There's definitely pros and cons to this place. I lived here for 3 years. Pros - amazing place to meet people. I met all my friends here - It's extremely dog friendly - the pool is nice - area is super central and well maintained - maintence is quick to respond and super friendly - pretty safe. Never had any issues and 24/7 security is nice Cons - mold (as people have mentioned) - thin walls (hopefully you get quiet neighbors) - pain in the ass management. When you move out they will try and nickle and dime you - garage was broken into (and they had no cameras) - If you live on a bottom unit, you will hear your upstairs neighbors Overall, I'm torn on if I would recommend this place to anyone in the future. Units are small, dark and overpriced. Noisy neighbors and it's an issue since the walls are very thin. Our apartment was always damp and had a strange moldy smell. I was ready to leave 1 month into the lease but of course we had to stay. The move out fees and what they held from our deposit was wild. We just moved into something that's 200sq feet bigger, with huge windows, quiet older neighbors on a top floor of a nice condo building in MDR with better amenities for less money. Pool and common areas are full of 20 smth year olds and all of their friends who are not even residents -drinking and partying - not a relaxing experience. The gym is ok, I ended up still going to Equinox for better equipment. We lived at LIncoln place in the past- 2019 and though the apartments did not change, prices did significantly as did the management and what was a rather pleasant experience in 2019 (very kind and human experience with management) was not such in 2025-2026. Security guys are lovely, as are some of the maintenance folks! Lovely concept but the development has way too many issues for us to stay for the price. read more

From day one, everything has so smooth and easy mostly because of the incredible staff! Brianna in the front office is always super helpful (always greets us with a smile!), Chuck the security guard always makes us feel safe (he's got strong arms!) and Brandon the concierge at the pool is a full on amaze! I'd for sure have his babies if he asked or at least donate a kidney if needed although after my terrifying party years in college I don't recommend either! =p Everyone we've dealt with in the front office/maintenance/security/pool/gym etc. have been nothing but helpful and always ready to provide support and quickly take care of our requests. Theft broken into a PRIVATE GARAGE and knifed my car costing me over $5000. This not only happened to me. When I asked around people have their stuffs stolen from inside the garage. The building have security camera but it doesn't face the garage even though they said the garage being monitor by camera.The apartment community manager and security don't even bother to try fixing the issue. They will only say talk to the cop or talk to your insurance. If your insurance premium keep going up over the year, this is because of this kind of ignorant behavior from a building management. Edit (to reply to the Lincoln community team ) I rent here via property management company call Blueground, that's why you can't find me in the system. I did contact the police but it is your duty to keep the community safe and I believe you're not doing that. I moved out of Lincoln Place and want to warn others about the hidden fees and security deposit issues. Don't get me wrong - it is a nice place with an attractive gym + pool, but it's way too overpriced and non-transparent of an institution. Firstly, expect over $100 a month in extra utility charges, which isn't clearly communicated upfront. Secondly, when I moved out, they deducted $500 from my security deposit for repainting walls, even though normal wear and tear shouldn't be charged. They also added cleaning fees despite my thorough cleaning and photo evidence. Lincoln Place looks nice, but it's not a good value. The hidden fees and unfair deposit deductions make it a difficult choice. Find a place that values transparency and treats its tenants fairly. read more

Here has been our time at Lincoln Place 1) we had a neighbor have a mental break and tried to break into our apartment. Literally he shook the door, and came up to the windows to try to open them. When we asked management how we can break our lease given this occurrence They said there is nothing we could do even though we felt unsafe. 2) homeless encampments everywhere. Disgusting! 3) Noisy neighbors upstairs neighbors where management does nothing about the noise plus poor flooring and building structure = no sleep and having to calm our shaking dogs. They have a cat running all day and night and nothing done. Management doesn't do anything about it. I've never experienced management that cares as little as Lincoln place. Literally leaving this post at 12:30am because of the stomping and yelling upstairs I can't sleep peacefully. This has been my year. Not worth the money spent. I moved here in May '22 from Chicago and have enjoyed my living experience with Lincoln Place for the most part. The amenities are well-maintained and the apartment itself is nice. Be aware of crime and theft issues within the community. I had two of my bikes stolen from my garage because my neighbor left their garage door open (garages are all connected in a row). I am now responsible for replacing my bikes yet I have no control over my neighbors leaving their garage door open. Lincoln Place did nothing. read more

