I will never recommend this contractor to anyone. $70K for redeck and shingles roof? Looks like it's way overpriced. After the old shingles were removed, the decks are warped and not flush anymore, and for sure won't pass inspection. They said an engineer need to take a look and they will also reinforce the rafters. They let us choose with 3 options. Option #1 is if it's only the redecking & installation of shingles, they're charging us for $47K. There is a middle option and the 3rd option is where they have stated that they will reinforce our rafters, restructure our ridges and they will install strap throughout roof for $63K plus $6K down payment. Or else the city will take over and we will spend more. We accepted the price they quoted for the 3rd option because we would never want to go through the same headache again regarding our roof. But no engineer came, no one reinforced the rafters, and no restructuring of the ridges as they have stated. They just simply replaced the decking & install the shingles. I tried to renegotiate the price because that is way too high, even for the high end average, or even twice the high end average of price of redecking the roof (based on what my google research). But these guys just kept on insisting that I didn't understand what we discussed at the beginning. But the readers of this review should decide, $70K for SRI 20 roof shingles and redeck of 1000sq ft one storey home worth 70 grand? Even with inflation, I don't think so. They also failed inspection twice. First is because the roofing materials are not in vicinity during the inspection. Second is they were gonna install SRI 17 singles w/c the city inspector said is illegal. On the 3rd inspection, the inspector asked them to work on the fascia boards. They should have known those things, unless they are trying to do some tricks and trying to cut some cost on materials. It would have been ok for us to spend that much money if we have gotten our money's worth but I was never satisfied at their service. Multiple times that I have to contact the project manager to replace the fascia boards, to replace the dryer vent thrice because they can't get it right. At the end when I was trying to negotiate the price, they even told me if I know how long their guys worked on our roof. And I told them that it was that way because they kept on failing the inspections. One final hustle is they en-cashed the final check I issued to them twice w/c caused a lot of hassle and calls to my bank to revert it. read more

They started off great in a bad situation. We desperately needed a roof (due to age) during the harsh rain this year as it started leaking. They were one of the only roofing companies that actually responded and took the time to answer all questions. First estimates was 20K + they offered financing at high interest (which increases later) They proceeded to say that they had another job close by and would discount the price. They started work about a week later. Old roof was removed and the price doubled. They then proceeded to re-deck the roof. After that they disappeared for months. No return calls, the original people we were working with would not answer calls. Called the company number, sometimes they would pick up and say someone would call back. No response. So much time had past that the financing interest rate went way up and we were screwed. The final work was subpar, some of the "torch down" is loose, outer tile is smaller than it should be. Already had a leak in one area. I have suspicions that a lot of the roof that requires replacement is covered over. Buyer beware. read more

