Do not rent here. When My wife and I were still dating, we wanted to get a place together. Her lease was nearly up so there was a bit of a time crunch. We checked out this place on a Saturday and walked our apartment. Aesthetically, the apartment complex is very nice. The paint is kept up and it has an almost European look to it. We fell in love with the size of the master bedroom and we put in an offer right away. That is a list of all the pros. Now, we have the cons: - Parking. You are given 1 parking spot when you move in, so if you have two cars you can forget about it. They have a 2nd parking spot that you can pay additionally for monthly, but there is a 3 month waiting list to get one. One thing we did not take into consideration on a Saturday is the street parking. There was plenty that day (before noon). Every day by 2:00PM there is no parking to be found. My first three months living there I had to drive a mile and a half away and walk back to the apartment. - Gang activity. Our window was facing an alley that goes behind the carniceria and the laundromat. During the day, there are a few stray homeless people that hang out and drink beer. Not the best situation but not the end of the world. At night, however, there is a strong gang presence in the alley. The neighborhood on the other side of the wall has a HUGE gang presence and they hop over the wall and hang out in the alley. On a possibly related note, I had to call the police the day before thanksgiving because a girl was being kidnapped in the alley. I wish I was just a Yelper trying to be mean and make this stuff up, but I am not. He was trying to shove her in the back seat of his car and she was screaming. The police got there rather quickly and were able to detain the man. - Theft. Our covered parking was in the alley and not inside the gate. While my wife and I were at my parents, someone broke into our storage. Did they steal my $300 ladder? Nope. They stole our box of Christmas decorations that had sentimental value to us but no actual worth. I also had a dolly stolen out of the bed of my truck inside the gate. If you don't want to lose your stuff, make sure its locked down tight or don't move here. - Rodents. We had a problem with rats or mice. I'm not really sure, never saw them. The contents inside of our cabinets were destroyed and there were droppings everywhere. The properties solution was just to put a couple traps at the base of the cabinet and call it a day. Never caught 1 rodent because they were INSIDE the cabinet. - Staffing Issues. They seemed to have issues keeping a community manager. We went through 3 in our two years there. When we first moved in, Eileen was great. However, the two that followed seemed very unqualified and it didn't seem like they cared. If we had questions the answer was always "I don't know. I have to call corporate." - Laundry. The laundry was set up with 3 washers and 4 dryers all coin operated. One of the machines always ate my quarters, so be wary. The bottom right machine. They should get that fixed. - Shared balconies. All of the 1 bedroom units have a shared balcony. So hopefully you have a cool neighbor. Also, there is a policy that you can't store anything on you balcony, so if you kept your bicycles on the patio at your previous apartment you can't do it here. read more

This place is good place to live if you live by yourself and don't want anyone to come and visit. - Parking: Nonexistent. You are given one parking spot and if you need a second one, you are put on a waiting list. My husband and I were lucky because someone with an extra spot was moving out in a couple months. But, if no one with an extra spot is moving out anytime soon, you're screwed and have to wait on a list and coordinate parking. Do your homework of this place and do a drive by in the evening and you will see that there is absolutely no street parking available. And it's over half a mile down the road by the 5 freeway and beyond. Our first night living here we made that mistake and couldn't find parking at all and it was over a mile away!! If you have friends over you can have them park in the parking lot next door for the carneceria and laundromat but trust me, they will always be asking if their car is okay and checking on it. Rodents: They exist here. They live in the walls so make sure you are on top of management to do something. Nothing is worse than looking in your pantry or cabinets and finding rodent droppings and things chewed through. GROSS!! All management did for us was put traps outside of the cabinets and never followed up on them again. Gang activity/Vagrants: I cant stress this enough that there is a lot of gang activity in this area. While it may not affect you personally, you can just see it's in the area from the neighborhood a street over. When we first lived here gang members would hang outside in the alley and stare you down as you walked by. Even with my husband with me, sometimes I didn't feel safe. I didn't feel comfortable walking places by myself. One time, the Tustin PD gang unit was blocking my parking spot because of an "ongoing investigation." Needless to say, it freaked me out. This was in 2017. Another time, I arrived home to find the car that was parked next to me with the back windshield broken in because punks from the street on the other side of the wall were throwing rocks over in order to hit cars. Thank god I had arrived 10 minutes later otherwise my car would've been damaged too because there were huge rocks in my parking spot. Fast forward to December 2018, we had a newborn and a homeless lady approached us, clearly high on something asking to be let in the gate. Thankfully my husband stepped in saying we had to leave and couldn't help her. If I had been by myself I would've turned around and gone back in the gate. When we moved in, we were told security patrols the place but in the whole 2 1/2 years we lived there, we probably only saw them 7-8 times. Theft: Again, we were told that security patrols the place regularly but this is not the case. In May 2018, our covered parking spot storage was broken into and the one thing that was stolen was our box of Christmas decorations with family items that we can never get back. The manager there at the time said she noticed a ladder (mind you, a $300 paint ladder) left out and the storage open when we reported it to her, but she didn't bother to call us when she noticed our items out and storage door open. You've been warned. The complex looks like a small oasis surrounding an area that is not so nice to live. read more

We have been renting at Tustin Villa since October 2017 and we have had a very pleasant experience. The current manager is constantly on top of keeping this place clean and in shape. I've read some of the previous yelpers bad experience, but I can honestly say that the apartment has addressed all of those issues. I love how responsive they are to our needs and how good they are at anticipating problems that may arise. They pay close attention to detail and the community is very peaceful. All the neighbors mostly keeps to themselves and the ones I've interacted with have been very friendly. The units are very cozy and great for small families or couples. I would highly recommend this place to anyone. read more

