Really nice size 2 bedroom cabins with a fully equipped kitchen. Each room has a comfortable queen size bed and there is a futon couch in the living room. The property has a creek running along the property. They provide tubes if you want to just float and relax in the shade. The pool has a sun tanning ledge if you don't want to spend all your time in the shade. Each cabin has a fire pit and a s'more kit is provided. I would recommend cooking dinner at the cabin as most restaurants are only open for breakfast or lunch, but we did visit on the off season. The closest full size grocery store is in Uvalde, so plan accordingly. Also cell service on verizon doesn't work in this area, but free wifi is provided. read more

The Springs was the perfect spot for our adult getaway! Beautiful and quiet. Our cabin was clean and had everything we needed. Susan was quick to respond and very accommodating. Tubes were provided for our use while hanging out in Leakey Springs behind our cabin. Our porch overlooked the spring and was perfect for coffee in the morning and visiting in the evening. The pool was clean and refreshing after a long day of hiking. Only a short drive to Garner and Lost Maples. We will be returning! read more

Spent the day at The Springs walking around the beautiful property, wading through the springs, and sitting by the waterfall feature. Amazing location where we could access the nearby river floating companies, grab tacos, and stroll through antique stores. The new management has created an amazing resort where one can relax, spend time with family, and go on peaceful walks through fields of wildflowers. Will definitely be coming back in the future and can't wait to see everything that is to come! read more

The new owners Brad and Dallas have really done a great job getting everything in shape and treat everyone like family. Wendy S We just returned from a week in paradise with our two Labrador retrievers. We chose a cabin away from the river side so our dogs would not bother other guests, but we need not have worried. The cabin was perfect. The pool is wonderful; the grounds are well-kept, I LOVED the Mexican-motif planter full of blooming lantanas on the front patio; I noticed that each cabin had a similar planter with different plants. Such a nice touch! The walk down to the springs, across, through a lush meadow and part of the pecan farm and on to the river was idyllic for us AND the dogs. They ran free and we admired the butterflies, the deer, the gorgeous wildflowers, the pecan trees, just everything. The River Frio is not deep in that area, but we walked down a shady path and found a perfect "swimming hole" just for us. I love that the cabins are far enough apart for privacy. I love the attention to the grounds, and the upkeep. The management could not have been nicer. We already have our reservations in for next year! read more

We stayed in Cabin #10, also called the Ranch House. We have stayed with these people before at their other property called "The Historic Leakey Inn" in one of their smaller cabins. We loved it there. We were going to rebook the cabins but they "upgraded" us to the Ranch House due to availability issues that arose post inquiry. We were well aware when booking with them again that the properties are very "bare bones" accommodations. Let me just say, there is a difference in bare bones and FILTH and possible suspect health/safety hazards. We had a few concerns, but rather than complain we decided to stay anyway and just make sure the owner is aware of the issues upon our departure (so that it could be addressed before the next guests.) We are a large group and did not want to deal with people coming in and out while we were occupying the cabin. We were very polite and very kind upon letting the owner know our concerns, in fact we even made sure the other people standing around were not customers and spoke with in a low volume as not to hurt these peoples' business. Little did we know, the owner was telling us flat out LIES about how the shower was busted during the last guests stay (there is a google review from 5 mos ago stating the same issue, it hadn't just happened) he told us he was completely unaware of all other issues we mentioned and acted appalled. He offered us a refund for one nights stay. However, out of a large party of 10+ people, one person who was not present for the refund had already left a review on google (which the owner deleted, after being incredibly unprofessional and rude) with pictures, letting others know before they booked and ended up in the same situation. The cabin had not been cleaned prior to arrival, there was mustard, crumbs and mess on the kitchen counter tops. There was black mold in each of the bathrooms, one of the shower floors were cracked to the point you aren't sure if you will fall through or not, and two of them had constant drips/leaks which leaked into the bathroom floor. There was a mouse. One of the beds had not been laundered prior to arrival, as there was black dirt or "specks" all over the sheets of one bed. The mattress had been broken and at some point they have "stuffed" the mattress with foam to mend it, yet it is still a huge open area, perfect for mice to bed down in. The fridge had no handle and had a constant drip of water onto the wood floors. The cabinets were so nasty you wouldn't want to cook with anything provided there. It STUNK. I could go on, but my review is to warn others of the nature in which the owner handles situations, poorly, unprofessionally and extremely rude... not to mention THREATENING. Additionally they had a bonfire which had to be held at night apparently due to the black smoke it was going to put off. The fire was held directly behind the Ranch House, without warning and the flames were taller than the house itself, as well as the trees! There were embers floating around even above that height. We received no warning. We have an asthmatic in the family who even has to go indoors while we are grilling, this fire caused worse issues as you could smell the smoke from inside the cabin. The next evening after departure, I was on a work phone call when a camp wood number called me two times in a row. When I did not answer, a third phone call came in from a Uvalde phone number. I sent back an auto response saying "Can I call you later?" he replied, "yes." I finished up my phone call for work and call him back. He pretended not to know who I was or why I was calling, and spoke in a very condescending tone. He said, I thought we had settled things and I had made things right when I gave you a refund for one night of your stay. I said yes sir we appreciated that. He said well then why would you leave a one star review that would hurt my business? I said, and I quote, "I was unaware that there was a review left, we had a pretty large group, but I will find out who left this review and have them remove it. I apologize." He then proceeded to threaten me and tell me he would just charge my card that he had on file, because he had done something to make things right (the refund) and I did not show any appreciation for that, and went and left him a poor review. He then gave me a sob story about how he has lost one of three businesses, which was lost last year to corona virus. At this point, he had threatened to charge my card TWICE and I therefore had no empathy for him. When that did not work, he got UGLY! It was this moment that I decided I would not have the person in my group remove the very true, with photos review that also RECOMMENDED staying in the lodge instead. any business he has lost is due to his handling of business, no pity from me. Now, I have NEVER had an issue of this nature with any prior stays, and I travel A LOT! I am travel agent. This place was nasty, and the owner is even nastier. AVOID! AVOID! AVOID! read more

