They are making US switch everything over and we've been paying our previous company with a card with no fee, so before we switched our card to this service we asked them if there was a fee and we were told no by 2 different people. We were with Pathlight originally and then Tricon took over. We had a horrible storm that caused roof damage and took our fence completely out. The roof damage was so bad it was leaking into my son's ceiling fan which caused electrical problems. Tricon sent a roofer out who immediately fixed the electrical stuff and THATS IT. The roofer told me the roof needs to be completely replaced (which I've been saying that bc it's the old school roof). It's been 2.5 months and we still have no fence and just a tarp on the roof. I have called (I've lost count on how many times) and I'm told the same exact thing every time "we are pushing the approval for the bid through so you should hear from the contractor in the next few days" and then nothing. We get HOA violations for the fence and our neighbor does as well since it's adjoining. I've made other claims now from water damage to areas that need serious repair (and rain is leaking into our house as I type this!!) and NO RESPONSE. I've been a renter most of my adult life and this is the worst I have experienced from a property management group. I love our house and location and take pride in trying to take care of it. Thank goodness I have my own renters insurance policy bc I imagine the roof/leaking is going to cause major damage soon and if it causes us to get displaced I will be hiring a lawyer. I have documented all my calls and responses from Tricon (or lack thereof) in regard to maintenance issues. It's extremely disappointing as I had no issues with Pathlight prior. THEY WILL SCREW WHEN ITS TIME TO MOVE OUT! Rented from Tricon for 2 years and for the most part everything was normal and I was satisfied. We were respectful of the home, always paid rent on time and never caused any issues, and only put in one maintenance request in the 2 year period. Upon moving out at the beginning of last month they sent me an invoice for $171 AFTER using up the full security deposit. The invoice had a ton of bogus charges that were clearly set up to eat up our security deposit. They charged $900 dollars for a "curb appeal" package when the front and back yards looked basically the same as when we moved in. Charged almost 200 dollars to replace batteries and lightbulbs!! They also included multiple items that fall under normal wear and tear that landlords are supposed to be responsible for. Im assuming they do this to everyone and then hold damaging your credit over your head to keep you from fighting it. this review probably would have been 5 stars if not for this nonsense. I've been living in their home since 2021 and every year my rent increases $136 the home is not new no real upgrades, the floors in the kitchen and the bathroom are unfinished under the counters and corners. Toliets constantly have issues like never have I had to use a plunger so much in my life, randomly will flood the house if you don't make sure it doesn't stop running, I have 3 kids smh I'm on bathroom patrol. Cabinets are original just painted, now you would ask why did I move here, long story short, 2 days before my lease starts they inform me the house I choose was occupied and they had 2 nearby houses (believe me compared to the other one this one was niiice) or get a refund like I hadnt already switch address for utilities. Tricons resolution to my issue is write them down and we will fix it. How do you fix the floor? place wood in the corner (it's hard to sweep those crevices) it's not fixed and after reading reviews I'm afraid they will say that it's my fault during move out. And the last time I reported the toilets (I would go a while and report it when it pisses me off AGAIN) they said I had to fix it myself. I'm going back to an apartment this ain't right they bought this house in 2012 for $78,000 the upgrades are limited to the floors and poorly tiled bathrooms. Currently my rent is $2168 they have brand new homes for that price but remember some toliet issues you have to manage yourself I didn't study HVAC. I put in an application for a home I wasn't able to go on a tour. I was approved for the home, and gave my deposit. I chose not to sign a lease until I see the home inside/outside in depth. The home kept not being ready for tours. The date was change three times. The application expired in 48 hours due to me not signing the lease. I haven't heard from no one to get my deposit back. This is a fraudulent company. Do not do business with this company. After reading other reviews about not responding to repairs, it was a God in the making. read more

