We have been working with Forbes Group Property Management since 2018. My father in law worked with them for many years before that. We have had consistent, high level engagement with our property managers all along. Our current property manager, Michael Souza, is a good communicator and proactive. He returns call and emails very promply. He plans ahead when it comes to raising rents or getting annual work done so we are making decisions in advance with plenty of time. Recently, he even consulted with the firm's attorney to get input that was needed. The bookkeeper is very accurate and responsive. Our property has a very low vacancy rate because it is well managed. This is my first time dealing with a property management situation. I would suggest staying away. There's a huge lack of transparency--from raw sewage cleanup to parking situation and everything in between. Tries to fix problems with bandaids. Poor management comes from the top, so I understand the property owner plays a role here. A few of us asked for a rent decrease in the last year. Some were granted, mine was denied. Owner sold the house we were renting without our knowledge, we had groups of people coming to see the place, of course they gave us 24 hours notice, but didn't tell us the reason, didn't tell us owner made the decision, didn't let us know house was sold, didn't get maintenance items fixed in months, grass was always overgrown. We are new clients of Forbes Property Management. And we are new to renting our Los Gatos home. The Forbes Group has done exceptionally well for us, after only a few weeks. Let me give some details: The week of our move to vacate the home for renters, it poured rain. A small leak appeared from the roof. I called their emergency line at 750am and got a returned call in 8 minutes. The operations team located emergency roofing help that arrived in 2 hours. He climbed up three stories on the roof in the pouring rain and made a fix to the problem. We were able to continue moving out of the house and were assured no damage from the leak. Forbes had the repair checked again a few days later. As a new landlord and client of Forbes, it's clear that the entire operations team wants to be sure the rental is a success for everyone. They are responsive, have access to good maintenance/repair services and they follow up with their clients. This is the same with questions on the monthly statements. I scheduled an appointment, went there on time and Melinda who was supposed to be there forgot the appointment. After the call, she showed up after 20 min. The rental itself was so much less for the asking price by the owner. No kitchen vent, no dishwasher, no microwave. It costs less than $500 to invest in this to make it an appealing property. After weeks on the market, I told them to place these things and I'll rent it. But the raised the rent by $200 with the same property without any modifications. The owner didn't want to give any appliances to make tenant's life easier. I would not rent. There are so many good quality apartments available for a similar price of which I rented already. I had a lot of questions and was a little high maintenance cause I am not good with technology... Ben was super patient, always attentive and willing to help no matter what. We were forced to move out by the owner of our rental unit after never missing a single payment. Forbes charged us rent continually after our lease terminated, charged us exorbitant cleaning costs, Michael was nearly impossible to reach and has hung up on us when we have tried to contact him with issues. we had a termite infestation in the unit the entire time, 2 years, which was never taken care of. they seem very nice and put together on the surface, however upon dealing with them over the course of our lease I must advise DO NOT DO BUSINESS WITH THIS COMPANY. read more

I rented a apartment from the Forbes Group in 2021, and it was a very pleasant experience from property search and viewing, lease signing, maintenance, to the termination of the lease. The apartment was a charming 2BR in downtown San Jose. I thought that the price was value for money, considering how well-maintained the property is and its location. They are very professional and have a portal for viewing documents, making payments, and logging service requests. All the requests that I raised were addressed in a timely manner. Do not use Forbes Group to manage your rental property! This company will squeeze money out of your rental revenues with frivolous charges at every opportunity We started using Forbes to manage our rental home in 2014 when they were called Von Kaenel Realty. Phil Lopez at the time was a responsible, professional property manager who would address issues when they arose. For example, one month our rent was reduced by $200 because the maintenance group replaced some light bulbs for the tenant. After we questioned the charges, Phil quickly refunded us because light bulbs are the responsibility of the tenant. Then without making us aware, Von Kaenel became Forbes Group, and the quality of service went downhill. We didn't even know who our assigned property manager was. The last two years with this company were even worse. They have a messy, inadequate bookkeeping system. Charges and transactions were