I've lived here for 6 years and while rent prices and oblong lease terms haven't been ideal I've found the complex to be the perfect blend of amenities and location that I need I also want to highlight the maintenance staff, Miguel and Cesar who have been amazing every time I call and need help. Pros: 1. Next to John Wayne Airport if you are a frequent business traveler 2. Walking distance from the District (Food, Target, Costco) and 10 minute drive to Tustin Marketplace 3. In room amenities are solid, had a problem with my dishwasher and got it replaced 4. The parking, and guest parking is fantastic if you have overnight folks or even relatives for short periods of time 5. Office staff is easy to get a hold of and are kind, understanding, and patient 6. Pool, club house, and gym are solid and not too busy Cons: 1. Leases and renewals have strange term lengths depending on when you rent (15 months and 13 months) 2. Price is a bit premium compared to others in the area 3. Ants typically find their way in our room (4th floor) in the summer ( note exterminators come every Tuesday and Thursday so easy to ask for help, though still not ideal) 4. Birds like to next in the roofs of the building which causes a high mess. Nets were recently installed which has placated this fairly well 5. Lots of pet owners which results in lots of dog feces , bugs, and others (getting better) read more

I've been booking the clubhouse at this apartment for my daughter's birthday for the past few years, and up until now, everything had always gone smoothly. Unfortunately, my most recent experience was very disappointing. Last Sunday, when we arrived at the clubhouse for our reservation, someone was still eating there--even though it was hours before my scheduled time. I immediately called the office, and they assured me someone would come to clean up and place a reserved sign. No one ever showed up. On top of that, I was charged for a terrace reservation that I never used. There was never an agreement emailed to me, even though I was told one would be sent. Because no agreement was provided and the terrace was not utilized, I shouldn't be responsible for those charges. I've already called the office to have this reviewed, and was told someone would get back to me, but I'm still waiting. To make matters worse, I made another reservation for October for my daughter's upcoming birthday. I've called three separate times for confirmation and follow-up, and each time I was told I'd receive a call back. No one has ever called. For the amount of money residents are paying for this community and these reservations, the lack of professionalism and follow-through is extremely disappointing. I expected much better customer service, especially given the positive experiences I've had here in the past. read more

I had one of the most disturbing experiences living at this apartment complex, from the first day I moved in until the day I moved out. From the beginning, the leasing staff--particularly Ariel--demonstrated extremely poor customer service and a lack of communication. Despite submitting multiple complaints and maintenance requests from day one, nothing was ever resolved. The condition of the apartment was unacceptable: there were spider webs inside the oven, bugs in the refrigerator, chipped paint, dirty carpet, blinds that didn't fit, and a torn window screen. I bombed the apartment twice due to the overwhelming number of bugs, yet the problem persisted daily. Clearly, there is no reliable pest control in place. Because of the conditions, I never felt comfortable living in the unit. I didn't even assemble my beds or fully move in my belongings. Every time I tried to contact the leasing office, it was another frustrating experience--calls often went unanswered, and when someone did pick up, I was told I'd receive a follow-up that never came. To make matters worse, at move-out I was charged for pre-existing issues that I had already documented with photos and emails from the very first day. Kevin, a leasing agent who falsely claimed to be a manager, even conducted a move-out inspection two days before my lease ended, taking photos of my boxed belongings and unassembled bed. I was then charged a "bed fee," something I have never heard of in any apartment complex. When I asked for the corporate office's number to escalate these issues, I was never provided it. I also formally disputed the charges from my checkout inspection, but management pacifically Kevin refused to remove them--even though they were for damages and problems that existed before I ever moved in. Even during the final walkthrough with the unit completely empty, there were still bugs everywhere--further proof of how poorly this property is maintained. I have lived in Amalfi for 6 years, it is the best apartment community I have ever lived in. It is clean, quiet, safe (gated), and everyone is friendly/respectful of one another's privacy. On top of that you cannot beat the convenience being next to the District and the Marketplace that have every grocery store, restaurant, home improvement, or other shopping you might need. Close proximity to all parts of Orange County, access to all freeways depending where you need to go, and located in quiet part of the Irvine/Tustin border. I've been a resident at this apartment for quite some time, and unfortunately, my experience with the leasing office has taken a disappointing turn. My concern revolves around a persistent issue with a neighbor who frequently indulges in smoking marijuana. Despite my attempts to address this matter with the leasing office, I've found their response to be far from satisfactory. The first letdown was the apparent lack of seriousness with which they approached my problem. I expected a more proactive stance, given the potential impact on the quality of life for myself and other residents. Unfortunately, the leasing office's indifference only added to my frustration. Repeated attempts to communicate the gravity of the situation fell on deaf ears. It's disheartening when a longstanding resident feels their concerns are brushed aside, especially when it pertains to the well-being and comfort of the community. Living here for an extended period had created a sense of attachment and comfort, but the leasing office's handling of this issue has cast a shadow over my overall experience. Effective communication and prompt resolution are key components of maintaining a positive living environment, and in this regard, the leasing office has fallen short. I don't think the problem will be solved, they always said they were going to solve this problem but the true thing is that they keep saying this and we just got the same response every time. If they can't solve this simple problem, I can't imagine other problems can be solved either. I don't recommend this place. read more

