I was meeting up with some friends, and one of their kids wanted me to stay an extra night, so I called the next day to see if it was possible to ADD a night, and Dave P said it was no problem, "simply" cancel through booking.com, and he would just book the room through him directly with no penalty. Made it sound easy. I decided not to go this route. I kept it for just 3 nights - thankfully! Admittedly, I knew the room was non-refundable, especially given the holiday week, but when the trip neared I was not feeling well at all. I have been on chemo since January 2024, and was hopeful I would continue to feel okay enough to travel and relax on a beach (umbrella and sunscreen). I contacted Dave to see if it was possible to get a partial refund. He was unaccommodating to say the least, Dave's sad attempt to explain that since I went through booking.com it would be more difficult to adjust and he would have to rent the room for the amount I paid in order to "consider" a refund. (what happened to it "was so easy" when I wanted to add a day, Dave?) I asked if I could move the dates, and he said that could work. I tried to get a time that wouldn't be busy and said maybe Mid-August. I am a teacher, so flexible in summer. Dave retorted that Aug was far enough away that he could still book those nights regularly, so that didn't work for him. I figured, forget it - I will just try to go and have fun. Dave talks in circles much l ike chasing a leashed dog around a tree. The room was dated, which could have been overlooked, but it was disgusting. See photos. I pulled back the sheets and discovered a blood (?) stain and another suspicious spot. The rug and couch cover were old and both smelled moldy. I was in the room that overlooked the pool on ground level so I had to keep shades draw, but they were broken and didn't slide all the way over. There were those small black flies in the room and hallway that I can only equate to raw sewage. It is weird that the establishment doesn't show many room pictures! Should have been a red flag! To add insult to injury, I was also having issues with neuropathy from the chemo and was struggling to get around. Imagine pins and needles in your feet and then try to walk on sand. I lasted one night and part of Weds. It broke my heart to leave before the 4th of July, but I had to get home. I didn't feel safe at Kalmar, it didn't feel clean, and I was miserable. My doctors recommended I return home to be seen. I explained things to Dave, and even showed him my hair loss and told him I was very sorry. Cancer is such a bitch. I would appreciate at least one night's refund. He just said that he could only "Maybe refund the last night of (my) stay, IF we can get in touch with booking.com AND if he can rent the room in time. I followed ALL of Dave's steps and the room was re-rented. So my refund should have been for one night's stay at approximately $274. I was appalled to get this response. "...we'll contact booking,com to have them readjust the price of your stay as if you had originally booked for 2 nights instead of 3. The 2 night stay avg. rate was slightly higher as an additional discount was incorporated into the 3 night stay rate". Now, I understand these places need to make money, however - it's a medical reason to cancel! I have cancer, not the sniffles or just blowing the guy off. Anyone on chemo will tell you it gets progressively worse, and there are good days and bad days. Dave had less than ZERO compassion. I get it, I took a risk in booking it, but he did very little to work with me. He made me jump through hoops for how much? I thought I would get about $274 back, but he refunded $224 - he NEVER mentioned the rate would change and I would get less back, but took another $50 from me. I suppose I am to be grateful I received some money, but still will never book this place again. There are so many other places down in this area - skip Dave and Kalmar. You can do better!

    We stayed here 2 nights for a wedding. The village was super cute. I loved the dogs that "work"…read morethere. Staff was really nice and helpful. We stayed in cabin #4...clothes line, picnic table, 2 plastic lawn chairs and charcoal grill outside. Inside was a sofa with a small TV, fireplace and small table with 2 chairs, kitchenette with full size frig, microwave, stove, cabinets had plates, pots and pans, glasses, mugs, etc. Bathroom with shower. 2 bedrooms...1 with 2 twin beds and 1 with a queen bed and dressers. Plenty of closet space. Keep in mind these places are old, so the rooms are tiny and have minimal electric sockets. No air conditioning. No hair dryers or shampoo , only soap and towels. I thought the bed was comfy but my husband didn't. There were plenty of extra pillows. There's a pool but we didn't use it. We made the long walk to the beach and enjoyed it. They do not provide beach chairs or towels. There is no food in walking distance so bring groceries or take a ride to get grub. If you like high end, this is not for you, we are not fussy, as long as its clean, has a shower and a bed...we are good.