Nothing else, I replied asking for what? Communication ceased. I then get a call from the collection agency saying I owe $700 and something odd dollars. I called the rental property as I never received my security deposit nor did I receive a ledger of all accounts claimed that I was to pay. When I received the ledger after I requested which is a testament of their poor communication skills. The ledger was filled with late charges for the $237 that I had no clue of why I owed and repair to the property that I requested to be fixed as I was a resident that was cancelled by the property manager time and time again. Their maintenance is absolutely terrible. When you file a maintenance issue they are very, very slow to respond. The DAY BEFORE the maintenance is scheduled to take place they send you a "courtesy" email at 6PM WEST COAST TIME. You have no idea how long you have to take off of work the next day until very late the night before. When you call them to try to get in touch with the Tricon Residential team the robo voice forwards the conversation right to hanging up on you every time. They do not give you contact information of the vendor who is on their way out to maybe or maybe not do anything, it's like there is zero vetting with their maintenance and they are hiring guys off FB Marketplace. GOD FORBID you try to Band-Aid a fix until their slow response team gets back to you. I'm appalled at how this company treats its potential tenants. I signed up for the Pre Lease Guarantee and so far that has been a huge mistake. Per this offer you can pay a $250 holding fee to avoid your desired home from being rented by another applicant prior to the home being deemed "available". You have a certain amount of time to view the home before making a final decision as to rent, request a transfer to another Tricon property or simply walk away and lose the $250 holding fee. I was approved around July 28th for a home that would be ready after Aug. 8th. After approval you have 48hrs to sign your lease and pay the deposit. My desired move in date is August 20th. I was told I could set my move-in date between Aug 11th-21st. It is now Aug 18th and not only have I not seen this home (that I've signed a lease for and paid a holding fee and deposit) but not 1 person has returned my call. I've called over 10 times in the past week, simply trying to view the home before move in. Hold times range from 20 mins to an hr! If you're lucky to get the right rep you'll be holding another 30 mins while they "contact the regional management team". Code words for we're chatting someone, somewhere, that knows nothing about your actual home. So in 48hrs I'll be homeless, and a couple of grand short on funds. Now I have to contact my attorney to simply receive my money back. I can't even contact someone for a move-in, can you imagine the process for a refund? Please avoid making the same mistake I did. This company is not trustworthy and could obviously care less about its current or potential tenants! read more

This company bought my previous company out, charged me to swap the service over, and then basically removed all functionality. They make it impossible to get service and then just have you on hold with terrible hold music for 20 minutes every time you call. Companies like this should be dismantled. If I could give these people negative stars I would. Initial application and lease signing process was smooth sailing. When it came time to renew 15 months later, they were extremely difficult to work with. Renewed us for hundreds of dollars more than what the rest of the neighborhood was renting for and refused to negotiate. Many phone calls and emails just flat out not answered. Fast forward another year and we move out because we purchased a home. We terminated early and received a lot of differing information from a few different people regarding the process. Also receive duplicates of forms to sign from different people with wrong dates and incorrect information filled in. They made the process quite confusing and difficult. They called plenty of times regarding our move out balance which was paid in full in a very timely manner. Fast forward a few months and I'm getting calls from a collection agency regarding an outstanding balance that I most certainly do not owe them. They have never once called me about an outstanding balance and now I can't get them to call me back to tell me where this balance came from or to resolve the issue. I would not recommend anyone to work with them and if you are already actively renting be very cautious when renewing or ending a lease. read more

Tricon Residential has been the most negligent property management company I've ever leased from. There isn't anyone that you are able to speak to in person or locally when problems arise. You are forced to call "corporate headquarters" in California, where the call center employees are often short in patience, respect, and helpfulness. I've been a resident for 15 months and I've not been able to reach my "property liaison" during the whole term of my lease. They have no direct phone numbers to local people and refer you to their emails, which go unanswered and unattended. They have submitted 7 "escalations" which have not been followed up on. The only thing they care about is receiving rent and all the fees associated with your home on time. I wouldn't rent a dog house from this company ever again. ****UPDATE***** The fact that your response to my review explains personal details regarding the concerns I had with my tenancy with Tricon were made publicly goes to further show just how disrespectful and negligent you are. The response should have included an acknowledgement to the comments I made( not necessarily an apology) and something showing that you hope the steps you took to resolve it were sufficient. But the response you gave while incorrect borders on harassment. I will be filing a complaint with the Better Business Bureau, because if the roles were reversed, anyone at Tricon Residential would be extremely upset and offended. read more

This has honestly been the worst group I have ever rented with. I would NEVER recommend moving into a Tricon residence. They do not have a good communication system and their maintenance requests are a literal joke. We spent over a month without hot water and then learned that they were in debt to Atmos and they tried to bill other location bills on us in order to get hot water. I called numerous times and no one would answer until I left a review on Yelp exposing them. After that, every time we put in a maintenance request they sent people unannounced when we instructed them not to do that and then they would bill us for not being home. We are moving out in January and will never be renting from this group again. What an embarrassment of a group. read more

