The management team is consistently looking at ways to engage our community with food trucks, events, and treats! There are a ton of residents who have been here for years and definitely make us feel safe and homey. We can't praise the maintenance and custodial team enough. Our work orders are worked on in less than 24 hours. They're respectable and quick. Alberto and Clara are the most hardworking duo ever, regardless of the weather - they make sure to keep our complex clean; most importantly, they do it with such a genuine smile. They've been here since we moved in and have seen our family grow and have constantly been just as sweet as the first day we met them.

We both really enjoyed living here. Tim (manager) and Lloyd and Larry (both part of the team) are awesome! Tim and Larry both live on site and I have had to call Tim a couple times over the years after hours for emergency maintenance issues and he always responded quickly and courteously. All three gentlemen are so nice and really work hard to make the complex a great place to live. Since the rent here is reasonable considering the area and considering you get a garage, you see a pattern of a lot of people who have been here for years (many 10+ years like me). So you can really get to know your neighbors. It has a real community feel. Tim, Lloyd, and Larry are a huge part of that feel and always genuinely say hello to you when they see you. The area is very quiet. If you don't know the area it is great. About 10 minutes to the beach (close to Newport and Huntington) and close to major freeways, shopping, dining, whatever you need. Warning to Prospective Tenants of Rancho Monterey Apartments…read more I love my neighbors and the location, but I wish someone had told me what was really going on before I signed my lease 5 years ago. The parking situation here is an absolute disaster, and management is doing nothing to fix it. There are clear rules posted on the property: Resident Parking Only, No Commercial Vehicles, 72-Hour Maximum Parking. None of these are enforced. Right now, we have: * Abandoned cars sitting for months in spaces we pay for * Commercial vans and mobile detailing businesses treating the lot like a free storage yard * Tenants parking 4-5 vehicles each, including motorcycles, work trucks, and equipment vans * Out-of-state and expired-tag cars parked for weeks while residents drive around hoping for a spot Management is rarely in the office and emails go unanswered. This isn't about attacking anyone personally--we understand everyone has their challenges--but we are paying premium California rent with no protection or enforcement. Five years ago, there were decals to track resident vehicles and it worked. Now, the system is gone, and so is our parking. There are auto detailing companies, contractors, event staging, etc all sorts of businesses being run out of this property while their commercial vehicles take our parking to run their for-profit business. They take the hundreds or gallons of water from the units and empty their trash into our dumpsters at night so it's just a matter of time until the rent goes up for us that actually PAY to live here. Look at these photos. This is DAY AND NIGHT here for the past SEVEN TO EIGHT MONTHS. Management lives here so it's a CHOICE to "not see" this and do anything about this. It doesn't stop at parking. The dumpsters overflow halfway through the week because outside businesses dump their trash here. The pools are locked down. Amenities we pay for are disappearing while other people who don't even live here abuse the property. We're not asking for luxury, just basic fairness. Until commercial vehicles are towed, abandoned cars are cleared, and parking rules are enforced, this is a bait-and-switch situation. We all moved in with the understanding this was a protected, residents-only community. What we got instead is a storage lot for people running businesses and leaving junk cars on site while the rest of us pay the price. We are posting this because about 22 other residents have agreed: enough is enough. We'll gladly remove this review when we see action taken. Until then, consider yourself warned: you're paying full price here for half the value. Oh and all that hard work you put in at your job, well... save some energy for when you get home as you won't have parking INSIDE the property like you signed a lease to receive.

The #1 highlight is our management. Maribel and Eddie are exceptional - quick to respond, have great attention to detail, and it's very obvious that they deeply care for our wellbeing and quality of life. For being so close to downtown Fullerton and the college I was expecting it to get loud on the weekends. It was always nice and quiet. Parking was annoying if you had two cars for the one bedroom considering you only got one parking spot. We eventually moved into a two bedroom so once we had the second spot it was worry free. Mikey the property manager was always very nice and personable. Sometimes she was forgetful over minor things but when it came to leaks, something broken, or problems it always fixed right away. The things that sold me about this complex as well is that the rent was not outrageous like the complex's right next door. We did not have to sign a lease it was just month to month so when moving out you just have to give a 30 day notice. No pet rent, and we had three cats at the time. The only cons would be there's only one wall AC Unit in the living room so it would get hot during summer in the bedrooms. And also the shared laundry. But that was not a deal breaker cause the laundry room was always well kept.

After exposing all…read moremy private financials (18-months of deposits, etc.), was told by MARIA that my application was APPROVED. It was made clear to her that the apartment was for my boys who were starting back to a local college in a week and had no place to live. My son even went so far as to visit MARIA on site on a Saturday to tour the property. When I called the following Monday to speak with someone about move-in procedures, I became introduced to MONICA who began an illogical and nonsensical runaround. Again to find out move-in date she said MONICA would let us know the move in date. Called Maria again after no return calls and SHE SAID SHE DIDN'T KNOW WHO I WAS. Seriously. It appears they are running a scam operation there to collect application fees. They even made my boys apply and each pay $50 when they have never had any credit, nor a job. After paying $350 in "credit check fee's", they allegedly could not find the boys' ON-LINE application which is viewable from THEIR portal. We then received several rude & unprofessional emails from MONICA stating she would refund our application fee. No other explanation. "Have a nice day" was the best she could manage. Of course, this left our boys completely homeless and school starting in a week. Nice. We are not the first people who have been the victim of their SCAM to run up "APPLICATION FEES" from people and then giving them the runaround. I see this is their standard practice after reading @OSCAR_F an @RODNEY_S reviews. STAY AWAY FROM THIS PLACE. PLENTY OF BETTER OPTIONS IN THE AREA. The BBA will launch an investigation on this bate and switch practice.

If there is someone they are only temps. The office is always closed so there is no one to contact if you need something. Now let's just not talk about Janelle the most recent manager. She's trash and can't do her job properly. Also the maintenance guy never does anything and is just always walking around trying to snitch on residents. He has nothing better to do. Lately I'm having an issue with my rent submission since July 3 and still to this day no one knows what happened. I've been so stressed, frustrated and unhappy with my experience here. I hope someone can figure something out quick.
