They have water shut off way too frequently. I think my water has been shut off around 5 times in the past 9 months. It's ridiculous and on top of that it's off all day. They recently changed security patrol companies a month ago and they never told the tenants. I was trying to call a security patrol vehicle over my building and the old company told me they don't secure our complex anymore. The lack of professionalism and care for the tenants is ridiculous especially knowing how many break ins have been happening. I've been here years, (this is definitely my last and I'm getting TF out of here), and never seen a security officer drive by at night not even once and I'm vigilant. Something serious could have happened and I wouldn't even be able to call security over to the area because the management didn't notify any of us of the new company and #. But hey, air-headed goofy smiled manager Nina has tacos every Tuesday! The only thing they brag about and are on top of is taco/pizza Tuesday yet that is the last thing the residents are concerned of. Our safety and comfort should be top priority. All is tenants complain about the same damn thing and nothing has been changed or addressed. I can guarantee you that the only people giving this apt complex 5 stars are the staff and the staff friends/fam who they asked. No real tenant is giving them 5 stars. I've been living here since the beginning of 2016. This place is shiny on the outside and ugly on the inside. Main gates are always broken. Homeless/transients rummaging through dumpsters at night and early mornings. Don't wash your laundry in the washrooms and leave your clothes WILL get stolen. Fancy 'card key door locks' on several laundry rooms are broken. Parking is TERRIBLE. If you get home and find a spot don't leave for the rest of the day! Staff in the office and maintenance are RUDE AS HELL. Watch where you walk because there is DOG SHIT EVERYWHERE. Stray cats will be pissing all on your patio stuff. Parties and weirdos walking around. Pretty sure 3 residents here have had their wheels stolen off their cars. New remodeled office is nice but they should be focusing on the actual old ass outdated units with bathtubs that they painted to make look newer and old ass appliances. Can't sleep with a/c on because it's so loud. This place is NOT worth 1049/mo + w/s/g for a 1bd with no w/d. These people that work here have their noses in the sky and are SUPER unprofessional. I moved here from the Bay Area a year ago where the apartments are very CLEAN & QUIET with amazing management/ office staff. But this place in Sacramento, for $1850 (2 bed/ 2bath), is a total JOKE. Just bought a sweet 4 bed/ 2 bath house on the NICER side of town where my mortgage will only be $1200 a month. I cant wait to move out in 2 weeks.There is no noise control here, every weekend there's loud stupid parties upstairs & across the hall full of unintelligent kids. Some of the people here are so ghetto. I cant tell you how many times I've seen people walking their dogs without a leash, random pitbulls running around again with NO leash, not picking up their dog poo, theres broken glass near the pool area, trash in the hot tub, people smoking cigarettes near by, this place is disgusting. The "security gate" in the front is a joke too. People still can get in and out of the apartment premises easily. I can rant on and on but main point is, SAVE your money, get a house instead or go find a better apartment complex. read more

This is an initial review of after the signing process. Firstly, do not let all of the amenities of this place lure you in, the shuttle is nice for those who attend Sac State. But you'll be hit with fees that you can't avoid. 1. The valet trash fee is honestly stupid. A tiny trash bin that can fit maybe ten water bottles is not worth it. 2. The resident life fee is just a money grab. A couple of tacos and a simple yoga lesson is a joke. Youtube does a better job. 3A. If you are not moving into a "renovated" apartment unit, expect there to be a whole lot of damages. In the first five minutes of my personal inspection, there were already about 10 things I see wrong with the unit. Cracks on the walls, dents in bedroom doors, paint-chipped bathrooms and a dirty sink. 3B. WRITE AND TAKE PICTURES OF EVERYTHING. You are initially given an inspection checklist where you can write down things that are wrong with the unit. The checklist states that you should be "DETAILED", but if you got a six-inch in length and half an inch width writing space, its pretty hard to be "DETAILED". A picture proof will be your best defense against your move-out charges because it's inevitable that they'll hit you with some bullshit you didn't see initially. Make sure you send it to them to have it on file as well because if they don't have it, it's none of their problems. 4. if you want anything fixed, be prepared to wait for a long time. Their management does a very bad job of communicating with the vendors and the tenants about repairs and replacements. My advice would be to keep bothering them because that's all you can do. If you don't, they'll just hit you with the "we'll make a note on it" line that is truthfully, bullshit. 5. The only highlight of my leasing process was Steve, one of the managers at the Phoenix. Things actually got done after we talked to him, albeit not everything was completed but at least it was something. read more

