There is a total lack of security at The Shores. Fob controlled doors are broken, doors, propped open or during the day, allowing anyone to walk in through the open loading docks which are also not locked, but wide open to anyone, including the homeless to walk straight in to the building. I recently moved from the Shores and I feel people should be aware of how management treats their tenants. I paid market price for my rent so I can live anywhere in California for what I was paying. Management does not address issues quickly if at all. I lived at the Shores for over 2 1/2 years. Per state law a landlord can not charge you for repainting your unit if it is normal wear and tear. Douglas Emmett says their paint last 6 years and charged me a prorated amount for my paint. Stephen told me that the paint was normal wear and tear and I still got charged over $300 for repainting. It is not the amount that bothers me but the fact that Douglas Emmett feels they do not need to follow the state law. I am not the only former tenant that has had this problem. Stephen even said he didn't agree with the policy but the DE would try to get every dollar they could. (I wish I would have recorded this conversation). I received my full deposit back with the exception of my normal wear and tear repainting charge of $319.89. For some reason DE feels they are above state laws. They also know that to try to get my money back I have to take them to small claims court. They know most people do not want to hassle with this and that's how they keep money they are not entitled to. While living at the Shores I noticed the general upkeep was not maintained. Dead trees and plants are never replaced. They say it is luxury living. It is not. It is a luxury view of the ocean which I will say can't be beat. The restaurant is hardly open and frankly I would not eat there. Everything I ever ordered was disgusting. They tell prospective tenants about the restaurant and it is a bunch of lies. The location of the building is great but that is all it has going for it. The pipes are a mess and people are constantly being flooded. The garages are filthy. Empty boxes and trash throughout. Management said last October they would be cleaning them out. They never follow through. The parking situation is awful because they have no idea who parks in what space. The surface parking is used by non residents to visit Main Street or the beach. They say they tow but everyone knows they don't so people use the lot. I have moved to a new building and the difference is night and day. A good management team makes all the difference. While I understand there are many residents that are rent control and do not pay market value, it is not fair to those who are paying market value. They can't keep tenants paying market value for long because it is simply not worth the rent they are charging. They are in the process of remodeling. The hallways when completed are nice but you are not allowed to have a doormat or any door decorations so it is as sterile as an office building hallway. They finally replaced the pool furniture after months. There is no sitting areas to enjoy on the premises except two sad plastic cheap white tables and chairs. Supposedly they are getting to the outdoor areas after they finish the hallways and lobbies. The washer and dryers are gross and never cleaned so it is disgusting to wash clothes there. The door in the south tower from the courtyard had been broken for months so anyone can access the building. Security is non existent. Ex residents keep their fobs since they are never deactivated and continue to use the pool. Things are not repaired quickly if at all. If you are looking for luxury resort living, the Shores isn't it. I miss the friends I made at the Shores. The desk attendants and maintenance people are all wonderful. The building is very pet friendly but many pet owners do not pick up after their dogs so at night you are very likely to step in waste. There is no consequences for those pet owners who do not pick up after their pets. It is quite disgusting. You will find dog waste in the stairwells, hallways and lobbies. I have seen dogs urinate on the walls and lobby planters and the owners walk away leaving it there. If this happens at night the night desk attendant will put up a caution sign and it is not cleaned up until the next morning. It is absolutely disgusting. There are some wonderful dog owners who do pick up after their pets but there are many who do not. Zero consequence from management. I would seriously think twice before renting here. I never thought I would post such a negative review but them illegally charging me for paint is the final straw. Management should be ashamed of themselves. read more

I lived in one of the penthouse units for about a year and a half. I paid 6k a month for a spectacular view and the view never disappointed. The location was great too, right at the beach and close to all the Main Street shops and restaurants. Now, for the not so great aspects. Pipes broke in my kitchen when I was out of town and the whole thing was handled very poorly by management. In fact, I had a lot of maintenance problems in that short time. Fire alarms were always going off even tho there was no fire and it was super loud. People get trapped inside elevators and the elevator situation deserves its own conversation. Don't even get me started on the cheap pool chairs, which were so uncomfortable. In short, great location, not so great building and management. read more

