This is the closest you will get to owning your own place, and it really feels like a "home". The rent price is a great value when compared to other similar apartment complexes near by. The amenities really are great. The gym is fantastic and has everything you need for a good workout, including multiple Peleton bikes, treadmills, free weights and cables. There are 2 pool areas and both are well kept. We have friends over often and always show off the main pool area and get cozy with the private cabanas and grills provided. It's very scenic with the palm tree collection and mountainous backdrop and makes for great photos. Lastly, and perhaps most importantly, the maintenance service is has a modern touch, as all requests are submitted directly from their website. Never a hastle, the front desk does a great job giving a courtesy call prior to the Maintenice guys coming and once here, they are very professional, well mannered and knowledgeable. This is a big one for me, as my last apartment the Maintenice was AlWAYS a drag! Special shout out to Antonio for always going above and beyond to provide great service. He goes out of his way to make sure everything is taken care of and then some. With staff like Antonio on property, this place is a dream rental. Vlad

A faulty, non-code-compliant water-heater installation led to mold / water damage, forcing our family to live elsewhere for over two weeks. The City of La Quinta issued a Cease-and-Desist / Stop Work Order, yet management still charges full rent and utilities while part of our home remains sealed off under a mold-containment tent. We've received no lab results or proof that our unit is habitable, and communication from management has been nearly nonexistent. This is unacceptable and unsafe for any paying tenant. We are reserving all rights under California Civil Code § 1941.1 and § 1942, which require landlords to keep units habitable and give tenants remedies when they do not. They will schedule you a appointment to make a repair, the never show up or call. You have to hunt them down to reschedule, only for again a no show, no call. All the residents are afraid to stand up to management and the owner. The owner tells you if you dont like it move. He kicks good people out all the time. There are many complaints about the owners behavior all over the internet. I would have never moved here had I known how bad it is here. I'm a great tenant, disabled, quiet, no complaints ever brought to my attention, always pays rent on time, look out and help all neighbors. I have lived here 2 years and 2 months. The owner has told me to move out twice, now a 3rd time he sent me a 90 day notice to vacate. All I did was stand up to him because their failure to handle problems, denied me my legal rights most of my tenancy. One lady has two dogs that attack everyone, especially my dogs inside our own patio. They wont do anything about her. The neighbor above me has been a noise nuisance for the last 10 months, only got worse and worse. She stomps so hard walking around it makes my popcorn ceiling finish fall on my furniture and floors. She drops what can only be described as bowling balls. Slams doors and windows day and night. Has woken me up 2 to 4 nights a week for the last 7 months. Once she wakes you up, she keeps you up for hours. All of her neighbors have complained and complained. They finally made her move out. But to a different unit above more people. Makes no sense to keep her and kick out the tenant below her because he demanded it resolved many many months earlier. Nothing done by management or the owner makes any logical, business or professional sense to any of us. It is impossible for them to be apartment management. They give you no customer service. Anything you bring up is dismissed as it's all our faults. I have been a landlord 5 times over. I have also lived in many apartments, small to huge complexes. I have seen good management who truly do good jobs. Not even close here. If someone parks in your assigned parking space. Dont bother telling the manager. She just tells you to go call the tow company, their number is on the sign. You call the tow company, they tell you they have to call the manager first. Wouldn't a good manager know this is what happens all the time, then just call the tow company for the residents. The parking rules are so small, few, and hard to even see them posted. Guests are constantly parking in tenants reserved spaces. You report the hot tub isnt working. You have to keep checking if it has been fixed. The next week you report it's still not working, same thing. Pretty sure management is supposed to follow through on these things. The manager and family live on site. They can park wherever they want, swim wherever they want, do whatever they want, but not residents. The whole system of running this place is a regular combination of screw ups, soap opera, and circus.

I honestly love living here. This apartment has become my little sanctuary. I feel safe, comfortable, and at home here, and that peace of mind means more than I can explain. The Debra & Elizabeth in the leasing office have been wonderful from the beginning, including throughout my renewal. Even a quick conversation when I run into someone reminds me how kind and welcoming they are. Those everyday interactions make a difference. Our maintenance team deserves special recognition, too. They're amazing, and I really appreciate that it's been the same familiar faces since I moved in. There's a lot of comfort in knowing the people coming into your home. The space is another huge plus. My two-bedroom, two-bath apartment is approximately 1,300 square feet, and I absolutely love how roomy it is. I appreciate the gated community and the neighbors who help make it feel like home. Yes, there's dust--but that should be obvious! For me, that doesn't take away from everything I love about living here. A year later, I'm just as grateful to be here as I was when I got my keys. There's a lot to do here if you like staying active. Golf, fitness classes, pools, walking paths, clubs -- you can be as busy or as laid-back as you want. It's easy to meet people, and neighbors are genuinely friendly and welcoming. It really feels like people look out for each other. The HOA has been responsive and helpful, which makes a big difference. Issues get addressed, and communication has been solid. Overall, it's just an easy, enjoyable place to live with great neighbors and a strong sense of community. We're really happy here.
