I've been living at the Paramount for the past 18 months and am really happy here. When my lease was up I checked out some of the newer buildings in the area but found much smaller units in less desirable locations for the same price so renewed my lease here. We live in a corner one bedroom unit with lots of windows and amazing views. We have all new appliances and floors and lots of storage space throughout. The location is super convenient with everything you need in walking distance. Who wants to live next to the bridge in a neighborhood with nothing around? The staff here make the experience exceptional. You really feel well cared for on a daily basis. The concierge staff, John, Steve, Carlos and Mike Jr,, are super helpful and go out of their way to assist in any way possible. The maintenance staff including J.P and Luis take care of anything you need really quickly. This is something that is really important - no need to worry about anything. Much different than the experiences I've had in other buildings. Ana always is super nice and friendly. She always greets both me and my dogs and makes sure everything is super clean and presentable. All in all this is a great place to live. You'll feel comfortable and welcomed and enjoy living in a really nice apartment with great views and features. Highly recommended. read more

I have lived at the Paramount for 8 years. Unfortunately, their current management team is less than desirable to say the least!!!! I have moderate to severe sleep apnea and require a sonic alarm clock, with went off for approx. 5 -7 seconds, once or twice a week at 8:07am, which was used as a last resort when I slept through my radio alarm clock. My neighbor complained and I have been dealing with an un-helpful or considerate management team and after 5 months and about 20 - 30 calls to the NY management, was given a reasonable accommodation agreement form, which I completed, provided a doctor's note. I am not sure why it took 5 months for this. the agreement was denied and now I must move because I will lose my job if I am late to work, due to sleeping through my radio alarm and it is forbidden for me to use my sonic alarm. This is really ridiculous as I hear jack hammers at 7am and 11pm while trying to sleep. I would think more than twice about selecting the Paramount. I would not recommend it to my worst enemy after this recent experience with their current management. It is sad, as I lived here for 8 years, know many residents and businesses and I have about $5k of improvements and the Paramount will not pay for those which is now lost money for me. We just gave our notice that we are moving out, three months in advance. We have loved living here but the contract job is ending and it's time to move on. I had written a very positive review a few months back and I am still positive in this place but now I am finding something extremely annoying. We aren't leaving for three months and yet we are already being barraged with notices stating that our apartment is being shown, three times this week! The worst part about this is that my dogs have to be locked up in their crate all day since the apartment will be shown while we are at work. Do people really rent apartments three months in advance of moving in? Will I have to put up with showings several times a week for the next three months? Are there no empty apartments available that can be shown to people who want to move here? it is most inconvenient and irritating. read more

I stayed here when I was having work done on my house and had to move out for 3 months. If i did this on value for money it would be a one! I almost wish I'd rented a house for a whole year. NO air conditioning! in a "luxury" apartment building! You have to be kidding me. Depending on what side of the building you are on is when the apartment turns into a cooker when the sun is full on coming into the windows even with all the shades down and fans blowing. The nonsense about SF weather is just that because of the micro climates - in this building its often sunny and it gets boiling hot in the apartments. Ours had the windows locked closed by the owner. I was naive, because for $7k plus a month, I didn't even think of asking whether there would be aircon - what 30-40 story luxury buildings don't! And of course you can't fit your own aircon to the windows because it would be dangerous to have a DIY aircon unit sticking out 30 stories up. The ventilation is horrible. Even on cloudy days whatever you do, do not cook, because the smell will be with you for days, because you can't ventilate the apartment. The size of the apartments are kind of small and not exactly nice decor. The location is fine if you like living downtown (can be scary on Mission/Market late at night). I was introduced to this place as part of corporate housing. I hadn't found a permanent place yet so decided to extend by calling the management agent listed in front. The person offered me the same apartment for a $1,000 less. When the corporate housing agent got wind of it, I immediately got an email from the original agent saying he made a mistake and that the room was not available, even though it was. There are a number of management/corporate housing companies that rent apartments (furnished or unfurnished) in the building, and they do not price equitably. The clientele seemed to range in income brackets as I couldn't imagine that many were paying the $6,600 for a 1 bedroom apartment - further supporting the significant ranges in prices for the apartments. Staff were friendly but the hallways constantly smelled like the trashroom. Parking is extra. read more