The Shores is an older building (built in 1966 approximately ) that faces various maintenance challenges that impact the residents' living experience. Common issues include clogged toilets and malfunctioning elevators, which can occasionally lead to individuals being trapped inside! This is really Scary. Additionally, residents frequently deal with water shutoffs, which can cause discomfort. Unfortunately, the building doesn't have good water pressure. Loud noise is another major concern in the Shores. Continuous fire alarm sounds disrupt the peace. Furthermore, external noise disturbances during early morning hours exacerbates the lack of tranquility. Early mornings and late nights disrupted by noises: 6 AM barking dogs, trash trucks, loud motorcycles, and loud noise around 11:30 pm from the pool or nearby parks. The Homeless shouting outside the building from the park also occur around 3-4 AM., making it difficult for residents to get restful sleep. Moreover, the inefficient management of Santa Monica city only exacerbates these issues, another concern of course is safety. Several Loud sirens etc. Also, the vehicle's alarms are sounding every single day. The windows are way too old and don't block any noise at all. There are also issues regarding cleanliness and maintenance in shared spaces. For example, the carpets in common areas are not washed, leading to unpleasant odors.The laundry facilities are located in a dirty garage on the lower ground floor that also needs attention. This filthy garage appears disorganized and requires a serious power wash. Additionally, the laundry machines regularly malfunction. The list of problems continues endlessly. Seek alternatives! Given these challenges, it may be beneficial for residents to explore alternative living options that offer improved maintenance and a more comfortable environment. Elevated prices and poor quality of living are simply not worth it. Furthermore, Douglas Emmet should not expect new tenants to pay higher rents to offset the hundreds of existing tenants who have lived on the shores for years under rent-controlled prices. read more

Some of the staff that works here are amazing people (front desk, maintenance, and the awesome cafe in the middle). But the corporate connection to Douglas Emmett is the WORST. You WILL get nickel and dimed. They overcharged me 1k for rent and then took me to a collections agency when I disputed it. Shame cause the location is great. read more

I've been leasing here for a while now, and I honestly couldn't be happier with my experience. The community offers great amenities that make living here convenient and enjoyable. The staff is always friendly, considerate, and really take the time to listen to any concerns or requests I have -- and they're quick to respond and follow up. Love the location and the community but the facilities are in sharp disrepair and need updating especially the gym which is dated and unpleasant and the pool which is a mess with missing tiles all over and lousy changing room and shower. Luckily my unit is relatively fine but many residents have had serious and disgusting plumbing problems that management has either been slow to repair or never fully repair. After over 15 years as residents, we've watched this place fall into shocking disrepair under the mismanagement of Kelly Magill, the worst property manager we have ever encountered. Her tenure has been defined by hostility, neglect, and a disturbing disregard for tenant health and safety. Also, leasing agent Victoria engages in predatory and illegal tactics, gouging fire victims. Prospective tenants are subjected to a classic bait-and-switch: shown only the handful of functioning areas, then pressured with fabricated claims about other applicants supposedly lining up to rent. The goal is clear--panic people into signing a lease before they learn the truth. Here's what you won't see on a tour: Common Areas: No heat or AC, which led to a fist fight between two guards for the only space heater for 2 buildings. Cheap plastic furniture surrounded by overflowing trash, dog feces, and nonstop barking from neglected dogs. No tenant parking--ever. Garages: Flood every time it rains, reeking of mold, pesticide spray, and a sickly "garbage perfume" that lingers for days. Security: Virtually nonexistent. Cars are broken into or stolen almost weekly. Storage lockers are covered in mold or regularly burglarized--with no accountability from management. Pool and Gym: The pool is filled with fire debris, broken tiles, and peeling paint. The gym contains expired, unusable equipment, a defunct jacuzzi, and elevators that frequently trap riders. The most dangerous issue is catastrophic plumbing. Sinks and bathtubs routinely back up with raw sewage and black sludge, flooding apartments with human waste and toxic residue. Mold sets in almost immediately, and air quality becomes hazardous. Rather than repair infrastructure, management blames tenants--who then have to cover damage themselves through renters' insurance. This is not isolated--it happens regularly, sometimes weekly, in the same units and if a renter is not home, they enter the apartment and open walls containing asbestos with no remuneration and lie about entering. To avoid paying for proper remediation, management deploys air purifiers and fans during mold testing--rigging results to come back "negative" and masking contamination. Health hazards extend further. Bathroom fans pump in cigarette smoke from other units, making it impossible to breathe clean air, even with windows closed. Complaints about rampant smoking are ignored. No effort is made to enforce no-smoking rules or protect non-smoking tenants. The deterioration is social as well as physical. What was once a supportive community has collapsed into resentment and fear. Neighbors exchange hostile messages in a Facebook group that used to be for connection. It is now a toxic wasteland of frustration, stoked by management's refusal to mediate or lead. Meanwhile, Ms. Magill's behavior is consistently unprofessional and hostile. She screams at tenants and staff, hangs up on calls, refuses in-person communication, and routinely gaslights or bullies anyone who tries to address legitimate concerns. She provides no oversight of maintenance, acting more as a barrier than a resource. She refuses to communicate transparently about the use of hazardous chemicals like Roundup or the presence of asbestos and lead paint. Her conduct puts families, pets, and vulnerable tenants at risk, demonstrating a blatant disregard for health and safety. Despite the property owner, Douglas Emmett Inc., securing a $550 million loan in early 2024, no meaningful repairs have been made. Instead of replacing failing pipes, they now are using hydro-cleaning--an approach that bursts lines daily and is destroying homes and causing tenants to relocate. And then it is covered up by Kelly who does not tell tenants to cover and hide the illegal activity. One single hallway renovation has dragged on for more than two years, ultimately producing a space that looks like a 1990s dental office. The delays, paired with unlicensed contractors, suggest gross incompetence, cost inflation, or both--and may amount to fraud or deliberate tenant harassment. We believe this is part of a broader strategy to drive out long-term rent-controlled tenants under the Ellis Act, one that was only paused when regulators intervened at the Barrington Plaza. The Shores is uninhabitable by any modern standard--and likely in violation of multiple health and safety codes. The pattern of neglect, deception, and financial manipulation here demands investigation by independent authorities. Do not rent here. And if you are a regulator, attorney, or reporter: start asking questions--now. read more

