This place is a dump, you can hear everything through the walls, if there are kids next to you or above you, you can forget about sleep. The manager when I was there was a complete b****, looks like she's gone now, but still wouldn't recommend this place. There were water problems all the time (brown water coming out of the spouts, the manager blamed it on the city!), then the bedroom window shook whenever the upstairs people would walk, did they fix it, absolutely not! The list goes on, the only good think I have to say was the amazing people I met while there, being new in town, it was definitely good to have such amazing people there! This team is amazing! Long story short. We've had electrical issues since day one. Victoria and her team responded very quickly. Thankfully it wasn't the last electrician that's come twice before. Forgive me but I don't remember your name, but this new electrician was great! And I learned a few things. Waverly had two options to fix the problem. Believe me when I say, they did not choose the bandaid. They choose an overhaul on our electrical and everything has been working great! Thank you for choosing the permanent fix rather than a quick cheaper fix. That's how you do it! read more

I've lived here since 2008, going on 17 years. There have been so many Management changes through the years. From great, to good and to I'm not sure what to think anymore. The management is not aware of many things that need to be addressed. Many people living in one bedroom apartments, pet owners not picking up after their dog shits in the walkway, property management staff in unauthorized parking (handicap parking) but warns that any tenants will be towed if they park there, etc. Management has no clue about anything that happens after 6pm or on Sundays and Mondays. I'm not sure that they even care, either! Because, even before 6pm there is a lot going on that should be addressed. They often, want to "enter" the property to do whatever they check off on their 24 hour notice. Then when they have entered and I was not present - they do not leave things the way they were, they have broken a few of my items, they leave the front door wide open, they leave lights and appliances on, etc. No respect. They came to do smoke detector inspections the other day... they took pictures of stuff, opened cabinets, appliances, etc. and, they literally came into my unit 3 different times, within an hour. Invasion of privacy and a big waste of my time. Then, without going into detail... the supervisor that came in the 2nd time, to supposedly check to see if the manager correctly inspected - pretty much barges into my place directly going to my room and then to the bathroom and straight back out the front door. Not carrying any tools, lists, etc. She's standing outside breathless and asked me to step outside because the smell of cigarette smoke was unbearable! WTF is wrong with these people? No one has been smoking in here! I frequently use incense whenever I am home. She said she doesn't smell incense. They don't know what 17 year old paint looks like, because they rarely keep any of their tenants longer than a few years.. most are gone in a year or even less read more

Pros: no on-site management - so a lot of freedom in your behavior which is probably very desirable to some people and not at all for most. If you need to have multiple adults and children in a 1-bedroom unit, they will not care. Rent-controlled so you don't pay water and trash. The maintenance worker on-site is great and does 10x more than the community and property managers. Cons: not a place to live if you work from home (even hybrid), are a light sleeper, and enjoy privacy. You can hear your neighbor speak (and do other things) through your shared bedroom wall and people blast music in the parking lot. Management will not do anything about noise. The dumpsters are always overfull but they won't pay for additional pickups. Water will be shut-off twice per month. Above market rate for below market amenities. Management generally does not care about enforcing standards needed for a solid quality of life. I've lived here 5 years out of necessity and the pandemic. I would never rent another Prodesse managed apartment. read more

Very unimpressed with my tour today. The pictures on the website look amazing; but it's the biggest disparity between marketing and reality that I've seen. In person, there are a few really high-end touches on a very rundown property. It's pretty bizarre actually. The exterior looks like a Motel 6 if you're not looking straight-on at the fancy sign above the entryway. The lobby is gorgeous. Then you get into the main area and the place just looks tired. The neighbors either are meth addicts or are trying out to play them on some new version of CSI. The vibe is just creepy and off-putting. The leasing agent decided to leave early; we arrived at 4:30 and she was long gone, though the signage and recording said they were open until 6:00. The maintenance man, who honestly seemed to be working very hard renovating vacant apartments, was nice enough to show us three places and apologize for not having leasing numbers (prices) to show us, which we greatly appreciated. He was really nice, actually. But not nice enough to make up for a clear lack of substantial investment in renovations on the part of the management company. I ended up paying $100 more for a bigger place with a washer/dryer, a garage, and three pools that didn't look like a dead hooker was floating face down in them anytime recently. read more