I've lived here for 16 months and have really enjoyed The Paramount. The biggest disadvantage is that they tried to raise my rent over $350/month from year 1 to year 2. I will not be staying here for a third year if this happens again from year 2 to 3. A few thoughts: 1 - The staff was amazing (5 Stars). Everyone from the rental office (Casey, Connie, etc.) were incredibly helpful when I first moved in. Amenities, party room, gym, roof top, are all kept very clean and in great condition. You also can't beat the concierge service and the guys at the font. They are available to sign for packages, let guests into your apartment (pre-approved, of course), and screen visitors in the lobby. They are all very professional, friendly, and even know me by name. The maintenance crew are incredible. Most issues, even minor ones, are solved almost immediately. A huge plus. 2- The value is so-so (3 Stars). You get what you pay for in a rental property, and I certainly wouldn't ever consider going for a 'cheap apartment' by any means. That being said, there is no thermostat controlled central heat (small electric heaters in the wall), and no AC for the units. It always seems a bit cold. 3- The sound proofing in this building is lacking (2 Stars). I can hear the 'ding' of the elevator from my bedroom, the television from my neighbors, and the occasional sneeze from the guys next door. It is a bit disappointing for what we pay. 3- The views are incredible (5 Stars). Honestly, I have a view of the bay bridge from my living room...how cool is that!?!?! Although the windows get dirty after the rainy season, the view is still pretty amazing. 4 - The location is great (4 Stars). Aside from the crew of homeless people that sleep in the back alley and urinate on the sidewalk, the location is killer. Just a block from BART, under a mile from CalTrain, and a casual stroll to the farmers market on Saturday mornings. 5 - Parking (4 Stars). I love the valet parking at the Paramount, but it is a bit expensive. 6 - Dog Friendly (5 Stars). Love it! My little dachshund is very grateful to have a posh place to live :) read more

We've been at the Paramount for a year and have really loved it. Aside from the incredible views from our penthouse apartment (the bay, beautiful sunsets), the staff at the Paramount has made our stay something we look forward to each time we walk into the lobby. John, Steve, Carlos, Mike Jr and Jayro never fail to welcome us by name, ask us about our day, and make sure we have everything we need. Ana brings her own level of "brightness" to the staff with her constant smile and cheery disposition each time we see her. The Paramount: I lived in the Paramount for a little over a year and it is not luxury living for the following reasons: (1) Bad/Shady Leasing Department: The leasing department is shady and pretty ruthless as many of the reviews have already confirmed. They didn't get my deposit back for many months and they shorted me. It took another month to correct the issue. I understand they are just trying to make some money, but customer service is part of what separates a luxury quality living situation from a really low-class one. (2) No Rent Control: and they will substantially raise your rent near the very end of your lease to try and strong arm you into signing. This will make the company an extra 1000 or so but will cost them the tenant at the end of the term. (3) Low Income Tenants: Part of paying $2500 or more for rent is weeding-out the riff-raff. Low-income tenants bring their low-class habits into your living space. I had a family of 4 living in a 1-bedroom apartment down the hall just to capitalize on the low-income/subsidized rent. They trashed the hallway, their house smelled, the hall smelled, they yelled at their kids non-stop (I felt really bad for the kids) because 4-people should not live in a 1-bedroom. Again, this is so unacceptable when you pay $2500 for rent. (4) Smell/Ventilation: You can smell everything from other peoples units. The ventilation in the building is horrible, and you will smell everyone's dinner/ lunch cigarettes in your house, especially if you have a smoker living next to you. (5) Smoking Policy: Even though the owners and managers of the Paramount know of this issue (many people have been moved to other floors etc), they refuse to institute a no smoking policy or a policy where certain floors are only smoking. I had smoke in my house for 4-months every morning and night I would wake-up and go to sleep with my neighbor's cigarette in my lungs. They jerked me around for 4-months sealing the apartment and attempting futile pointless measures to fix a problem that is obviously structural and inherent to the building. (6) Building Quality: The quality of the floor, appliances, counters etc is low. I won't call it crap, but it's not good, and for $2500/month, the owners/developers of this building literally put together a pretty crappy product. (7) Noise: Lots of it. Thin walls/floors etc. This goes back to building quality and how bad it actually is. (8) Cost: It's a great location and yes I had a nice view, but with points 1-7 above, the cost is not justified and you would be better off buying a place then renting at the Paramount. (9) Bum Central: This you should expect if you want to live in SOMA, but it is a negative to see someone crapping in the alley right outside your pad. The Bums suck. (10) Good Points: Best pool in town by far, I was there at the collapse of the economy so it was always free. Not sure the pool would be as available now. Views are pretty nice. Very close to downtown offices. Valet parking for $350 (not sure this is a positive). Location is what you are paying for with the Paramount and that's about it. read more

