I expected a better experience from Urban Rooftops after having a private terrace built in 2024. I invested in a fixed roof for an ~800 square foot terrace that included steel beams and formal permitting, etc. process. Spending ~$40,000 along the way, I would have expected Urban Rooftops to be more responsive and aligned to my project. There was an initial site visit from the project manager who designed my terrace however I don't recall him ever coming back post initial consultation. The lack of project management and execution is where my frustration lies. I don't believe the fit and finish of the project aligned with the proposal. I have beams that still have their measurement markings on them, a roof I can't access that is littered with their chemical / glue footprints and overall there are final steps I expected to be taken (i.e. clean up after yourselves and leave me with a finished product) that were not taken. I've requested multiple times to have the concerns addressed and have gotten no where (after 3+ months). All I've requested to date is to have someone clean the roof I can't get to where the crews' shoe prints are throughout. I thought they would have better pride of their end deliverable and interest to leave projects better than when they found them. read more

Alex and his team at Urban Rooftops (shout out to Jorge, the foreman/lead contractor) did an amazing job with our rooftop reno. Beginning from the walk-through and design to the very end, the team was communicative, flexible, and patient. They took our wish list and general ideas and turned it into a beautiful rooftop escape. You can tell they pay attention to detail and work to get everything right. Their team was always respectful when working on/around/on top of our home, and stayed in frequent communication about the project and any other issues that came up. They got everything done, as designed, on budget with no hidden surprises. Yes, the permitting and construction took longer than planned, but we weren't completely surprised by that (and a lot of that is just the dysfunction of the Chicago City permitting office). We also learned after starting demo that we had to replace the roof, and Alex and Jorge worked with the roofing contractors to get the specs right. Jorge even offered to come out this winter and walk us through winterproofing. At the end of the day they turned a digital sketch into a reality (it's crazy how accurate it turned out to be) and we couldn't be happier. Before signing with them, we got several quotes and while they may not have been the cheapest, we hired Urban Rooftops because it felt like working with a group of trustworthy human beings rather than a corporation. This team cares and they stand by their work, and that matters more than anything. I've referred several friends and will hire them again if we get around to renovating our garage deck. Fantastic experience with the Urban Rooftops team. We were renovating a home in Wicker Park and we were fortunate to have a decent sized back yard space. It was overgrown and looked terrible but we hired Mike and Urban Rooftops to completely revamp the space. They knocked it out of the park, and did so for a very reasonable cost. The home is now a very successful AirBNB and virtually every guest cites the beautiful and functional backyard space as one of their favorite features of the property. We had Urban Rooftops: - repair, power wash, and stain our three story wood deck - install a new turf yard space - install a hardscapes path from the back parking area to the rear entrance to the home - install a hardscapes pad for a fire pit and seating area - install a firepit with a gas line coming from the home - install a built in grill / outdoor kitchen - install overhead lighting - supply and install all outdoor furniture We could not be more thrilled with the end result, and the quality of work has had a tremendously positive impact on our rental performance and guest experience. Preface: I'm not a person who gives bad reviews and I've spent considerable time thinking about whether or not to post this, but ultimately feel it's the right thing to do. Consumers be advised. Unfortunately for us, we did not have a good experience with Urban Rooftops and came across a number of issues while undergoing the build and continue to experience issues after the fact. While I could go into great detail and provide a laundry list of things that occurred, the three biggest blunders are as follows: 1. We were sold a pedestal tile decking system that sits on top of the flat roof membrane. The entire point and advantage to this system is to allow access to the roof below in case of a leak or issue. When they sold us this option, they mentioned that a perimeter would be built around the edge tiles to ensure no movement or slippage as three sides of our roof deck do not meet against the exterior wall. Their solve was instead to GLUE down the tiles. Yes, glue them down to the pedestals. 