This company is very shady and will try to Slscam you out of money. It's funny how their low ratings are getting removed (I'm sire they're reporting them to get removed) I had my roof done a couple months ago by them and let me say it was a horrible experience. They did their initial estimate , then David came in the picture to do a "viewing" before the inspector came. He then inform us that we need to redo the decking. He gave two estimates for that $40,'xxx and $3x,xxx for a cheaper alternative. Mind you this is 30-40 thousand more than what we had to pay for the roof. David kept rushing us to give him an answer even though we told him we had to discuss it. They tried pressuring us into signing for thousands more dollars. I contacted another contractor who gave me an estimate for reducing and quoted $13,xxx. When I informed David of this he did not respond for hours and then called with a whole conversation on "oh if you just want to fix the decking its that price. I was quoting to remove everything" when I asked him how he could give a quote on something he didn't even look at (he never when in my attic) and he diverted the question. Aside from them being ultimate scammers the workers never covered anything!! I still have nails in my yard that has rock so it's hard to get out. My garage is still covered with old shingles and nails. They never put things back such as electrical cords, they broke Christmas decorations, left my gate open which terrified me because I have two dogs with one being elder and being hard of hearing. Good luck getting in touch or getting an answer from David or Sam. When they didn't get their way in scamming us out of thousands of dollars they stopped responding to our text. Once the old roof was off the price almost tripled to $50000. And wouldn't you know it I was already pre-approved for it.. What a coincidence. Also, don't fall for the act of the sales guy arguing with his manager on behalf of the customer. It's all an act. And BTW i still have a hole in my ceiling, they never fixed it. If ANYONE is considering using this business for anything, don't just walk away -RUN! I was forced by this site to add a star rating. If it were up to me alone, they deserve a "minus 5 star rating!" At the very minimum they deal in deceitful business practices and at the worst their activities are criminal in intent. I, reluctantly, signed a roofing contract with them and gave them a down payment to secure their business. Then for the next 8 months I suffered through a series of bait and switch tactics as they changed quote after quote. When, finally they place a building permit on the side of my property and promised to start work the very next day, I received a call telling me they could not proceed without securing another $19,000. I blew up, cancelled the contract, and demanded a full refund. For the next three months Universal Builders ignored my demands, ignored my attorneys demands, and forced me into a small claims lawsuit. Once they were served with court appearance papers, they at finally decided it was prudent to pay what I was owed, rather than have any record of a court case they would have surely lost. This Is The Contractor To Select For Any Major Renovation Or Repair. If you think that any major renovation or reconstruction is going to go smoothly, guess again. I have only done three in my life, and non-were entirely successful, including the work that Universal did for my home. The difference is how a contractor handles the inevitable issues, how closely they manage the project and keep you informed along the way, and how willing they are to fix errors and problems, even if that may cost them their anticipated profit. Universal was top-notch in this regard, and I would hire them again for any further project. We used Universal for a major roof repair on the tiled, sloping portion of a 1920s Spanish house common to L.A. We had had prior leakage and wet and stained walls which led us to have the work done before the first of the El Nino storms arrived. Based on other reviews, we selected them, never having used them before. They sent out a salesman who would become our project manager within a few days. He inspected the roof, took pictures of it, and took measurements to determine quantities of tiles and related supplied needed. He returned within a day or two to make a proposal based on a seemingly mysterious computer program into which the information obtained was fed. We pushed back on the price and the company supposedly "found" some discounts. I have no idea if this is just a sales technique to make the final price proposed look reasonable. Other reviews seem to suggest this is a common practice. But we signed for a final five figure price because we wanted to get started quickly. The demolition of the old room went smoothly and quickly as promised. Given that our house is 95 years old, we were not surprised when we found the old wood beneath the tiles and supporting structural beams beneath the wood to be in terrible shape, rotten and termite-eaten. We were given plenty of pictures from the room to show how bad it was. We had been told in advance that this was a possibility. We had to do an amendment to our contract to replace and rebuild much of the roof-top structure, complicated as it was with turrets and slopes in the 1920's fashion that the modern McMansions won't even try to duplicate. We again were quoted a computer-created price and then offered some substantial discounts. The additional cost for the roof rebuild was more than the original contract price but we had no choice given that our roof we now exposed to the elements. Here is where I should talk about our project manager, Arthur Zakaryan. He, along with his quality control counterpart, Steve Gayanyan, were the reasons I have such confidence in Universal. He and I would talk frequently, often several times in a day. He and/or Steve were frequently on-site, and was almost always available, at least for texts well into the evening and promptly replied. Now, to the problems we had. First, the tiles we selected were not the ones that were deposited on our driveway. I never did find out who screwed up in ordering. But they were picked up and replaced with the correct ones in a couple of days. Still no rain. The workers continued to work rebuilding the roof and doing the underlayment over the new wood laid over the new and rebuilt supporting beams. The underlayment is what makes the roof watertight, even without the tiles placed over them. Then came the massive first early rainstorm. Ooops. One of the workers must have been careless in the areas surrounding the turrets because our new partially built roof was not waterproof and we had substantial interior water leaking into our walls in several rooms. Here is where Universal showed its integrity. I sent pictures to Arthur that day and his immediate response was that Universal would arrange and pay for repainting and plastering. Mind you, we were already going to have to do that before we started the project but they agreed to pick up the entire cost of doing so because they had made it worse. This is a class act. And they did and their painters even fixed up cracks in our ceilings near the areas that needed repainting and repairs. One other problem: while we were out of town, one of their workers must have torn one of our security screens because I got a notice from ADT while away that our alarm was going off because that security screen had been set off. I could turn off the alarm from afar but did not know the reason. Upon our return, we saw a tear in the screen (under the front of the roof where the workers climbed up) and knew what had obviously happened given that the day and time in question was a workday. We told Arthur and his immediate response was to get an estimate from a security screen company and Universal would deduct that amount from our final invoice. Again, a total class act. Our new roof looks great, and we survived the recent El Nino storm. Universal and Arthur had our backs every step of the way! Highly recommend! read more

Our home is a single story home, small 3 bedroom. We had a leak and needed it fixed so we found this group on Angi! we plan on replacing the roof but for now needed it fixed before more rain. The employee came out and quoted $2500. And gave us the price of $33,900 to replace!!! We told him to leave. Had another company come out and it cost us only $400 to fix the problem! These are the people that get our business for the new roof! And, $20k less!!! Wow! Be aware of these losers! I'll never use this company (Universal Builders) again, and I recommend that anyone else who reads this review doesn't contract with them either. I was promised a new roof but instead they reused my original tiles, which were 26 years old. In addition to the original cost, I was told additional repairs would have to be made in order for the roof to pass inspection. And of course, there would be an additional cost. I never received photos of that particular piece, that additionally needed to be repaired, so I don't know if that actually was ever done. Workers were drinking alcohol on the premises while they should have been doing their job. I could go on, but I feel like I got the raw end of the deal having to put out over $40,000.00. read more

