What should have been a simple roommate removal/add turned into a very frustrating application process, and after weeks of little progress, our application had to be rescreened the day before move-in because it hadn't been handled properly and I had to come into the office to ask. Jahana stepped in, took ownership of the situation, and made sure everything was taken care of. He kept us informed throughout the process, followed up on maintenance items during our walkthrough (post move-in), and was a genuine advocate for us. His professionalism, communication, and dedication made all the difference. He truly deserves recognition and would make an excellent manager. read more

I genuinely wanted to love living here. I lived at Anacapa for 15 months, and I'm writing this because I wish I had known what the resident experience was actually like before signing my lease. When I moved in, I loved the location, neighborhood, and townhome-style feel so much that I genuinely thought I would stay for 3-5+ years. Instead, I moved out after 15 months feeling incredibly relieved to leave. **COMMUNICATION** This was hands down the biggest frustration and disappointment. Getting a response from the leasing office was unnecessarily difficult. I would call, email, text, and follow up multiple times, and sometimes still had to physically go into the office just to get an answer. Waiting 7-12 days for a response often felt like their "normal." When you're paying $3,000+ every month, you shouldn't have to repeatedly chase the front office for basic communication. Unfortunately, some of my most frustrating interactions were with Tommy Le, Senior Community Relations Rep. While discussing my lease renewal, Tommy and I were communicating through email when he stopped responding for more than a week and a half despite multiple follow-ups. I eventually received help from another team member who was HAPPY to step in. Tommy never acknowledged the ghosting, nor did he apologize. I also dealt with Tommy during a billing situation. I had overpaid a previous month and called multiple times to confirm my account was paid and in good standing, only to later discover there was still a balance after a notice was left on my door while I was out of the country. I completely understand that paying the balance was my responsibility. My frustration was that I had specifically contacted the office multiple times beforehand to make sure everything was paid and was told I was "all set." When I tried explaining this to Tommy in person, his responses included, "These things happen" and "We're all human." Even after clarifying that I was simply explaining what happened, I received another dismissive "These things happen." After 15 months of consistently paying thousands of dollars in rent, I wasn't asking for special treatment. I expected basic understanding, accountability, and professionalism, especially from someone in a senior-level role. **MAINTENANCE & PESTS** Communication wasn't my only frustration. I scheduled pest control more times than I can count because of recurring large spiders, roaches, and other bugs inside my apartment. I keep my home extremely clean and take my trash out daily, yet the issues continued. Ironically, the day after returning my keys, I saw a Ring conversation about pest issues at Anacapa, which confirmed I wasn't the only resident experiencing them. The day before the Fourth of July, my garage door broke with my car trapped inside, forcing me to cancel my plans. The lack of urgency from leasing and maintenance made an already frustrating situation even worse. The front gate also regularly breaks and can remain open for extended periods, allowing people who don't live in the community to enter and access areas like the dumpsters. For the amount residents pay, I expected these types of maintenance and security concerns to be handled with more urgency. **PRICE VS. EXPERIENCE** Anacapa is in a great location, yes. However, I was paying $3,000+ for an unrenovated one-bedroom apartment and low to zero front office support. During my lease renewal, it was frustrating to see available renovated one-bedroom units with similar floor plans priced even lower than the unrenovated unit I was already living in. At that price, I don't expect perfection. But I do expect emails to be answered, calls to be returned, reasonable urgency when my vehicle is trapped inside my garage, and residents to feel like their concerns actually matter. Unfortunately, that was not my experience. This review isn't the result of one bad interaction. It reflects 15 months of repeated frustrations that eventually outweighed everything I initially loved about living here. Anacapa has the bones of a great community, which is exactly why my experience was so disappointing. I genuinely wanted to stay long-term. If you're considering moving here, I would encourage you to look beyond the location and appearance and consider the level of communication and resident support you expect for the price you're paying. I moved into Anacapa thinking I had found somewhere I could call home for years. I moved out 15 months later relieved that I no longer have to deal with these issues. And for management, there's really no need for the generic "We're so sorry you experienced this" response. After 15 months, I have very little confidence anything will change until there is a serious look at the people representing your front office. No apology needed whatsoever. I am simply relieved to no longer call Anacapa home. read more