It's tough times with Covid right now... but some of us have to move, as our leases are up. I went to look at Amalfi and set up an appointment with Joseph (Joe) Kim. He came highly recommended by two friends and I can see why. This dude is on top of his game. He gets to the core of what your needs are and comes up with perfect recommendations. He showed us 4 plans and we loved them all, but through his help, ended up narrowing down the top 2. He is very efficient, polite, knowledgeable and easy to talk to. Amalfi is beautiful and if you, like me, must move during this time... the positive is that rent has taken a slight dip and so the units are lower prices than normal. This review is for Seth from the leasing office. A few months back we had a serious problem with our AC unit forcing us to relocate for over a week. It was a very stressful ordeal to say the least. Luckily our worries and anxiety were quickly abated after we spoke with Seth. She is incredibly friendly , so accommodating and helpful in guiding us through the entire process. She even offered to water our plants ! Now that is above and beyond. And she even managed to help us save some money too ! We recently had a small incident and again, Seth came through. Always professional, impressively knowledgeable, and her customer service is stellar too ! If you're ok living in a filthy place like this (see photos below), then by all means check out Amalfi. I try my best not to leave negative reviews but this issue has been brought up to Amalfi's management more than once and there has been no improvements whatsoever. Trash is left outside of unit doors and piled up in the trash room during these hot days, which gathers flies and stinks up the hallways. Next step would be to inform the health department of the poor sanitation level at this complex! read more

I live at the Amalfi and I have a Nest Thermostat in my Unit which was acting up. Omar from Maintenance Services arrived on time for our scheduled appointment, he was very professional, put on his shoe covers before entering and attempted to troubleshoot the issue. Omar requested to have another advisor come and take a look, to make sure there wasn't anything he was missing. Omar came back with Lorenzo (same shoe covers and professionalism) and they both determined it was an issue with the actual Nest wall unit. They replaced the unit and stayed the entire time until The Nest Wall Unit was connected to the Nest Application on my phone. Thank you! read more

I'm giving the 1 star for customer service, I'm in love with the apartment and the community, very well maintained nice location, nice view , no noises around everything is perfect, but ARIEL should be trained how to speak with people she's very rude not professional at all. She gave us the keys for the apartment before checking it, it was dirty!! The storage unit we leased was full of trash she promised to send somebody to do fix stuff they didn't show up I called to speak with her or her manager they didn't wanna speak with me, my husband call her today he had some questions and she was super rude like super super rude. Love this place! Been living here for a little over 2 years. Never had any complaints! Neighbors are very polite and friendly. Even made some friends! No loud parties or rude people or anything like that. Office staff is always super friendly. Daniela in the office is polite, bubbly, and very helpful! SPECIAL SHOUT OUT to the maintenance staff OMAR and PEDRO!! These guys are always super helpful and fast! Never had to wait long for any issues! They have always been swift and knowledgeable and they are always happy! I lost my keys one day and I flagged down Pedro as he was getting off of work! No hesitation, only smiles! Would give 0 stars if possible. Leasing office workers SUCK and are RUDE! They will harass you for anything and everything. But, we treat them how they treat us without respect! Currently have issues with the leasing office about my 3 kids (not infants or toddlers) walking in our apartment. The bottom neighbors have complaint about "noise" and the leasing office swiftly blames us and does nothing to proof that it's consistent how they are accusing of us. All they do is accuse us and refuse to listen to what we say. Mind you with Covid a lot of people are working from home kids not attending class at school. Also, been accused of marijuana smell coming from our apartment but yet again no proof and even when we were called about it we were not even near our apartment. It's always a he she said and it's tiring. Nevertheless, we feel harassed and uncomfortable in our own apartment at this point. The neighbors below us smoke from their balcony themselves but that's not an issue right? We've also been lied to who is the "manager" and for some reason the "manager" is always in meetings when we have called to speak to her. They have also said that Irvine company does not have a corporate and refuse to provide upper management information. Which I've now obtained from family members that work for Irvine company and will file a formal complaint and take legal action if needed. I do not recommend this location if you have children at all! But, If you have dogs barking all damn day and shitting all around the place and having them pee by the entrance doors from the buildings is acceptable. read more