We found a leak in the ceiling of one of our rooms, traced to rain seeping from a small area in the roof section overhanging a small balcony. On October 6, 2023, we contracted Universal Builders in Glendale for repairs. Even though the leak affected a small area, the representative recommended repairing a 500 square foot section. The contract, valued at $10,750, required a $1,000 down payment and set a start date of October 12, with completion by November 12. This timeline was critical because of a planned party on November 4. Henry from Universal Builders assured us the work would be finished in a few days. However, the start date was pushed to October 28, ostensibly due to scheduling conflicts with the Pasadena City Building Inspector, with a promise to finish by November 2. Despite these assurances, the project remained incomplete on November 4, and a large ladder was still on-site during our party. On November 8, Henry claimed the project was completed and requested the final payment, which I withheld pending evidence of completion. Pictures provided by Henry showed only partial work, and the unpainted wood I pointed out to him required additional follow-up. On November 14, after painting the wood, Henry collected a $7,750 check, stating the final inspection by Pasadena City Inspector, for which I had paid, was scheduled for November 27. On November 29, he demanded the last $1,000 without proof of inspection. I requested to see the inspector's report and after several communications, I received a form from Universal that showed a checked off mark (no inspector's name or signature) and an unsigned 30 year warranty certificate (the warranty form was sent again with only a first name on the signature). The final check for $2,000 was mailed on December 14. On December 20, after moderate rain, the original leak reappeared. Henry requested photos and promised another inspection. He then called and said they put some tar on and it is fixed, though we did not see anyone coming by. Despite assurances that the issue was resolved with additional tar, the leak recurred with the next rainfall on December 30. The entire process, marked by delays, unmet promises, and recurring issues and shoddy work, highlighted the unprofessional handling of our roof repair project by Universal Builders. I finally had another roofing company come and inspect it (the photos show the shoddy job that was done) and redo the repair at an additional cost. I am pursuing this matter with California Contractor Licensing Board to recover the money from Universal. read more

Universal Builders Co came to do a roofing project on the annex of my garage. The rep decided that I needed my garage done too. He gave me a ridiculous price that I wasn't going for. He made a call on speaker phone and the supervisor stated that I would be attached to an ongoing project and then the price was cut in half. I agreed and they came out and began working. On the 2nd day a new crew came. They began to demolish my garage and annex. The following day the rep came to my home again with his boss and I was told that I had more damage than they originally thought. Their crew created the damage! They made a giant body sized hole in my annex. Again, they tried to quote a ridiculous amount and then again with the speaker phone call and the price was significantly lower. They try to get me financed through a company and the finance charge was more than the cost of repairs. I did the 5 business day cancellation and now discover that I have daylight all throughout my garage! They removed the shingles and made a huge mess of everything! They have the audacity to say that I must pay for the work that was done. The workers even brought a dog with them and it was running around in my yard without my permission. BEWARE - Do not call Universal Builders. In Feb. 2024, I called and Chris came out. My roof had just leaked and more rain was coming. I wanted an estimate to repair the leak. He was not interested in giving me an estimate, only a new roof. I did not need a whole roof, only the repair. Because it was due to rain, I foolishly had the tarp the area that had leaked. Cost me $4000+ which would be applied to the job. The tarp they used could be bought at Home Depot for $250 a roll and they definitely did not use a roll. When I called them later I realized that they were never going to give an estimate for a repair, only whole roof. So I took the hit to my savings was thankful that at least there were no leaks for remaining season. Now it is August and I have called three companies for the repair. Well, Universal Builders nailed the tarp down and used nails in tarped areas that were not even leaking. But now need to be re-roofed. I found out later that $4000 was their minimum job. Stay away from these criminals who prey on vulnerable old women in wheelchairs. They lied , cheated , and damaged my mother's historic home by removing her roof and then disappearing for over a week. They left the roof completely exposed to the elements and It poured down rain for 3 days, causing her bathroom to flood and her ceiling came crashing down on her bed! We had inspectors come and they verified that every single room upstairs and several rooms downstairs were compromised with excessive water damage. All the ceilings will have to be torn out and replaced , along with walls too. They tried charging my mother $8000. on top of $20,000, saying if she did not pay that to them, the city would charge her over $15,000 . to do the same work. They frightened her and preyed on her fears. These were all lies. They should be ashamed of themselves. They have been reported for elder abuse, The police are looking into the matter, and they were reported to the CA Lisc. Board.