I have been a resident here for 4 years now, and it is currently the BEST it's ever been! Shortly after we first moved in, they brought in a new property manager who was never around and really let the complex slip through the cracks. I'm sure Covid made things difficult too, but it was getting to the point where My family wanted to leave. Thankfully We have a new property manager, Lindsey, who made some HUGE improvements for the community. She lives on site, is super responsive and helpful, and on top of everything to keep our complex in tip top shape. We've had numerous upgrades such as security system, nightly parking lot patrol, new washer/dryers in laundry room, new pool furniture, and upgraded units. We now also have special events to make the Waverly feel more like a community. Maintenance requests get fulfilled in a timely manner and there is also an after hours/emergency maintenance line. read more

I have not moved in yet, but I am super excited to! The customer service was great, the apartments are nice, and clean and updated. There was no app fee and only a $99 deposit! That was super awesome. The only reason why I have 4 stars instead of 5 is because i was told that the unit would be available to look at in a week (the day I signed the lease) and it has been almost 2 weeks with no calls. I am moving in on the 13th (2 weeks from now) and I still have not seen my unit! The reason why I signed the lease without looking at the unit is because my boyfriend's brother lives there and i was told that the unit is identical to his. I just want to see the actual unit to see if there are any specific details that are different (plus i am worried that there is something wrong!) The manager (Vickie) is super sweet though. I've lived here at The Waverly since the middle of 2008. With the change of ownership, I have seen many changes overall.. for the better. The Manager we have now (Christina), is aware of just about everything! I like the fact that she is out and about on the property, at different times of the day almost everyday! (She is not a "nine-to-fiver, with weekends off") The appearance of the complex is kept up, regularly. (lights, landscaping, etc) Issues are addressed in a timely manner. Juan (Maint) is awesome. He is always around and willing to help whenever called upon. I don't have any complaints, it's Home for me. read more

Stay away from this property, the property was an "okay" place to live for the price. However it has taken a nose dive since a new manager took over. The new manager has allowed several questionable tenants to move in that constantly play their music excessively loud. They have several guest over and are so loud it sounds like bar fights are going on. Not to mention the actual fights going on where the police have arrived. I honestly don't feel safe with the new tenants living around me. I've emailed and called the manager with my concerns and have yet to receive a response. Do yourself a favor and skip this dump. read more

This was an all around very good apartment experience. We moved there from an apartment in Santa Clara, and before that lived in our home state of Washington. I was miserable in the Santa Clara apartment and was convinced that I hated California (until we moved to the Waverly). We stayed at that place for about a year and a half, and then decided to look elsewhere when rent went up astronomically. The Waverly hit most of my wants in an apartment, upon my initial viewing and living there for just under a year. (We only moved because we had to move back to Seattle!) Pros: - No ugly colored paint, tile, cupboards, etc. It was all very neutral, mostly white. - They had a wood-looking flooring in the kitchen. - They have AC which is just amazing. - Really nice, respectful neighbors. I only had a couple of isolated issues with noise from the people next to me/above me, and they weren't anything out of the ordinary when it comes to apartment living. People say hi to you and welcome you when you move in, which was so nice. I actually got pretty emotional about it, because at our previous apartment people were very cold and not friendly. It didn't feel like a community. - A decent amount of kitchen storage. - A boatload of bathroom storage. - In our specific unit size we had two closets and the bedroom was really large! - Juan, the maintenance man, is very kind and helpful. He also remembers you, which is something that I like in a community. - Adriana, the property manager, is awesome. She's everything I want in a property manager. She's nice, remembers things about you, and responds to any concerns in a timely manner. - They have a pool that looks very clean. I never used it, but during the summer months there are usually a few people using it at a time. - They have a bbq area! - They have a gym, which is so convenient. Gym memberships are expensive and you don't really have an excuse to not go when it's literally right there. - The laundry room is card operated. Thank god. We did coin operated laundry at our previous place and it was honestly so horrible. This saved us constant bank runs. - The unit has a dishwasher and a garbage disposal. Both of which are things that I did not have at my previous apartment, so I was on cloud nine in this place. Cons: - The windows don't block out sound at all. If your bedroom window is next to the parking area you might be awoken by people starting their cars at all hours of the night. The cars park literally a couple of feet away from the bottom floor windows. - The windows also let in a lot of moisture. - Our front door sometimes would get stuck, I think mostly when it was hot and the door would swell in the frame. - Street parking isn't super easy. Sometimes my boyfriend would have to park quite far away from our apartment. This isn't a huge con, because there was never a time where he absolutely couldn't find parking, but it was just kind of a pain sometimes. read more