2. They built and sold us cedar planter boxes that sit on the parapet wall of our rooftop. While these turned out visually beautiful, they were not constructed in a way to ensure drainage was sloped inward towards the roof deck. Instead, dirty water from the soil drains down the side of our white, freshly painted building. After consulting other roof deck companies, they said this is a build error. I am now paying a different company to fix this. 3. Extremely poor communication, lack of empathy or concern for their customer, and increased final invoice costs. Throughout the design phase, we were stood up by our designer more than once. On one occasion, we showed up to their showroom for a scheduled appointment and the entire place was dark. Numerous issues were identified along the course of the build, including poor craftsmanship and rushed work - and not once did we ever receive an apology. Instead it was excuse after excuse. Iron railings rusting after two weeks? Oh it just needs some primer - not to worry. Measuring no less than 4 times and still running out of tile multiple times, delaying completion due to having to order more. Upon final invoice, more than $5k was added due to the "extra scope of work" that consisted of a 5x5 section of tile (25 square feet). They subcontract out everything they do and the workers they send are often unsupervised. There is almost zero oversight provided by Urban Rooftops and the only time I ever saw the project manager was when I'd request a sit visit due to issues being identified. Frankly, a nightmare to work with and I'm worried about issues that likely went unnoticed. Perhaps you have to spend north of $100k to get their best service, but at nearly $50k - I would have expected a much better experience. read more

We recently completed the renovation of our back deck (space over a 3-car garage on alley in Lincoln Park), and the team at Urban Rooftops did an outstanding job. We are especially thrilled with the design capabilities and the pace of construction once we were able to begin. We started the process late last summer, which was suboptimal from a timing standpoint (our fault), but the UR team was patient and cooperative throughout. We did run into some snags in the permitting and approval process with the City of Chicago, but I don't think those things could have been avoided, and we were able to navigate them well with the help of UR and their specialists, and, as a result, we were able to fully use and enjoy our new space as soon as the weather allowed early this spring. Special kudos to Alex and Luis, who listened to and fully embraced our ideas, and then enhanced them with their high level of skill and knowledge. We chose Urban Rooftops based on their stated expertise in design, construction and landscaping - we were looking for a design, to match a budget, that was more focused on adding greenery and landscaping vs. adding physical structures to our space. We were encouraged to learn that Harrison, our point of contact, had his formal education in landscape design and was in fact very knowledgeable around the plant selection, installation and maintenance. Harrison was very patient with us when designing the space - we went through numerous design revisions and to match both our eye and our budget. As the date on this post may suggest, we proceeded with this project during the pandemic, and the Urban Rooftops team was sensitive and accommodating to maximize what was a smaller phase 1 budget - they did not pressure us to bite off more than was comfortable, which we very much appreciated. Our project is nearly complete, and we are quite satisfied - like any custom build, there were follow-ups needed to improve and fine-tune, but they've remained committed to getting it all right, and we're confident they'll stand by their warranties and craftsmanship. read more

I was originally referred to Urban Rooftops by a good friend who built out an incredible rooftop living/dining space in West Lakeview. We have been working with our designer Harrison and project manager Jorge since last September. We met with Harrison and gave him some of our ideas for our terrace in the west loop. Harrison quickly came back with some absolutely spot on, beautiful ideas that exceeded our expectations that also stayed within our budget. We started our demolition & construction before the winter so that our new planter boxes would be ready for planting this spring/summer. Everything is right on schedule. As you can see from that original design, Harrison and his team have really followed through and brought our visions to life, literally. We have trees and plants coming this week and will finish with a pergola and privacy walls later this summer. We honestly could not be happier. I am a business owner and customer service and follow through are incredibly important to me. It's actually one of the cornerstones of my own business. I don't know what happened in some of the previous reviews from the last few years, but I can tell you that in my opinion and current experience, this is a very reputable company that does absolutely beautiful work. Absolute disaster.  I hired Urban Rooftops in January 2021 to build a rooftop deck at my condo. Due to the numerous mistakes made by Urban, I still do not have a deck and now my HOA distrusts me so it is unlikely that I will be able to get their approval any time soon. To be fair, my HOA board is tough and did a lot to stall the project. However, this was due to mistakes made by Urban (primarily, failing to get a permit) and I would have expected professionals to be able to navigate the difficult situation. They did nothing to help and a lot to damage the situation. I gave Urban until August 2022 to make things right and when it became obvious they were completely incapable of delivering I requested my deposit back. They refunded 75% of my deposit, holding on to roughly $10k for the "effort" they put in - just enough to make it not worth my while to sue. Getting this refund took 3 months of back and forth and multiple visits to their showroom to make noise and demand that they either make progress on the project or provide a refund. This nightmare lasted 2 years and it is not over. I will probably have to sell the place without a deck due largely to Urban's complete incompetence. Here are some questions I wish I had asked before engaging with Urban. I urge you to ask these if you do decide to deal with them: 1) Are you licensed as a general contractor? Don't take their word for it and check for yourself here: https://www.chicago.gov/city/en/depts/bldgs/provdrs/gen_contract.html.  