It's a through lane. Something to keep in mind. It's on the same block as the subway and the crosstown buses. There are fancy restaurants and also delightful and affordable food options around here. There are good grocery stores a little more of a walk away. It's close to parks, green spaces, coffee shops, a library, a book store, and pretty much anything for wholesome living. I see bugs once in a while but if I check them immediately, I don't see them again for a while. I think the staff makes or breaks the whole experience. Jeff, Juan, Francisco, Reuben are always around. And a few other great maintenance folks I remember by face but need to jog my memory for their names. I have never lost a package. They fix problems promptly. They caution us about the weather. They notify if there is disruption of service. They communicate polity and well. They ensure it's a comfortable living experience. The commute to around the area is great. It's 20 minutes walking distance to the MET as well. The sound doesn't carry through the walls much. I recommend it for long term living.

I particularly admire their friendliness and professionalism. Over the years, I observed how welcoming they were to new tenants and how consistent they were in keeping the lobby area organized and relaxed. I also remember several instances, during emergencies, when they remained calm and helpful, showing a genuine concern for the well-being of each tenant. As for the management, I've read some of the more recent Yelp reviews and I have a slightly different opinion. When I moved in, I knew this building was part of a national network of apartments owned and operated by Equity Residential. What I assumed (and what turned out to be true) was that the management structure was fairly large and regulated, which was fine with me. Not only were there no hidden charges outside what was listed in the lease, but it also gave me peace of mind to know that I was guaranteed what was advertised and that there were protocols in place to handle most any situation. Three years ago, when Parc Coliseum had to comply with building codes, the management did their best to keep the tenants updated on when and where the construction work was occurring, allowing us to plan accordingly. Since then, they have also shown an increasing willingness to listen to the concerns of residents (e.g. making sure the building remains smoke-free). Overall, it is my belief that Parc Coliseum's management team is continuously driven by two goals: making sure that this facility, as a residential business, runs smoothly and that the tenants have a relaxed and pleasant time during their stay. I'm giving Parc Coliseum 5 stars because I only had very minor concerns (e.g. the noise levels between apartments); the positives definitely outweighed the negatives. I'm currently moving to a studio apartment in midtown, but I'm sure I'll miss living in Parc Coliseum. The community, the location, and the facilities are one of a kind. I highly recommend it!