The Paramount is in a great location - accessible to museums, shopping, movies, and now a Trader Joes. The staff makes the Paramount feel like home. Ana is awesome. Always smiling, always willing to help, go the extra mile, and I've relied on her on more than one occasion to help me out. All in all life at The Paramount is really good, there are community organized events, a welcoming staff, concierge go out of their way to help and the maintenance staff is excellent. This place is awesome. I have lived here for about three weeks and I feel like I live in a hotel. I am on the 14th floor and can hear sirens but you get used to it and it is not a big deal at all especially for anyone used to living in a city. I have a studio and have ample place and the concierge at the front desk are very friendly people and the leasing office has been very nice to us. I hope to stay here longer than the four months planned. The views from my apartment are amazing and the roof deck is awesome as well as the gym and poolside area. I wish they had a jacuzzi but this place is amazing and I feel very fortunate to live in a great place like this with an superb location. The front desk 24/7 concierge are friendly and helpful. Repair requests are handled very quickly and efficiently. The front desk will hold your packages for you so you can pick them up anytime. The building is pet friendly so alot of the residents have well-behaved dogs which provides a nice living environment - I rarely hear barking from the units on my floor. The building management does an excellent job of maintaining the exterior and interior of the building and make sure the residents enjoy living here. It is centrally located where FiDi, Union Square, and SOMA meet so you are within walking distance of all the shops, restaurants, and events in these areas. My friends enjoy coming here to visit b/c they are in the center of it all. The views here are incredible no matter what floor or side of the building you live on. Some of the units have large patio terraces which are great on a warm sunny day in SF. The residents are very polite and friendly here. Many residents have lived here for multiple years. Valet parking is available in the building for an extra charge but they take excellent care of the cars (which is good b/c there are Bentley, Lotus, Maserati, Ferrari, Porsche Turbos here) and they will arrange for car washes, detailing, and hand wax if you ask so it is one less errand/appointment that you need to worry about. All in all, this full-service residence is a great place to live. read more

It's expensive and there is some noise, but you are in the middle of the city. If I were in the suburbs, I'd have a problem with noise. But I'm not, so I don't. Granted, I live on a higher floor and look down third, so the noise is a little more dissipated. But I love having valet parking, even if it is freaking expensive. The rooftop deck has a great view and is hardly ever crowded. The community is very anti-social though, mostly (I think) because there is a lot of corporate housing and more turnover than usual. If you want to be close to FiDi and can put up with the city noise, there aren't many better apartments. read more

First let me say that I don't currently live in the building. I've several friends that have lived in the building. Every-time I visit I'm greeted with a smile from the Front Desk. I've attended parties on the roof and poolside at the barbecue deck. My friends have always had really good things to say. So, recently I've spoke to the rental office and was greeted pleasantly, offered all the info that I needed. Now, it's just a mater of finishing my lease where I live. If you need a place in the financial district, it's a good choice. The building has its own gym and a pool. 24-hr concierge. Parking costs extra, and is very slow (valet service). Dogs are allowed, which seems rare in this part of town. Can get pretty loud with the fire trucks going by. read more

I've lived here for about 8 months, and as with any place there are pluses and minuses, but for convenience and amenities in this area, the Paramount can't be beat. I really like living close to work and not having to take my car out every day. It is really close to everything and the amenities are great: pool, gym and rooftop garden with great deck chairs, which is often empty. I also appreciate having the 24/7 concierge service for receiving packages and greeting guests, etc. And having a dry cleaner downstairs that delivers is a bonus. They used to have DVD rentals, that was pretty convenient too. Things that don't thrill me: it can get a bit noisy with the firetrucks. It really bothered me when we first moved in, but now I don't notice it too much. I face Mission and Third, by far the worst corner. I have friends on the opposite corner of building and it never bothers them. read more