If you want to live in a very expensive trailer park, then this is the place for you! Neighbors are loud, neighborhood is not very good, the place is falling apart. Seriously, if there is an earthquake, I'm pretty sure they're going down. The pool was closed for months (in the summer) and the landlord is only available from 9-1 M-F. They told me they were fixing the gate to the parking lot the day I moved in, and it was never touched before I moved out. The doors are always open and there is no security. More than once I was woken up in the middle of the night with someone banging on my door, and I was on the second floor. I lived there 6 months and couldn't wait to leave. Then, they took my ENTIRE security deposit, because "they have to clean the carpets when you leave, so this is abuse, not normal wear and tear." I spent hours cleaning it, and it was in the exact same condition as when I moved in. You can find way better for the price. AVOID AVOID AVOID. read more

From move-in to move-out my experience residing at The Waverly has been truly wonderful. It is quiet, safe, has nice amenities and great staff. For me one of most important criteria about living in an apartment complex is noise level. At The Waverly in particular I was worried about noisiness because I decided on an apartment by the pool. I'm very happy to say that I never had an issue with noise while living at The Waverly. In my case, there were no noisy neighbors to deal with nor were there loud parties or guests at the pool. Ultimately, in The Waverly I found a community were the neighbors were very friendly and respectful. Next, I wanted a place were I felt that my belongings and I were safe. I often travel for work and needed some peace of mind that all would be OK while gone. Further, I do a lot of online shopping and wanted to make sure that my packages would be safe outside the door. I'm pleased to share that I never had a package missing or stolen while living at the Waverly. And on more than one occasion, Adriana, the property manager, was kind enough to hang on to a package for me at the office if it was delivered while I was out of town. Thirdly, the convenient amenities distinguished The Waverly from other places I looked at prior to moving in. On-site laundry and the gym were such huge time savers for me! The laundry is card operated and is kept very clean. No need to waste time hauling your clothing to a grungy coin-wash laundry, the facility at The Waverly gets the job done. And because the neighbors are a respectful bunch you seldom see idle clothes commandeering the machines. Moreover, having a gym in the complex was nice and allowed me to get a quick workout in without having to leave home. The gym has two bikes, two treadmills, a C2 rower, and a multi-station adjustable weight machine. If that isn't enough you get Adriana and Juan. Adriana is the property manager and she does a wonderful job of being helpful and responsive to tenants. And Juan does the maintenance at The Waverly and does every thing in his power to fix any issues that come up in a timely mannerly. We've all lived in places were the staff is not dependable or helpful. The Waverly breaks that notion with Adriana and Juan who truly make living at The Waverly a pleasure. All this to say, if you're looking for a great place to live in West San Jose/Campbell The Waverly is second to none! read more

Was on the hunt for an apartment that had AC and wasn't ridiculously expensive aka hunting for Pandora's box. The Universe decided to let me go bat-poop crazy by finding an ad for a 1 bedroom on Craigslist for $1995. I called and spoke w/Adriana and she let me know that the unit was no longer available but that there would be one coming soon for $2095. I expressed my interest and enthusiasm like a Girl Scout selling cookies and she said she would call me back to confirm an appointment for the next week for a viewing. After 48 hours, I heard nothing so I gave her a call and left a voicemail. The next day, I decided to call again, leaving yet another voicemail. The weekend hit and I saw that they didn't conduct business on the weekends so I waited until Monday to call again. I decided to go on the website to confirm if I'm in fact calling the right number, and yup it's correct. I see that there is an email like submission form where I can state my interest & move in details (was hoping to move in around August) so I go ahead and submit that. Then I call and again, yup voicemail. I leave yet another voicemail and then get a text an hour later thanking me for my patience and assuring me that I'd get a call back the next day. Tuesday rolls around and I wait until 5pm, an hour before their business hours end and call AGAIN. What do you know, the voicemail. This time, I express a little bit frustration. I get a text back saying that because of my move in date, there would be no units available. I explain (all via text FYI) that my move in date is contingent on me giving 30 days notice to my current landlord as I'm living month to month. That if there's any flexibility on her end, I'm still very interested in seeing the unit for $2095. She THEN tells me that their rates begin at $2195 and that she wouldn't have one available until mid July for $2295. Ummm what?! Feeling confused as to why she's just telling me this information now after having spent a week tracking her down, and overall pissed that I wasted so much time and energy, I decided to just tell her that it's unfortunate how misleading their Craigslists ads were and that I appreciate her no longer taking up my time. So if you enjoy terrible communication, misleading information and overall wasting your time, then the Waverly is the perfect place! read more