Stephanie and Sam have been great. We had some concerns about our fridge shortly after moving in, and Stephanie didn't hesitate -- she replaced it with a brand new one, just like that. Sam is the kind of maintenance guy you hope for. Super responsive, came by multiple times to keep us updated, and knocked out every request we had -- cleaning, AC check, window screen, bulb installation -- all without us having to chase him down. I'm writing this at 3 am. For months now, a Bewick's wren (and/or a pair of them) have terrorized me and my family's sleep here. Look them up. They are known to be one of the LOUDEST birds that exist. And they live at Anacapa. For some reason, they are on the weirdest bird schedule I've ever encountered, seemingly being fully awake and making their loud calls between 1-5am. They have woken up my baby from sleep multiple times even though we run a loud white noise machine and fan. The noise is SO piercing. I am an animal lover but wish there was a way to kill them. Worst of all, I don't know what anacapa can really do about this. It's a bird, it can easily flit from one tree to another if you go out and try to scare it away. But for anyone considering renting here, beware. The noise is terrible!!!! read more

I've had some work orders go out in the past few weeks. The three maintenance guys: Bernard, Sam and Jerard have been great. Jerard had 3 request in one visit and knocked them out and helped answer other questions I've had. Supper helpful!! Sam and Bernard were very great, when I got locked out of my garage. I appreciate that they came to help me with my maintenance requests with positive attitudes, especially because they were later in the day when I know most would like to get home. David, Tracy, Tommy at the front office are great. We had some new unruly neighbors who didn't respect anyone else and the front office took it seriously. The process was a little slow at first but sped up since it continued even with the other party receiving notices. They let us transfer to another unit and did everything to ensure we were happy (and we are!). Maintenance (Sam/Jared) are always quick when it comes to the small repairs we needed and they are always extremely nice. I'm glad we stayed with Anacapa and did not end up looking elsewhere even with the problems. read more

I want to start off by saying this is an amazing place to live & raise a family. You just need to advocate for yourself when issues come up & I wish I had of met Ryan right away because could have saved myself a headache. I lived here for a little over a year and loved it but unfortunately had some issues in the apartment that felt wasn't being handled the way I would have wanted it to. But let me clarify the issues were being handled/taken care of. I was ready to write off the Irvine company & never look back which was a hard decision because I love Irvine and Irvine company owns 90% of the apartments. I decided to escalate some issues I had and Ryan.... God bless that man, he figured out the issues I had& advocated on my behalf to let me close my chapter in the best way possible. Not sure if I would return because I don't walk backwards, but if you're looking for a place to rent this is where you should go. The atmosphere, the safety, the upkeep, the convenience to everything & the neighbors. They are amazing! read more

They were both incredibly professional and helpful. I truly appreciate their excellent support--they're great members of the team! So far, everything has been really wonderful here. Had some major issues with our washing machine. Wasn't agitating or spinning the clothes. Simply filled with water then emptied all the water out leading to staining on the clothes, and wasted Tide Pods. Super frustrating. Put in a work order and Jared stopped by to check on the machine. Jared made the whole process super easy, was professional, and kept a neat and clean workspace all while having a great attitude! Anacapa leasing office does not mind neighbors to smoke in their apartment. If you are a smoker in particular crack, marijuana laced with some other drug move here! They confirmed to me evicting is impossible even if you get evidence from their security petrol. They cannot stop you! So smoke smoke smoke away . Lived here for awhile and frankly tired of having to search for parking. The management office rarely enforces parking requirements, maybe once a year. We have neighbors with 3-4 cars that do not even park in their garage at night. It's a free for all. Of course there will be a reply from Anacapa to this post telling me how responsible they are. But as usual, it's all lip service. All they care about is the rent check. Terrible manager, all she does consistently is go out to lunch every day. read more

Thus review is regarding my experience with Josh Rangel who is and has been handling my air conditioner issues at my Anacapa home along with Luis who owns the air conditioner company. Josh has done an amazing job handling the many issues associated with our air conditioner from determining our apartment home needing an entire new air conditioner along with replacing other parts to make the new air conditioner function at peak performance. He listens and pays attention to details. He us an exceptional employee by himself or working as part of a team that was demonstrated by working with Luis, the owner of the air conditioner company. Don't be fooled. They respond to these yelp reviews to give an outward appearance that they care but they don't. The health and safety of their residents is absolutely NOT a top priority. Extensive work needs to be done to this apartment. They are going to open up the walls and replace the drywall and lift up the carpet to put chemicals on the subfloor to mask the urine odor. This will happen in the hallway and dining area and will take a week. They told me that I can continue to live in the apartment during this time and will not relocate me to another 2 bedroom apartment during this time. Not sure how I am expected to live in a place with walls opened up and carpet pulled up for a week but, as I said, they do not care in the slightest. After all, they don't have to live amongst this urine odor. Not to mention, the bathtub floor is completely uneven, there is standing water in there 24/7 and smells like mildew. They told me that was a cosmetic issue. read more