I lived at Paramount when I moved into the City and only lasted 6 months. The building was ok, nice people and staff running the place. The roof deck was the reason why I decided to first sign the lease. Negative was the price. For the amount I paid, it was more than comparable rentals in the city. They charged $200 extra for parking. Finally my HR was able to get me off the lease but I lost my deposit. Good building if the rents were cheaper at the time. $2500+ for a tiny 1 bedroom was a tough swallow in 2003. read more

Paramount Apartments (Related Management) vs Brady Mason (Former almost Tenant) for Breach of Lease Agreement: Paramount Apartments at 680 Mission St, San Francisco, CA is suing me for $2,642 plus my $1000 deposit plus interest at 10% per annum (not sure what bank they are using to justify that high of interest now?) back to April 10, 2009 for breaking a lease agreement - which I did 2 weeks prior to move-in because I lost my job and could not afford to remain in San Francisco with out employment... Here is a brief description of what transpired between myself and Paramount Apartments back in the Spring of 2009: Sunday, March 8, 2009: I signed a 6-month lease to move in on April 10th with Paramount Apartments at 680 Mission Street, San Francisco, CA 94105. Friday, March 27, 2009: I lost my job, and decided against staying in San Francisco (as I could not afford the $2500/month rent with out a salary) Saturday, March 28, 2009: I went to the Paramount leasing office, and told the leasing agent about my situation and decision not to rent the apartment... The leasing agent wanted me to sign a document with the title "Skip Lease Agreement" - which obligated me to pay 2-1/2 months rent plus my $1000 deposit - which amounted to something around $7250...! I was so shocked and appalled at the gaul of the Paramount leasing staff to try and get me to cough up that outrageous amount of money on an apartment I never even lived in - it was truly unbelievable in my opinion - so I refused to sign it! Which started an argument - them claiming that unless I signed the "Skip Lease" document - Paramount could not put the apartment back on the market, and I would be liable for the entire amount of the 6-month lease - a little bit more than $16,000 (Rent at $2,530 x 6 + $1000 deposit) They were trying to coerce me into signing a document that would give them over $7K on an apartment I had never even occupied! Needless to say, I accused them of using duress and taking an unfair advantage of my job loss situation, then walked out without signing the "Skip Lease" document. Wednesday, April 1, 2009: I received an email from the leasing agent with a different "Skip Lease Agreement" document - this one had no mention of the 2-1/2 month plus deposit penalty - but still included costs not applicable to my situation - like cost to clean, paint, and repair damages - because I never moved into that apartment! So why should I be liable for those types of costs? In addition this new document (now called a "Lease Termination Agreement") had the most onerous and one-sided verbage I had ever encountered! here are a few paragraphs from it: 1. "Tenant agrees that Tenant may not apply the Security Deposit, if any, held by the Owner, toward any of Tenant's obligations as provided herein." 2. "Owner will attempt to find a new acceptable tenant for the apartment, but it is expressly understood by the parties hereto, that Owner is not obligated to do so. Nothing contained herein shall be construed as an agreement by Owner to act as Tenant's agent in procuring a new tenant." 3. "Each of the parties acknowledge that this Agreement is fair and a reasonable Agreement and is not the result of any fraud, duress, coercion, pressure, harassment or undue influence exercised by either party." Who in their right mind (and in my situation) would sign a document with contract language like this? The first paragraph basically means the $1000 deposit I gave Paramount is just free money that I handed over to them without any recourse that it be applied towards my debt to them...! Are you kidding me? The second paragraph gives Paramount the right to not even attempt to find a new tenant for the apartment - thus leaving me on the hook for the entire lease term! Again - Are you seriously kidding me? The third paragraph is absolutely unbelievable! Give me a break - there is nothing fair or reasonable in this document! And given that Paramount's leasing agent has already resorted to the use of duress, coercion, and undue influence on me - Why would I sign this document? Thursday, April 2th, 2009: I responded to the email from Paramount's leasing agent - containing the above quoted - again stating my refusal to sign the document provided. Tuesday, April 7th, 2009: The Paramount leasing agent replies to my email - now retracting the requirement to sign the "Lease Termination Agreement" and stating that a simple written statement from me indicating my decision not to rent the apartment would suffice - and they would then attempt to rent the apartment to someone else. I responded to the leasing agents email with the suggested statement - stating my reason for not renting the apartment - releasing any claim I had to the apartment - so they could start advertising for a new tenant. If I could give this place zero stars I would. Be warned! After my first year they tried to raise my rent 20%!!! They also wanted 2 months notice as to whether I was going to renew my lease (not rent controlled, so they can raise it as much as they want - and it doesn't go month to month, so you have to sign up for a year). I complained and all they could offer me was a 13th month free. So I decided to move out, and found a new place a month early. I asked them even though I still had a month to go, I was moving out early and if they could try to find someone to rent it. They assured me that they would do their best and try to rent it. So two more weeks go by and I dont see the listing on craigslist. I have a friend call the leasing office, and they tell him that the apartment won't be ready for another month because the tenant isn't moving out until the end of the month. Super shady. As if they needed to gouge me for 2000 dollars rather than just renting out the place. Then when I confronted them about it, they made some excuse about it not being their fault if one of the leasing agents didn't realize that the aparment was ready. If you want to live in a building full of dot com wealthy people who are entitled and full of themselves - welcome! The rent is ridiculous and is only going way up for a place where, from my experience, is noisy as all hell from inconsiderate neighbors (you might get lucky like a couple of my friends have and live on a floor where you don't experience this but I did not). The amenities went away after a few months of living here only to be replaced by loud construction (they are renovating)...so now, I don't have the amenities I've paid for and originally moved here for but now am woken up on the weekends at 8am because they want to get it done by August 1st (when I move out). The Yerba Buena took over the alley by the building blocking it off causing more traffic leaving the parking garage and also renting it for parties on occasion which are typically very loud. It's also become home for the homeless. I don't feel safe walking my dog at night anymore after being followed by a couple men from there. The only thing good about this place are the really nice front desk guys - Nathan, Steve and JR. PS, the air circulation is bad or something - our floor (and my apartment) always smells like fried fish (which is what one of my neighbors loves to cook about 3-4 days out of the week!). read more

