    Do not move into this here this APT!!!!!!!. The management here is a complete mess. There is dog waste everywhere because nothing is properly maintained. I have never once seen the pool or jacuzzi being cleaned -- the water is filthy. The staff who work here are consistently unfriendly, and even the parking situation is extremely inconvenient.

    Terrible place to live!!! I moved here in 2020 of course we were in lock down during this time so the first 2 years were okay. The building has gone down so badly. The elevators are constantly down, mostly every gate to enter the building is broken. The parking garage gate has been broken over a year. When you ask when will it be fixed they state "they're working on it" (it's been over year) several residents hd their cars vandalized and broken into. Including me. The car theft and vandlizism has become a trend and continues to happen. The management company fails to keep a safe secure community for the resident however, they keep increasing the rent. I told the leasing agent (Cody) the rent should not increase if the quality of the building isn't being kept up. He responds and say "Your rent only covers inside your unit" excuse me Sir? So basically, the safety of the building doesn't count? They claim there are security officers between 10pm-8pm yet my car was vandalized and almost stolen. I've never seen a security guard since living here yet they advertise all these amenities and false sense of safety to get folks moved in. Also, there are several Airbnb operating here. The neighbors above me kept up constant noise therefore, every other night I had to call the dispatch to address the noise. I did my own investigation and found out the place was listed on Airbnb. Not only are the gates broken & cars being vandalized now we have to worry about random strangers living among us which is also another safety concern. I placed a ring camera on my door because there is always strange people walking the hallway late nights/early mornings. This place isn't worth the money they're charging nor the extra money you will pay out your pocket for damages. Also, They were suppose to replace the floors in my unit because several titles are broken causing white dust to form all over the floor. They told me scheduled a date however, I have to pay someone to move my furniture out and pay get a storage unit while the floors are being replaced. Why am I incurring a cost because you didn't use proper tile for the floors. I asked the management for alternative solutions and I was told to move my furniture to my bedroom and patio. How is that even possible it will not fit. They didn't even offer me a onsite Temporary storage room at the building to hold my things for a few hour. SMDH! This building is trash.

    We saw some bad reviews before moving in October 2019 and were worried... I just turned on my keys after 13 months of living here, and I definitely can say I liked living here!!! Apartment: Nice appliances, spacious and laundry in unit!!!! We have a dope view and i it felt so peaceful just sitting on the balcony! Con: yes there is poop on the sidewalks and in hallways Con: parking is truly a nightmare. It took a lot of planning and moving around of cars and carpooling whenever we wanted a visitor! And 100% don't count on the guest parking because it doesn't actually exist. Pro tip: The apartment across the street called core has some parking if you want to walk. Pro: the amenities, rooftop and pool were incredible. We watched Disney fireworks from the roof and had good bbq (pre-covid). I lived with two boys, and the amenities were a nice place to escape and go and watch a movie or go and sit by a fire pit when you didn't want to be annoyed.... there are so many spots to hang out at COVID TOOK THIS ALL AWAY BTW (even tho I heard someone giving a tour tell the people things were open) There was a comment about rude workers, and I def didn't encounter it. And the guy Andrew in the office was top notch customer service!!!! Maintenance was quick and efficient, although we only really had to call them three times.... This place is great! If you're not trying to be snooty and complain about everything. They even do once a month activities. There was a Halloween party last year, a Super Bowl party this year, a breakfast, a wine and dessert. They had a brewery come. It's cool. And they even did it during Covid too! Pre covid there were a ton of parties and air b n b people going to Disney.... but instead of it thinking of it like it was ruining the vibe, it actually made me feel cool like I was living at a resort or something... THE RUMORS ARE TRUE ABOUT NOT GETTING YOUR DEPOSIT BACK!!!! They will not send an itemized deduction and I got 5% back !!! 5!!!! Lol!!! I've gotten 100%, 80% and 60% ...but five is ROUGH!!! Luckily I already was expecting this from the reviews!

