If you are not viewed as a high-value client, expect poor communication and dismissive treatment. This was not the level of service we expected or deserved. Everyone knows who you are but you're not telling the truth and lying to your client about being sick who does that? Sounds like you take on more then you can handle or do the minimal to make your commission. You don't care about the people sadly. The karma statement was in very poor taste. Prior to my tour, I was in contact with Teja who was very helpful. When it came to the day of the tour, I guess there was a mix up in agents, but Janaka ended up showing up to the building, to give me a tour of the place. He was super friendly and very knowledgeable! :) During the application process, the application is very old school. It took us a few days to get everything together. We had to print and scan a bunch of documents then submit it via email. From what I know of family who work in the industry, most applications are done online and you can submit information as well as link bank accounts electronically lol. I wasn't comfortable submitting all of our personal information via email, so I asked for them to call me for additional information that I'd be able to provide over the phone. Although the application process was odd, the service was pretty great. The only reason I deducted a star was because like other reviews have said, they don't get back to you after your application. I had to keep reaching out to them to get answers. I also didn't like that they assume instead of verify. My husband and I rent an ADU in Commerce, but they said "currently listed address in application doesn't seem to be a rental". My husband has been here a few years and I just moved in last year. His driver's license and some bills reflect our current address, but we were never asked for additional information to verify. We also make well over the standard 2.5-3x income. I am pretty chill so I'm okay with not being selected for the unit as it is privately owned, but I didn't appreciate having to wait and keep asking for updates on why we weren't selected lol. Anyways, great people! It's just the communication that could be better and more clear. I would still recommend Perch Properties based on my interactions, because they still respond if you reach out to them :)

Where things changed was once we started discussing fees. Her leasing fee was 50% of the first month's rent. Since I treat my rental as a business, I asked whether there was any flexibility. She explained that the fee was non-negotiable because of the amount of work involved, which is a perfectly reasonable position to take. I later followed up by email, letting her know she was still my first choice, and proposed an alternative fee structure that would tie part of the leasing fee to the rent she was able to achieve. I thought it aligned our incentives while recognizing the value of her work. I never received a response to that proposal. After following up by text a few days later, I got a brief reply saying it "wouldn't work for her." I then asked a few additional questions about how she handles maintenance, and I never heard back. I completely respect that she has a pricing structure she doesn't want to negotiate. My disappointment wasn't that she declined my proposal. It was how the communication changed once negotiations began. The professionalism and responsiveness I experienced at the start disappeared, and I was left feeling ghosted.
