moving in imagine if you have an issue while living there under a legal contract you can't get out of. Good luck getting a call or an email back! I don't know who they hired to run this place but I suggest you fire them because they're ruining what could be a nice building. read more
