I have rented from this company for about 5 years now. Most recently, I had an issue with rental stipends being misplaced by the company. Tricon's accounting department somehow misplaced a total of $15k worth of rental payments given to them to apply to my rent ledger. Imagine my frustration dealing with this since May only to find out that the checks were received & cashed by Tricon but not applied to my account. But I do have to commend my account manager Megan Moniz. I made her aware of the issue that on yesterday & even though my irateness & frustration, she was able to rectifying the issue in a couple of hours. What took the entire department almost 3 months to fix, was fixed by her in 4 hours. So thank you so much Megan. I can FINALLY sleep peacefully knowing my checks have been applied!!! read more

Started great found houses we loved. finally applied for one an after trying to get ahold of someone for days to aam about if we pay $250 how soon do we find out Approval an etc. cause we are a family with 3 small children I don't have $250, to shell out, much less fees already spend to apply here or else we're specially living in a hotel till we are approved. I was a sured it was quick a within a day id know Process! not!!! Well now that it's been multiple days I get a email I'm approved! But now Im not happy with their word cause ive been lied to & they expect me to eat the $250 when I was lied to a not given the correct info! It has been over 24 hours and we have tried ALL options on the phone lines provided but cannot get through to a representative. Please call us at 425-903-2925 immediately. All 3 phone numbers connect to the same automated call line and "pressing 1" like instructed through your website, facebook, and instagram, simply result in a message that says, "you'll need to soeak with a live agent, please call back during normal business hours." If your agents cannot be reached for an emergency maintenance issue on a weekend that is simply unacceptable. This needs to be handled immediately. We have emailed, called, messaged on social media, and still no responses. We will be requesting reimbursement for the inconvenience and financial hardship this maintenance issue has placed on our family. read more

Here I am again to leave a horrible review. I miss when tricon actually gave a crap about their tennants . It's 10pm and I've been trying to reach a live body for nearly 2 hours but I can't. Because Tricon's phone system doesn't recognize my phone number that I have been asking them to update in their system for three years. So the automated systems tells me to call back during operating hours. Therefore, I cannot submit the emergency maintenance request for my home that the air conditioner is not working at. Ive worked 2 jobs and come home to a house that is over 83 degrees and I cannot sleep. But I am sure they are all sleeping just fine in their homes. I've even gone thru years worth of emails to find different contacts and left voicemails on six different phone numbers. But no return calls....tried Sonya, tried Andrew, tried Diana, tried Bridget, tried Megan and no return calls. Update! Still no return calls text or emails. It is now almost 8 AM. I have been without air for 12 hours. Still not able to reach anybody having to call out of work and miss a day of work because I'm not allowed personal phone calls at work and I obviously still need to be making personal phone calls to try to contact somebody with Tricon and get them to take care of this issue. And now my ceiling has water leaking through and the ceiling is starting to rip and yet I cannot reach Tricon, and when they renewed my lease, which the renewal starts in June, they raised my rent nearly $300 a month, but this is the kind of treatment and service that we get. read more

Their applications page on their website doesn't allow you to complete the application for rentals. It starts out fine and as you select the details to input, the site sends you back to the "Start Application" part of the site and its no use to try another device, it repeats on every device I have tried. Then when you call them, you have to wait on hold forever and once you finally have someone's attention, they either can't solve your problem or just don't seem to get it and care enough to do anything about it. The people I talked to passed me back and forth for 3 days... and then I was told the house we were trying to get was no longer available... THATS BECAUSE THEIR WEBPAGE IS BROKE AND YOU CAN SUBMIT AN APPLICATION! The site will only allow you to upload documents! Needless to say, if it's this HARD to get things accomplished with Tricon Residential in the Application process, its probably a safe bet to assume, they're awful to deal with as tenants! My ADVICE if you do rent from them IS: DONT EVER BE LATE ON RENT OR HAVE ANY REQUESTS OR ISSUES THAT REVOLVE AROUND A RENTAL ISSUE.... THEY'RE QUICK TO DISMISS AND DONT LISTEN. They also record every conversation to better their service, that being said, be professional with them, like I was more than understanding - THEY STILL DONT CHANGE THEIR POSITIONS ON ANYTHING. They can be forceful and curt with you but you MUST not stoop to their level! Just know these guys could have an excellent product if they'd wake the .... up and do their jobs to their fullest! I was trying to rent and even buy a house and Tricon had homes I was interested in. I put in a request through the Zillow website and I also called and left a message. I received a text message 2 months later asking if I was interested in seeing the property. I told that person that "I've tried numerous times to contact them and you are just now contacting me two months later?" Their reply was "sorry about the bad experience, but this is the first time reaching out to me." I told the person "it's not your fault specifically it's your company. I put in a request two months ago and I'm just now getting a text? Do you see the fail in the system?" On top of that I hired a realtor and they put in a request to see a house and she got approval. We get to the house and the code doesn't work. We attempted to contact someone and no one