Peanut butter regular chai (left) and peanut butter dirty chai (right)

I have been a resident of San Juan my whole life and I can't believe this is the first time I've been to Tim's! It's really unique inside. You can tell Tim has made it so personable and takes pride in their coffee shop. I ordered the iced dirty chai and made it peanut butter flavor (secret menu). Loved it!! My new favorite coffee shop.

A cozy coffee shop located at a business center. Light upbeat music being played in the backgeound. The interior design has a homely feel, it reminds me of cafe's in Hawaii. Tim is very hospitable, and fast with his service. I ordered the Caramel Latte which was pretty good and not too sweet. What I appreciate the most about this place is that it feels like a coffee shop, and not like a Starbucks where lines of people come in and go. The owner and people who come in, stay and have conversations. This creates a good environment and great vibe, and enhances the experience and makes my coffee geeat. I would definitely come back for the hospitality alone.

    12/15/25 Oat milk latte

12/15/25 Decided to try this cute, hidden coffee shop in SJC serving up great cups of Java. Meet Tim, owner extraordinaire, who is a nice guy, personable who indeed makes great coffee. There's a small bench up front of the shop with an umbrella where you may enjoy a quiet time drinking your beverage. Additionally, there are cozy tables, chairs, couch to also offer comfortable seating to the ambiance. It's a nice space to study, catch up or hangout. Tim was engaging, talking with me as he was concocting the hot oat milk latte. It was a peaceful Monday as there was no one else in the shop. Parking is free, shared with other businesses in this plaza Would definitely come by this cafe when visiting SJC.

Gosh where do I start...first off, this is definitely not the cutesy coffee shop you would want to go to get some coffee and study. Its just not the vibe. It definitely looks like old furniture brought in from their home. Everything is pretty run down. Their menu was nothing fancy so we just got the regular matcha latte. And boy was I disappointed in this...i dont expect high quality matcha but at least presentable. The matcha was not smooth but flaky and it was really bland. Tim offered to add sweetener and it made it worst. It had a really weird taste to it afterwards. When we were leaving, he offered to remake it but it just wasnt it. It doesnt even taste like matcha! The color should've been a red flag already. We also got the breakfast sandwich and boy were we flabbergasted. The menu said it had bacon, hash brown, veggies, eggs, and cheese. But when we got it, he had added chicken to it and my husbands worst nightmare...brussel sprouts. While eating, i bit into a large piece of bone. And the sandwich came on paper plates!!! Sighhh the whole experience just felt like I was at my uncles house. If I wanted something homemade, i wouldve just stayed home and made it myself. Why pay to have below mediocre food and matcha!?! I dont understand the misleading reviews this place has....

Award winning breakfast sandwich with bacon

We stopped in around 9 AM and was immediately greeted by Tim, great first impression. The inside of the shop is such a vibe. Tons of really cool memorabilia that makes the space feel warm and welcoming. I ordered the Vietnamese coffee and the award-winning breakfast sandwich with bacon, while my husband went with the spam version. We swapped halves so we could try both. Honestly, this sandwich exceeded all expectations. So full of flavor, not greasy at all, and just straight-up delicious. Both the bacon and spam versions were winners, and I'd recommend either without hesitation. The Vietnamese coffee was a nice touch too. A little less sweet than I usually get it, but still really enjoyable. Tim was genuinely kind throughout our whole visit and made the experience even better. This place is absolutely going on our must-stop list every time we're in town visiting family. Thank you for such a great experience Tim!

    Half caff iced Vietnamese coffee

Tim really is making great coffee! On the way to Los Angeles from San Diego today, I wanted to take a break from the traffic, use a clean restroom and get a cup of coffee for the road. I clicked "add stop" on my Google maps and it took me to this wonderful place! Tim fixed me the best cup of coffee I have had in forever - a delicious half calf Vietnamese coffee. Traditionally Vietnamese coffee is served with condensed milk. Tim mentioned that there is also some additional milk included in the iced drink and offered me my choice of milks with no up charge. I opted for oat milk, which blended perfectly with the condensed milk at the bottom. The coffee had such a terrific smooth taste. Can't wait to stop by here again! PS - the bathroom has the best scented hand soap!