This place is a joke. I lived here for two years and only renewed my lease because I didn't want to deal with the hassle of moving at the time. My over all feeling is they focus too much on the amenities and parties and not enough on the residents themselves. They also prioritize future residents over current residents (regardless of how long you have left on your lease). Pros: Proximity to CSUS--I never had to buy a parking permit. I was able to ride my bike to school almost every day. Shuttle to campus--the rare occasions the weather didn't permit me to ride to campus I could take the complimentary shuttle (when it was working). Online resident portal--you are able to do everything from pay rent to submit a service request online. Free food--they occasionally have events or nights that serve free food. It can be tricky to find vegetarian options though. Cons: Communication is horrible and inconsistent--we were often unable to get ahold of someone in the office when we needed to but they always sent out duplicate emails and voice mails about the same unimportant things. They also tell you to check Facebook for updates about certain issues but then never update Facebook about them because they only want to fill their Facebook with positive looking things. Shuttle is frequently breaking down--the last semester I lived there I only tried to ride the shuttle a handful of times but each time I did it was out of commission and they hadn't adequately communicated that to the residents (see above Facebook "updates"). Mold--despite my OCD tendencies my apartment was always musty and fighting the mold that grew on the windowsills was a never ending battle. Office staff is apathetic and not helpful--there were a few decent people working the front desk while I lived there but most were horrible. They would always try to turn the issue around on you and make it your fault. Parking is a nightmare--we paid an extra $55 a month for an extra parking spot and people were constantly parking in it. Our car somehow got towed out of it a few times (the office staff did help us get it out free of charge, but it was still a huge headache and hassle we should never have had to deal with in the first place). read more

ALSO CAUTION TO THE LEASE They are soliciting us for extra late fees up to 35-100$ that are not visibly written in the lease. it says may incur administrative fees and bookkeeping fees. but doesn't state an amount so the landlord gets to choose at any point in time. after that I say extra because you still pay the 100$ late fee that they DO have visibly stated. I lived here for a year and it was horrible. No where to park and the tow guy routinely patrols the parking lot looking to make you a victim. There is a very strange security guard who is constantly telling everyone that he is a correctional officer. My heat went out in December and it took 3 weeks to fix. They extremely over charge u on the water bill! I left the apt clean upon move out and took pictures to prove and they still gouged me for painting $245.00 cleaning $145.00, even $11.00 for drip pans and on top of that I had roaches! read more

The Phoenix is a great affordable place to live as a college student!! The amenities are great and the remodeling of the gyms have been amazing! It's a bonus that we have a large pool and the two smaller pools in the area. Parking can be hectic at times during the semester, but parking outside is not bad. I LOVE the Phoenix!!! read more