Upon arriving to our apartment, Luis greeted us and went through the apartment to make sure there were no issues, given it was recently remolded. After moving in, he fixed our closet doors that were not shutting correctly. We also enlisted Luis help, after hours, to help assemble furniture and hang shelving on the wall; he provided first class workmanship. read more

I would be very cautious when dealing with the Paramount. I had an awful experience trying to rent from them, and in the end, am very very glad it happened so that I wouldn't be in a building that has so little concern for their residents and potential residents. When I am looking for a luxury building, I expect courteous and honest service, which is the opposite of what I got. Instead, Paramount staff seems like it is only about the bottom line and themselves. One is particular, Jay, is to be avoided from the rental office. The others seemed a lot more honest. However, if how they treat potential residents is any indication of their commitment to current residents, I would like to warn you that in the building management's mind, the rent does not include a high level of service; only the apartment (which might be worth it, I did like some of the units). They will only be courteous and helpful until they can screw you over for their own benefit. read more

I rented at the Paramount after reading the great reviews here. But here are some surprising facts that nobody has yelped about that I wish to post for anyone thinking of signing on to a very expensive, fancy building. These are only things I learned AFTER I signed the lease. I knew that the parking was extra, but did you know that the gym (including outdoor pool) inside the building costs extra also ($250 per household per year)! What??? That was a rude shock! (Granted it is not very expensive, but it was not explained to me beforehand). Another surprising fact that was disclosed only after I signed was that 20% of the units there are designated affordable housing as mandated by the city. I then googled this fact and saw a 2002 news article which says that 99 units of the 400+ units in the Paramount rent for only $500 a month to tenants who make less than half of the city's median wage. If you're the other 80%, you will be kicking yourself for paying many times that amount every month for the exact same apartments! Yeowwww! Lastly, it is true that the valets are so friendly and nice, and parking is extra $325 a month, but pulling in and out of the parking spot onto Jessie Street then onto busy Mission is a nightmare with pedestrians and traffic galore. If I had to do that everyday I would go mad. Definitely not an easy in-and-out parking situation. Lastly, I'm not very thrilled about the immediate shops and restaurants within a block radius. It is rather a dingy part of Mission/Market - although not as dingy or unsafe as where the Soma Grand is. read more