    Dirty Chai

Cute little SJC cafe. Owner Tim is friendly so it was fun to chat while waiting for my Dirty Chai, which was yummy. It's refreshing to see a coffee shop not have the giant tablet flipped around asking for tips awkwardly. Just a simple Square payment device to tap and go or cash. Thumbs up!

Tim is also making great Chai!

With a name like, "Tim is Making Great Coffee" one has to wonder if Tim also makes great chai? Good news: Tim does!!! While Tim's chai isn't 100% home brewed it is spicy, warm, and delicious. He uses a unique mix of unsweetened Dona brand chai concentrate and his own loose leaf blend. This allows Tim to customize the flavor of chai for each customer. Want it spicier? No problem! Want it sweeter? No problem! Want more tea flavor? You got it!! There's plenty of comfy nooks to curl up and enjoy your beverage, too, with couches, seats and more. Plus Tim is a sweet, personable host, super friendly, happy to answer any questions you have, and open to customizing drinks to whatever you like. Put this one on the good chai vibes list!

Tim is extremely friendly and very generous, offering add-ins to the iced mocha. Although I took my drink to go, the atmosphere was very welcoming. I loved the Bob Ross memorabilia. I am EXTREMELY picky when it comes to coffee--more specifically, iced mochas--and, on top of all of that, I recently switched to oat milk in an attempt to lower my cholesterol. That said, I prefer the taste of whole milk. With all of that stated, I will absolutely be finishing my drink. Definitely worth trying out & meeting Tim! P.S. He even asked me to try my drink before leaving to ensure it was up to my liking

A truly bold and flavorful cappuccino which I look for in my signature coffee drink. Tim is making great cappuccino! The quirky decor and ambience of his coffee shop is a fun place to hang around and have a lovely chat. Will definitely come back for another great coffee!

I got a cold brew with sugar-free caramel and sugar-free banana syrup. The cold brew itself had a deep rich flavor and the banana and caramel enhanced it nicely. I'm glad that they offered sugar-free syrup options. My mom got the iced dirty chai latte with oat milk. she enjoyed it. Tim said it was their most popular drink and he recommended it with oat milk. My mom added banana syrup to it. Our experience was exceptional because of the kindness and care of the owner Tim. He served us after closing he showed interest in our lives. he was thorough in making sure we had the best possible experience. they had a restroom for customer use. There was plenty of parking. The portion size was generous. I loved the colored bendy straws. The interior was decorated very cute with lots of Bob Ross memorabilia. There was comfortable seating. Overall, I had an amazing experience, not only because of the great coffee, but because of the above and beyond kindness of the business owner . I would love to come back and review more of his menu items if given the chance!

The current restaurant has been open since 1995 so it's a true piece of California history. One thing I love about this place is that it feels like you're eating in a garden next to a cottage. It's very homely and also service was fantastic. Everything that we ordered came out very fast and was extremely tasty. Most of the tables are outdoor so it's really nice to sit under the trees and hear the trains go by and just really enjoy a great brunch. They have a small and big plate option and you're supposed to order one from each category for just under $50. It's a lot of food so you will not leave hungry. For my breakfast, I started off with the Tomato Bisque and Grilled Cheese Sandwich, which was a great start to the meal. I'm a huge soup and sandwich fan and was probably the first time I've ever done that at brunch. For my big plate, I chose the Huevo Rancheros and really enjoyed it. I wish the meat would have been chorizo, but the sausage was also nice. I would highly recommend both dishes and this restaurant in general to anyone.

Deep fried goodness on top of caramel and banana sweetness makes your heart skip a beat. This is what all bear claws should aspire to be. This is the first time John, one of the owners wasn't there (but I get it, they opened a second location in Utah). Yet, the people who work here generally seem happy about life. I mean do they pay them in donuts?! There's talk about JD Flannel and Oliboli in Tustin duking it out for top spot, but the gap has only widened today for me. No disrespect to Oliboli because they're very good, but these donuts are on another level (cheaper/better value too). I only go here yearly, but I need to change that.