I lived at The Shores for a little over two years and all I can say is that I am glad to be gone. I miss many of the residents but the management's negligence has ruined many great memories. If you are considering renting here be prepared to lose much of your security deposit for no reason and don't expect them to follow simple California Law like providing you a itemized list of issues they consider to be more than normal wear and tear. I intend to take them to small claims court and will update my review with my results. I would also encourage you to talk to residents who have had to deal with water/flood, asbestos, theft, elevator, and a whole host of other issues. A wonderful place to live. Beachy, laid-back vibe. A mix of newer tenants and those that have lived at The Shores for decades, so there's a strong sense of community. Everybody rents - there is no HOA - but the DE managers and staff in the office are very responsive and typically will do everything in their power to help with whatever you need. Much more so than any other landlord I've ever had. Likewise, the maintenance managers and staff are warm and friendly and often astonishingly quick to address an issue. Somebody is on site all hours. Some have worked here for years and years and know most of the tenants by name. Also in my experience the leasing agent won't BS you, she'll just tell it to you straight, whether you like the answer or not. read more

This place is great. It's not for everyone, but that's part of its charm. Its location can't be beat. Its verrry dog friendly. The staff are hard working, friendly, and know people by name. The pool is warm and on a warm day, an incredible place to chill. That said, it's expensive so you get people that aren't down with the quirkiness. Not sure those people should stick around, as Ocean Park has a pretty quirky history and as such, if you enjoy the culture then The Shores, IMHO, is a terrific place. I've only been living here for a few months, but I've been very happily surprised. Anytime I need something fixed it gets done the next day. All of the staff are friendly and helpful. Shermaine stepped in and helped me carry a particularly heavy package up to my unit without my asking. Luis is cheerful and helped me when I needed an new batteries for my door, and found me a locker that would work for me given a sensitivity that I have. And Victoria was the one that encouraged me to look here, even with the medical issues that I have. I'm so grateful that she did!! This has been a challenging time in my life but the people here have helped with their sunny dispositions and our easy interactions. read more