The fact is that they are not (as of today). They hand the work to JLV Construction, who does hold a GC license. Urban holds a limited business license for landscaping and rental of furniture. Verify this here: https://data.cityofchicago.org/Community-Economic-Development/Business-Licenses/r5kz-chrr/explore. Does the license they hold allow them to manage the project you are paying them to manage? 2) Do I need a permit for this project and will Urban obtain a permit? Make sure you see the permit before any work starts. Trusting them to obtain a permit and not double checking was a critical mistake. 3) Have you been found liable for consumer fraud in the last 3 years? Verify this here: https://www.chicago.gov/city/en/depts/bacp/provdrs/consumer/svcs/confirmattioninformation.html (third link). As of today Urban has been found liable once in the past 3 years. Before I made a downpayment I specifically asked Urban if they would take care of obtaining a permit and I was assured they would. They started the project in June 2021 and when my HOA board requested to see the permit I asked Urban to provide it. After giving me the run around for a few days Urban admitted the permit "slipped through the cracks" but they had all the necessary documentation ready. I asked to see the plans and after some more dishonesty I was finally told that there were no plans and an architect was never even assigned to the project, but they would expedite the process and have something for me ASAP. I did not get a first draft of plans until late August 2021 (almost 3 months). Throughout this time I kept asking Urban to at least show some progress to calm down my understandably upset HOA, which they were not able to do. This made my HOA very suspicious and they started questioning other aspects of the project like waterproofing and whether the plan was structurally viable. Urban was not able to address these concerns, which basically doomed the project. This was the biggest issue, but there were many others. Too many to list, but I will provide some lowlights: - After making the downpayment I started having a very hard time getting a hold of my project manager. When we did talk I would ask him simple questions about my options with regard to materials, grill placement, and other routine design considerations. He would promise to get back to me and then promptly forget what we talked about, forcing me to start the conversation over. - At one point before construction started I was not able to get a hold of anybody at Urban for a while and started to worry they shut down due to covid and I lost my deposit. When I finally showed up to their office, I was told my emails were lost because they were moving. That's not how email works. - The first time I talked to Mike, who I did not know was the owner at the time, I asked what his role was in the company. For some reason he found it necessary to lie and tell me he was a project manager. I only found out he was the owner later. - At one point I was confidently told by a project manager a permit was never necessary to begin with. This was obviously not the case and I'm glad I verified before going to my HOA with this misinformation. Considering the price I was paying I expected this project to be hands off. Instead I was forced to spend countless hours and thousands of dollars for nothing.  I urge you not to repeat my mistakes. Read the reviews and do your research. read more

Worked with Mike, Jorge, Alex, and team to build our rooftop deck. The project took about 5 months overall (with a month off in the middle due to harsh winter weather). We were excited that they did the project over the winter so we could have our roofdeck ready in spring. They installed a doghouse, iron stairs, electrical, gas, and water. The roofdeck is everything we wanted and more (grill, fridge, sink, firepit, shades, etc). Everything inspected by the city per our permits. Whenever there was an issue or question we contacted the team and they resolved it. After months of no communication a team came out and removed the fence that came with the building. Now my property is a whole gangway shortcut, #OYVEY Now, right before the holidays, I'm happy to report that pavers have been delivered with no notice, therefore they are not secured (just sitting in the backyard), #OYVEY I so look forward to a finished product before my Harvard commencement ceremony in May 2022 (one year later) or my 50th birthday In July, so we can enjoy the yard for the summer. read more

I am selling my home and called up the designer and project manager about the permit documents, as they assured me initially Urban Rooftops "takes care of permitting". Neither them work at Urban Rooftops currently and could not help me. They did however say good luck. When I called the architect who was initially mentioned as their permitter, he no longer took work from Urban Rooftops, never heard of my address or done permit work regarding it, and had several choice words on his experiences working with Mike. I called the office to discuss with Mike and he has been out for several weeks, if not even longer. Kept getting the run around and never followed up with despite me being on a time-line to sell my house. Finally I was able to get Mike's direct cell line and I understood why I was wished good luck. Mike was on his boat in Florida, not sure how he, the owner of his business could help me, his client. His advice after was talk to another architect he referenced or don't say Urban Rooftops did the illegal construction project. (I did talk to the architect he referred me too and they also refused to take on my work. Big surprise.) At this point I'm looking to get an attorney involved or just tear the pergola down and not deal