Here's a fairly simple review to all neighbors stay safe as I mentioned as well as to the complex.Noticed a recent increase of homeless people coming inn and sleeping here till the morn.k,recently 1 couple was escorted out bye the cops.And I had a recent run last with a very angry man.Also for dog walkers pick up after your animals,as well as there's no smoking of any type here cigarettes everywhere and constant smelling of weed . Today noticed some more people showing up getting in going through the dumpsters I've had to address to numerous people cops will be called as we don't allow soliciting here nor homeless people going through dumpsters and then seeing what they can't steal from people garages as sometime there left open.Here's a recent image from today license plate was blurred out for obvious reasons. read more

Part 2: Repairs: We had to live through a MASSIVE repair - apparently our shower was not put in properly (something they apparently were aware of but "hoped for the best") and there was a leak from our shower into the garage below us.  We were told we HAD to comply with them - they demanded access to our home, when i told them they needed to give us 24 hour notice (we work from home and have 2 dogs, we cant just drop everything for them) i was told by the assistant manager that they have the right to come in anytime they want to if they call it an "emergency" (this was not an emergency)  We were then told it would be fixed by the end of the week, and then it would take three weeks - 2 months and 1 day later we had use of our shower again.  During those 2 months we had to put up with random people coming in and out of our apartment at on their time and according to what fits their schedule, demolition work while we tired to attend virtual meetings, Construction residue and dust EVERYWHERE daily, zero privacy in our own home, zero peace or quiet in our home, workers CONSTANTLY interrupting our work to ask questions or knock on the door.  Last minute changes to schedules that we were not informed of (we ended up having to communicate directly with the contractors who were MUCH more helpful rather than going through anacapa for updates, anytime we would call I would have to talk to 3 people because literally NO ONE knew an answer to a simple question).  We were essentially the unpaid guinea pigs for this project as they foresee this issue happening again in other units. At one point during the repairs the downstairs neighbor (garage owner) Ran into our home, down the hall and into our BEDROOM  without knocking, ringing the doorbell or announcing himself - all to tell the contractors that there was water coming in.  LEt me be clear - you DO NOT ENTER SOMEONE'S APARTMENT.  I went directly to the leasing office - but was told i would not get the neighbors name.  THey would rather protect the privacy of him rather than protect us who had our safety and privacy violated.  I ended up getting some letter from irvine companies attorney (which i'm also happy to post a copy of) basically acting as an apologist for what happened "yes, it was egregious and we talked to him...but...but...but" NOT BUTS, the fact that he was not immediately evicted tells me everything i need to know about the Irvine company.  They refused to provide his name... so our contractor did.  When the Anacapa site manager found out that we got it, she was PISSED - bc how dare I get the information i was seeking to protect myself and my family when she did not want me to have it. Lastly, during this whole process we were told by the site manager that we would be compensated - it took us going to them to request this weeks after the job was done (and not just once, we tried t reach out SEVERAL times) to get some sort of traction on the promised compensation.  We asked for 2 months of rent relief and to be let out of our lease without penalty (we were actively looking for a house).  They said that isn't something they do, the only compensation they offer is $500-$1000 (which is BS, another family we are aware of got this level of compensation for their issue).  After WEEKS of waiting we were offered $1000, when we declined, she was genuinely shocked.  $1000 is not worth my time, and it is MUCH more worth it for me to write a review such as this than to accept a measly $1000, which i would not be able to if I accepted the cash, as they force you into silence).  She then came back (another week later) saying she would let us break our lease for HALF of the lease break fee BUT we had to move 30 days from that date - which of course we couldn't agree to - we would have taken the offer, but for reasons she refused to share they demanded we be out in 30 days if we did.  We were actively looking for a home, but could not guarantee anything.  So we then went back and said, Ok, give us the cash equivalent, and it was refused.  So after 2 months of them invading our living space and not being able to use our shower they did absolutely nothing for us.  A few weeks later we had an offer accepted and gave our 30 days notice.  I went back to the site manager and asked if the 1/2 lease break fee could be extended.... nope, it was a one time offer.  This was the WORST experience i have ever had while being a renter.  They had absolutely no regard for our needs.   WE even tried to push the fact that THEY broke our lease agreement in that we have a right to quiet enjoyment/possession and invasion of privacy - but apparently hammering into our apartment where we live, does not reach the limits of "quiet enjoyment" BTW - I have ALL of this communication saved via emails. Not one bit of this has been exaggerated. read more

They make finding a place to live really easy because you can view all their apartment layouts and virtual tours via their website. After looking at 10 plus Irvine communities, we finally decided Anacapa would be the place to call home. Our lease representative, Marlyn Perez helped us from start to finish. She answered all my emails, provide layouts of different units, and even booked an appointment for me to view a unit which was at a prime location.
