    Their communication skills are terrible. I've been calling prior to the end of the month so I can make my budget for the next month. I had to keep calling until they finally communicated back. Daniela Sanchez emailed me at 1:31pm on the 2nd NOT at 9:20am; when we only get a 3 day grace period to pay rent.

    And they will try to belittle you if you have a problem. Will not try to resolve an immediate issue. It drags on through emails

    Staffing communication is horrible. They never answer the phone and they are never in the office on the scheduled hours.

    We left our apartment after 4 years. There were no damaged spot in our apartment. I'm attaching photos and videos for you to see. I don't know where Are all of these charges came from. There was no damaged or burnt carpet. They sent us a bill and charged us $1101 We have been charging over 200$ monthly for water and sewages for one bedroom apartment which I know most of my friends paying way less than that! And now we think these charges are not fair. Please have a look at these photos

Sam has a couple of hardworking , knowledgeable members of his team which I infer is the reason they currently have a high rating. However, Sam is far from this. During our stay at one of his groups property's , Sam attempted to bully, intimidated and belittle us. Never in my life have I worked with someone who showed the lack of respect that Mr. Woods displayed. Upon move in the home was infested with Bugs, broken appliances , poor carpet quality and old paint. After months of deliberation and weeks to fix the issue we finally were able to recoup some of the costs that were associated with their lack of property management. Upon move out Sam gave us a laundry list of charges that were not associated with our occupancy and attempted to bully us into paying them out of our security deposit. Sam is not someone I would recommend to anyone and I am hopeful that just one person is able to read this and make a decision to hire his company/ not stay at one of his proprieties. Updating review to respond to Sams comment: I agree that reviews are important , both good and bad. I hope you are able to take this review and improve your services. There are multiple inconsistencies in your response to my review. We indeed did begin our lease in mid August 2022 but did not move into the property until the end of August. Upon move in all carpeted areas were covered in fleas. I have attached a picture to make sure that we are both able to show proof to let the public decide. This was reported multiple times and was not taken care of for about a month. Regarding the appliances. Please check the dates, upon move in there was neither a functioning dishwasher nor refrigerator. The dishwasher was promptly fixed however the refrigerator was not replaced for approx 30 days. Please check dates again, Sam. Regarding the carpet, the carpet was in below average condition upon move in and was very similar upon move out. At no point did a pet enter the home as we do not have one and have an allergy to pets. I maintain that Sam was dismissive and threatening in the process of receiving our security deposit. Sometimes the truth hurts but public forums like yelp give renters the ability to share their experiences.

    This is the worst property management company EVER to work with…read more They will refuse to fix things, if they do fix them it takes months. They will make you pay for service calls and promise to repay you or take it off of your rent, then never do. They will charge you pet rent when you do not have pets, they will make you pay more for pro rated rent than you should. They will not answer phone calls or emails, if they do it is weeks/months later. They will disable the maintenance request portal so you have to call or email them. If they do send someone to fix things they do not tell you and people just show up at random times. They will threaten you and try to intimidate you into doing what they want. They will take your entire deposit and say it is for damages caused by the tenant when in reality they are issues that were already there and they didn't want to fix. We had several things that were broken in the property we rented and were told they would not be fixing these things, the house was dirty when we moved in, we documented all of these issues on the move in sheet and then were charged when we moved out for things that were not caused by us. I have spoken to several realtors who have dealt with this company and they all say they are horrible and would recommend filing a complaint against them. Susan is rude, condescending and just a down right horrible person unless it benefits her in some way. She is all about money and does not care about tenants or customer service. She will appear to be nice at first then quickly turn on you if she isn't getting what she wants. Always do your research on companies before using them for anything, lesson learned the hard way. They will raise your rent hundreds of dollars when it is time to re-sign a lease. STAY FAR FAR AWAY FROM THIS COMPANY IF YOU DO NOT WANT TO PAY THOUSANDS OF DOLLARS TO FIX PROBLEMS CAUSED BY THEIR NEGLIGENCE.