Lincoln Place Apartments is owned by the largest apartment owning corporation in America and their interaction with me in my most recent experience confirms the attitude that comes with this much power. After never missing a rent payment over three years, and being a model tenant, the company not only took my entire security payment but charged me over $600 additional. The on-site rep was immediately defensive, unprofessional and unhelpful. They did suggest I talk to corporate about the specific charges. When I called corporate I explained that I had left the apartment completely clean and had even sparkled the places where I had wall art and had hung the TV. When I asked about the so-called "major wall damage" and the subjective nature of their assessment they did not have a rate sheet or anything to support the assessment. Apparently, when you move in, they will charge you for a repaint pretty much no matter the condition. And they say there is no charge if you are there for four years. If you are there for two years or under you are charged 100% for a repaint. Since I was there for three years they charged me 50% for a full repaint. So much of their security deposit approach is purely subjective and they can completely ignore it no matter how great a condition I left the place in. Be forewarned that your deposit (and maybe much more) is likely gone the day you move in. Learn from my mistake and avoid Lincoln Place. read more

Daughter was a current tenant but wanted to move to a different unit at Lincoln Place at end of her lease in October. Two units sat vacant for months.Once she expressed interest, the rent increased. She didn't want to pay double rent but the implication from leasing office was rates would only continue to increase if she didn't apply immediately. Quotes for October move in were higher. We were co renters given the high cost of living there. Numerous problems with application process, move in, packages not being received, apps not working, prior damage to unit from past tenant. Then once lease signed in September, the rent for the exact same unit decreased substantially. Leasing agent and their leadership declined to amend the lease to reflect the decrease in rent, stating they could not"legally" do so. However, CA does allow an amendment of a lease by mutual consent. They are a huge conglomerate company with no concern for the tenant. Market rates change but this is low season and these units sat vacant. In hindsight, we should have ignored the pressure and never signed the lease for the substantial amount we are paying. And no recourse for all the problems we encountered with the whole process. Stay away, they don't care about their tenants. Read all the Yelp reviews first which we should have done. read more