I wasn't able to find the unit through my app, therefore, I went to the leasing office and Ariel Tulk greeted me and assisted me in finding the unit. Same with the second unit. I would not recommend renting at Amalfi Apartments. I've been a resident at this apartment for quite some time, and unfortunately, my experience with the leasing office and talking to Seth has been very disappointing. My issue revolves around a persistent headache with a neighbor above my unit to which for the past month I have gone into the leasing office multiple times to explain my situation and they had assured me that they will have a talk with/contact the neighbor above me, but nothing has happened, and I feel nothing was even as the issue still exists to this day. The neighbor above runs the washing machine/dryer at odd hours around 11pm, 4am, 2am, moves furniture and vacuum every other day at nighttime past 11pm into 12am. People coming and going with doors constantly being slammed, I do think that the neighbor above me is running an Airbnb, how else would you have no common sense, no regard, or decency and mindfulness of people immediately surrounding you. I don't know of any neighbors that move furniture, run the washing machine/dryer, vacuum their apartment 4-5 times a week. As I work mostly from home, it is starting to affect my piece of mind and my work! I can't stand living in this place as I can't get a normal sleep, I am constantly stressed as the neighbor above me has become a nuisance. I have also called courtesy patrol multiple times about the noise, and nothing has been done. I feel like resident services don't really care about or understand addressing resident issues and don't follow up or stand by their words that the situation is being handled, I just keep getting the same story and run around, I guess resident satisfaction does not exists here. Repeated attempts to communicate the gravity of the situation fell on deaf ears. It's disheartening when a longstanding resident feels their concerns are brushed aside. If you are looking for peace during rest hours and a decent night's sleep place look elsewhere, if you have noisy and inconsiderate neighbors the leasing office will not be on your side, and they will keep giving you excuses, and nothing will be done. I would like to get out of my lease, this is all causing me mental anguish! And living at Amalfi has become a nightmare. Amalfi looks like a nice place until you have to deal with the leasing office regarding noise/nuisance issues. Don't make the mistake I have made by living here. All tenants are entitled to the quiet enjoyment of their apartment. The Irvine Company/Amalfi apartments allow certain tenants to violate their own noise ordinance. Nice apartments with wonderful amenities, unfortunately, this is completely overshadowed by the unprofessional, harassing members of the leasing office. After a pleasant talk with Joe, I removed my initial bad review about Amalfi; however, another harassing encounter with Juan Carlos of the leasing office leads me to write this review. This is the THIRD TIME we have had a team member from the leasing office come to outright accuse us of "smoking marijuana" in our apartment. I understand that they have to respond to complaints and requests made by residences, but each time they have come, they have been able to see that no smoke is emitting from our apartment, and we have let them know several times that we do not smoke marijuana in the apartment. Today, Juan Carlos came to our apartment after receiving yet another complaint. Instead of explaining the situation, he said we were smoking and he could smell marijuana. Angered, I even invited him to come into the apartment to see for himself that there is no smoke in the apartment because we are NOT SMOKING (even though COVID-19 is spreading like wildfire and I was already upset about him even being on my doorstep in the first place.) Finally, another member from the leasing office, Daniel, came around to say that he could not smell marijuana or smoke from our apartment, and they had to respond to the complaint about "the building" that they received. I asked if it is our specific unit that is getting the complaints, and Daniel assured me that it was our building and they have talked to others on our floor, not just us; however, I spoke with most of our neighbors, and they weren't approached like we were, like Daniel said. Again, this is the third time in the past year and a half that they've come to our apartment to make these accusations. I pay a very good amount to live here to be harassed in my own home due to meritless claims of hearsay that hold no weight. What makes me the most mad is that that sickness is RAMPANT right now. I am self-quarantining, as should everyone else, and do not want anyone coming to my apartment unless it is essential. FYI Amalfi staff: investigating a marijuana complaint is not an "emergency essential" as to require an in-person visit during this time!!! Juan Carlos definitely came within 6 feet of me and my boyfriend, which I do not appreciate, given it's advised against CDC guidelines. They should have left immediately after it was established that we were not the ones smoking. To top it all off, it's in the worst location--beside the hanger. I can't keep my balcony clean from all the dust that accumulates from the giant hanger next door. The hanger also negatively interferes with cell phone reception so I don't get service unless hooked to WiFi. They have lots of events there, like car shows, so it can get super loud at times. Additionally, even though it's double gated, we've had several break-ins, some occurring multiple times in one week. Needless to say, after this sickness passes, we are trying to get out ASAP. Although the apartment itself and its amenities are nice, the members of the leasing office and the location have made living here a nightmare. read more