answers. There is a serious communication problem with this company. Do they not want customers? When Billy contacted a vendor to deal with the issues, both us and him were let down with the vendors unprofessional attitude and workmanship. Instead of placing blame or pushing the date for resolution out, he drove to our place that same day, from Ft. Worth, worked overtime, and completed the issues to our full satisfaction. Michael South from Tricon Residential was a miracle worker in the face of an unexpected suprise. While he was replacing a fan that had malfunctioned, a huge leak springed in the backyard. Without a moment of hesitation, he called in an emergent work order, turned off the water to the house, and made sure I had enough water through various means for the time between then until the plumber arrived. He has left such a wonderful impression on me that I can only think that Tricon Residential has the best of the best, the cream of the crop, willing to help on staff. Honestly, no one thinks of this until it's time and you're stuck in a situation. I hate being this person but at this point it's not only to help others but to grab the attention of this company and simply let them know I am trying to reach! To sum up the story, we are done leasing as our lease had came to an end. We did the whole move our process and tried to be as helpful as we could for the next residents. I tried to be as communicative as I could and wanted to start this getting deposit back as soon as possible! We cleaned up, took pictures for evidence. Emailed, left the keys, did everything we could to make sure we did our part. Now that we are requesting our deposit, communication is horrible, iv waited patiently longer than the 30days. Now it is past 30 and still nothing. Iv tried emailing and calling and we are being avoided. I do have emails and have kept tabs so when we legally get involve we will have all of our ducks in a row! I have been a tenant with Tricon, since October 6th of 2022. It is now December and I still have not heard from Tricon, regarding my water utility. My water has been shut off for the second time and I have no way to pay the utility or open an account since my water utility provider will not open an account for renters. Tricon has been aware of this since October and still has not resolved the issue. My superintendent, is nonresponsive or will just send an email, and say that he never hears back from them. So I am on the phone with Tricon again and they are telling me that the person who handles the utilities is on vacation, a supervisor can only leave a message. I submitted an application for a home on 3/14. The leasing agent called on 3/15 and said I need to submit my bank statements. I provided all of our bank statements which clearly shows my checks being deposited into my account with that corresponds with the check stubs provided and the leasing agent Miriam stated that she could verify my income. HOW COULD YOU NOT? When my checks are direct deposited to my accounts??? I feel as though they were being racists and didn't want to rent to us, because I work 2 jobs and they never even contacted my jobs at all. I DONT RECOMMEND AT ALL! A/c went out Saturday evening called emergency maintenance 5 times and set a maintenance request online and have not had any response. When I call the emergency maintenance request line to check on my requests, with an s for multiples I placed, the automated line says there is no maintenance request and it does not even show in the maintenance logs online. Okay so i removed my last review because i want to give everyone a fair chance. I moved in about 3 weeks ago. ( March 21 is when i moved in ) My lease was messed up so i was trying to call my landlord from then 31st of march to April 8th she finally picked up after i left the first review which i took down because i felt like maybe i was being kind of hard. When i finally got ahold of her after 9 days ( i left voicemails just never received a call back) she went ahead and sent me to leasetrack. They handled the problem really fastly. About 5 days ago my oven when out, an i submitted a work order an they never called so i had to call an speak with someone directly who got me set up for an appointment 2 days after i called so they got it set up fastly. But i advice just call the direct hotlines. They maintenance man got here early ( today) and was here for about 15m an advised me that im going to need a new stove so we shall see how long it takes. I will keep you updated. But overall the house is not that bad yea the appliances are kinda out dated but the yard is nice & i use to pay 2100 in a townhouse an now i pay 1890 so a little cheaper but i get a big backyard . I scheduled three self-guided tours for different homes on the same day. First home would not unlock, i called customer service and after 15 minutes I was connected only for the person to hang up on me. We gave up on that home and drove 20 minutes to the second home. When I began the self-guided tour it wouldn't verify my identity after multiple tries. Again, I called customer service and was waiting 20 minutes and was never connected so we left. We wasted two hours and didn't even get to tour any homes we wanted,, we didn't even bother with the third one. RENTER BEWARE 03/03/23 Day 4 Day 1)I reported a leak on 02/28/23 NO attention to leak led to the ceiling falling to the ground and leaking more that was day 1. Day 2) 03/01/23 AC person not the AC another Plummer came cut hole in another wall picked up and scraped and dirtied laminate floors along with soaking in water for 1 and 1 half day then picked up Fiberglass insulation with mold and sheet rock from the floor and left. Day 3) 03/02/23 3 phone calls to customer service they are great. Supervisor Jose no help it was one said the other said. No one has come to AT LEAST put some plastic address the MOLD and FIBERGLASS. We are unsure how long this has to stay this way. Can someone let us know if we should simply make other arrangements. With the heat some type of ventilation is needed and right now the issue is allowing bugs, wind and heat along with the MOLD and FIBERGLASS. 