We stayed in Water front Cabin number 5 and it was pretty nice. It overlooks a creek that is next to the Frio River which was a little disappointing to us since we thought we were ON the Frio. Anyway, you can walk through the creek and across a pecan farm to get to the Frio and that's a fun little adventure in and of itself. Definitely wear some good water shoes for that little journey because flip flops do not cut it (hint, the ones they sell at their store are a great deal at 8 dollars, we noticed they were 18 dollars nearly everywhere else in the area). Pro's - friendly people, quiet location, firepits, very clean. Con's - Wi-fi didn't work, coffee maker was missing a part so it was useless and the pots/pans that they provided were truly filthy so a couple stars off for all that. All in all, a good place though and good if you want to bring kids. It wasn't a party atmosphere when we were there at all. read more

I am not knocking this place for the location, I should have researched a little more. It is NOT on the river, not close to the river. The cabins are nice, but not worth 825.00 for 3 days. I thought it was on the river so my bad. The pool is nice so the kids enjoyed it, but will not stay again. We will go to Concan next time. read more

We stopped in here on the way home, didn't have a reservation. It was recommended to us by a local. The front desk service was very friendly and matter-of-fact about the cabin. The one we got had a couple of loose tiles in front of the shower but it wasn't a hazard and not a big deal. We stayed in the Honeymoon cabin #6 right on the edge of the water. It was lovely to hang out on the patio in the evening and listen to the river run. The cabin was older, very clean, and very cute and perfect for us. My hubby and I wanted to take our family somewhere different for a little extended weekend trip. We are so happy that we chose this place! The swimming pool was perfect and the property was beautiful and well maintained. Our Lab and Daschund were in nature heaven! Great place; great location; great price. Phillip at the office was very nice to our foursome for a weekend at the lodges. The cabin we stayed in accommodated 4 people very nicely. Two queen rooms on opposite sides with the living/dining area in the middle. Each bedroom had full bath with shower, as well as ceiling fan and plenty of storage. Fireplace, TV, cable, W/D, fridge, nice leather couch, and spacious dining table inside the central living space. The outside had a table with four chairs under a covered porch as well as a nice Fire/BBQ pit to use. Overlooking the river and very quiet, this is a good place to relax. Located about 25 mins from Lost Maples State Park and 15 mins from Garner State Park, this is a great place to stay. read more

In past years we have been very happy with our accommodations at Frio Springs. A couple of years ago the ownership changed and, in my opinion, the new owners are running it into the ground. Due to a private emergency, my wife and I were forced to vacate our cabin a few days early during the peak holiday season. I was informed that I would be responsible for the full week's rental if the cabin could not be rented out after we left. No problem with that. The problem was that my debit card was charged for over $500 in excess of what the full week's rental would have been. After arriving home and discovering the excess charge, I contacted the owner who said he would refund $400 for two nights that the cabin was rented. This still left an overcharge of $333 based on the owner's own portfolio recap that he sent to me. I requested a complete detail of all charges and a refund of any excess, but to date have not received this. One email the owner sent me stated that his computer system jacked around the figures when applying a refund but that he was satisfied with where things stood. I intend on contacting the local District Attorney with the intention of filing criminal charges for fraud if I cannot get the detail of any charges not disclosed to date, and a full refund of any overpayment. I wonder just how many other people have had their folio detail "jacked around". read more