with this. It is a shame as the space is beautiful and the whole project went smoothly. I used Urban Rooftops to design a roof deck in a historic building in Lakeview. This consisted of an initial meeting where I described the features that I wanted in a roof deck, the restrictions that come with a historic building, and the price range that I could afford. For example, I explained that my husband and I kill every plant, including succulents, so we did not want any plants. Or additionally, how our HOA would not approve a pergola. After this initial thirty-minute meeting with Alex, where he allegedly was taking notes to create the roof deck of our dreams, I received a quote and a design. The quote was $45,000 over our max range and $75,000 over our ideal price. And the design missed the mark, too, including plants and a retractable roof pergola that we had explicitly stated we did not want, or could not have, on our roof deck. The quote and the design made me question whether Alex even listened to our goals and desires. Well, the follow-up meeting confirmed that Alex truly did not. At that meeting, I expressed my concern that the design had deck material of two different textures (half stone looking and half wood). Alex flatly responded, "That's how I like it." And that's great--I'm happy Alex liked it--but Alex was not paying for, nor living with, the roof deck. We were. The meeting continues by haggling over removing other elements, and ended with Alex pushing me to put a down payment "on my credit card" for a design that only Alex liked. In the end, please do not waste your money receiving a design from Alex, who clearly has no idea how to provide customer service. read more

If you are looking for a destination worthy rooftop, then Urban Rooftops is your best bet. Alex, the general manager, is experienced, smart, responsive and really delivers your dream and more. From the original concept to the final result, My wife and are were simply blown away. We also loved his team of talented workers who were more than willing to help us with virtually anything. I have had a lot of work done on my house and Urban Rooftops has been, by far, the best experience. It's never fun to renovate, but this team will make it worth the effort. Urban Rooftops replaced all the railings for our (garage) rooftop deck this summer. We had an excellent experience from start to finish and we love the results. Also, the final cost was in line with their original estimate and on par with estimates that we received from other contractors who specialize in decks. Betty, our designer, was fabulous. She listened to us carefully, honored our design requirements (and budget), and provided a design that was better than what we imagined. To boot, she coordinated work across the team beautifully, and she was informative, communicative, and highly responsive for the duration of the project. Other team members were also supportive and they got the job done within ~6 weeks, including weather delays. They were respectful of our time and property and they demonstrated respectable knowledge of structural requirements, materials, etc. Next season, we expect to do additional work for our deck and would hire Urban Rooftops again in a heartbeat. I'd also like to commend the team for their patience and knowledge. I wasn't the easiest of clients. We purchased our home in May 2021 and the previous railings, which were installed by the previous owners and another contractor, literally blew off the deck wall during high winds in January 2022. Miraculously, no one was hurt and the damage was limited to our property. However, this left me paranoid about the stability of replacement railings. Betty, Dante (another designer), and Mike (the owner), took the time to explain why the previous railing system failed and why the new system would not. We hired Urban rooftops to create a plan for our deck space and to construct a custom gate for our deck entrance. They installed the gate with no problem but when they installed the turf, they didn't affix it to the deck in any way. When we asked about it not being glued or stapled down, we were told they didn't do that. After a month of having to re position our turf on a daily basis, we called and were told that it should've been glued down during the initial install. It took a month of trying to email and call them to get them to come out and fix it. I finally found the number for their owner and he motivated someone to come out. Then when we finally had a scheduled day and time for them to come out they showed up a day early and let themselves onto my private back deck without any call, text, email or knock on the door. When I called the owner and expressed my outrage he dismissed everything and seemed to think it was no big deal and that I should be happy to have the work done a day early. Apparently trespassing isn't a concept Mike (the owner) is familiar with. In total we paid them around 10k for the work that was done and had in our plans with them another 80-90k worth of work to be done. We'll be looking for another outfit to finish our deck. I don't trust the quality or integrity of this company with any future work and I encourage you to reconsider working with them as well. read more

