    The new water feature was a great spot to sit and rest while keeping your feet cool.

    Spent the day at The Springs walking around the beautiful property, wading through the springs, and sitting by the waterfall feature. Amazing location where we could access the nearby river floating companies, grab tacos, and stroll through antique stores. The new management has created an amazing resort where one can relax, spend time with family, and go on peaceful walks through fields of wildflowers. Will definitely be coming back in the future and can't wait to see everything that is to come!

When my friends told me…read morewe'd be staying in a cabin out in the hill country, I immediately Googled the given address ( 800 Evergreen , Leakey, Texas 77883 ) . If you do this yourself and do a 360 view, you'd see that it's on an empty county road with dilapidated trailer parks. I was afraid. Thankfully, as in many cases, Google maps is wrong. I've only gone camping in tents before and have never actually stayed out in the hill country in cabins so it was a nice surprise to actually have a 3 bedroom, 1 bath little old yellow house that came complete with a BBQ pit, a fire pit, and a full size kitchen. Don't get me wrong, this is not a luxury house but it's definitely not a tiny log cabin in the woods either. Though the owners did try to update parts of this rental property (dining room table, kitchen, living room area) , the bathroom & bedrooms could use a little sprucing up. The bathroom sink constantly clogged and backed up. The shower head had pressure but was clogged & sprayed in every which way but forward. The towels were plenty (and picked up/changed everyday ---as was the trash) but they were the super thin, itchy kind. Thankfully, we all brought our own sheets and towels anyway, so this did not matter as much. The bedrooms all had comfortable, queen size beds. However, the lamps and general lighting in the room were a bit creepy as the lamps had this white/green glare. Overall, this cabin served it's purpose as a weekend base for our trip to Garner State Park. Prices were reasonable as this was the first weekend off-season. It may need a little dusting here and there but was generally clean and well-kept.

I would have told them about it if they'd have bothered to answer the phone. Several bulbs out and they did leave a box of bulb under the Kitchen sink. (I guess they didn't want to be bothered with changing them, so they left the bulbs for them for us to do?) Nice new looking TV in the living room. Unfortunately, it didn't work. After four unanswered calls to the office - we gave up leaving two messages as we assumed our business wasn't worth it to them. For the price, we weren't expecting the Ritz, but cleanliness and service isn't too much to ask. On Sunday, check out day, phone was answered immediately. We left the kitchen as we found it - except the cabinet doors were wiped down, frig was wiped out and we threw away the joint.

The property was well maintained and my kids enjoyed running around in the open areas. We woke up and saw deer almost every morning which my kids loved. We flew in and out of San Antonio, only 50 miles away. The owners are very knowledgeable about everything to see and do within a 100 mile radius and they are interested in making their guests as comfortable as possible. The resident dogs are friendly and unobtrusive, deer are plentiful and we even watched roadrunners and plenty of hummingbirds. These new themed cabins (Cowboy and Harley) are located on 5 private acres, with comfortable beds, a porch for bird and deer-watching, full bathrooms and a kitchenette with dining table and flat-screen TV. Another great comfort is the wall (not window) air conditioning and heating unit. It kept us very comfortable during changing weather. The owners have thought of everything - not only are the cabins well-appointed and comfortable, but there is a large platform porch "The Sundowner Lounge", gas barbecues, a fire pit, picnic area, hammock and horseshoe toss games for anyone to use. The small town atmosphere and great shopping and eating in Bandera cannot be beat! Fabulous antiques at good prices, ecclectic shops with second-hand to upscale clothing and jewelry, and even a great quilting store - "Gone Quiltin". Wednesday night at the 11th Street Cowboy Bar, where you cook your own steaks. No need to spend any time in the city! We stayed for a week and really relaxed. It's a perfect place to take the family, or as a quiet place for rest and relaxation. Dog friendly, Motorcycle friendly, just plain Texas friendly!

The cabin had everything we needed including river access (Nol has given public access to the river as part of a lease agreement with TPWD). I didn't get to meet her but Mark says she's the best. We had deer, skunks, bunnies, opossum, fox and horses. The bird watching was great. Who else says, "give me a hug" but someone as great as Nol! I can't wait until next year.

Nol has 2 cabins for rent that are a stone's throw from the river (30-second walk). They are attractive, clean, well-furnished and they are both newly built. As someone who likes to kayak Central Texas' rivers I've had the opportunity to stay at numerous different riverfront cabins and I have to admit that Nol's are the best by a long shot. Sadly, I can be overly critical at times but these accommodations were excellent. The bed (queen-size) was plush and comfortable, the AC was frosty cold and her riverbank is private, quiet and beautiful. She even has one of the best swimming holes that I've experienced on the South Llano. The 100-year old pecan trees that line her stretch of the river provided us a comfortable respite from the hot July sun. If you like to fish and run the rapids like I do Nol's property sits on an ideal location on the river to float into or float out of when making kayak trips. Pro Tip #1: When you make your morning cup of coffee go sit down on river's edge upon her rock steps. It's quiet, relaxing and you'll have the whole river to yourself. Pro Tip #2: After your dinner meal go sit out on the porch and watch the wild turkeys, white-tailed deer and axis deer come out to feed. We saw more wild game and birds than you'd see at the zoo.

    Beautiful cabins / bungalows, the owners and staff onsite were very nice, friendly and helpful…read more The restaurant onsite is nice, decent food, good wine/prosecco list, friendly staff ... when we had questions about anything, owners, staff were quick to respond and it was only 2 blocks away from Main Street, Fredricksburg.... * Only recommendations: would recommend about putting a couple air fresheners (i.e. plug-ins, etc), in some spaces... to help with the old wood smell, some areas gave a strong moldy smell, which is normal for old wood. I understand that the cabins are old, and authentic but it would help a little. I would also recommend a little better dusting, around window sills, and windows/curtains, a fair amount of dust that came off, every time we closed the blinds or pulled the curtains. That is the only reason I rated it a 4 instead of 5.
