Booked a stay at Kalmar Village for Tues, July 1 - Friday, July 5 (3 nights) for a total cost of $820.02 inclusive of tax/fees ($273.34/night). I was meeting up with some friends, and one of their kids wanted me to stay an extra night, so I called the next day to see if it was possible to ADD a night, and Dave P said it was no problem, "simply" cancel through booking.com, and he would just book the room through him directly with no penalty. Made it sound easy. I decided not to go this route. I kept it for just 3 nights - thankfully! Admittedly, I knew the room was non-refundable, especially given the holiday week, but when the trip neared I was not feeling well at all. I have been on chemo since January 2024, and was hopeful I would continue to feel okay enough to travel and relax on a beach (umbrella and sunscreen). I contacted Dave to see if it was possible to get a partial refund. He was unaccommodating to say the least, Dave's sad attempt to explain that since I went through booking.com it would be more difficult to adjust and he would have to rent the room for the amount I paid in order to "consider" a refund. (what happened to it "was so easy" when I wanted to add a day, Dave?) I asked if I could move the dates, and he said that could work. I tried to get a time that wouldn't be busy and said maybe Mid-August. I am a teacher, so flexible in summer. Dave retorted that Aug was far enough away that he could still book those nights regularly, so that didn't work for him. I figured, forget it - I will just try to go and have fun. Dave talks in circles much l ike chasing a leashed dog around a tree. The room was dated, which could have been overlooked, but it was disgusting. See photos. I pulled back the sheets and discovered a blood (?) stain and another suspicious spot. The rug and couch cover were old and both smelled moldy. I was in the room that overlooked the pool on ground level so I had to keep shades draw, but they were broken and didn't slide all the way over. There were those small black flies in the room and hallway that I can only equate to raw sewage. It is weird that the establishment doesn't show many room pictures! Should have been a red flag! To add insult to injury, I was also having issues with neuropathy from the chemo and was struggling to get around. Imagine pins and needles in your feet and then try to walk on sand. I lasted one night and part of Weds. It broke my heart to leave before the 4th of July, but I had to get home. I didn't feel safe at Kalmar, it didn't feel clean, and I was miserable. My doctors recommended I return home to be seen. I explained things to Dave, and even showed him my hair loss and told him I was very sorry. Cancer is such a bitch. I would appreciate at least one night's refund. He just said that he could only "Maybe refund the last night of (my) stay, IF we can get in touch with booking.com AND if he can rent the room in time. I followed ALL of Dave's steps and the room was re-rented. So my refund should have been for one night's stay at approximately $274. I was appalled to get this response. "...we'll contact booking,com to have them readjust the price of your stay as if you had originally booked for 2 nights instead of 3. The 2 night stay avg. rate was slightly higher as an additional discount was incorporated into the 3 night stay rate". Now, I understand these places need to make money, however - it's a medical reason to cancel! I have cancer, not the sniffles or just blowing the guy off. Anyone on chemo will tell you it gets progressively worse, and there are good days and bad days. Dave had less than ZERO compassion. I get it, I took a risk in booking it, but he did very little to work with me. He made me jump through hoops for how much? I thought I would get about $274 back, but he refunded $224 - he NEVER mentioned the rate would change and I would get less back, but took another $50 from me. I suppose I am to be grateful I received some money, but still will never book this place again. There are so many other places down in this area - skip Dave and Kalmar. You can do better! read more

We stayed here 2 nights for a wedding. The village was super cute. I loved the dogs that "work" there. Staff was really nice and helpful. We stayed in cabin #4...clothes line, picnic table, 2 plastic lawn chairs and charcoal grill outside. Inside was a sofa with a small TV, fireplace and small table with 2 chairs, kitchenette with full size frig, microwave, stove, cabinets had plates, pots and pans, glasses, mugs, etc. Bathroom with shower. 2 bedrooms...1 with 2 twin beds and 1 with a queen bed and dressers. Plenty of closet space. Keep in mind these places are old, so the rooms are tiny and have minimal electric sockets. No air conditioning. No hair dryers or shampoo , only soap and towels. I thought the bed was comfy but my husband didn't. There were plenty of extra pillows. There's a pool but we didn't use it. We made the long walk to the beach and enjoyed it. They do not provide beach chairs or towels. There is no food in walking distance so bring groceries or take a ride to get grub. If you like high end, this is not for you, we are not fussy, as long as its clean, has a shower and a bed...we are good. read more

We stayed in an efficiency. Small fridge., stove top percolating coffee maker, one burner. No outside picnic table or grill. Very small. Walk to the beach was very far over sand. We had 2 handicapped persons so no beach (couldn't get there). Walkways were not handicapped accessible either. We wont return. read more