I contacted Urban Rooftops along with the other major players in the early summer of 2020 to tear down an aging wooden deck and move to a composite that would minimize maintenance. Mike is a very friendly individual and you will immediately connect with him. Unfortunately, the rest of his operation is questionable and I had issues throughout the process. I'll move to bullets to keep this direct. Pricing - 2 - As I was comparing Urban to Chicago as my finalists, Mike indicated that my ask would end up in the ~60k range, while Chicago was closer to 90k. Given that the latter focuses on commercial decks, I could see an upcharge and of course expected significant upselling through the process. You need to pay a nonrefundable deposit for the work but I figured it was a safer bet. As you can guess, the initial design and price ended up being 90k with the final cost being well above that. Whether this is a strategy to secure contracts or not is unknown to me, but just FYI. Design - 1 - The architect assigned to me was named Alex and he may be the single most incompetent person I've dealt with. Imagine a stoner waiter who refuses to right down your order and you end up with whatever seems convenient to him. We'd have detailed conversations and those would never be fully (and barely partially) reflected in the design or updated path forward. I called him out on it a few times but never saw improvement. Perhaps he was dropped on his head as a child. Project duration - 1 - it was a COVID project so I fully understand the challenges with the supply chain. I was more frustrated with the fact that the demo was done almost immediately and it took over a month to get the team on site to start a rebuild, thereby leaving me without a deck for the entirety of the summer. They obviously did that to manage the resource allocation and show progress, but they could have waited. In addition, Alex had indicated this would be a 4-6 week project from execution of contract. In the end, they finished the bulk of it before our late November snows (started the process end of June) and technically didn't wrap it up until May of this year. Workmanship - 3 - in general the team did a nice job but there were a series of really stupid moments throughout the process. At one point after installing the steel stairs and back deck, my mud room started to collapse. When I indicated they hadn't considered the weight difference between the decks, there was at first denial and then the 'oh shit!' moment that I was correct. They cut a gas line at one point. They painted on a rainy day which led to the paint chipping away on my deck. They installed a broken $1k firepit, never turned the gas back on, and then when they did the workers lit the pit with a lighter vs the ingiter and it took weeks to get this fixed. They didn't install an electric outlet along the north wall even though that was near a sitting area. They did some landscaping and planted a tree before it was season and that has died already. They broke a few external lights and replaced them with ones that have already flooded and still need to be replaced. They installed a heat lamp that faced out of the deck vs. near the seating area. It took weeks to get them to adjust that, just in time for our warm summer. I'm sure there are many more but my fingers are tired. Final product - 4 - in the end, it's a beautiful deck and one that my neighbors, friends, and family all admire. Unfortunately we already have a board curling up which is unfortunately in the middle of the deck and has caused a few people to stumble. The process sucks and was way more stressful than it needed be. Post-production support - 1 - it is close to impossible to get the team to act on any of the remaining issues. You text and email the issue and you get an immediate response of 'ok'. When you follow-up a week or two later, they respond with 'oh, we though the guys were out there already.' The season is ending and some of my issues are still outstanding with zero confirmed timing on resolution. read more

We are working with them on maintenance and storage in the off rooftop season as well which is a great offering. Everyone was a pleasure to work with and addressed issues promptly. I did work with Mike M directly. He's a terrific sales guy that will not deliver. Quality was awful. They installed quartz as a surface outside and manufacturer said absolutely don't do it. He did anyway. The outdoor backsplash on the outdoor bar they installed started separating and gapping within 2 months of installation. Grill was low quality- starter went out after 2 months. They used tape to patch holes on metal roof - that started to leak within a few months as well. Our neighbor saw one of their guys urinate on our property. They will tell you they can do anything but not really listen and just do it their own way. They never followed through to make things right. Landscaping was worse than rooftop work. The gaps in the decking was too wide and inconsistent. And they did not properly pitch roof and left a huge sawdust mess that clogged our drainage system. There are a few positive reviews here and a lot of negative - do you want to take the risk of one of those negative outcomes? If this didn't happen to you - congrats you got really lucky. Harrison, Jorge and the team did a great job designing and building our rooftop space. They were able to answer all of our questions promptly and had solutions to all of the problems that came up due to our surroundings. My only regret is that i couldn't give them 0 stars. Where to start...during the construction, the crew repeatedly left my 3rd floor door open, once i didn't find it till after a thunderstorm ruined my wood floor on the 3rd floor. But the worst is the terrible construction. I found out these things when i brought in a contractor to do some minor work 1) they used the wrong paint for the on the tropical wood 2) they did not paint the top of the metal deck. It was rusting after one year 3) they did not use the right wiring for outdoor lights (used material for indoor. This creates a fire hazard. I'm going to call the police and report these guys. If any of you read this, please have someone inspect their work if they did electrical work. You probably have the same issue These guys shouldn't be in business read more
