Lived at Stags for 4 yrs now! No other apartment compares from the management to the maintenance team. I have loved living here and on my second apartment with them. I moved here from NYC without first viewing my apartment and they have exceeded my expectations ever since. I read several apartment reviews and this management company had the best for this area and apartments across DFW. The maintenance team is quick and fast with any repairs, no big issues, the property/ grounds (pool, tennis court, pickle ball court, common areas, fitness gym, volleyball court and grills) is well taken care of, the office team is very supportive. I have lived here going on 6 years now and have always loved this place. That being said the past year or 2 it has gone down hill significantly. Trash isn't being collected at the dumpsters. Trash all over the parking garages. Trash is left everywhere and it is not being picked up. Today was the last straw for me... they were doing some inspections. I left a note for them to please contact me before entering my apartment. They ignored it... and what really makes me mad is they didn't lock my door or shut it when they were finished. I came home from work to see my door unlocked and cracked open. Luckily my cat hid under the couch and didn't escape. So disappointed with this place and its steady decline over the past few years. read more

I am so serious do not move here. For three days now we have had sewage leaking out at the bottom of our stairs, no way to get around it but jump over it to get to our cars or to let our dog out. Yes folks that's right, you can see human feces and toilet paper running all over the street....don't even get me started on the smell. I thought "hey maybe they don't even know it's broken" so I submit a service request....they didn't even come just said it was resolved. Management just seems like they hate their lives. Any time I've had an issue I also have to deal with whoever's working's attitude that day and it's honestly a mess. You think you're walking up to someone who is happy to help but it's quite the opposite. I wish I could point out just one or 2 people, but unfortunately it's been this way since I moved in with each interaction across the board. ESPECIALLY when they are the ones at fault. For example, our rent portal was not working for a few months this year (already inconvenient). We have new fees along with our rent every month, so we went to the front to ask. That lady was so annoyed with us for asking lol she cut us off mid sentence and did the same thing to the next 2 people who asked the same question. The place is cool, the people are not. read more

Move-out is predatory. Don't bother cleaning -- you'll be charged anyway. I was billed for full carpet replacement over two minor pulls, plus extra rent after paying prorated rent. Initial bill: $2,000. Negotiated: $550. Still ridiculous. Every charge must be challenged. 60-day notice? Good luck. No portal, no email. Staff will refuse upper management or legal contacts while you document disputes. Maintenance solves nothing. AC broke multiple times, never replaced. Dryer broke -- three items at a time, because clearly that's realistic. Sorry, neighbors, for my balcony air-dried intimates. Amenities? Hit or miss. Pools locked without warning, sloppy renovations, neglected shared spaces, disgusting dog parks. Contractors on Sumner Street? Take all parking, drive like maniacs. I've moved often, seen apartments. I currently live in Thousand Oaks at Austin ranch. Their rent payment system went down and they expected you to bring a cashiers check into them on a Saturday. The management team does not care about you as a customer. Mid conversation they started laughing at me for simply voicing my complaint. They also never answer the phone unless you say you're a new customer. read more