This place is sketchy and awful, the reasons are as follows: - Dog feces everywhere, literally I saw poop everyday as I walked out to go to school. - The office "manager" RUE is rude, unhelpful, and even once called my girlfriend a "bitch". - "Ghetto birds" AKA police helicopter will frequently circle over head, sounds safe huh? - 90% of the mail I received in my mailbox were warrants and court summons from former residents, literally. - I have had multiple sketchy characters knock on my door at all hours, probably looking for their friend whose mail I had been receiving. - I also enjoyed the group of people always standing outside their Trap-house porch, truly an accurate depiction of Sac-State student life. - At least 1/3 of the times I came home, there was a bucket parked in my spot. - Need to fill your laundry card? Too bad the office is probably closed. - Entry gate is broken at least 3 days a week, that makes you feel truly safe. - Overpriced for the hood lifestyle you on subjected to. - Felt totally unsafe. $5 lock on the door, cheap glass window right in your living room, and next to your head in the bed room. - They WILL take your security deposit regardless of condition of the apartment. - I paid over 6 months of rent in advance (seriously I did), and they attempted to add on a late fee because of a mistake THEY made. I had to argue and speak with multiple people to avoid this ridiculous $100 attempted robbery. Great Customer Service RUE! - MANDATORY room inspections every 6 months, felt like my privacy was violated. - Of my two next door neighbors, one got EVICTED and the other moved as FAR AWAY from this dump as he could. - Every employee at that office needs an attitude adjustment, so rude and lazy. - All the appliances are so outdated. Kitchen is from the 90's , washing machines break daily. - I literally DO NOT have a single good thing to say about this. I tried to think of something, and I absolutely COULD NOT. Terrible apartment complex. They portray this place as a Sac-State apartment complex, which is completely false. This place is a TRAP HOUSE. This apartment is the worst. Do not rent here if you care about honesty, and integrity. They make the residents pay water for the landscaping, pool, showers , spa's and maybe even the bottled water in the office. when you try to pay your rent they refuse to accept payment if you don't pay your utilities that they themselves have farmed out to a company called realpage. When you just pay ur rent they fine you a late fee of $100. Then they claim they have the right too because it's in your lease. Believe me it's not. Been living here for almost about a year. I love my neighbors never had a problem with them being rowdy which was a huge concern for me. Overall its pretty plesent here. I would say a lot of college students tend to live here which is a bonus for those that do go to Sac State which has a shuttle for them which is pretty awesome! I love how this apartment complex really enjoy giving back to those that live here with events such as taco tuesdays, donut Fridays and on major holidays like Thanksgiving they host a little something for the resident's which is really nice. I would say the best event I went to was for Halloween, the churro truck was sooo good. Plus they always have raffles going on. Despite the good I would have given 5 stars but there's is a downfall. Which is the parking. If there is two people in a house hold which it is in my case, I feel like we always have trouble finding parking for the 2nd vehicle which requires us to walk really far from where we live at. Hopefully in the near future this can be fixed. There are open spots available but frist come get the parking also noticed some people don't move there cars from those spots and can be there for days which I think is unfair for the rest of the residents. MOVING IN: My first experience with the Phoenix was when I moved in to this apartment after fleeing an apartment in downtown while dealing with being a victim of a crime outside of that apartment. I spent all of my money on moving expenses just to get us somewhere safe, and when we moved in, we immediately had issues with the power. We contacted the leasing office, and they told us we would have to leave that apartment, but they would compensate us by putting us into another apartment with a free washer and dryer. That sounded okay, but when we explained to them that we had paid movers to help us move our very heavy furniture, and would now either need help from their maintenance people, or would need to hire new movers, they refused to allow anyone from their building to help us in any capacity. They then rushed us to move out of the old apartment and into the new one. We tried to talk to them about this multiple times and they seemed to get more and more upset at us, because we had the gall to ask for help moving heavy things. Sorry we're such an inconvenience on you, it's not like we pay rent or anything. APARTMENT: Either apartment wasn't refurbished, like the models they showed us. We found 12 screws and nails in the agonizingly high carpets in the first month. In the contract it says we'll have to pay for any damage to the apartment and for repainting, which is clearly code for "You're going to be paying for us refurbishing the apartment with your deposit," because they're waiting for us to leave before they do any work, and the walls are already scratched to hell. By the way, there's a cost for paint deterioration by the day. The bathtub looks like trash, and I get paint chips on me every time I use it. I'd like to get clean, but instead I get a new coat of paint. That'd be awesome if I were a Ford Mustang, but I'm a human. If we want any refurbishing done, we'd have to move into a new apartment. Each time the lease expires, rent goes up by approximately $100, but it's not like they did anything that would warrant that. When you talk to them about any issue, they say "we'll get back to you," and ignore you. We moved into this apartment paying about $1,000 for a 2 bedroom, and now we're paying $1,269. Again: we're not living in one of their nice, refurbished models. ENVIRONMENT: When we moved in, they told us that they were refurbishing their gym/lounge area, and that would be done by the Spring. It was almost a year later before that facility was useable. The gym is supposed to be open until 12, starting as of January 1st of this year. It's open until 10. They straight up lied about that, and when questioned about it, they just shrug and say they don't have enough staff. Uh, okay, then don't lie about it. It's also tiny, and lacks some basic equipment that was promised. There's dog shit everywhere. Their staff, nor the dog owners ever clean up the dog shit. A tree right outside of our apartment drops fruit that stain the sidewalk and stick to it. That was never cleaned up. Instead, the landscapers that blast leaves onto our porch at 7 in the morning dragged their rakes over the concrete and then left. That SURE helped, guys. Great job there. Also, I hope you like people partying on weekdays, because the security clearly doesn't care to stop it. STAFF/ LEASING OFFICE: Get ready to be ignored, AND have your privacy violated. When we put in maintenance requests, they send maintenance people to our apartment who enter without our consent, despite putting on the maintenance request form, "Do not enter without our consent, please call us," and then putting a phone number. EVERY. TIME. When I've sent them emails, or tried to call them to talk about this, they acknowledge what happened, or more likely ignore me, and then do it again anyway. They're not willing to help you with anything. I was getting paid around the 8th or 9th of the month for a while, and the rent is due on the 5th. I explained this to them, and asked if they could help me by allowing me to pay on the 8th instead of the 5th, and they ignored me at first, then when I talked to them in the leasing office, wasted a half hour NOT working on my issue, after I explained myself, only to take about two minutes to consult the managerial staff, so that they could give me a prefabricated "unfortunately we..." message. I talked to them, because they kept putting notices that I would be evicted on my door, even if my rent was a day late, AND I told them ahead of time, and then I got charged an additional $100 for the late rent. So, even after talking to them, they apparently are still "required" to put eviction notices on my door and charge me an extra $100. I'm getting paid on time now, so this isn't an issue, but it shows how intransigent they can be. Unfortunately, this is the tip of the iceberg, but I've run out of review space. Don't rent at the Phoenix. You'll hate your life, and you'll really hate their staff. read more