The Waverly is an amazing complex to live in and we have been living here the past 4 years. Adriana is a great manager and Juan is a great maintenance manager. Have a problem? Call/text her and she gets Juan/whoever to help you out right away. The complex is a clean, quiet, safe area with a decent amount of offsite parking. The apartments are updated (dishwasher!) with laundry/gym/pool all in one spot in the middle. Can't say enough good things about living here! Pay your rent and you'll have no issues here :D read more

We lived here for about a year in a one bedroom. It was very "okay". Staff was always friendly, and for the most part the other residents were too, though it got quite noisy at times. The property is kept clean-ish. There is no security at all, but I never felt particularly unsafe. Maintenance seems very unreliable--it often took a long time for repairs, and they employed some pretty shoddy methods for the sake of saving time. For what you pay, it's not awful. It's a convenient location and downtown Campbell is only 5 minutes away. I would only recommend this place for a very short term lease. I have lived here for two years now and this place is getting worse and worse. now you cant even have anything in front of your apt, Or they will throw it away. very poor drainage in drive way,during rainy season probably 3 feet of water you need to drive thru.also they never told me they allow section 8 when i moved in. they do have and all right BBQ area but the problem with that is they allow dogs.don't get me wrong i love dogs but its the dog poop fly's everywhere. even in your apt.people do pick it up,but u cant get it all, so there's fly's. and a lot of people throw there dog poop in the garbage cans right by the BBQ area. so even more fly,s and they are very strict around here no fun allowed.But in light of all that most of the people around here are pretty nice.so Ive had enough I'm looking for a new new place good luck read more

I've lived at The Waverly at Campbell for a few years and have enjoyed my time here. The complex is quiet and the apartments have been updated. You have the usual apartment living issues, but overall a great place to live. The apartment manager, Christina, is very helpful and always available. She makes sure any request for service or problem is taken care of quickly and she is not afraid to get her hands dirty to get the job done. We lived at the Waverly for a year. There was always dog poop in the entrance. It seemed like the water would get shut down for plumbing maintenance every 2 or 3 months. The door to the laundry room has been broken for a year. We got our car stolen from parking it on the street in the front of the apartment complex. Our secuirty deposit was $1000. I was only returned $80. Total rip off. I don't recommend this apartment complex to anyone. read more

Me and my wife moved into the Waverly 2 years ago and at first the experience was great. Management was always around, the handyman would answer calls at any and all times and management would always take care of any issues with the apartment or with tenants. After a year management changed and everything went downhill. The handyman would take his time fixing anything broken, the office is only open till 1 p.m everyday and some days it was never opened and neighbors got louder and ruder. No matter how many times we would mention to management about rude or noisy neighbors they would never take care of it. We had a hole in our bathroom ceiling because water from dripping from the apartments upstairs and management didn't believe us. It took a month and us taking footage of it for them to believe us and we had an open hole in our ceiling for a month till the handyman decided to close it. The grass is covered in dog feces, everything in the apartment was falling apart and the neighbors were rude and very loud with little consideration for their neighbors especially since management was never around and never took care of issues that arose. Would not recomment this complex to anyone. read more

I have been a resident at the Waverly for nearly 3 years. Neighbors are great and friendly . The security gate does not work and it is not a secured apartment complex as advertised. The laundry room is surfaced cleaned. The washers and dryers have a great deal of build up and are gross on the inside. There is a new property owner. Residences have had plants & other items stored outside the entry way for years. The new owners have given out 3 day notices and request residences to pay $125.00 dollars by cashier check or money order or vacate the premises. Also just a few days after the new property owners took over the apartment complex, the received a "delinquent balance" notice. They claimed it had been a computer error.. read more