It's very easy to get your home maintenances through the app. The office staff Seth and Ariel are very sweet and always help me with the smallest things! I love living here. We live in a 2 bedroom 2 bath and have a big living room and big island. It's approximately 1200 sq feet? Plenty of room for just the two of us. Love the amenities too! read more

If you like your peace and quiet.. do not move here. We have lived here for 3 years and this place has gone downhill in the last year or so. It used to be a nice, quiet community. It's now full of a bunch of college kids and inconsiderate people. The majority of people don't pick up after their dogs, I have found thong underwear in the bushes on my morning walk with my dog, we have a gypsy family living here who frequently begs for money outside Walmart, Target and BofA - how did they even qualify for an apartment here?? How about the 4th of July incident where a group of 20somethings were shooting off fireworks right above residents in the community? When they went back to their apartment, they got in a fight with each other and one of them had a gun and threatened to shoot. Yup, that was a whole scene with TPD. The maintenance team is great but the actual sales/management team in the office is a joke. They don't care and don't do anything about.. anything. So save yourself the time and try to find a complex that isn't owned by Irvine Company. read more

I swear to god I love everyone who works at this community. I'm willing to pay more in rent because of the service I receive, have received, and the amenities in the apartment. When I met Joseph (Joe) Kim a year and a half ago he was funny, outgoing, bright, and knowledgeable, and he is the same to this day. I have never received anything less than that from him (and I know we all have our own bad days). When I first toured the community, I was 30 minutes late to my appointment. Horrible right? Well, I am late everywhere... so *shrug* but Joe still saw me and let me tour the apartment I wanted. At the time, (November ish 2018) plan M was available, but obviously we did not know if it was going to be available come February when my other lease was expiring. Well, I must have bugged at least twice a week, to the point where I knew his schedule. Yeah, I know, creepy. He also updated me EVERY time something changed to let me know how to move closer with the apartment. When it comes to sales and relationship management, Joe was on point. Anyway! I got my apartment~ and my life changed upside down 3 months later. Well, I had to move out of my DREAM apartment and move down the hall. He made the transfer process SUPER SIMPLE and did all that he could with me feeling supported and knowledgable about what was going on. During the process, I had to be transferred to his colleague Daniel, and I swear, Daniel is amazing. He helped me complete everything and has been SUPER SWEET EVER SINCE. NOW! A year later... I am moving again... but transferred across the hall (YES AGAIN). But I needed a larger place for work. Joseph is STILL working diligently to get everything taken care of for me and talking me through the process. Basically I love living here and I truly won't move away. I know everyone says all they want about the Irvine Company and their bad experiences, but I think those are more rare than the good things that no one talks about. Both Joseph and Daniel among others (I apologize I don't remember everyone's names) greets me by name every time they see me walking in the complex and, everyone is super friendly. OH YEAH! I can't possibly give this company a low enough star rating. THIS IS A PREDATORY LEASING COMPANY! I'll start by saying the grounds and apartments are nice, it's the leasing company, Irvine Company, that is the problem. We were moving out before our lease was up and understood we would be penalized for doing such. My wife went by the leasing office on four separate occasions, talking to four different people in the two weeks prior to our move out, asking how much we owed. Each time she was told that they would let us know once they did a walk through. Twenty days after moving out we were billed for the entire remaining amount of the lease because we didn't pay the two month penalty at the time we turned in our keys (that day was one of the four where we asked how much we owed). When we talked with Irvine company when we got the bill, they told us that their employees are not responsible for knowing information on how much we owed and that we should have referred to our lease which explained we owed two months penalty. Now we had to pay the remaining lease until the apartment was rerented. We spoke to an area lawyer who told me that Irvine Company (a private, solely owned company) was the largest land owner in California and has pretty rock solid leasing contracts concerning this issue (obviously we aren't the first tenants to have his issue). We were told we would pay more in attorney fees than the amount owed and would still probably loose. The apartment finally leased after many months and we received an email saying we had a refund coming. After a month of waiting for our $8000 plus refund, we called again inquiring where our check was. The leasing manager told us she would have it sent out. Beyond the issues listed above, we have a disabled, wheelchair user in our family and were denied a handicap parking space the entire time we had the apartment (actually two apartments as we moved from one to another and still didn't receive a handicap parking spot). There were two handicap spaces in the parking garage, but the leasing company put papers over the wall placards and gave them to non handicapped individuals. Further, there maintenance personnel continually parked their work golf carts in the area to access the elevators, making access to the elevators difficult in a wheelchair. We continually complained about this issue, however nothing ever changed. Renter beware! This company is a money making scheme and their employees are useless. It's no wonder the owner is the wealthiest land baron in California. His company is designed to prey on its tenants to his benefit. Shame on him! Rent here at your own risk. Was doing some apartment hunting and came across this complex. I Spoke extensively with Irvine company lease coordinator informed her I had a pet so obviously needed apartment that is pet friendly after touring a bunch finally found one I can settle on, I go through with application fill out part that says I have a pet and upload a pic of him as well. I get a call from IC a little later informing me the unit I chose was not pet friendly then why tf did my coordinator tell me it was and why did your site let me apply after seeing I had a pet? I tell them to go ahead and cancel then and ask for a refund. They then say it's not possible this was a mistake on your company's part both your coordinator and website did not inform that was a not dog friendly unit they did the exact opposite. A company as big as IC should not be blatantly robbing people this way. This was clearly a major red flag to steer clear from this place. After reading many of there 1 star reviews I can see they're nothing more than a greedy company read more

