We stayed at a "luxury" home managed by Swell Property and were very disappointed…read more The outdoor areas were unusable. Patio furniture was extremely dirty with moldy cushions, a toilet brush was left on the primary bedroom patio, the BBQ was filthy with only two burners working, and the backyard was dirty enough that we had to clean it ourselves. Inside, the home was not properly cleaned. We found mouse traps with bait in a kitchen drawer, dirty rugs, mold in the shower, loose toilet seats, several TVs that did not work, and sticky, deteriorating remotes. The couch was covered and visibly filthy, more like dorm furniture than a luxury rental. The pool table netting was ripped so balls fell to the floor, sports balls were flat, and a rusted outdoor table stained my husband's jacket. After checkout, the property manager called once, said he would follow up, then stopped responding. When a property is advertised as luxury, guests should not have to clean or deal with broken amenities while on vacation. This was not close to the standard promised.

I had an agent I've worked with in the past who is excellent. He helped me sell a property that no one else could, so of course I decided to work with him again to sell my parents' house. As a courtesy to a close friend, I spoke with Vincent Morris before I signed an agreement with my guy. I'm so glad I did. Vincent blew my guy away with his presentation and his plan. We discussed options, and Vincent even presented the option of me accepting a pre-listing offer that was on the table, with him guiding me through the process while making zero commission. What kind of an agent does that? I'll tell you: one with integrity and a sincere desire to do what's right for his client. I hired Vincent and his team, and they exceeded my very high expectations. It was a truly collaborative process throughout and my concerns were always heard and addressed. Every piece of advice he gave was given from the perspective of ROI. "Will this expenditure pay for itself and then some?" "Is that decision colored by emotion and a waste of money?" "Does this appeal to buyers or would that appeal to them more?" Time and time again, Vincent proved himself to be an expert so I quickly learned to trust him and follow his advice. The result is that my parents' house sold for $120,000 over asking price. We had to stop accepting offers after only a few days. On the second day, we had a lady standing on the sidewalk in front of it crying because she wanted it so badly, but couldn't keep up with the quickly escalating bidding war.