I just stayed here with my family, and it was not a great experience at all. When we first arrived, we were met with a cottage that almost made us feel like we were more at a camp. At night, we had problems with mosquitoes biting us. There is no AC, which made being in the house unbearable. The houses are packed so close together, which made it impossible to fall asleep with loud and noisy neighbors. On our table, we had a giant bucket of seashells and other treasures that we had just collected from the beach; the workers threw out all of the shells in a trash bag. Leaving our whole vacation worth of collections in their garbage. We will never be coming back to stay at Kalmar Village while visiting the Cape again. read more

Place has a very confusing refund policy. Gave my family member their refund back while not even returning my phone calls or emails. Would not recommend. Shame on you Dave you kept a nurse who worked through the pandemic her entire $800.00 deposit read more

The people were friendly but the rooms were a dump. Everything looked nice from the pictures and from 109 yards away, it didn't look bad. But up close, it was truly a dump. No AC. Tiny room. Not even a lock on the window. It was actually gross. Bad carpet, bed sheets we straight out of grandma's house. It was one, VERY TINY, step up from camping. I would not recommend this place unless you really want to rough it. read more

Stayed there last weekend. Super friendly staff.. Everything was wonderful. Unfortunately could only stay one night. Got there and the cottage which was great by the way was a bit stuffy and David was so amazing and installed a window a/c unit for us. It was Perfect!! Only 8min from Provincetown or $10 uber ride. Will definitely go back and recommend it to friends and family! read more

Mixed feelings. Very rustic. No AC in spite of what the website says. However, daily maid service was first rate. Long walk to a very nice bay beach. Cabins are in very close proximity and luckily our fellow guests were courteous. However, the physical set up is such that one rowdy group could ruin a vacation. Surly manager felt free to let his two large dogs have the run of the premises. We had a small child and found that very nerve wracking. read more

Great little beach spot. They have efficiency rooms and lovely little cottage/cabins. Stayed in a nice 1 bedroom cabin that had plenty of space for a family with 2 twin daybeds, tv, kitchen area, and bedroom with 2 full/queen beds. Very quiet with a pool. Beautiful views of Ptown. Relaxing and bare bones, but the people are friendly and the location is a great place to decompress. Came here for a wedding and would consider returning another time. Not too far from Provincetown (about a 10 min bus ride) and it's located right next to a bus stop. Shuttle bus costs $2 each way, but you can get a card that will take you around all day long apparently. read more

We really liked it here. David was great to work with in booking the right room to comfortably fit the 5 of us. He gave suggestions on things to do and places to eat . Kalmar is on the beach , you have to walk a little but there's a wood walkway and so worth the exercise. The beach is beautiful as I remembered it years ago especially low tide. The rooms are rustic but clean. We had everything we needed. No a/c but we knew that before booking and really it's not needed with the breeze you get. I prefer that anyway. Picnic table outside at each cottage and your own charcoal grill to use if needed. Loved the clothes line to hang up wet towels and bathing suits. There are carts to use to bring in your luggage and groceries. Very helpful and a nice touch. Full size fridge, stove , sink and plenty of storage. We had some ants but moved the food and they disappeared. Can't help that sometimes as that can happen at home. Housekeeping was excellent. The grounds are kept tidy. P-Town is close by and we enjoyed it very much. Stop and Shop is nearby also. The only problem we had was the people staying next door. We were trying to have a nice dinner outside at our picnic table and there were adults and teens throwing a football around. The common grass area in between the cottages is quite large and not sure why they had to play near us. The ball landed on our table a couple of times and then the third time almost hit us. No apology, and that was just plain rude. I get it accidents happen but after the first time , go somewhere else away from people. These are the same people that were up past midnight being very loud and noisy. Unfortunately, some people are just inconsiderate and of course had to be right next to us. On another note, the fire they have on the beach at night is lovely , plenty of seats and they offer you a marshmallow to roast. How cool is that! Plus we met some really nice people. I can't wait to go back next summer! read more

Well what can i say about this place..... first.. a nice distance from the center of provincetown. Second.. on the bay. third..... looks sweet from the outside. BUT what a depressing place to spend a few days. The interior of our three room suite was just terrible... dark wood walls, dreadful carpet.. horrible beds and old miserable linens. the toilet in one tiny bathroom was almost falling thru the floor. the tv was tiny, no AC.... we had to ask for a fan. no ice machine anywhere on the premises. although this place is on the bay it is a hike to get there. i WOULD NEVER SUGGEST ANYONE STAY AT THIS PLACE. It could be very nice if they spent some money and effort to upgrade everything on the interior. This distance to the water could be helped by some sort of walking path. there are so many great places to stay in truro/ptown..... this is just not one of them. read more

Great location and cottages look nice from the outside and beach and grounds are nice. But what a dump on the inside! Virtually everything in the kitchen must be 40+ years old and broken. No pictures on the wall, yard-sale furniture. Would cost them about what I paid for the week to re-do the kitchen. Paint peeling, electric stove unreliable, refrigerator with only 1 ice tray and its paint peeling. for over $1,500 a week and they can't provide a sponge or salt in the kitchen? Did they throw mine away too or leave for the next visitor? These places really need to be updated. read more