The move-out experience at Thousand Oaks at Austin Ranch was so frustrating it completely canceled out the "luxury" of living there. I paid out the a** for a month-to-month lease, only to be hit with outrageous charges after moving out -- despite leaving the unit spotless. They charged me $123 for carpet cleaning on top of the $40 standard cleaning they claim to include. There was only carpet in the bedroom, and it was pristine -- vacuumed, documented, and literally showing vacuum lines in the video I took at move-out. No stains, no pet (never had one), no odor. Still, I was slapped with charges for "odor remediation" and "furniture indentations." You're telling me vacuum lines are now considered indentations? Be serious. They also billed me for front door trim and repair due to Ring camera holes that were already there when I moved in -- but conveniently, my paper move-in form was "not on file." I asked multiple times for photo proof of these supposed damages. Got nothing. Just a random partial refund when I was told by the front desk receptionist exactly how much standard move-out cleaning would cost -- which I had already budgeted into my May expenses so I could afford gas and GROCERIES. To be clear: I didn't put a single screw, nail, or curtain rod in the wall. I left that place cleaner than I found it. On top of that, in May, their rent portal was down and residents were told to just pay the full month's rent. So I did -- in good faith. Then they prorated the rent after the fact and now they're holding on to nearly $800 of my money and get to pick and choose how much of it I get back. Spoiler: not the amount I deserve. And now? I've been completely ghosted -- which I thought was reserved for dudes named Kyle with fishing pics on Tinder. They took advantage of a recent college grad who just moved halfway across the country. I genuinely enjoyed living here, but the way they handle move-outs is shady, disorganized, and completely unprofessional. So I live in the town homes and every time I put a request to have something fixed no one comes. I have even waited a whole week and nothing. I see them going to the neighbor house all the time but never ever to mine. I lived in Stags Leap at Thousand Oaks and would never recommend living here to anyone. It is impossible for the office staff to answer emails or the phones. The pools were closed all year long and residents were still charged the monthly amenity fee. When you move out, they will charge you for everything without any proof that anything was actually damaged. So the reviews about calling and trying to get in touch with someone is true. It's pretty hard to get through but if you go into the leasing office they are super helpful. Jason solved my problem immediately. I thought my trash bin was stolen but turns out it was just a mix up by the valet service. I put work order in through the app and hopefully I get my new container soon! Overall, this place does have room for improvement, but it does seem as if the staff is willing to help out in anyway. Got a nice 2K move out fee with completely bogus charges. Some of the fake charges they trumped up. -$400 unauthorized pet fee. (I've given them my service animal documents) -$690 to replace the carpet. (even though I deep cleaned after I left) Raised rent by $400 to renew the lease. Don't bother with this place. Don't do it...whatever fake positive review that you see about this place is just what it is...a fake review created by an employees friend of a fake account. These people are ruthless crooks; up until you sign the lease they promise the world as far as tenant services but once you sign your lease good luck trying to get a hold of anyone...the only time someone will contact you is when the lease is almost up and they will start harassing you and threatening you that you must let them know 3 months ahead of time or they will continue to charge if you do not give them 3 months. I came in to the front office and physically gave them a 5 month notice and they threw the paper away and acted like they never received to try and screw me out of money (luckily for me I had an email that I sent which documented me not going to resign the lease). I had to pay rent for 3 months when I didn't even live there on top of my mortgage because these people have no souls and no heart (even though I paid everything on time and never had an issue). They will also do a move out check but will not allow the tenant to be there so that they can make up whatever they want and then retro-actively tack it onto your last payment. They have done this twice to me now; they are post dating water and sewer for 3 months that I didn't even live there..how they can legally do this I don't know but if you'd like to find out be my guest and sign a lease with them. But I urge you to truly read all the bad reviews here and how the contrast with the outlier 5 start review and thats because the positive review is a lie. I hope these people don't get away with robbing young adults. You can do your part by not giving them business. read more