Well after being a resident of LP for 5 years, I moved from a bungalow in to a 2nd floor duplex unit to save some money ($6k a year / $500 a month). I wish I had chosen another property. The reason I chose to stay is the grounds are amazing for animal owners. My dog loves it here. The 2 bedroom unit I moved into is absolutely trashed. Floors are destroyed in key walk zones, the unit was fifthly, paint retouches are done half assed as there are paint drips all over as well as paint on the floors and other areas not intended to be painted. Drawers and cabinets are broken, the oven still dirty with missing broiler. Doors don't close or are broken, with rusty hardware. I could go on, but you get the picture. It's a typical corporate conglomerate who could careless about their tenants. The leasing office offers lip service and the maintenance manger Socrates is an absolute jerk. I'm being nice here and would like to use other words to describe him. Let's just say zero customer service skills. I also heard him reprimanding one of the awesome maintenance guys, speaking to him disrespectfully which really upset me. I'm not ok with managers who are tyrants. Toxic work cultures are awful and reflective of poor leadership. If you are considering LP as your home just know what you are getting into. You are a number to maintain occupancy levels and that's it. If you have high standards for the place you live forget it. They cut corners in every area possible and do the bare minimum to get by and charge very high rents. This property is already going to s%*t and was just redone 5 years ago. Don't expect much. I sent the leasing office an email with 49 pictures of documented issues. Some of which will get fixed, but the majority to ensure I am not held responsible for the damage once I move out. My next move will be purchasing my own place. As you can see there are many low reviews on LP. Tenants are universally not happy. There will come a day when the property will become so rundown that its appeal will be lost. It has 2 things going for it a Venice address and the gorgeous, mature landscape that has been here since the 50's. Dog owners stay because its like heaven for our dogs. I haven't even mentioned noise issues, which even in a bungalow was awful. The unit I'm in is supposedly better after meeting the woman who lived here. She moved 3 times in the complex and said this unit was by far the quietest which is why I took it. What is most upsetting is the nonchalance and lack of care for tenants. It reflects in the property and how units are maintained with corners cut and the expectation tenants will accept what they are handed. I have lived here for over 4 1/2 years , I can absolutely recommend finding a spot here it's close to the beach yet it's secluded from all that comes from the beach. It's serene and quiet it's impeccably kept clean all the staff are extraordinarily courteous helpful especially the ladies in the front office. I must include the maintenance men and women who have been so accommodating efficiant at taking care of any issues in my apartment. Lastly I must shout out Brandon who serves at the pool he is the most kind and courteous man I have ever come across. what he does is so much more than just being our pool attendant. If you want to get your mail they make you pay for a locker. If you want a place to park they make you pay for a parking spot or a garage. So how friendly is a place if they won't even let you feed the local animals. And they over exaggerate on every complaint saying that some of the neighbors no. It's just usually one neighbor that made a complaint and this neighbor is a b**** with a stick up her a**. So if you want to pick one over priced place that does not actually give? You. Anything? But makes you paper everything has a decent gym? A small a** pole and a crowded as afternoon at the pool so you better get there early if you want to get a chair. I'm just glad i'm f****** leaving this place. So not worth it. We paid seven thousand dollars for a two bedroom and a garage that is not attached. And we've had 2 leaks in the building while it's 2 leaks and was told that I'm not allowed to cover my furniture in the patio. Leaving Lincoln Place was one of the best decisions I ever made. Despite no real renovations or improvements of any kind, rent was raised the absolute legal maximum year after year. Walls and windows are razor thin and appliances are the absolute cheapest money can buy. The only real perk of the complex is the gym/pool, but you are constantly dealing with non residents and young kids. There are also tons of hidden fees. My advice - Support local landlords and find a place that values your business rather than a machine like AIMCO. You will feel bullied at some point because their contract is beyond ridiculous. read more

Be sure to factor in a few thousand dollars extra for mold inspections and hotel fees if you decide to live here. The Lincoln Place management team has demonstrated an extreme lack of care for the health and safety of their tenants. We had multiple issues throughout our time living here, the worst being a massive black mold infestation throughout our ventilation system. The first time we reported the issue a maintenance worker came and told us to "just wipe down the vents." It wasn't until we came out of pocket for a private mold inspection that they finally fixed it a year later. I developed a cough from breathing the mold in for so long. When they finally decided to fix the mold they ignored for over a year, we had to vacate our apartment for 5 days. Again, we came out of pocket for a hotel room. We were never compensated for the mold inspection, nor the hotel room we were forced to stay in for a week. But what I found the most interesting is that other tenants were also having this issue and one of my neighbors actually reached out to me about a class action lawsuit they were building against Lincoln place for the very same mold problem that had gone ignored. Editing my previous, 5 star review that Lincoln Place incentivized in order to win a $500 gift card (not sure if anyone ever even wins those)... but after living here for 2 years here's my updated, honest review: Moved to Lincoln Place with my sister and truthfully, we have been great tenants. We were told that the only way it would work for us to move in was if we moved within a week of the time we saw the apt for the first time which was the 19th. That said, we cut our lease short at our previous apt so we could cater to Lincoln Place's needs (more money, obviously). When time to move out, our lease of course, ended on the 19th. We kindly asked if we could extend our lease to the end of the month as our new spot's start date wasn't till the beginning of the next month (like most normal apartments). The staff at Lincoln immediately said no without any hesitation AND they said we could not store our things in one of the storage units that was owned by the property unless we had a lease. No exceptions for being great tenants for 2 years. Instead, we were forced to move out and store at a Public Storage for weeks (we later found out the new tenant doesn't even move in for another week). If you'd like to get screwed over by a big business complex, live here. Otherwise, go with a home where you are valued and cared for more than to make a pretty penny on your dime. read more

