I had researched lots of inspectors and called about a half dozen but after reading reviews on Luis and speaking with him, I knew I wanted to work directly with him. He went to the roof, ran 120 ft of scope for the septic line, went as deep into the attic as possible despite it being 110 degrees in the attic, checked every appliance, sprinkler, light, cabinet, and feature you could imagine. He gave a completely thorough report on the house and when he saw that look of utter fear on our faces (as first time home buyers) he walked us through what was a real problem and what wasn't. I first met Luis about 3 years ago at a property inspection. I represented the Seller and was there for the Buyer's inspection. I was very impressed with the way he explained the entire inspection report to his clients and how he physically showed them the items that needed repair. He was very honest with me about the items my clients needed to repair and explained everything in detail. Ever since then, I have always recommended Luis to my clients and so far they have all been happy with his work! From my experience, inspectors either walk into the property and 20 mins later say the home is fine, or spend 3-5 hours inspecting a home to then say everything is broken and needs to be repaired. As a Realtor, I always recommend having a home inspection regardless if the seller's property disclosure states no issues or is unaware of any. My buyer's "Luxury" unit had water pressure issues, inoperable refrigerator compressor, and a host of other issues that weren't visible at the time of showing the unit. While the contract is 'AS IS", it doesn't mean a buyer should accept as is or negotiate major issues. Luis took pictures and video of everything and within minutes the buyer had the report.