My son rented apartment here. He moved back home and paid 2 month penalty for lease break. He had to glue 2 weeks before his last date. They told to mail him the key back. He did that and has confirmation on delivery. Now this apartment is telling that they did not receive the key, in spite of we having the delivery proof. And charging him $200. When he moved in, there was trash can in the apartment. So while leaving he kept it there, thinking that it is apartment trash can. Now they are charging for it. In spite of cleaning all the apt, they are charging $175 for cleaning the bed room. No one picks up the phone or no one calls back. We are having very bad response. My girlfriend and I applied for an apartment and were fully approved. We received no communication from the leasing consultant, Stephen, that she had been working with for a number of days. After a few days she called to see what the next steps would be and Stephen sent over our documents to sign mid-Saturday. After not signing the agreement over the weekend (We were camping and did not have internet access) we received an email from Stephen today (Tuesday) threatening to cancel our application if we did not sign the lease immediately. Our move in was still six days away, and we only had access to the agreement for 2.5 days. We decided to cancel and lose the $400 in application fees rather than spend a year + under this type of management. I come from the multifamily industry and threatening applicants that have been approved for a home is something I have never seen, or heard of. 06/23/2020- Updating review from 1 - 3 stars due to the amount of reach out from upper management attempting to fix the situation. I would not recommend moving here. It was very beautiful when I moved here a year ago but now the property is rampant with crime (people stealing cars, break ins and stolen mail), rodents, ants and roaches, people never seem to pick up after their animals, the pools are closed every other week and the elevator never seems to be working. Maintenance requests take WAY too long. Went almost five months with a broken dishwasher, have now been waiting OVER three months for my blinds in living room to be replaced. Took them over a month to come out only to tell me they were going to need to be replaced and they'd contact me end of week- surprise surprise, two months later and I still have broken blinds so anyone walking by can look directly into my home :) Insane that I pay close to 2,000 for a one bedroom and can't even have decent management nor maintenance. I moved in in '19 to #130 in building 5, which shortly began raining indoors and which they half-pretended to fix a few times before they wanted to hit my renters insurance. I called my agent who laughed his face off and assured me that they would get nowhere blaming me for their garbage construction. Finally got them to relo me out of the flood zone to #416 in same building: a deeply inferior unit which was more expensive, but whatever, at least I didn't have to swim to my bedroom. A few months later, a 1st floor with all hard floors opened up again, comparable price, I applied for it and they took my $480 and DENIED ME because I owed property debt of $99. TO THEM. Which they knew about but I did not because they never told me about it. They straight refused to tell me why I was denied, and instead KEPT ALL OF MY MONEY when they are by law obligated to return the admin fee and tell me why they denied me. Meanwhile, they attempted to charge me almost $500 to replace the pristine carpet I left them in #416. When told to cough up pictorial proof of said "stained and worn" carpet, suddenly it became "Oh we made a mistake, that wasn't your apartment, oooopsie!" They also began collections proceedings on my ex who never lived with me and was never on a lease there. I ultimately had to pay $217 of undisputed move out charges over #416, and the $99 for #130, to clear the debt and get another apartment elsewhere, even though they STILL have not returned my admin fee or met their obligation to justify my denial. So trashy. When I went by to drop off the $99, the manager said "oh you should move back in!" and I said "Since y'all kept my admin fee and wouldn't tell me that the reason you denied me was the nominal property debt TO YOU, I don't see that ever being an option I would consider". The smile fell and he said "ohhhhhh" sotto voce. Sorry bud, you were nice but you deserve to know what you work for, and I deserve less nonsense in my life than Billingsley cares to provide. Keep in mind, these jokers KNOW I work in the industry and am not one to screw around with since I know the rules, but they still played hinky games, so what shady crap are they pulling on you who don't know what to look for? Alright so where do I start. Super disappointed I have to be writing this review as when I moved into the place I was super excited to live here. At first everyone was super nice, helpful and welcoming. That's only until you sign the lease. I have taken the liberty to also reach out to other residents and I have confirmed I am not the only one with the issues. First of all don't bother calling or emailing anyone in management or the front office, I promise they won't get back to you. I have come to them with multiple concerns and I am shrugged off or ignored. As you can see from the pictures we pay for trash valet and pest control every month. The place is infested with rats (luckily they have not made it up to my apartment) but as you can see other's back porches are covered in rat feces and you can see them running around the parking lots and hallways like Remy's family is coming for a feast...probably on all the trash lying around, and that brings me to the next topic. Two when trash valet is picked up....it's not exactly picked up. As you can see literal piles of trash an be found around the neighborhood on the regular. But you will be fined if you put your trash out too early or not in the right container ( as everyone else in the complex does in front of their door) but clearly we are the problem. Some other fun facts about the place. The hot tub has been broken and collecting leaves and moss since I moved in in Sept. Over Christmas some pipes burst in the community. Water was not turned off for hours and understandably caused water damage in units. The units that were damaged residents got an email about two weeks later informing them that they had a week ( yes 7 whole days) to pack up and move out of their home. Another fun experience was after the pipes were burst clearly the apartment had a pretty high water and sewer bill that month so they sneakily tried to charge us double for water and sewer that month ( down to the exact cents). This happened to multiple people including me. On the 1st rent was paid and my account was at $0, login on the 3rd and there is another $70+ charge. I attempted to reach the office with no response. When I finally got a hold of someone at the office they just straight up denied the charges I was literally staring at existed. My only advice stay far away from this place. read more

