I have been living in these townhomes now for about 5 months and overall I am pretty satisfied with…read morethem. THE UNITS The units themselves are pretty well-built and REALLY well insulated. My energy costs went from 150 a month at a crappy townhome to about 70 a month at the height of summer keeping it around 74 constantly. That being said, I've got about ZERO cell phone reception here, having to go outside to make a phone call. I have Sprint though, so take that as you will. Generally, the units are well-kept, gas appliances and tankless water heaters. The hardware is pretty stylish and the bathrooms are great with a separate tub and shower. The units are also pretty quiet. You get the occasional loud music or neighbors partying, but it's never really that bad (see insulation). You can't beat not having neighbors above or below you. REPAIR STAFF The repair staff is GREAT. I did my walkthrough with an older man, the head of the repair staff. He gave me tips and tricks about the hard water (and I do mean hard water) and various ways to maximize my appliances. I think he assumed, because I look young, that I have no idea how to live by myself. It seemed a little condescending but he had the best of intentions. I haven't had to put in a work order yet, but I'm assuming with such a small complex, they would get right on it. OFFICE STAFF The office staff is virtually non-existent as they are actually off-site. The local office hours are minimal. I am, however, of the mindset that I do not need micromanaging in my life, and they are good about only getting involved if they need to. They answer pretty quickly to any emails I've sent. Just as I was ready to sign my lease, they popped an extra $70 a month charge on me, which I did not appreciate. The fee is for trash, lawn care, water, etc which is understandable, but not included in the advertised rates. They presented it as an "oh by the way, did anyone tell you about this?" which annoyed me but I was very close to my move-in already. Afterwards, they really were great about working with me on my move-in date, they were able to go out of their way to help me hold the unit for a few weeks. THE COMPLEX I do wish someone would better enforce the leash law. I take my dogs out on leashes every day, and there is almost always a lady or two with her pack of wild dogs off their leashes that come and assault my dogs. Someone must have complained, as the staff sent out an email but...that's about it. The only other thing I have is a nitpick. The access code pad at the entrance is on the wrong side. Meaning you have to drive in on the left in front of exiting cars to open the gate. Understandably, if it were on the right-hand side it would be on the passenger side, which is why most places have a median and put the pad in the middle of the gate. If there were a median, when you drive in and another car is on its way out, you wouldn't have to drive in front of them, put in the code, and then swerve way over to the right immediately to get out of their way. It's just a nuisance. THE NEIGHBORHOOD The neighborhood leaves something to be desired. It's clearly a lower-income area with a couple of new nice buildings in it, including these townhomes. It's Pflugerville, though so it's still generally safer than a lot of places. I did see that someone broke in and robbed the family dollar down the road, but haven't heard of anything bad happening in the complex itself. I moved from north Austin to PF and it appears I have been spoiled for choice. There is almost NOWHERE good to eat in Pflugerville. There is TONS of fast food, but only a couple of restaurants that serve real food and not a mess of gross processed stuff. I will probably be moving back to Austin just on the basis that there is so little to do in Pflugerville, but it has nothing to do with this complex. I wish you could just airlift the whole thing someplace else. ;)

They charge an application fee and then make the entire process a nightmare by coming up with strange and unreasonable excuses for denying the application. Despite having more than enough funds on our account to meet their requirements, they still refused to proceed. It seems like they're just looking for ways to take your money without any intention of approving the lease. Highly unprofessional and borderline fraudulent behavior. Avoid at all costs!

DOG OWNERS BEWARE - FOLIO IS NOT SAFE FOR YOU OR YOUR PET!!…read more Below is my experience, all factual & all documented. I am spreading the word to warn others because I would never want anyone else to have to go through this when it is entirely preventable & enforceable by the lease. My dog was violently attacked by another residents dog resulting in an open puncture wound and deep lacerations requiring him to receive medical attention. The dog in question is a pitbull mix with a history of lunging at other dogs on property including my own so this was not an isolated incident. Additionally the owner admitted me & another resident that the dog was previously used in dog fighting so she was well aware of his dangerous behavior prior to moving in and did nothing about it until it was too late. Property managers Reggie and Starr have given 5 different accounts for the action they taken in an attempt to pacify me. Their reasoning is that I am the only one who has complained and "moving in 6weeks" they are allowing a known dangerous dog with a background in dog fighting (admitted by the owner) to remain on property. Completely disregarding my dogs safety for the next 6 weeks, as well as the safety of others. First they verbally told me they were going to remove the dog. In email, they said they told the owner to remove the dog and as far as they've seen it's no longer here. Once I sent a photo disproving the dog was removed, Starr said they told her to remove and muzzle the dog. I ask for clarification, then Reggie tells me July 2nd, the formal violation was issued and muzzle required. Less than a week later, I see her dog multiple times between 7/3-7/7 unmuzzled. I sent a video to the property managers on 7/7 and demanded removal, because not only did her dog attack mine, cause serious injury, background in dog fighting.. she's now not taking "management directives" seriously. Starr acknowledged the unmuzzled video on July 8th, they told me a "notice of noncompliance was sent with a muzzle being a condition of residency." I find out later this was false. After days of back and forth, Reggie says there was only a violation issued. So multiple false statements about requiring muzzles. Then he says they're "working with her" and she proposed training. Yet even 5 weeks after the attack, I'm still seeing her dog having reactions despite this training. The lease, community policies & animal addendum prohibit any pet or assistance animal that poses a threat to others. This dog is a continued threat with no real action that takes reasonable measures to ensure their residents right to a safe living environment and right to quiet enjoyment. Then he tells me they have no legal grounds to require a muzzle or training. This is completely unacceptable and ignores the real danger -- a known aggressive dog that has attacked and may attack again. Its ethics 101. You see a train coming and you need to choose which path to take. One path has 1 person. The other path has 5. Folio has chosen to send the train down the path with 5 people even though they have the power and authority to remove this dog. And not only this, I have also complained about two other aggressive dogs (who are ESAs) about 5 encounters my dog & I have had with them in which they have been off leash, aggressively charging at us making the owner lose control of the leash etc we barely escaped within inches. These are ALARMING concerns. I raised this concern for the first time on 6/19 because it was clear after my dog was attack that I needed to report everything we have been through & Reggie said he would have a conversation with this other owner. After repeated emails and follow ups he tells me on 7/24 he will have the conversation to make sure he's following policies but they will not issue a violation because they haven't seen him breaking rules. Completely ridiculous statement because on 6/19 he told me he made this guy redo his ESA paperwork for both dogs because they're "big" and one is a Doberman so they are clearly aware of the risk. Reggie also said "this the first I'm hearing about it so I can't do anything unless you report it" but yet now all the sudden they need to witness it? They are in possession of 5 instances that on their own are a lease violation but somehow its only a "conversation." And this all coming to light after his comment about my leaving in 6weeks.. So now you have 3 dangerous dogs with documented complaints, yet nothing is happening for one resident and the other has a violation but inflicted a near mortal injury on my dog & everyone is still at home risk. Non-dog related reasons why Folio is 0 stars, excessive homeless in the area, security breaches in front gate, multiple fence holds & pedestrian gates don't lock allowing said homeless to come into the property. Including one specific guy who comes to dunk his body in his boxers... bugs in the apts everywhere no matter how many times you have pest control out Etc