World-class building on par with the Millennium Tower or any other luxury development (and it's not falling over, unlike the Millennium). However the single factor that motivated me to get on Yelp and give The Paramount a 5-star review is the incredible staff. When I suddenly had to move due to a family emergency, John-David and Jenna bent over backwards to help me get out from under my lease and turned my situation around in less than a month. I cannot thank them enough, if I could give a 6-star review I would. Outside the leasing department, both Mikes, Steve, and John would always offer a warm welcome back to the building after work and were good friends of mine for my entire stay. This is the tip of the iceberg as I'm sure I'm forgetting 5 or 6 other staff members that were amazing as well. Would recommend and live in this building again! read more

So far, so good. We recently moved in to the Paramount, and have had a great experience thus far. The apartment we chose is a corner one bedroom, the "S" line, which is small but has phenomenal views. The building and the apartment remind me of apartments I've rented in Manhattan. The staff is courteous and responsive. This was particularly important during move-in, which can be a very stressful time. Everyone was so accommodating and welcoming. Tanya and Connie on the leasing office team are great. I'll admit it, I am a bit on the high maintenance side, and had many questions in the 5 weeks between when we signed the lease and move-in day. They always got back to me within a couple/few hours. As everyone notes, the amenities are at the heart of why this is such a great building. The $250 per apartment per year fee for the fitness room and pool also includes free private use of the party room and BBQ terrace when reserved in advance. Sound has not been an issue for us. Sure, you hear the city outside, and the occasional thud from a neighboring apartment, but all within reason and expected in high-rise living. Our experience with other residents has been pleasant so far. If we decide we need more space, the building allows you to upgrade to an available apartment before your lease is up with no penalty. This was a significant part of our calculus as we were making an attempt to downsize, but weren't sure we could make it work. Nice to have that option. I think we're going to like it here. read more

I have lived in the Paramount for 4 years and it is wonderful. The staff is great. They are all very professional, keep the place well maintained and always happy to be of assistance. You are located in the best location for transportation with Bart 1/2 block away and any bus in SF goes down Market or Mission street. For living in the heart of the City it is suprisedly quiet with the occasional fire truck and other City sounds but you are in the heart of the city. The farmers market on Sat at the Ferry building is within walking distance and a real treat. I can't say enough good things about this place. It is NOT dangerous and the rental control folks are like anyone else. They just don't make as much money as others who are fortunate to live here and pay the more expensive rents required to do so. There are not a lot of vacancies which says a lot for a building this size. I can only hope I can continue to afford to live here and I wouldn't want to live any where else. read more

I agreed with a previous reviewer regarding moving fees. I lived there for a year and left the place in perfect condition. They ended up charging me $400! $100 is the cleaning up fee and $300 is "painting the wall". This is rediculous. First of all, when I moved in, they didn't give me fresh paint. Secondly, the place was perfectly clean, why this $100 cleaning fee? I searched on line and found out there's tenant legal protection. So I emailed them and pretty much asked them to refund me the $300 painting fee (I was nice not to argue about the $100 cleaning fee). I quoted the tenant protection law and said if I don't get my money back, I'll have to take them to the small claim court. I wouldn't want to go through the trouble as I have a busy work schedule. But I would if I have too. What they did was illegal and cheating! Guess what? They responded within a few hours and agreed to refund the whole $400! Those people are dishonest! read more

I moved to SF for my new job and my relocation package included 2 months in the Paramount. I decided to stay and pay for myself after corporate housing period ended because of the convenience. The housing office people were friend but cold and arrogant. The hall way is dark and smells like trash all day long. Besides, there are low income residents on most of the floors (i have nothing against them and understand this is part of SF city policy). But I feel if i am paying nearly $3000 for a studio, I shouldn't smell trash or feel like I live in a garbage dump! The walls are thin and somehow there must be holes because I can smell next door's smoke all day long. Also, it's extremely loud (from the street) and you can be woke up in the middle of the night because of the fire station 2 blocks away (I lived on the 21st floor! and Yes, still lots of street noise!) All in all, not worth of the price. read more