So far so good! I moved here in January and have had a great experience. The property is clean and well managed. Arlene, the property manager is very sweet and very on top of things. :-) This area is busy so living in a secure gated community is important to me. The maintenance team makes sure the locks are secure and the lighting is always up to par. The studio setup is awesome! There is a TON of storage space and I absolutely love the kitchen setup. I also love that there is a door that separates the living area from the closet/dresser area and a separate door for the restroom. I like to call it the Vanity Room. :-) . If I have someone over and I need to change my outfit, I don't feel like I have to change in the bathroom, I can use the Vanity Room. Finding a studio in a well managed property in this area for this price isn't easy. They don't stay on the market for long. I highly recommend renting here. read more

By far the worse place I've rented from. The manager is a liar just to get you to sign a contract. Parking is horrible be prepared to pay extra and wait your turn for a second parking. wouldn't rent here neighborhood is very unsafe a lot of homeless people hang out in the parking areas a lot of graffiti. The apartments are right next to freeway entrance so it's a very busy street not quiet at night. Be prepared to pay $100 each month for water usage including studios even if you don't use water that much. The manager gave me different move in dates she always changed them on me and when we moved in not even the furnace worked and Her reply was buy an electric heater. On our move out she overcharged me for things that had been done very unprofessional. read more

Do not rent here. I have been visiting my boyfriend for over a year at the tustin villas and the new management is just so terrible. Parking is just simply not an option. There are no parking spots. Hear me loud and clear. NO PARKING SPOTS. If you have a car youre screwed haha. If you plan on taking the bus as your primary way of transportation then go ahead..but then you still have to deal with all the people jumping the wall behind the complex, its literally like the border its so unbelievably ghetto. Also youre going to have to deal with all your problems yourself because ever since eileen left the management sucks. Its so bad. Steer clear please for your own sake and wellbeing. read more

This place became a mess when Eileen left. Dirty floors, plants dried out, untrimmed bushes, they shut off water without 24 hours notice, tenants smoking pot everyday and horrific smell of marijuana emcamps the entire complex. Generally became disorganized due to lack of communication from acting manager & management. Eileen made this place a family. But look what it became after she left! Do not be surprised for mass move outs unless Eileen takes over! Do not be fooled by the positive entries here at yelp, those got posted by new tenants per the advice of manager. read more

When I first moved in to this apartment it was fine. Decent space for a decent rate. I wish I could say when I left it was still good. Unfortunately that's not the case. From the increase in rent with no real upgrades for older renters. To months without the hot water working. Only to be robbed of my security deposit after moving out. The manager told me as I left to not worry about anything that they would have to do all the repairs because it was standard wear and tear after my 5 years of occupancy. Turns out to not be the case. So aside from having my final money stolen. There was constant harassment from the upper management about how you can decorate your patio. How you can clean your patio. And just over all nit picky behavior. So happy this is behind me. Anyone moving into the studios I would also warn about the annoying neighbor upstairs who yells at fellow tenants, throws things at them and complains about everyone to try to get them kicked out. read more

I have a family member that I visit quite often who lives here and the property is always clean and I love the asthetic cute villa like apts has a pool and a nice grass area to have a picnic.The property is easily accessible to the 5 and 55 fwy. I have been living in Tustin now for 3 months. I LOVE the complex, its a very peaceful environment and I love the vibe. I live in a nice studio apartment with a balcony. I love the gated parking and security. Had a great move in experience with the manager. She was very helpful in getting me set up with keys and everything I needed to know around the property. Manager is always helpful in answering any questions being a newer tenant and she is always on the ball with any sort of problems that I've had. Great Apartments!! read more

Me and my two friends were about to move here after we were helped by Karin. Karin was extremely kind and helpful in giving us all the information we needed. The apartment complex is very clean and well kept and was very quiet the past three times I came. At the time there was a two bedroom, 1 bath apartment for 1,062 sq ft and it included gas, trash, and water! It was such a great deal and even the application fee was free. We were so stoked in living there; however parking is horrible there. Karin told us right off the bat that parking is horrendous and so we came to visit the apartment complex at night just to see it for ourselves and it was so bad that we couldn't find parking until we were two miles away. There's one guaranteed parking and one permit for first come first serve, but we have three cars so the third car would probably have to park 2 miles away. It was so sad not being able to live here due to the parking situation because the apartment itself was so nice. I wish they can use the land by the 7 eleven and make that into a parking lot. read more

She helped getting me set up here and always made sure to keep me in the loop despite the distance. My boyfriend and I have been here for almost 2 months now and this is my first time renting an apartment and Aileen made the experience very enjoyable and was able to get us in quickly! We had been looking at places for about 6 months and were running out of options we could afford and the places we had looked at we did not like but we had to move quickly. When we met Aileen she was very welcoming and showed us the place the day we came by and we fell in love. The studio apartment is a good size for the price and with electricity included it was a steal. Aileen was able to get us in within two weeks and was extremely helpful through the whole application process. The complex is gated and feels very safe, you need a key to get in everywhere and the parking is in the gated area. The neighbors are all very friendly and the community is very quiet, we never have to worry about someone playing music too loud on the weekends when we have work early in the morning. Any problem that we have had to encounter Aileen is always ready and willing to help, not that we have had many yet. Great price. Great Management. I would highly recommend this place to call home. read more