03/03/23 still the same now today it is cold and windy and dust and FIBERGLASS with MOLD is floating to home. So I have lived in a Tricon home for 5 years now. Its a beautiful home in an excellent neighborhood. Problem is Tricon people do not care about their properties or their residents. my first problem was the fence around the property fell on my brand new truck, they did not fix the fence and told me to file on my renters insurance to fix my truck but this was after someone was out to repairs the fence but instead tried to patch. 2nd was automatic sprinklers do not work properly they have been out multiple time and they still do not work properly. The gas fire place has been worked on 2 times and still does not work. It took them 4 years to replace the A/C that went out every year and it was installed incorrectly, condensation backed up bleed through the ceiling all over my furniture. they did repair A/C said nothing about my furniture and never repaired the ceiling to this day. the water bill here is a nightmare !!! It has to remain in the owners name not the renter. so they pay it but not until the shut off notice arrives that they are going to cut off the water. then the local tricon employees send you nasty letters that they are going to evict you over this. then they are so behind on putting the water bill on your statement (around 6 months). I'm not sure what they are going to do when i move out but i'm not paying 6 months worth of water bills because they cant do their job in a timely matter. Many of these repairs i have paid for myself because we dont want to live in a house that is falling apart. i have spent over 5000 dollars of my own money to make repairs on this house but i'm done. We are moving out next month. it's to the point where the neighbors are complaining about the fence being rotten and tricon just patches not repair. i could go on and on all day with plenty more but i just get angry. I pay over 2000 dollars a month in rent the least you could do is respect the people who provide you with a paycheck! I do not recommend Tricon to anyone who takes pride in their home and where they live cause they do not care about anything but that rent. read more

Air hasn't worked for almost a week. They sent two different people out, the second of which said he'd tell them that an electrician was needed (which apparently he did not tell them because the job was marked as completed and I didn't hear back and had to call again). This is Texas, and it is hot. I've had to call multiple times about the same issue, have been hung u on with no call back. Property wasn't as pictured and the first guy didn't fix what he was supposed to do so they had to send someone else out to write out a list of the things that need to be fixed but it's been a few days and I still haven't heard back regarding when anything will be resolved. Current Resident of around 4 years in TX. Tricon is what I would categorize as sub-par or mediocre as a company. There is no central office where you can voice your concerns with your "landlord". It is all through an automated system that you frequently never get a call back. This is also the case regarding maintenance. Overall: things could be greatly improved when it comes to communicating with residents about issues. Have a regional employee whose contact info that is completely available to contact with issues in person or email. This may alleviate a lot (and I mean A LOT) of frustration you might see as a resident. As far as reliability, I would say things could be better. General maintenance (maintenance that isn't an emergency, such as garage door, faucets, carpet, etc) has been great. Usually not an issue when I submit a request via phone or the portal. Where they fail miserably is when it comes to emergency maintenance. Had several issues that posed a health risk to me and my family and had to become more stern with them to get an immediate response. On one occasion, I had to propose legal action to be taken seriously (pro-tip, know you're rights as a resident in whichever state you live in). For a company who's social media talks about how much they care for their residents, when the rubber hits the road, it's like fighting tooth and nail when it really matters. This can lead to a lot of stress for you as a resident. In the end, Tricon did make an effort to make things right for me and my situation. I cannot fault them for that and give them full credit. They did the right thing. However, it doesn't change the fact that they could improve as a company and how they work with their single home residents. That's why, at least for me, they get 3 stars. read more

We applied for a house (1400 pine ln ft worth tx) that apparently has been on the market for 44 days. We were also told that that house wasn't available due to an eviction. I didn't think twice about how this house was listed for 44 days but it was a eviction ? That doesn't make sense. We applied with our income we pass the 3x the monthly rent qualification with flying colors , we all have good rental history, we even spoke with someone about the whole process and basically told us we have nothing to worry about. SERIOUSLY, YOU HAVE BEEN WARNED. Rented from them for years after hands changed from Silver Bay. Their lease breakage fee is a hefty 2 months worth of rent, plus they require you to have the carpets professionally cleaned with proof of receipt before move out. You're totally better off renting an apartment. They force their renters insurance policy upon you. I already had insurance with Farmers, yet they still charged a $15/month renters fee onto my rent. It's illegal to have 2 insurance policies on the same property. But Tricon doesn't care, they force illegal crap on you anyways. Most maintenance men are contractors, so getting things fixed can become very time consuming. WORSE thing is they rent you a lemon, but expect you to give it back to them as a grapefruit. I repainting (even baseboards) and repaired everything in the house like new. Yeah, I made the lemon into a grapefruit, yet it still wasn't enough. They will find any excuse to nickel and dime your deposit. If my lease is