I would not recommend living here. I lived here for two years and it's been a struggle. There was a fire not to long ago here that's still under construction. Some tenants think it's okay to pArk blocking the only exit or entrance. The gate malfunctions often. The paint on the bath tub comes off very fast and they blame it on the tenant saying "we are cleaning the tub to often" very stupid. Have to pay for parking which is ridiculous!!! Had my car towed because I didn't have my sticker/permit on the windshield! Had to pay $280 to get it out. The front receptionist can get rude and sassy at times. The pool is nice, the gym is nice too bad all the pros don't out weigh the cons. read more

Plus there is a free shuttle to school and the bus driver is fantastic! He is always so nice. He even gave everyone on the bus chocolates on Valentine's Day! Been at this apartment for a couple of months now and I've never had such extreme things happen from previous reviews (bugs, mold, people breaking into cars). Now I won't say these are the best apartments. The front staff is okay, you can tell they're a little out of it or don't care but some of them are good. First moving in it was frustrating that some of the things we requested for fixing was not fixed asap, but after writing a formal email that was done soon after. Haven't had to deal with party neighbors. Yes there are poop around the apartments sometimes because the residents don't care. A lot of times one of the gates are broken. I have yet to struggle to find parking. In comparison I think I got lucky to the other reviewers here. Pros: -free shuttle to campus -taco tuesdays -pools -bbqs first come first serve -gym (not the biggest so gets busy sometimes) Cons: -maintenance sucks, my main problem here -staff could be better -residents need to pick up after their dogs -there's a 100 and 200 side for some dumb reason with the same apartment numbers so always getting packages for the other side Overall the place hasn't been terrible. I think it's okay since I moved out last minute and there wasn't much available for the time. But will look into a cheaper better place after this. read more