I am downgrading this review from a 3 to a 1. I thought after my last review the (new) office staff and management would've taken steps to improve. We have lived here since the complex opened and were very happy! Unfortunately this place has really taken a turn for the worse. The new office staff does not address any of the rules written in our lease. Everything I mentioned in my previous review as a challenge still exists- NOISE, BUGS, STOLEN PACKAGES. Lately things have gotten worse! People race throughout the community, double park all over the complex, enter the gate through the wrong direction. There are HUGE ROACHES everywhere. And there are piles of dog FECES sprinkled throughout the community. Do better, Amalfi!! My 1 star is for the maintenance staff, who have been great since day 1. read more

I am pleased how staff at Amalfi Apartment complex take care of everything, from repairs to continuous upgrading at each area of the complex... absolutely amazing job! Besides beautiful environment that they created, they have hardworking dedicated staff that respond to any issues "always" with smile and they do care for their tenants's satisfaction. I had a few issues and each time Seth helped me by resolving them with high level of care and attention. She is a dedicated sweet lady and I appreciate her hardworking. When I arrived home today to find a letter raising the rent of my storage unit, I decided it was to time to vent. I feel unheard. I have submitted several complaints to the office regarding people that don't live here sleeping in our public areas of this private complex. This is especially nerve-racking in the early hours of the morning when I walk my dog and know that I am unsafe doing so. I hope the money they're asking me to pay will be put toward better security in early hours of the day. Additionally, I have complained about the smoking that goes on in our non-smoking building continuously and that feels unheard as well. I feel I am getting less and being asked to pay more. Although I do like the location of this apartment complex, at this point, I can't say I would recommend living here. read more

I must say Amalfi always goes above an beyond to help us with things. We've been here almost since the beginning, 6 years and counting. Community is beautiful, lots of greenery and recently received some lovely updates to their pool and other areas. It's easy to get in touch with leasing office. Staff there is always changing but they are all usually great anyway. Also their technicians are super helpful! Lorenzo and Omar are THE BEST! They will help with or without appointment, even when you approach them outside walking with something silly like need of a new bulb or non related like a car issue. They are always professional, understanding yet fun to talk to. And they alway say "hi" when they see us, even 10th time during the day! :) haha My husband and I are very happy having such a great team around! It's a lovely place to live except lately neighborhood is expanding. It gets loud in here and you can hear cars an construction from across the busy streets. It is still a nice oasis in the middle of a chaos though :). read more