for a year from 9/7-9/7, tell me WHY am I being charged a prorated 7 days rent plus a month to month fee? It's absurdly ridiculous how they want YOU the renter to cover for everything. Please save yourself the headache and grief. I'm glad I don't ever have to deal with them again, but after seeing a $280 damage blinds deduction in my deposit (there were no blinds, we used curtains and took them down spackled and painted properly), MY BLOOD JUST BOILS!!! Application Process: The woman who was in charge of my application process blocked my number so I could not reach her direct number and she could only reach me. I would call the main number and she was always in a meeting. I submitted everything I needed and there was still something wrong. She continuously changed what was needed. She didn't know that I was ready for whatever she threw at me so I was finally accepted. Move in: I was supposed to move on March 18th. I received a call after calling them because no one called to set up the walk through and they told me the house wouldn't be ready due to foundation issues and my new move-in date was April 8th. April 7th I get a call saying the house isn't ready due to foundation issues. The same reason as before. Little did they know, I had been taking pictures of the trash (red bull can, what a burger, etc) since before March 18th. The house was never visited. After confronting them, they said I could just get a refund or wait another 2 months. I accepted the refund and asked for the reason and amount of the refund in writing. Also to state that I am not breaking any contract. I received that email but never received any money back like I was promised. I called and email multiple times for weeks. Finally, one person responded and said they were waiting on their boss. Finally, I contacted my bank and disputed the charges. After I did that, I received an email that I was being refunded a lower amount than initially promised. When I responded that the amount is incorrect, they never responded. I have not heard from them, but my bank gave me the money back. I can see from my Tricon account that they never went into the house before April 8th and that they continuously went in after. Who knows what they are doing AFTER I finally decide not to move in. Do not trust this company and its lies. I have pictures of the house on the day that I was supposed to move in both times. They do not care and just want your money. It would be ok if they would just respond and be honest but they just avoid you. Just read the rest of the reviews, you'll see the pattern. Had Tricon owned it and made sure we received our deposit as promise this review would be better. However, we wait on hold, leave message and even have a direct number to Lance that won't answer or return calls. We just want our promised deposit back. We are supposed to close on our home and this is terrible business! My family and I have lived in a home rented from Tricon since November 2017. Since then we've made 10 requests to have someone come and "fix" the plumbing. Several times raw sewage has flowed up from under our toilets and flooded our bathroom, come up out of our sinks, and in our bathtubs. Every time someone comes out to look at the issue, they tell us that the plumbing looks like it was put in incorrectly to begin with. Out of the multiple times they've had someone come look at it, only once has someone tried to correct the plumbing underneath the house. November 2018 a plumber came out to dig up our yard and bathroom in an attempt to repair long term damage. Last night it stormed and my entire bathroom was flooded with raw sewage yet again. Tricon had someone come out to look at it today, he told me that the last person who came out did not fix what was initially wrong with the pipes. There are broken pipes under our home, which is causing massive amounts of water leakage and will cause the foundation to ruin. We signed another lease in 2018 - big mistake. The person who came to look at our home today said they would have to contact the last vendor that Tricon sent and that there was nothing he could do. That we wouldn't be able to flush solids in our toilets. He also notified me that because of the pipes being broken and never fixed that all of our sewage was flowing into the front of our home. Meaning everything we flush goes in our front yard. This is not just a small repair. This is a health issue that was not remedied before having a family move in. This isn't only affecting us, but will eventually affect our neighbors who own the homes next to us. The people who represent Tricon have been unprofessional and rude. We've had people hang up on us, tell us that it's past 5pm and try to get us off the phone, refuse to give us their name in order to complain to HR, refuse to give us a corporate number, and have had managers decline our request to speak with them about this public health problem. We are looking for reimbursement for the supplies and ruined towels we've had to use over the months in order to clean up all of this sewage. We're also seeking to be compensated in order to find another home to live in - as this is violating our rights as tenants (under Texas state law). read more

If I could give zero stars I would. There is no wonder why this company only have 1star. Please save yourself the headache and DO NOT USE THIS COMPANY!!!. The customer service is poor. They can't help you with anything. My husband and I found a house that we liked on their website so we decided to go ahead with the "self tour". We set up the appointment and make it to the home to begin the tour. The system asks to verify identity by talking another picture of my ID before we can receive the code to enter the home, which we didn't think would be a problem. Ever time we tale the picture they cannot verify. We thought that was weird being that they already have a picture of my ID to compare. A notice advises that you call customer support so we did. No one can help and the customer service representatives are so rude and they do not care to help you. I went through this for a week. Getting to the property and having to dea with customer service.