not posted timely. Many charges on our account were posted months after services were rendered without any supporting documents. Some charges we were not even aware of until we saw them deducted in our account. For example, a charge was posted on 10/6/21 after the last tenant moved out in August 2021 which Forbes claimed was for services render in March 2021. Rent collection and transfer of funds was also confusing. During the last six months of the lease, they often would not collect the correct amount of monthly rent from the tenant. It is prudent business practice for property management to get approval from landlord before initiating work. But often we weren't even aware that the tenant made the service request. Forbes doesn't assess tenant service requests to determine whether or not the service is urgent, or whether the tenant should be responsible for the maintenance themselves. For example, we were charged $80 for a maintenance crew to replace a light bulb. On the same visit, they claimed that they had also tightened the kitchen faucet, and charged another $80 for that job. We were not made aware of this job until they deducted the price from our rent. Forbes regularly assigns jobs to the same contractors over and over again, instead of getting multiple quotes for the job. We had no way to know whether these companies were charging a reasonable rate for their services. Sometimes we didn't know if the services Forbes charged us for and deducted from our rent income were actually performed. In one example, Forbes claimed that they went to fix an issue with the kitchen stovetop, after we had already personally fixed that exact issue. But Forbes still sent us a bill and charged us for the visit, and deducted it from our rent. The quality of some of the work performed by the contractors sent by Forbes is unsatisfactory. There are some instances in which Forbes charged us for recurring problems. We have had repeated work done on the oven, kitchen drawers, and faucets. The problems that were supposed to be fixed the first time would pop up again a few months later, leading to us being charged again for repairing the same item. Many times the charges were not clearly explained to us. For instance, we had a ceiling leak in the family room coming from the bathroom that was directly above. Forbes sent out the plumber and initially told us that it would cost $2,000 to fix the leak if we offer the plumber the job. We told Forbes that we would get additional quotes, but due to family issues we were unable to do so. A couple days later we told Forbes to go ahead with the assigned plumber. Forbes told us that the price had gone up to $2,200. Several months later, there was an additional $535 charge in our account on top of the $2,200. We asked Forbes about this and their response was the charge was to "inspect system for leak". They provided two invoices, $275 and $260. There were two invoices issued for two days service because they claimed they had to make two trips to find the leak. But it should have been obvious that the leak was coming from the bathroom directly above. The $535 was not applied toward the $2,200 repair bill. They never mentioned that it would cost extra in addition to the repair cost to "detect the leak ". No mention of $535 before. Again, we don't know whether any of these charges are reasonable or even honest charges. Forbes doesn't take responsibility for damage that is caused by their contractors. A cleaning crew that they sent left a mark on our brand new flooring that could not be removed. We raised the issue with Forbes, and they claimed that they don't manage the vendors directly, and told us to deal with the cleaning company ourselves. Once, a contractor they sent broke a window while doing maintenance. Even though the damage was done by their contractor, Forbes only agreed to pay half of the replacement cost. Karina and Robert are the worst property managers we have ever dealt with. If I could give negative stars I would definitely do so read more

I started using Forbes Group managing my SFH rental August 2018 and even with the ownership change and staff turn-over, the management has been providing a satisfactory job for our rental. Among all the management staff, Phil Lopez really stands out with remarkable client care. In a case with the overdue action (e.g. missing executed leases for 2 years), Phil actually made a personal trip to secure the signatures (as opposed to the standard answer "tenant did not respond" I received throughout). Phil is also extremely responsive to inquiries/requests and keeps the client up to date. It's important to have peace of mind knowing a responsible/caring and capable/reliable team (Owner/Mark, Manager/Karina, Manager/Phil, Accounting/Tomiko etc) is taking care of me (and the property). Avoid renting from Forbes Group at any cost. They are absolutely the worst property management company I have ever come across. They will be very nice and polite to you prior to signing a lease, very easy going and casual. As soon as you sign your lease everything changes. Anything they said they would do, things that they will follow up on, etc. will not get done. Best part of it all is they will do everything they can to hold back your deposit regardless of how well you document the property prior to moving in. Any carpet stains, tile scratches, dinged corners, etc. that were from a previous tenant prior to you moving in? Congratulations those are now YOUR doing and the costs to fix these items will be deducted from your deposit. Does not matter if you have detailed pictures of any issues prior to moving in, they will find a way to scam you out of your money. Absolute scum of a company and you could not pay me to rent a property from them again. read more