    Updated question:* When will more guest parking SPOTS be available ? There are only about 12 guest parking spots in the guest parking area for 400+ units? Street parking is always full ...where else can guests park

    Don't listen to the management, no additional parking will be available unless you pay for an extra spot. The Vivere Flats has the same problem.

    Do you guys have a phone number that actually works because the one on yelp does not work at all is or even anyway to contact the leasing office at all?

    I'm really conflicted writing this because my boyfriend and I actually like our apartment and the…read moreoverall vibe here, but the amount of misinformation we've dealt with in just 4 months is honestly unacceptable. When we were apartment hunting, a huge selling point was being told that each leaseholder would get 7 guest parking permits a month. It sounded like a decent plus to the nightmare parking situation (virtually no guest spots or street parking in general; $150/month for an extra parking spot with a year-long waitlist). Instead, we found out the leasing agent completely LIED to us--it's actually 7 permits PER household, not PER person. I know we did not mishear this during the leasing process and that we were explicitly told we would receive 21 permits in total for the 3 leaseholders we had for our unit. When I brought this up, management admitted we were lied to, but they didn't even offer a single solution or credit for the $10-per-pass fee we're now stuck with. It feels like they'll say anything just to get a lease signed. The lack of communication between the office and security is just as frustrating. I've been kicked out of the "24-hour" business center TWICE by security because they weren't told the correct hours. I actually had to email a leasing agent myself and show the security guard the email on my phone just so she'd believe me--and even then, she took a photo of it like she still didn't trust me. It shouldn't be the resident's job to train the building's security on their own amenities! On top of that, we've already had to re-sign our entire lease two months after moving in because the office messed up the numbers on the original documents. While the unit itself is modern and I appreciate the gym and the package lockers, the "unseen"parts of living here are exhausting. The fire alarms go off at 3 AM for no reason, the power has flickered out multiple times, and it took around a week to get a working microwave when ours died. I still have 11 months left on my lease, and I'm genuinely worried about what else was a lie or what else will break. I'm mostly upset that they admitted we were lied to by their agent and took no action to make it right with us. If you're looking to move here, I'd suggest getting every single promise in writing, because their verbal word doesn't seem to be honest. I will keep this updated.

In particular, I would like to especially thank Kareem and Bridgett from the leasing office who always had time for my questions and worked with me every step of the way to find the right fit. Even when I thought I might be imposing or had asked too many questions already, they were always happy to help! This same courteous and helpful attitude is shared by all the operations / maintenance staff here at AMLI, all of whom I've had the great pleasure to get to know during my time here. California Civil Code section 1950.5 states landlords may not charge tenants for normal wear and tear. AMLI attempted to charge us for paint and cleaning that they themselves documented and admitted as normal wear and tear when I disputed the charges. Despite this, they asked us to pay anyways and threatened collections. The Fair Debt Collection Practices Act states that landlords may not send debt for collections if formally disputed. The way AMLI handled this situation was inappropriate and unprofessional. Edit: In AMLI's response below they claim above damages were above wear and tear. I have attached email below of AMLI explicitly stating and agreeing with us that the our apartment did not show signs of damage beyond wear and tear. This email was in response to my dispute asking for further documentation of damages as pictures did not show damage beyond wear and tear.

A variety of unfortunate "coincidences" have happened to me. My car was vandalized more than five times, my laundry was vandalized and the neighbors are constantly banging on the walls and dragging chairs, which should be expected of the lower classes. Unfortunately, this property is centered on catering to tenants with dogs. The manager keeps her dog in the office. The grass is just a toilet for dogs and isn't fit for recreational use. The most egregious act by The Management Works is when they were uncooperative with the police by refusing to release video surveillance showing suspects. This happened much more than once. I would not recommend this place to anyone. I developed fibromyalgia this past year, it's caused by trauma. Freedom is a right.

Also, freeways are right down the street, like the 91 and the 5. I would recommend this place to anyone looking for a quiet and comfortable place to live. It's not luxurious but it is quaint and it offers a nice little pool, bbq area, two laundry rooms, and pets are allowed. Pricing is also fair in my opinion. Never had an issue with crime either. I would 100% move back here when a two bedroom opens up.