I am so sick of their bullshit prices and fees with no respect for the residents themselves. Stay away!!!!! This WAS a beautiful community 6+ years ago when I moved in. Since its expansion just over 3 years ago everything has gone down hill. The older original side of the community it totally neglected. Staff does not respond to any communication at all. Phone calls emails text messages are unanswered. Recently the phase management staff now called the account staff was moved off property and the only form of communication is via unanswered email. The only person you can speak to is one of the girl at the front desk who will communicate with your manager for you via text while you standing there to get your answer. Dumbest thing ever why do i need a middle man? Sure they will give you the account managers number but good luck getting them to answer their phone or getting a call back. Recently I had no other choice but to attempt to talk to my account manager so I went over to the office and had one of the girls text my manager. He through her said he wanted to talk to me so she gave me his number I went from the desk out to my truck and called SHOCKER no answer I called 6 more times throughout the day with the same result NO ANSWER. The only other person you can speak to is the resident experience manager who is so rude a cocky you just get irritated the moment he opens his mouth never has a good thing to say and has to go through the same process of texting your account manager for the answer. My refrigerator broke down 6 times in less than year and they refused to replace it until i started demanding payment for my spoiled food items. When they did show up with a replacement it was a dorm sized refrigerator with wire shelves inside I pay way too much rent for a dorm sized refrigerator. I ended up buying my own refrigerator. My stove broke about a year after I moved in it still hasn't been replaced. The microwave has been broken for about two years. One of their big selling points is the hot tub that thing has been broken for at least 4 years they constantly blame the residents for pushing the emergency stop button and burning out the heater and the pump. Honesty the community is really great its a beautiful place to live, but the ZERO communication with the office staff is the worst thing. you can call anytime of the day and your phone call will go unanswered and to top it off if if you go over there the office full of staff members. Since the move to the new office the staff is the WORST!!! If you don't take my word for it look at the other negative reviews and you'll notice all of them start 3-4 years ago and they just get worse moving forward. They probably pay any positive review. I've lived here for 18 months, and it's been a nightmare since the day I moved in literally. I typed out about 10 different instances of them not fixing things and then realized no one cares. Just know they will not fix what is wrong. AC goes out in late spring. Expect to bake in your house for at least a month. Neighbor has a sound system that comes straight through the wall. Well...deal with it, or pay to move to a different unit. Window frame is so far out of plum you can see outside through the bottom of the window when its closed, they'll thank you for cooling/heating the entire community. Rent went up $300/mo after I signed my first lease (12 mo to 12 mo), with no upgrades and crime increasing. 4. Gym equipment is always broken and never gets fixed/replaced. In addition, I received a very shady extra charge Dec-22 that was added to my usual monthly bill (rent, utilities, etc..). I had paid my water/sewage at its usual rate (~$30) but then received a second additional charge of $78.11 for water/sewage. I tried calling and emailing but never received a response. I am happy to pay what I owe, but without any explanation, I went to BBB to help since I was not getting an answer. I have been trying to get an answer since the beginning of Jan-23, and it is the end of March-23, still no answer, even after asking BBB to step in. read more

I have no idea what this apartments deal is with bugs but it's out of HAND. The first apartment I moved into had an actual cockroach infestation (I saw probably 30 in 2 weeks) so we had to beg and beg and beg for them to let us move out. They finally let us move into a new unit but wouldn't cover any of the costs of having to move all of our furniture down 3 flights of stairs (bc it would've killed them obviously). Moved into a unit that they claim is "brand new" and we are still finding bugs all the time (yes, roaches). Here's the thing guys, it's not normal to find cockroaches in your apartment. Something is wrong and if it's happening in numerous units then they clearly do not care. They are so hard to get ahold of, it's so expensive to live here, and there are BUGS. Absolutely disgusting place to live. we've had RAT problems in our unit. They're in our ceilings and in our walls. We hear them w every day and night. You can see the hole in the ceiling where they are Literally decaying and attracting fleas that now live in our unit, which you can see in the photos from all of the bites!! they're also in our FOOD. We keep our apartment very clean and NO reason any rodents should be In our ceilings and walls. DONT move here unless you want the rat and flea special! Why do you think their 1 beds are listed less than the DFW average? Because of their vacancies because nobody wants to live with rats. Front desk never answers the phone (10/10 times you have to leave a message they never respond to), gym always has broken equipment, they refuse to update any unit appliances and charge more each year because of the "demand", and resident services managers like Alex Salinas are extremely unreasonable. The management of this place makes it worth spending more money somewhere else. Only issue with that is most surrounding complexes are also owned by Billingsly Company, so they are going to be the exact price for the underwhelming quality of this poorly ran complex. read more

We have lived in these apartments for 3 years and honestly the only reason we're still here is because it'll be way more expensive to move somewhere else with the current inflation and rise in rent vs paying the year rent increase once you're already in a lease. Here are only a FEW of the issues we have had. - Charged $75 for insurance lapse of coverage due to a system error on their end and was required to pay it anyway and wait for a credit on the next months rent even though our insurance never actually lapsed. - Office staff never returns calls. Don't even waste your time leaving a voicemail. - Gym equipment has been broken for more than 2 years at this point. - A family member of mine lives in a different phase that doesn't include valet trash pick up however she is still charged $25 monthly for valet trash. - Walls are thin. You will hear everything going on in your neighbors appointment . - They double booked the club house we reserved for our engagement party and told us we could use the bigger clubhouse but didn't offer any discount for the inconvenience and error that was caused by their website therefore $300 extra was spent due to an error on their part. Our key fob didn't work for the clubhouse we had to use because it's in a different phase (your key fobs only work for the phase you live in). The office staff told my fiancé that he would have to try to catch the previous party leaving to get in. They wouldn't give him a temp key fob or even have a staff member available to come and open the door. This is the most inconsiderate apartment complex I have ever lived at, all they care about is MONEY! You literally pay for their issues and website errors so be aware! read more