Forbes-Group Los Gatos overall is a great company. 2 STARS: Most of the employees we encountered during our residency at one of their rental properties were very easy to work with. Some lack compassion and communication and make it seem like it's your responsibility to follow thru on requests for maintenance or other issues. I had to reach out the owner on several occasions to get my requests met or completed, isn't that what a property management company is hired for? To take that burden off the owner! Our previous contact was terrible about following thru and only communicated back to me after several emails!! I guess he got moved to another location or department. Good!! Our lease was up end of July 2018 and usually prop mgmt reach out to you at least 30 days prior to discuss options for re-renting or vacating, well they never did!! I had to reach out and let them know that due to no contact from them asking if we wanted to re-rent and our lease being up end of July, we would vacate the property. I was contacted by Elizabeth, who I guess was our new contact person, to say that we had to give 30 days notice in writing, but still no contact about re-renting with a new lease or anything. Just we could go month to month. The rental agreement states that you can only go month to month if owner agrees, well since no contact was made by Forbes, we thought we had to vacate, so we did!! So sad, we loved it there!! Just make sure you ask questions for clarification before signing anything, and email as much as you can, so you have it in writing as back up. 5 STARS: Elizabeth was awesome for the very short time we got to work together. I submitted our application and then over email and phone committed to scheduling a time to sign the lease, this shady management company decided to. same day, offer it to someone else after committing to us, with out communicating anything during this process. Asking for an explanation Rose was very rude and unfortunately ruins the process for any people struggling to find a place. I'm originally from New York City, having dealt with many landlords and property management companies and can firmly attest they are top notch all the way. This company follows some of the shadiest business practices. I would stay away if I were a landlord. I have to agree with some of the other reviewers that their service has done downhill since Von Kaenel became Forbes Group. Here are some examples just to give you a flavor of things wrong with this company. Last year, our property manager changed and we weren't notified as landlords. They didn't even bother sending us an email. We kept writing to the previous property manager and there was no response. It was only months later we came to know of this accidentally when the new property manager sent us an unsolicited inspection report with a list of things to fix in our newly remodeled property. The number of things we were asked to fix was simply staggering. It didn't take long for us to realize that this company has a nexus with a private contractor who they like to hire for every little job. The contractor gets the job and I assume Forbes gets a modest cut out of every job from the contractor. So they keep recommending things to fix even if your property is in the best of shape. As other reviewers have pointed out, there are often mysterious charges with no invoices or check-ins from the property manager enquiring whether it is ok to proceed with a repair. Finally, I could write a long thread about the quality of tenants they bring in. It's almost as if they don't check references or don't bother to run any kind of background checks. We have simply had some of the most nightmarish tenants one can imagine. Some of them seemed like evil characters straight out of a lifetime movie. Enough said. As a landlord, do your due diligence. There are plenty of resources out there to self-manage your property. Do your homework and you will save yourself a lot of pain. read more

Great company! This company has been a pleasure to work with. I've personally used them for two of my own properties to lease out and they chose some extremely qualified and on time paying tenants who took great care of both of my properties. After a 2 year rental period I had to sell one of the properties and Mark was used as my real estate agent and the home was sold after the first weekend of showings! Phil and Michaela are extremely easy to work with on the property management end. I have had 3 separate friends who were in need of places to rent and when I turned them over to Phil and Michaela within days they found new residences. They even contacted me and told me when they moved into their new places they met the outgoing tenants of the units and they commented that Von Kaenel was the best landlord they ever rented from!