We've lived at The Shores for almost three years. You can't beat it for its fabulous location. The beach and ocean are across the street along with a children's playground and boardwalk. Outside on the premises for convenience are a heated pool, post office, hair salon, cafe and grounds to walk a dog. There are over a hundred restaurants to walk to for meals, and the Santa Monica pier is an easy stroll on the sidewalk or along the beach. Venice Beach is close by. All this in a wonderful beachside rent controlled apartment community of Santa Monica. We're pleased with our 2B2B apartment. The views from all of our windows are phenomenal bringing the outside in. There is ample space for storage. The water is hot. Rooms have updated appliances, laminated wood floors and new counter tops etc... The staff here are friendly and hardworking! The place is clean from the lobby, stairwells, and hallways down to the garages. We've no complaints about the cleanliness. The community as a whole is great! We haven't met an unfriendly person yet whether riding the elevators, in the laundry room or at the pool. Dogs are allowed and are plentiful here. The neighbors on our floor are kind and respectful of each other. We've also not had issues with smoke or loud neighbors. To promote a sense of community TSRA, The Shores Resident Assoc., holds a number of parties and events during the year for residents to socialize. As with any building there are maintenance issues. To date the few minor issues we've had within our apartment have been handled either immediately, within 24-48 hours or when scheduled. There are 3 elevators which service the residents. Occasionally one is out of order, but we've never had to wait more than a minute. Currently the hallway floors are being renovated and what an improvement!! Like most CA communities the area has been experiencing a surge of homeless, addicts and criminals. The Shores provides for special keys at the doors and garage gates. These help protect residents somewhat, nothing is perfect and renters have had bikes stolen and cars ransacked on occasion. We do have one regret about living here at The Shores... why didn't we find it sooner!!! read more

This place is a joke. Wonderful location but classic greedy, cheap landlords who do the bare minimum because they know you will pay the rent. I've been locked out of my apartment 4 x over the past month because the key system doesn't work. The decor is trapped in the mid-70s (and trust me, there is nothing retro-chic about it), many of the front desk people they hire are apathetic, crime (especially in the garage) is rampant. if your considering moving here and you own a dog i would reconsider. There are a lot of untrained animals in the community that are aggressive, and on top of that the owners are proud of the animals behavioral problems . There are also unregistered animals that are allowed to roam around on the property like possums that people own (which is illegal). I have been yelled at by multiple residents in the community because they don't even allow you to unleash your dog to use the bathroom for 5 minutes. ( I have a registered and fully trained german Shepard ) even though these individuals are stating that the reason my dog needs to be on a leash is because THEIR animals are aggressive. Management does NOTHING about the animals that try to attack you or your animal and if anything they will reach out to you. They will not remove aggressive dogs, they will not ask them to be muzzled by the owners and there are a lot of of them here so just forewarning if you have an animal and you want to move here I would say this is not the best place to move. If you're gonna pay 3800 for a one bedroom it's probably best if it's in a safe area so I would recommend not moving here and finding somewhere safe for you and your animals so it's not a daily issue every-time you take your dog to the bathroom. read more

Having been a part of The Shores community over the last couple of year has been a great experience. From the residents, to the entire staff, it really feels like home with a wonderful community. The building is well kept and whenever maintenance is needed, the staff is there promptly. The amenities are great. The gym, the beautiful lap pool (although it could use a little TLC) :), and The Shores Cafe, yum! It doesn't matter if it's a weekday, weekend, or holiday. The shores cut trees, grass and perform loud repair work in the units EVERY SINGLE DAY starting at 7 am! There is never a time that you don't hear the sound of the noisy machines coming from all around all at once. They have zero consideration for their tenants. This goes on even more, louder during summers. And no, there is no AC available in the units, so you can't even close the windows to prevent the noise from coming in. There is no way to rest while living here! Just horrible! read more

Secondhand smoke every day three - four times a day. And nothing can be done. It's miserable to be home and have smoke coming into your home, coating your walls, and being a part of your life. There are smokers on every floor and the way the wind works, it enters all apartments. If you ask to not live near smokers, it won't help. Elevators seem to be CONSTANTLY broken, repairs take forever to happen, overpriced, bad management, mediocre apartments, noisy.