It's good if you're in a pinch. I like the option of adding your deposit into your monthly lease but that's about as far as it goes. They nickel and dime you to death. Their houses are falling apart and maintenance drags their feet when coming to fix things. We have a plumbing leak that has flooded our entire main floor and we called the emergency line; they said someone would be calling me and never did. We called back and the office was closed but the automated system said it was sending an emergency request to the vendor and the vendor would be reaching out. Well they never did. Oh and we've been living with a broken refrigerator for over a week. When maintenance came they tested the temp in the fridge and freezer and left. That was all they did. They said they'll put in a work order to get a new fridge and that was the last we heard from them. So we are currently living with no fridge in a soaking wet house. read more

I have even lived in my home for a full month yet and it's been nothing but issues. rotten fence which resulted in my dog getting out and being ran over. was told they would comp rent the price of our vet bills and that never happened. we were told the house was cleaned before we moved in. we found so much trash, scrap metal, nails, metal stake, T pos, etc. unfortunately one of our dogs found some of it before we could and was cut. another vet bill that was supposed to be reimbursed but never was. broken dishwasher that hasn't been replaced. filter in fridge hasn't been replaced MOLD IN MY CABINET costumer services hangs up on you no one answers emails unless you threaten to sue IF YOU'RE THINKING ABOUT RENTING FROM THEM!!! If you rent with them, I hope your AC doesn't go out on the weekend. It's late summer in Texas and temperatures soar at 107 Deg outside, our AC stopped working on a Saturday and I spent all weekend calling their "Emergency Maintenance request" only to hear a recording and not have a single person contact you is a little bit unresponsible seeing how necessary AC has been for our survival down here. After 12 emergency maintenance requests during the weekend, I still had to wait till monday's office hours to be able to call again and tell a person about the issue, complete waste of your time. read more

We moved in April 24, everything seemed ok. Paying for washer and dryer we don't need and where not aware we would have to pay for until the first bill came. The smart system that we are paying for doesn't work more than it works. The kicker however, was Novembers bill included two months of water, sewer and trash. When we asked about it, the rep was very unbothered and basically said this is it so pay it. We reached out to another rep who said the water company waited and did not send these bills til late and instead of maybe stretching out these two months, they decided to add them to one bill. There is no way to pay a partial because this company only takes full payments. The rep took off the extra charges so that we could make our payment on time as we have done since inception of the lease. We requested several times a copy of the bills from our move in date and no one sent them to us. We also received an email at the beginning of the lease process saying we needed to get all the utilities turned on in our name or they would charge us to maintain the bills, only to find out later that the water wasn't in our name but the lease company. read more

They accommodated every single request down to the fridge light bulb. They replaced our fridge with 3 brand new ones every time something went wrong. The maintenance staff and vendors are top notch. I moved out to move to Rockwall, and I am disgusted with myself for doing so. I'm in a more expensive house, it is not updated and my management team at McCaw is HORRIBLE!!! I have never received one return email or call since being here. Bridget can attest, I am an over communicator. Please, please rent from them. It is well worth it. After calling them out on their BS, they finally sent the money and I've waited to make sure the deposits went through this time before providing an update. Bridget is the only one who worked tirelessly on our behave. If you work with Bridget, just know everything will get straightened out. I cannot say the same for anyone else working at Tricon Residential. This company gives the Property Management field a bad name. As I said in my original review. DO NOT RENT FROM TRICON RESIDENTIAL....RUN! Run fast and don't look back. And again, Bridget deserves a substantial raise. If I only had dealings with Bridget, I would have given this place 5 stars, just for her. Unfortunately, she's the only one there with a customer service mindset and the conscience to do the right thing. 8.18.2023 UPDATE: They reversed the original deposit check. So now we are showing negative funds in our account. They told us to deposit it. They told us this other check coming is an additional refund to what we already received. They are full of sh!t. I'm calling and emailing to get this resolved BEFORE the weekend. Tricon needs to resolve this with the original check and clear it with our bank. We are beyond frustrated. And being that this original check was reversed, technically we did not receive our security deposit within the 30 day timeline permitted by Texas Code Section 92.103. 8.17.2023 EDIT: Bridget deserves a raise. She is very responsive and resident oriented. If she ran things, I would give this place 5 stars. She resolved the issue with our deposit accounting like a pro. Everyone else there, gets zero stars. Thank you Bridget. You are appreciated and I hope Tricon gives you a substantial raise and not just the basic 3%. I wish we could give zero stars. They do not respond. They create erroneous charges to keep deposits. We gave more than a 60 day notice and they put us as a skip, charged us a notice fee, an attorney fee, $500 for cleaning a clean house. We requested a move in and move out walk through and never received them. We are owed at least $500 more back from our deposit and it's not counted the inflated charges for interior cleaning ($500), carpet cleaning ($250) although we cleaned the carpet and the carpet is only in half of the house and don't get me started on the crappy landscaping we moved into. They charged us $250 for landscaping. RUN AWAY FROM TRICON. No matter how much you love the house they WILL crew you over. I will be reporting them to the Better Business Bureau and see how I can get Housing involved to audit their books. We have proof of our requests, of our notice to vacate, etc. DO NOT RENT WITH TRICON. Look for an honest company that actually cares about their residents. read more