My first visit was in July and I was the fortunate beneficiary of a last minute cancelation in the Stable, one of three cottages I'd come to call my home away from home. Since that magical trip I've been back to Lis Sur Mer with my kids, with my dog, with friends and a few times on my own and had the pleasure of staying in each of the cottages. Lis Sur Mer is a quiet retreat in North Truro with three cottages, each with its own unique charm. The owner clearly takes pride in providing the ultimate cape experience from maintaining the natural landscape and foliage of the local environment, to the privacy and deliberate tranquility of each cottage, to the obvious care taken in outfitting the spaces with furniture, artwork and other comforts that extend the peace of the Cape into the peace of my home away from home. The property embodies the natural habitat of the Cape and has its own private beach on the bay where sunsets are spectacular and fellow beach-goers are scarce. The off season rates can't be beat, so I've made Lis Sur Mer my regular destination for a long winter weekend, Thanksgiving, New Years and week-long stays during the warm months. The property staff is attentive and warm. The local shops and restaurants are welcoming and fun to visit. My favorite is Chequessett Chocolate just up the road in North Truro - best cappuccino with almond milk outside of NYC!

Something I had dreamt of, yearned for. Always so crowded. I was searching online one day and I saw Lis Sur Mer. "Artist Cottages." We decided to start a new tradition. Come to the Cape for Christmas. When we got here, it was off the main road, then off the secondary road. We stayed in "The Stable." It was so comfy and cozy and the grounds are amazing. You can walk (in a minute) to the stairs that lead to the beach. The three cottages are just far apart enough for total privacy. Peace. Quiet. I never slept so well in my life. We definitely knew we wanted to come back in the spring. They let us see the Beach Cottage. This was my dream come true! All the windows in front look out at the bay and Provincetown. When you walk in there are high ceilings, beams and charming antiques. Eclectic. Magical. Old Cape Cod. You do not immediately see modern devices, but they are there! The hard wood floors, beams and skylights all catch your eye. There is a fireplace when you walk in, (old fashioned gas) and in the first bedroom a king size bed and a fireplace. Romantic. I also write, and the table in front of the window is perfect. The towels are glorious and plentiful! This comforter seems to keep me at the perfect temperature! (not easy) The proprietor is a good, kind man and if you need anything there are 3 wonderful people here to help you. I could go on but believe me, if you get a chance come stay here. Every person who writes in the visitors book says just about the same things. You will be renewed. Lis Sur Mer is magical! They have a Facebook page. We will be back in June! P.S. The Breakwater is a dog friendly hotel and the rooms seem to be sound proof which is great for our overly excited pups. The views are absolutely amazing and you couldn't get any closer to a beautiful beach. The rooms are clean and modern with a super comfortable bed. Each room gets a lovely patio set to sit out and enjoy the view of the bay. There are also grills out back and a nice little patio area. The manager, Joe, was very accommodating for us and hooked us up with an upgrade. Jen was also super helpful and friendly, making us feel right at home. Highly recommend the Breakwater for anyone visiting Ptown!

The room was clean and modern and the bed was comfortable. The towels were very thick and soft- better than most hotels I've stayed in. The amenities were as described on website. Our main disappointment was the size of the room. We had a king view room and it was extremely small. Closet 24 inches wide and cannot hang a dress or suit because below it is a shelf that can fit one suit case and the mini fridge is below it. The shower is very small, about 30 x30 must point shower head into corner in order to soap up squeeze into corner to rinse, or the water will hit you in the face or chest because it does not adjust low enough. The water pressure was good. If you're good with the size of the room, overall I would say it's a decent place to stay. You're pretty close to town so it makes it pretty convenient.
