However, a few weeks after moving out, I was charged $1,500 for repainting the walls and bathtub resurfacing, plus an additional $300 cleaning fee.I spent an entire day cleaning the apartment before leaving, and it honestly looked cleaner than when I first moved in. I tried to dispute the charges, but since I did not have anything in writing and was not present during the move-out inspection, I ended up having to pay the full amount. If you are currently living here, I strongly recommend being present during the move-out inspection and documenting everything. I am almost certain they attached photos they submitted was NOT from my apartment. (They claimed that our door was broken, which it absolutely was not.) I truly enjoyed living here, but the move-out experience was extremely disappointing. It felt like they were trying to charge as much as possible at the end.

The harassment was overwhelming. They then waited until my lease was us up to charge me over $9,000. My legal counsel said some property managers do stuff like this all the time. They are crooked. Be warned! Besides that, the ELEVATOR CALL BUTTON DOESN'T WORK and instead of fixing it they lie and say neither guests nor deliveries are allowed upstairs. This was not the case when I moved in, and no other building I've lived in doesn't allow me to buzz up a guest or delivery that has a call box. LADIES BEWARE! I thought the building manager was just being friendly when he asked me to eat meals and gave me his personal number but he looked upset when he saw me going on a date with someone else. And after that my maintenance requests started taking a way longer time to be responded. From an average of a couple of days to no less than a couple of weeks. I also once heard someone trying to come into my apartment with a key but a noise from my tv scared them away and I immediately stood to check my peephole where I saw the building manager walking away from my door alone. There was no notice given or pending maintenance request that would warrant him coming to my place so I was very creeped out. When I confronted him with our building security guard he blamed it on a maintenance worker that he "stopped from entering the wrong apartment" and since there are no cameras in the halls we had to take his word for it. (Even though I saw him walking away completely alone through the peephole and didn't see/hear him talking to anyone. Also every time maintenance had come in the past and since, they knock and wait before attempting to enter.) This building has done a few other shitty things in obvious efforts to maximize their profits and it's always at the expense of the tenant living experience. Just take your business elsewhere because you're definitely just a unit number here.

It used to be a well-maintained and enjoyable place to live, but that is no longer the case. There are ongoing maintenance issues that are not properly addressed, including a persistent foul odor in my unit that I've submitted multiple work orders for with no resolution. Common areas and amenities are frequently out of service--gym equipment is often broken, including the AC and a StairMaster that has been down for over a year. The clubhouse also has broken TVs and other neglected equipment. There have also been damages to my vehicle caused by security staff, which were not properly addressed or resolved. There are additional concerns about upkeep throughout the property, including rusted fencing on the rooftop that appears poorly maintained. In addition, wildlife control in the parking garage appears poorly handled, and I have personally seen multiple dead pigeons. Security is rarely helpful when issues arise, and communication from management has been inconsistent at best. Meanwhile, rent continues to increase without any noticeable improvements to the living conditions or amenities. Overall, the property no longer reflects the standards it once had under prior management.

But the rent hike is no news for dtla or even California housing so I guess we can't really blame them.. I waited until everything was done to write my review- the amount of security deposit we got back was disappointing but mostly reasonable and clear, in case anyone wonders about this. Overall, If you work/ go to school in dtla, worth considering! The specifics: Security/Safety- A+ Yes I have seen homeless people walking around and nearby the building. However, that's just what you get living in downtown. Personally I've never felt unsafe living here and I appreciate how the building is always bright and most of time, there's always a front desk security there. I have also seen the security coming outside to help residents out. I worked night shifts most of the time I lived there and would frequently come home at 3-4AM so safety was big for me. Location- A+ The apt is at a convenient location with Staples around the corner, lots restaurants/bars nearby, and easy rideshares and food delivery services access. Wholefoods is within walkable distance and 24/7 Ralphs is across the street. Starbucks and Panini Kabob Grill (recommend!) are both downstairs of the building. Fitness- A+ There is a small gym inside the apt. Within walking distance, there are also lots fitness places to go to, including Corepower yoga (a block away), Pure barre (about 4 blocks away), Gold gym and LA fitness (about 3 blocks away). A little further out, there are other yoga studios, 24 hour fitness, Crossfit, etc. Parking- A Parking is an additional $100 (more if you chose premium parking spot) per car. It's pricey but standard price for dtla so I have no complaint. I do want to bring up that when I first moved in, I had seen people parking at our resident only garage and then leaving (and yes I verified that they didnt live there). It did make me feel unsafe knowing that the parking lot was being shared by non-residents in the beginning but I haven't seen that happened for 1+ year. If this is a concern of yours, you should ask. Other than this and the one time someone parked at my spot when they went party'ing, parking had been smooth here. Guest parking- used to be a BIG F but now an A Like what one other reviewer said, there used to be only 10 guest parking spots for the whole entire building!! Yes, ten for like how many residents?! It used to drive me crazy and no one would want to come visit lol. Other residents were getting frustrated and angry too. However, in mid 2019, they added about 20 more spots for after hours (nights and weekends) and things got a lot better. The guest spots do fill up but not as crazy as before and it's been so much easier to have guests over. Front desk/ office staff/ maintenance/ packages- Friendly front desk staff! There used to be a time when they didn't have consistent staff at the front which was frustrating but it got better. The leasing office staff was really nice too and so was the maintenance crew. They were always very helpful and prompt. Packages got delivered to the front desk or the Amazon HUB that they installed some time in 2018/ early 2019. Parking garage elevators- It's really slow and I cannot tell you how many times the parking garage elevators broke down the two years I lived there (to a point that I've gotten so good at going straight to the stairs as soon as I saw a sign by the elevator lol). Not a deal breaker for me though! Laundry- new smart laundry machines installed in Mid 2019. Kind of pricey but I'm grateful to not having to collect quarters lol. Amenities- Pool, spa, grill, pool table, and poker table. It's great that there are pool and spa on site and I loved going to the pool and spa in the summer but I feel like they should def be cleaned more often. I've never used the grill by the pool area so I can't really comment on that, but yes I have seen roaches in the yard. Good thing is i've never seen them inside the building so that's def comforting lol. Common areas are first come first serve. There are often holiday events and food trucks coming to the building once a month, which are nice. Friendly neighbors :)

Esteban is choosing to ignore and deny this clear evidence. * Glitched Records: Esteban Moroz is now trying to override this written confirmation by citing a glitched system document dated Dec 17th. The document he's using is broken and the dates are cut off. *Esteban is now trying to charge me for extra days I didn't live there, claiming my notice was "late." It's heartbreaking to see a place I once recommended turn into a business that wait until you move out to pretend your notice didn't happen so they can send you a bill for extra money.

Vincent and other maintenance is absolutely wonderful and it's the only time I've ever trusted anyone to go into my apartment without me being home. I've lived at so many high-rises and never felt safe letting any of the staff in my place unattended, I even feel that way at my new place! I never felt this at the Brockman and anyone who came into my unit did everything properly and with care. But the biggest thank you to Mike who really makes a resident feel welcomed from the beginning to the end and always took any of my needs or concerns so serious and handled things in such a professional manner.