The grounds are well maintained, maintenance is responsive, the apartments are nice enough, and the staff is friendly albeit inflexible due to company policy that is impersonal and at times annoyingly opportunistic. This last item is why I am only giving three stars. Here's an example: every time my lease has expired, the price to renew has been slightly higher than the what the unit would go for to a new tenant if I moved out. I assume this is because they know people want to avoid the hassle of moving and suspect this is why their website no longer shows the prices of their available units, although there are still ways to check. If you contact the leasing office, they'll say there's nothing they can do about this. Update: I e-mailed the address given in Lincoln Place's response to this review. I didn't expect much, but I also didn't expect to be ignored when they offered the e-mail address ICanHelp@aimco.com. Two weeks and two e-mails later, no response. Confused, I also tried e-mailing them at ICantHelp@aimco.com and IPretendToHelp@aimco.com but both e-mails bounced, strange. Changing review from 3 to 1 star. Update 2: My last update precipitated a response to my emails. It was once again confirmed that they do not negotiate rates and they claimed their renewal rates are market rate, which I personally don't believe based on the rates I see them offering for new leases on comparable units. I'll add a star for finally responding, but it really shouldn't have been that hard to get a response on an e-mail address they give out to help. read more

Wow you guys are unbelievable. I was moving my stuff and parked the car on the curb, it is a SATURDAY 11pm and the car is not on anyone's way. While i gather my things i see the lights blaring and sure enough, it's a tow truck. And you know what? The tow truck driver flat out asks for $100 in cash. While the "patrol" sits back waiting for his share. Wtf is this? Seriously? He knew where my parking spot was (WAY too far to haul stuff) and obviously knew where my unit is, but couldn't bother to give a call or knock on the door. I mean why would he, he would get his cut from the tow truck driver! Just two days ago I called for water overflow, they tell me someone will be in my unit in 15 minutes. It took 2 hours and 5 calls. During a daytime. Now i know what these excessive patrol actually does. Mind you. These complexes are definitely overpriced as if they are waterfront. Oh and here's the kick- i can hear my upstairs neighbor WALK. Like every single step, day and night. I can even hear his restroom business sometimes. I wish i was joking, but this place is a joke. I wish i had read reviews before moving here. Do not sign your lease here, there are plenty of places you can get for 3k a month. read more

Management was entirely unhelpful trying to resolve any issues we had. Tons of homeless people and homeless encampments all around the premises, we witnessed multiple fights and other very sketchy behavior in the direct proximity of the premises, never felt safe living in this complex. Lived there for four years. The complex has keyless entry. Moved out due to reasons I've mentioned on Yelp (being accosted by a security guard). Kelly called me yesterday to bring the keys to the office as it was move out day (mind you, the complex is KEYLESS). I was stuck on the 405 freeway for 60 minutes so decided to turn them in Saturday (today). Kelly stated I would be charged for another day because I didn't turn the key in on move out day. Took keys to office and asked why keys need to be returned if complex is keyless and she stated "We don't need the keys", then handed them back and said, "You can put these wherever..". I have to agree with the other reviews that elucidate the ignorance, predominance of being treated like a peon or a faceless nameless entity. I would normally expect a huge complex like this to be made as cheaply as possible while still looking good. I was very pleasantly surprised with what I found. The workout area is absolutely fantastic. There are many different cardio machines (elliptical, treadmill, bike, spinning bike, step master, rowing machine, pilates machine, and ropes). The weights downstairs have everything you need for a great workout. The machines are clean and new. They even have complimentary water with fresh fruit. The best part of all is that it is an open air gym right by the pool. The pool is also great. It has an area for laps and an area to just hang out. There are many places to lay out during the day and at night there are a few areas with a fire place. It is like a five star resort. I really recommend this place as the amenities are above and beyond what would be expected with a big apartment complex. read more