I cannot think of one con that we've experience during our time here. Our cozy little studio overlooking Lexington avenue is most certainly "home" and besides our own efforts to make it so within our apartment, the Monterey itself provides countless reasons to always have a place in our hearts. MANAGEMENT The management is absolutely phenomenal. Since day one, Vincent (manager) and his team have been extremely accommodating, helpful, efficient, organized, prepared, sharp and best of all, genuinely happy, smiling faces. I have tremendous respect for all of the guys up front and most of them I've built strong enough relationships with to consider them my friends. LOCATION You can't beat the location. It takes literally 40 seconds from leaving the building to swiping in on the 6-train. It speeds up the commute, makes winters and rainy city days less frustrating and my favorite part is on the way home when your train pulls in to 96th street you're already "home". The neighborhood itself is also wonderful. Three quality grocery stores, a starbucks, a barbershop, CVS, restaurants, a wine store, central park (5 minute walk), and the absolutely wonderful Catholic Parish St. Francis de Sales is right around the corner and has become an integral part of our lives.   EMPLOYEES Every employee in our building is an an absolute pleasure. They truly care about the residents and it shows day-in and day-out. It's really great to come home to a smiling face and a helping hand on a daily basis. They handle all of our packages and keep everything organized with an online portal. They provide printouts if needed, secure backups keys if locked out and handle guest and delivery arrivals. Constant and efficient communication helps us so much. CLEANLINESS The building is so well taken care of, even the garbage rooms smell amazing. A lot of time and effort goes into making the building look amazing at all times. One of our favorite parts is the fresh, beautiful flower arrangements at the entrance every week. REPAIRS/REQUESTS Anytime we have a maintenance request or need something repaired in our apartment, Michael is there within a few hours, sometimes minutes with a big smile and solve. Sometimes it's shocking how fast things get done around here. It's very comforting. ROOFTOP The true gem of this building is the rooftop area that allows you to get some quiet time and feel like you are taking a step away from the craziness of the city. There's nothing better than having a dinner on the terrace on a warm summer night or laying out for some sun on hot summer's day. It's very big and allows for fun weekend guest entertainment. Plus, it holds a very special place in our hearts as this is where I proposed to my fiancé with a candle-lit, late-night proposal. This building needs new management…read more That includes new maintenance management as well. It is really sad as this building has so much potential. My main issues are that the building just takes and takes and doesn't give. From the time I moved in, the apt that I had looked at and was told I would move into was different and dirty when I moved in. It was not given to me in move in condition. The floors were raised and not even nailed in properly. The apartment was covered in dirt and only part of the apartment was painted. The marble in the bathroom was stained yellow and disgusting. I tried to refuse move in but this was the only option. I had to argue back in fourth with Vebbi about getting new floors and he did not give me new floors. What he did do and told me is "they switched the flooring they used and my apt is not eligible for new floors so he had to find leftover wood from old apts to Put in my apartment. I don't even know how that's hygienic. It's disgusting to be honest. Now I just signed another lease for more money because it was too much trouble to move and I asked for new floors because there was a water leak and looked like there was like there. He did the same thing, just gave me old damaged wood. There are no window screens which makes it super dirty and bugs get in during spring and summer. There are major issues with the AC and washer and dryer. The pet amenity, one of the reasons I stayed was not hygienic either. I sent my dog there in December when all of these other dogs got sick and spent thousands of dollars that month on vet bills because my dog got giardia fr other dogs peeing in water fountain. They finally fixed the water fountain. I know I am not the only one as I talk to all of the dog parents and have made friends in the building. They all complain about maintenance manager. I want to be clear that Nelson and Chris are wonderful. Everyone complains about the same things, washer dryer, floors, no window screens, dirty building, piles of trash in trash room and amenities not working.

The building is persistently in a state of disrepair. For years, the building's elevators break down continuously, regularly causing 20-30 minute delays and long lines in the lobby areas. The building's amenities - which comprise of a few windowless basement rooms - were previously free, but Rudin now requires all residents to pay a mandatory "fee" in exchange for the privilege of using what they used to get for free. Furthermore, and most alarmingly, if you're unlucky enough to live in a unit which suffers flooding damage from the building's dilapidated infrastructure, Rudin will take no steps to compensate you, nor to replace your destroyed property. Despite this, management will raise your rent 8-12% annually and engage in every effort to extort every last cent they possibly can. To all perspective tenants: on your tour, look for the "elevator out of service" signs, the disorganized and garbage filled basement corridors, and the undisclosed mandatory amenity fee and ask yourself: in a city full of options, is this the landlord I want to do business with?

Yes, there are issues but what residential property doesn't have issues. Most often it's the tenants that are the problem. Management is dealing with tenants that don't appreciate living here. Yes the elevator breaks sometimes but they immediately try to repair it. Sometimes it's waiting for a part before it can be repaired. That's not their fault. All and all the building is great. Location is awesome, staff friendly and Don, the manager is doing the best he can. I requested a two year lease because I like where I am. This is the best deal in this area as far as location, cost and response to any tenant issues. Keep up the good work and thank Don for a job well done.

Rent is not cheap and the service provided when issues arise are slow and not handled appropriately. This all falls on the management team who pride themselves on tenant relations but they do anything but maintain relations with their paying tenants so long as something needs to be done on their end. Do not recommend unless you want to pay overpriced rent for a true lack of service. We had no heat from January 31st and the issue has yet to be resolved on February 9th - although the management team will tell you they are doing everything they can. Our apartment has been 32 degrees during this cold weather advisory. They will also lie to you to try to save face.