Seriously, you know it's a problem when it's literally in your own balcony! I woke up this morning super early and was cleaning up my apartment when I glimpsed outside and spotted a homeless man asleep on my patio. I did a double take thinking my eyes were deceiving me. Oh no they were clear as daylight. This man was asleep on my second floor balcony !!!! I can't believe this shit! After dealing with Police and having him removed I feel like What the actual F@!& is going on???? This could have had a much worst outcome and how did he climb onto my floor? The patio below me has a broken lock on the door that I requested they fix detailing my specific concerns of someone accessing my balcony and management told me that I cannot put in a work order request for another apartment. Really??? Even with these obvious safety concerns???????? Its a very irking and unsettling feeling. Apartments have been broken into and a few years ago an elderly woman passed away after she her apt was broken into. Not sure exactly what happened to her. I AM NOT ABOUT TO BECOME ANOTHER STATISTIC!!! He was talking to the police and told them he thought it was a hotel and he wanted to use the WiFi to check his email. I was like then pay rent and pay WiFi MF!!!!!! Beware and be vigilant everyone! I know homelessness is a huge social and political issue, but when it is actually in your comfort zone it is something else!!!! Not to mention the dual diagnosis of mental illness and substance abuse that plagues much of the homeless population. The outcome can be very unpredictable if you confront or approach some/ most of this group as witnessed by the multiple reports of assaults and violence exhibited by these individuals. This apartment complex refuses to enforce its leash policy for dogs, even though I and others have submitted complaints. My small dogs have been injured a few times by unleashed dogs as a result. I was just taking my dogs down the elevator, and when we stopped on another floor, a tenant's unleashed large dog ran into our elevator and jumped on my dog with full force. My dogs have also been attacked 3-4 times by unleashed dogs in the courtyard between the 2 towers. Even when I don't have my dogs with me, I often end up with mud/grass/fur/dirt on my clean clothes from unleashed dogs jumping on me in the elevators, hallways and courtyard. Dog fights break out in the courtyard almost daily due to 1 or more dogs being unleashed. I think potential tenants should know about this issue. read more

I cannot more highly recommended The Shores. I have lived in both the North and South towers. I was in a one bedroom apartment first, and then moved to a 2 bedroom (that I'm currently in now). Both towers are gorgeous. The application process was an absolute pleasure. Smooth, efficient and friendly. (Shout out to Victoria!) It's an amazing community. Facilities are second to none. Right on the beach, epic swimming pool - complete with outdoor hot tub. Great gym. Right next to tennis and basketball courts. The buildings and grounds are beautifully maintained. As the months roll by, on the odd occasion, of course there's maintenance work that has to happen. In each of these instances I've been given advance notice with a note on my door. The laundry facilities are great in both towers. Plenty of washers and dryers. I've never had an occasion when I've needed to do laundry and no machines were available. Looking forward to many more years here. read more

I recently moved out after living here for a good number of years. In light of the building collapse in Florida, I felt compelled to speak up to make any one considering living here aware of a few things. Most importantly, The Champlain East Tower that collapsed in Surfside, Florida was 40 years old. The two buildings at The Shores complex in Santa Monica is 60 years old. As long as I have lived here there has been no dialogue from management regarding the structural integrity of the building and the only remedial work being done to building was on the facade/outer walls of the building (as you can read from the other reviews here). The Shores is owned and operated by a publicly traded company. Their obligation is to their shareholders and not their residents. So ask, yourself, is this why there are so many cracks and leaks in the lower level of the garage that have not been addressed (Please see attached pic. More to come)? Just found out that an elderly resident died in the middle of the evening on 3/22/2020. Her body was removed by the authorities in the middle of the early morning so no one could see. The owners have yet to notify the other residents!!! You would think that letting everyone know about this would be a top priority since the whole world is experiencing the COVID 19 crisis!!! But this is a symbol of a broader issue with the owners. I have been living here for the past 5 years and feel nothing but sorry for the overworked and under resourced staff. I would like to leave this 10 review for The Shores in Santa Monica. I needed to find a property after quickly selling my condo at the other end of Ocean Ave...& my days were numbered to find a new space that felt like home! After much review on-line of available waterfront properties, I submitted an email to The Shores & received a very quick response from the leasing agent, Victoria - she was able to meet me to view the unit within an hour! Victoria met my concerns and urgency with ease & poise, and made every bit of my transition completely seamless! Her knowledge and assistance to complete what was needed to secure my new place was amazing!!! Upon walking into the unit , it met every expectation... it was immaculately clean and every detail was attended to! I signed my lease within minutes as I was in love with everything they had to offer! The kindness & professionalism of the entire staff who accommodated my needs went above and beyond my expectations! I moved to The Shores Santa Monica in June 2021 and this is far the best apartment I've stayed in. Victoria, the leasing agent is awesome!l She made sure that the unit was in impeccable condition before the move-in. Maintenance crew and front desk clerk people are very attentive and friendly. Living at the Shores feels like living in a community filled with amazing people. Nothing beats the location! It is right next to the beach and hands down the best pool in Santa Monica. read more