$7,664. What I paid to break my lease early. Do not live here. I read some previous negative ratings and I saw "MODERN DAY SLUM LORD!!!" and thought they had to be over-exaggerating. Unfortunately they were not. Built in the 1950s, and protected as a 'historic landmark,' these apartments have NO sound-proofing, little to no renovation, and allow for many neighbor disturbances at 1042 Doreen pl. Living on the TOP floor, I had a terrible downstairs middle-aged lady neighbor, who upon moving in I had told to just notify me if I was being too loud as I was adjusting, would violently bang on my ceiling morning, afternoon, and evening with a broom, for the course of the next 6 months, causing my entire floor to shake and my dog to jump and whimper each time! As a young 20-something woman, I also frequently felt unsafe as I lived right next door to a creepy elderly 67 year old man, who frequently watched me as I worked out in the common areas, would make inappropriate comments about my "exotic"ness, or would carefully time being outside to catch me EVERY time I'd walk my dog. After several emails to Lincoln Place, I finally got to speak directly with the Associate Manager Lucas Marerro to discuss my issues. I was met with rudeness, a deep lack of compassion and zero empathy. In fact, he made it seem like I was deserving of this treatment. All in all, for $2700/month for a dingy one bedroom, I felt deeply unsafe and unhappy in my own home. The positive reviews on here are because they offer a $500 gift card raffle. The early termination clause states 2 months of rent, but I later found out through Lucas there is an additional 60-day notice fee that is $2875. Thus, I am leaving $7,664 poorer and in need of many therapy sessions after this horrible experience. read more

I recently just ended my 4 year term at Lincoln Place. I'm so happy to be moved out of this complex as I felt like a number the entire time I lived here. My first three years at the complex, management raised my rent 8% each year. When I would go into the office to see if I could talk to someone about it, their response was, "We can rent it for more if you move out." To say management is not friendly, is an understatement. As I was starting the move out process, I was misquoted a move out date by the assistant manager via email. When I came in to fill out my form, she let me know that my move out date was actually two weeks after the date she quoted me. I tried my best to get her to agree to the original date, and I was faced with an aggressive response. "I'll go on my computer right now and send you an email to let you know the right move out date." It was an uncomfortable and awkward moment for me and the other employees in the office. The icing on the cake is that they haven't returned my deposit check still and I moved out in October. I just reached out inquiring about my deposit and they said they didn't have my forwarding address. I have an email showing that I sent it to them. They didn't even reach out to get an address. Legally they are bound to returning the deposit within 21 days in California. I'm going on two months now. I def had some positive experiences but the negative outweigh them. I had two bikes stolen on the premises. Rent that ended up being $1000 more than when I moved in 4 years prior. Very aggressive and rude management. Very unsatisfied. read more

Great place to live. The management is excellent and very attentive to any of the rare issues that have come up for my unit. I'm in one of the new construction buildings and it is very well designed, insulated and everything works great. Amenities-wise, I mainly use the gym and it's everything I would need and a lot more. Brandon is one of the many great employees at the gym and he's incredibly nice and helpful when we cross paths. Everything is always organized under his watch and he is helpful in dealing with new equipment requests or fixes. Also a special shout out to the crews that keep the ground clean and manicured. They work incredibly hard and it definitely gets noticed. read more

Enough dog shit on every single patch of grass. Enough of the thriving trailer-park-turned-shanty-town on Frederick Ave behind the Ralph's / Rite-Aid. For another $350/month, I left my 1-bedroom apartment for a 2 bed, 1.5 bath HOUSE with a giant yard near Ocean Park and Centinela. Venice has become kind of an ultra-wealthy shit show in the last few years and Lincoln Place is a perfect example / symptom of that - It's comically expensive, and if you have a problem, they don't give a fuuuuuuck.