They lied to me over and over again, they wasted weeks of my time, and then on top of all that they stole $200 from me. Full story: I contacted Tramor at the Arboretum to apply for an apartment. My main contact was Madison. First red flag: Madison was weird and standoffish in our interactions, unlike most apartment managers who are friendly and trying to make the sale, but I just ignored it because the positive reviews don't lie right? Oh how wrong I was. Second red flag: They wanted me to use some strange encrypted messaging service to do my application and pay the $230 application fees and $200 refundable deposit with a 3rd party payment site. It was all very messy with very poor directions, but I'm good with tech so I figured it out anyway. The whole system was very amateurish and sketchy compared to other apartments I've applied to, but I ignored this red flag to my peril. Third red flag: They wanted me to compile a very detailed accounting of all my income and losses in a special form, along with bank statements for a year - this is something no other apartment has asked me for. I spent hours compiling all this information and creating the special form that they wanted, but turns out this would be a complete waste. On a Saturday I finally submitted the final information needed for the application. Madison got back to me that day and said the application would be processed by Tuesday. At this point I thought great, the process was weird and something seemed off, but I would just wait until Tuesday and most likely I would be approved (I have a great credit score and solid income so I always get approved to every apartment I apply to). Spoiler: I was approved, but ended up rejecting their offer for reasons that will become clear. Fourth red flag: Tuesday afternoon rolls around and I still haven't heard from Madison. I contact her to ask how the application is going - no response. I wait two more days until Thursday. At this point I start to suspect something is very wrong with Tramor at the Arboretum and I shouldn't have ignored all the other red flags. I decide to go with another apartment (that I am happily living in now), and contact Tramor at the Arboretum to tell them I'm not interested anymore and would like a refund on my $200 deposit. Still I receive no response from them at all until Friday the next day. On Friday they finally tell me that my application has been miraculously approved! But unfortunately because it was approved they now cannot refund my deposit! So after I received no contact at all from them for 5 days, after I repeatedly tried to get them to respond, they only respond a day after I request a refund and they say that somehow the application was retroactively approved beforehand, but they never told me about it? In a nutshell, the management here is terribly incompetent at best, and straight up scam artists at worst. Even though my application was approved, I would never in a million years trust my living space with people like that, so of course I rejected their offer. Avoid Tramor at the Arboretum like the plague unless you enjoy dealing with nightmare management.

Madison and Melissa were an absolute pleasure to work with. Both of them always had great energy and positive attitudes every single time I would go into the leasing office. They were always very helpful. Tim, the head of maintenance does a great job with his crew. The maintenance team was always very efficient in addressing any needs and the property as a whole always looked immaculate. The property for the most part was very quiet and the place seems to attract good respectful tenants. If I wasn't being called elsewhere I would have stayed even longer. If I ever move back to Austin, I will definitely be looking to move back there. I highly recommend this apartment complex for your next home!

I've submitted several maintenance requests, but the responses have been excuses rather than solutions.The one positive is that the layout of the unit is nice.

The apartments are a nice size, and the area feels safe and convenient--especially being right across the street from an HEB. The staff is very friendly and responsive; I've had a few minor issues, but they were quick to resolve them. One small downside is that the living area has carpet and doesn't come with a fan or overhead light nor does it come with an in unit washer and dryer. However, they do allow you to bring your own fixtures.

The A/C unit runs non-stop, which means you'll be paying a fortune in electricity and dealing with a sweltering apartment in the summer. My place couldn't get below 76 degrees in the summer, and the power bill would be a whopping $300. The owners aren't exactly known for their generosity, and they don't seem to care much. Ahmed, our maintenance hero, did some amazing work on our A/C unit. Before that, our apartment would stay at 80 degrees. It was just awful. Being stuck sweating indoors wasn't very comfortable or luxurious.
