Even million $ plus homes aren't built as strong and well. Very very happy with our place. The solar panels give me a $22 a month utility bill.... That exemplifies the total picture!

Solar city offers this deal to anybody that wants it at no charge. He did not pay $11,000 for any solar panels . Solar city is constantly at Home Depot every time I walk in the door asking me about putting on solar panels on my home at no charge. Next Kelly C obviously does not live here. We are a senior community and our hours for using the pool is virtually day and night. If you as a visitor show up with children that is absolutely correct there are hours set aside every afternoon for visiting children. As for security we that live there press the button in our car in drive through the gate. As a visitor you should have set up with the people you are visiting a pass or a convenient way to get into the community rather than complain about security. Again we are a senior community that pays 1.7 million dollars in association fees for our services we receive and the safety of our community. I am sorry if you is a visitor are unhappy with us if you would like to contribute to our association fees we might look into accommodating your needs. As for the builder they are a good builder for the price of the home. As for the community it is friendly it is clean and it is safe. It is also a well-kept up community.

    Lennar at Morning Ridge

**LONG POST ALERT**…read more In November last year, our cousin who's a licensed realtor took my wife and I to see some homes. We wanted to see some new builds so she brought us to the first Lennar community called Winslow. We were met by one of Lennar's agents named Billy H. (I'll leave out the last name to avoid having this post possibly being removed). He showed us a couple of homes there that were okay. We were thinking if we didn't have a choice we would choose 1 of 3 available. Our cousin says she wants to show us another community just in case. She told us Billy whispered to her and asked is she sure because she wouldn't get a commission, she said of course because we're family. So we head over to Morning Ridge and Billy shows us a gorgeous 4 bed, 3 bth home. He tells us that there were only 2 left on the market and our monthly mortgage payment would be the same as Winslow but way more square feet. Billy told us the monthly payments $1900-2000/month. My wife made it clear and asked does that include everything, he said yes. I asked him did he know about the NACA program that can help us with no down payment, no closing cost, etc. This night he said he didn't know anything about it. Him knowing we were first time homebuyers and we were due to have a baby in the upcoming weeks, we felt he preyed on us. So he texted me a few times letting me know we had to sign the purchase agreement and put down the earnest deposit or the house would go to someone else. Verbally he told us it would be $3,500, then he text me its $4,000, so I replied what happened to $3,500, Billy said "We can do that!". After we put down the money, he connected us with Lauren B. who was supposed to be our Loan Officer, she didn't answer any of my calls and barely responded to my email inquiries. When I asked her about NACA she said to speak to Billy because she doesn't know anything about it. I asked Billy if we had time to meet with NACA to help us with purchasing the home and its a nonprofit organization. He then all of sudden knew about the program. He said Lennar has Down Payment Assistance but the interest rate could be more but the NACA is also a higher rate too. I had to screenshot the NACA home page explaining to him that its not a loan and I don't have to pay the money back. He text me saying to apply with Lennar's down payment program as a back up in case things didn't work out with NACA. Oh and Lennar was offering $6,000 credit towards closing cost as well on top of $12K from Down Payment Assistance. So weeks go by and we find out Lauren quit the company and we're now assigned to Kristina G. I have no problems with her. Out of the people we interacted with Kristina was the best at responding to questions and even listened to my complaints. Also Alex T the concierge was pretty helpful as well. Kristina sent us a Closing Cost worksheet that says as of December 2021 our monthly mortgage payments would be $2300. We immediately needed NACA to help because this was outside our budget and what was not quoted. So we finally meet with NACA who said they could help but by the time we get approved by them they could not grant us enough to cover the monthly payments. As time kept going on, our move-in date kept getting pushed back due to COVID and then Federal Reserve kept raising the funds rate that ended up raising our interest rate that increased our monthly payments. By the time we got closer to closing our monthly payments were heading towards $2,700/month. We had to cancel the contract and lost our $3,500. All Lennar could do was offer to hold our money for 6 months to apply for another home. They know all of their homes were going up in value and all out of our price range. They ended up selling the home we wanted and made an extra $20k on the equity. The right thing they could have done as a company was offer to give my money back. As an agent, when clients are asking questions about how much would their monthly payments be you should direct them to the loan officer. A lot of first time home buyers don't realize all the different line items their monthly payments require, that's not the realtors job so refer them to the loan officer!