Management has changed and since then, the quality and service of this apartment complex has been terrible. First, they charge you for EVERY LITTLE THING. Be careful when you move out. Secondly, the safety of the apartment is a lie. The gate is always broken and the so called security guards there are useless. Both mine and roommates cars have been broken into. I would give them no stars if it was possible. I've only started living at the complex for 3 months and have had nothing but problems one after another. If your considering signing here... don't. Before reading this I would like everyone to know that the leasing office is complete bullshit money hungry pit. Mostly the manager Steven Tran. No one helps at all. No one cares what happens to you and can only muster up a "aw that's terrible I'm sorry" I have never spent so much money on the stupidest stuff from this place. It has caused me so much trouble. I cannot express this enough. I wish so bad I break my lease. I have lived in several apartments complexes surrounding Sacramento State and this has by far been the worst. I'm sorry for all college students who came here thinking it could make it easier for you. First problem: I did an online tour of a room over the internet before going to the leasing office. I was impressed at what looked like a nice size apartment that looked in decent shape. Once I went to the leasing office there was no apartment for show Available. I didn't think much of it considering i have friends who lived there and told me how great the place was. So we signed anyways. Big mistake. On the day it was available we finally saw how ran down and super tiny the apartment actually was. Like I mean the place was really dirty. Not to mention the apartment is literally slanted. The floor isn't level nothing is level. It looked absolutely nothing like the tour. Second problem: one of my roommates got the one parking space we receive when we move in. So I was forced to find parking for my car elsewhere. The options you have for parking are either the white curb or outside of the complex itself. I was never explained any of the parking at all. I wasn't aware how much could happen if you didn't know. Apparently you much purchase a sticker for 10$ a month that allows you to park on the white curb, or else if you do not have that sticker you can be towed. If you choose to park outside of the complex you can park there from 6pm - 8 am (STRICTLY) if you have your car parked there at 8:01 am a cop is already writing you a ticket. So sure park there at your own risk however inconvenient it may be, just know your car isn't safe. On the 200 side there is a parking lot. It was fairly empty for most of August I never saw but maybe one car there. So I parked there for a month. Nothing happened until September one night I picked the wrong spot and ended up getting towed. For anyone who hasn't been towed before, It's huge waste of my time and money and comprising a lot when you don't have the resources. So I went to the leasing office and asked where to park if I can't find parking on the white curb or outside because I never want to be towed again. They basically said you can purchase a sticker or a spot in the extra parking where I was towed. The spot cost 55$ a month by the way. So they explained to me how your not guaranteed a spot with the sticker, I leaned more towards finding a guaranteed spot. Despite the cost I was willing if it guaranteed it because you honestly will not find an available parking spot at all. Third problem: after assuming everything was better parking in my "guaranteed spot" I figured it would be much safer. Safer then parking on the street where you are at risk for getting your car broken into or stolen. I was wrong. Yesterday my front driver side window was smashed and broken into. Mind you the "gates" are always broken. Like always. And there happens to be a gate near this parking lot. Where I guess anyone ever can come through it. Because it's broken. And it's been broken since I moved in and maybe even before that. I understand that it's "Sacramento" and it's not the best area to live in, but Im making due with what I have, and I assumed the gates would have made stuff like this safer. There also is supposed to be security guards that patrol the whole complex, which were nowhere to be found when this happened, and was later revealed that they only sometimes patrol not always. What they are good at is finding if you've parked in someone else's spot so they can call a tow on you. But they can't even stop things like a break in. I've Atleast spent 600 extra fucking dollars in a matter of 3 months because of this apartment complex. The saddest part of all of this is the fact that the leasing office refuses to accommodate for their issues. I don't feel this remotely fair. I will never come back here. And the prices for these apartments is absolutely ridiculous. The quality, the staff, everything. These people really need to get it together. read more