My rental company was bought out by this place, I ensured I'd get my whole month credited by path light due to the huge battles we have had with this home such as it flooding 3 times. They did credit the account in January of this year, February Tricon took over and didn't "see that I was credited" I ended up owning double rent plus "lawyer fees" and "late fees" so almost 7k. Then this month I was late 15 days due to having to spend 7k last month keep in mind I also just had a baby so I'm not able to work like I was they again started the eviction process added late fees and now I'm right at 4k in rent again. This company knows how to kick people when they're down I've never had problems with a rental company like this. So if your debating DO NOT RENT FROM TRICON. Sadly I'm stuck in a lease so learn from me. Anyone but Tricon I've lived with most companies First Key is amazing so was pathlight but they took a buy out from this bs company. The worst thing a company can lack is communication and customer service. A friend of mine is seeking to rent a home and after considering a few homes finally chose and completed an application for a rental property (2442 Manchester). In Tricon's system they use Verifast for third party verification. Because he works overnight and sleeps during the day, I helped him with the administrative tasks to get the application done. I was able to get indentity verification. Unfortunately Verifast was not able to connect to his ADP payroll because his employer controls the access. So we uploaded paystubs for income verification. Now they only needed credit report (which was verified over the phone that TransUnion sent) ; identity (in which he stayed up one morning to capture his license and his face) and income (which paystubs were uploaded) Briyana Iniguez at some point was made our application supppet person. Let's first say that her communication was short and impersonable. She asked for identification and income via email. I responded to confirm that identification and paystubs were uploaded. She then asked for us to log into his bank accounts (his pay direct deposit to two banks) . Whereas I expressed the confusion because she has copies of his pay stubs I explained that only one of his banks was listed on Verifast so we uploaded screenshots of his bank statement as best we could. During this time of trying to figure out how to get her what she wanted. There was 7 emails sent to Ms Iniguez if which none of them she responded to. We spoke to custom service rep who was kind and was told that the identity and income were uploaded and accepted so we really didn't need the bank statement. Well we made our best attempt to send them anyway. About two hours later, BrIyana Iniguez DENIED the application without ever responding to ANY of our emails. So I called customer service to see what reason was documented and was told that the ban statement was altered which is not true at all. They were screenshots but definitely not altered. i have since then sent yet another email to Ms Iniguez requesting an approclimate time frame to expect the refund of monies paid. Its been going on two days and she has yet to respond! If Briyana is an example of your application process assistance, I see why these houses stay empty for so long. Maybe the people entrusting Tricon to handle their property should seek a company that values quality customer service. Because at the end of the day customer service attracts and keeps clients. We were given a a courtesy call (voicemail) because apparently the gas was still in their name and we had till August 1st . "We have to charge at $576 utility fee if it is not switched into your name". We tried calling multiple times and leaving voicemails to tell her that we've had a gas account with atmos energy since July 1st and it's active. We never got a call back or a response. We paid for our rent on August 1st. On August 6, 2024, we received an email that tells us that we have to vacate the house in 3 days due to the gas charge of $576 which was never included in our August rent. We tried reaching out to them over and over and over again and nobody is reaching back out to us. If anybody knows another way of reaching out please let me know. I lived at a tricon property for 2 years, there were some issues with the property but after several emails and calls someone finally took care of it. I can't say the same for the move out. I vacated the property on July 8, they inspected the property and everything is in order, when it came to them sending me the security deposit check it took them more than 45 days to send it and moreover send the check missing $325 for an accountant so called error who couldnt count 60 days ( must be an amazing accounting deparment) after emails and phone calls back and forth for almost 3 months now, communication is non existent and so far have not recieved my $325 which supposedly was sent out 2 months ago. The move out process was an absolute nightmare and incredibly unclear as to what our responsibilities were. The kicker was that they wrongfully charged us almost 2k out of our security deposit due to a mistake they made on their end. I've called the only number available which is their corporate office about 6 times now and each time i'm told to email a "local agent" who never emails me back. They also tell me each time that their escalating my issue and that they'll call me back within 24 hours and not once have I received a call from them.