The location is nice, close to a lot of shops and restaurants. Some of the units have ocean view, a few with balconies. After touring this community, l decided to hold an apartment. However, l changed my mind because the property is really old. The leasing agent was nice, but a little pushy. read more

Absolutely love living here! Amazing view, clean & well-kept, safe and super helpful staff! The move in process was seamless. Victoria was my leasing agent and she's fantastic! Easy to work with, nice, responsive, and super accommodating. The apartment was sparkling when I moved in and I have had no issues so far - mail, parking, storage, food deliveries have all been well-managed. The pool and cafe are my favorite! I would definitely recommend living here...unless you are mean, then live somewhere else ;) read more

I hereby promise to go back to my 5 star rating if these issues are addressed by Douglass Emmett. Something has changed at the Shores in the past year and a half. (I pay premium market rent, fyi.) Victoria, the leasing agent, is still beyond awesome, and along with Carol, they are possibly the only people here who care about anything. Victoria should run the place, but I would guess she doesn't want to. If she ever leaves, I would probably have to move out. I don't live in the South Tower, so I haven't experienced the insanity of management not being able to fix the elevator issue. Fix the friggin' elevators! They're the same elevators, so I'm sure the North Tower isn't far behind. This worries me. My other issues are: Security. When I moved in, there were long time front desk attendants who knew residents' names and cared about security. They were professional. With a few exceptions, because there are still some nice attendants who smile and seem to care about doing a good job, there is now a revolving door of sour and put-out front desk people who let anyone in the building and seem to WANT to be fired. In the age of online shopping, I realize they are over-burdened dealing with packages, but that means DE needs to pay them more and/or have two on duty at times. Prospective residents expect the functionality of a "doorman building." Please know the current state of affairs is not functional. I've heard management doesn't want the "courtesy attendants" to stay too long and learn names, which is bad management and bad business. A man who was supposed to be denied access to the building (after being taken away in handcuffs one night on charges of domestic abuse) walked right into my apartment (the one time I didn't look through the peep hole, as I thought he was UPS). He was clearly drunk and confused, thought he was at another unit, and didn't stop when he saw me. I had to use my door to push him out. I realize this was a very specific issue/incident, but still... I felt safe when I moved in. I no longer do. Upkeep. OMG. The grounds and the carpet. I spoke to the new manager, who also seems very nice and who we all want to give a chance to get things sorted out here... but I fear he does not have the support of his employers at Douglass Emmett. The carpet in the North Tower lobby is frayed, stained and disgusting, as it is on my floor. I was told this issue is "on the list of capital improvements." Uh huh. When? They recently shampoo'd the carpet. Look at the pics. Is this carpet you shampoo or replace? (The bleach stains in the carpet pics I posted are the result of someone on the night crew trying remove blood with bleach. The blood was the result of one of my neighbors cutting his ankle on an exposed pipe in the courtyard between the buildings. I seriously doubt the pipe hazard has been addressed.) Again, I love so much about this place. But it is not the same as when I moved in. If these things start to improve again, I will return to my five star rating. But prospective residents need to know that currently Douglass Emmett doesn't appear to give a crap about this place. I'm proud of my apartment, but I'm embarrassed what guests see before they get to my door. It is not commensurate with my rent. It's very odd, because more and more original rent-controlo-law units are coming available for market rate. If you can pay this rent, you can afford to buy or find a nice beachfront rental where there is some pride and professionalism on the part of the ownership/management. read more