THIS IS A POST-LIVING REVIEW!!!!! If you sign a lease here, expect to stay here for awhile because when you leave, they will do the most to take your whole deposit and ask for more money!!! Prior to signing our end-lease agreement, they also MAKE YOU SIGN AN AGREEMENT SAYING THAT YOU WILL PAY FOR ANYTHING THAT THEY CHARGE YOU FOR!!! My girlfriend and my 2 roommates only lived here for 1 year & we only had very minor damages like broken blinds and maybe some dirty appliances (we cleaned the apartment best as we could to avoid cleaning charges because they will charge you per bag of garbage). We didn't have any major damages like holes, marks, or anything like that on the walls and they still charge for a repaint! BTW - They ALWAYS replace the carpet & repaint the apartment when someone moves out (confirmed with a reliable source). However, they will take it out of YOUR deposit. Why do we have to pay for it if it's something that they do every time?They took our $400 deposit & are making us pay over $200 to repaint & over $200 for new carpet, and on top of that other miscellaneous stuff that they blind side you with like access cards, parking permits, just to name a few of the major ones. They emailed us to PAY THEM $750 TO REPLACE EVERYTHING THAT THEY AUTOMATICALLY HAVE TO REPLACE AFTER YOU LEAVE (carpet & repaint). THIS $750 PAYMENT WAS NOT INCLUDED WITH THE $400 DEPOSIT BECAUSE IT WAS ALREADY TAKEN FROM US. & if we don't pay it within 45 days they send you to collections!!! This apartment complex has given me the most problems. For each apartment unit you only get one parking spot and if you want a second one they want to charge you $60 a month. The parking is horrible its first come first serve and if you can't find parking you need to park outside the gate. I had a problem with my air conditioning it took the maintenance people a whole to come in an fix it. The management has the worst communication, on my lunch from work I drove all the way over here from downtown to sign my lease and the gentleman lost my paper work. It took them three days to find it until I could move in. The late is always broken, one of the reasons I liked these apartments was because its gated. The gates been broken for three months now. I have visited here and stayed overnight. All cons to report. Dog crap all over on walkways, gravel, even in front of peoples door. Chick upstairs uses treadmill at all hours and throws a ball inside to play with her dog. Delivered packages to office don't get notified to the recipient, lots of property lights are out so you can't see to put your key in your door. UN-SAFE! But, worst of all; during construction of the new pool area workers arrived loudly at 6am. took their breaks under bedroom windows, littered, and took up all visitors and assigned parking spots including blocking cars from leaving. Management is not knowledgeable and inexperienced. Even though it is a gated complex riff raff come in and dumpster dive. Who knows what else they do. read more

This apartment complex sucks! I have had a leak in my ceiling since February it is now November. After numerous attempts of trying to get maintenance to fix this and going to the office to try and speak to someone I am finally writing a review. Obviously no one here cares about their tenants! Great place i love living here. Maintenance is always there to help when something gets broken or needs replacing. The amenities here are awesome. The shuttle is amazing it takes you to campus and back runs every 30 min. I would definitely recommend living here. read more

If I could rate this apartment negative stars, I would. In my opinion this is the worst apartment complex in the world, and I have lived in plenty. There is a never ending list of issues with this complex, that it is difficult to even know where to begin. Less than 24 hours of moving in we found out the prior tenants had not moved out of the unit we were suppose to move into and not a single soul in that office decided to advise us of this issue until we reached out. That in itself was a sign from God to get out of this lease but unfortunately I missed that opportunity. We have had other issues with other tenants who have no respect for others living in this complex, we have had trash throw in our front entrance way, the complex allows all dogs, therefore, people do not leash their dogs and allow them to shit everywhere, so as you could imagine it smells great at all times and/or you find yourself running from unleashed dogs. Further, there is absolutely no parking available so if you get home past 5, you're essentially screwed. Our mail and packages get lost all the time because someone had the brilliant idea of having duplicates of every unit number. By far the most disappointing thing is that no one helps, everyone in the office passes your issues along or they never reach back out as promised or better yet they just send your call to a remote calling center where they have very little ability to do anything. To say that our experience has been absolutely horrific, is truly an understatement, because I was unable to do so - I would suggest you turn around and run for the hills and never look back. read more

Moved in a few months ago and im loving it. No complaints about anything. Staff is great and super friendly. Aryn helped us move in and was so helpful the entire way keeping us updated with everything and helping us move in quickly. I would definitely recommend this place to people read more
