I've needed 2 separate inspections for 2 different properties. Eric Shires & Richard Howe both did great jobs! We used Eric Shires for the first one, he was great! very personable, thorough and even dealt with a very stressful situation in evolving a Tenant that was not supposed to be at the house incredibly professionally. we would have used him again, but he was unavailable so for our second inspection on a different home we used Richard Howe who also did a great job. They were both able to help me understand the report and clearly answer any questions I had. Both of these experiences make me very confident to say I will continue to use US Inspect for any home inspections I need in the future. read more

In short their report was biased and full or errors and false information and way beyond the scope of their duties and professional expertise. I obtained a report on a condo and will break down the issues. 1. The address was wrong. (Shows lack of attention to detail. 2. Bias. The report states that the "property has been vacant for an extended period of time". How long is an extended period of time? A few days, weeks, a couple of months? The language used is very biased and not accurate. The property was empty less than a month. Not all the facts were present report reads very biased, the inspector had no idea I was living there part time, Bc it was close to my work. 3. Inspector Adam Donaldson made a lot of assumptions and reported items were broken and needed repair. I went into the condo and inspected the same "broken" items. They worked fine! ie. the sliding glass door handle. Just push Theo door in further it will work fine. 4. He removed screws from the electrical panel and covers from the HVAC but can't push a door in and called it broken. He was not consistent. 5. Found a leak in the kitchen sink. I tried multiple times to replicate the same leak. No avail. So I am not sure what he did make the sink leak. 6. Lastly, if this inspector is coming to inspect your house, condo or property. Make sure you are there to make sure there is no funny business going on. At the end of the day, I did not want to hinder the sale of my condo. But I write this review months later to warn other people. read more

This is much less a review of US Inspect and more a review of my inspector Rose Buckley. I basically went through my real estate agent and had very limited interaction with US Inspect so I can't speak positively or negatively about the company as a whole. I read a lot of reviews for home inspectors that said "So and so was great, I would use them again." These reviews rarely provided any context. It was difficult to remember if I was reading home inspection reviews or shopping for some more Amazon basic t-shirts. Hopefully, I can articulate why, in this case, I agree that "Rose was great, I would use her again." In fact, I was so impressed with Rose, I have used her again! I used her for a pre-inspection that ended up not working out, and then a week later on another property. I did my research and had a list of four to five inspectors that I thought would be good. I then asked my agent for two recommendations. Rose was one of those recommendations which overlapped nicely with my research. As a millennial who refuses to download TikTok and begrudgingly still has a Facebook, I enjoyed the content Rose posts on the goodbook. The videos provided an insight into the aspects of the home she would be looking at and the level of detail she would provide when discussing any issues she found. I'm under the impression that the videos she posts have very little, if any, editing done to them. Her poise and the particulars she points out in her videos are identical to her presentation of issues on site. The videos are an excellent representation of the type of inspection you can expect from Rose; which by the way, were about 3 hours for a 1250 sqft property. Her inspections are thorough and I appreciated the time she took during both of them. Talking to her, it's easy to tell she stays up to date on the latest industry best practices. As I asked questions during the inspection, Rose was able to seamlessly provide additional details related to my concerns. For the report, she has software on a cell phone, probably provided by US Inspect?, that generates most of the report as she goes. In both cases, I had her report within 2-3 hours of the inspection. The benefit with Rose is the personal interaction with her during the inspection. The report is also exactly what I was expecting; 5/5 would read again. Adam had availability within less than a week of our inquiry, he was prompt and incredibly thorough - his report was detailed, helpful and left nothing uninspected, which we are so grateful for. From the online scheduling to our inspector Ray (get him if you can, he's the MAN!), to the home inspection report, it's all a great experience. As part of my purchasing a home, I decided to employ an independent home inspector - one of the best things I did - it was money well spent! My Realtor Traci Oliver - recommended this company - U.S. Inspect. She had used them before for other Coldwell Banker transactions - specifically - an inspector by the name of Kevin Curtain. Kevin was waiting for me the morning of our scheduled inspection. Very thorough, professional, and all around nice guy. He went about his business, dragged me along with him, tested everything: electrical outlets, switches, appliances, heating, cooling, garage door, doors, cabinets - the works. He then crafted a detailed report of what he found, presented a copy to the Builder and to me, then went over in detail with the Builder what he found. I thought their fee was very reasonable. And when disaster struck - the water damage caused by one of the construction workers - Kevin was brought back in twice to keep an eye on things, evaluate the damage, check up on the repair process, and ultimately evaluate the completed repairs. Kevin caught things the Builder was clueless about. I hired US Inspect company to inspect the house that I wanted to purchase. The guy spent more than an hour at the house checking stuff and confirmed that all appliances are up and running. Now after few days moving to the house, I have noticed that ice maker is not working and when I asked the seller she said it has been broken for a while! but the inspector failed to detect such a simple thing and report it to me! If I knew this issue, I could have asked the seller to fix it before I move in, and now I should pay around 250$ out of my pocket to fix it. When I told US Inspect guys that you failed to detect this issue for me, they say we did not have enough TIME to confirm! And its not our duty to check the function of ice maker if it is in off position! Confirming ice maker function would only take 15 minutes. Basically, they do not take any responsibility after their inspection even if it is their fault. Anyways, I feel these guys are not caring and they just charge for around 600$ to check very basic things within an hour that you could probably do it by yourself. Therefore, If you are really looking for a deep comprehensive inspection I would never suggest them since you probably would not get the best idea about the house after their inspection and you still should pay so much after you purchase the house to fix things around the house. read more

When we had the roofers come out, they discovered a bucket in the attic right above the ceiling where the roof leaked. The inspector should have caught this. Our experience with US Inspect was disappointing and unfortunate. - The inspector arrived to inspect 6 of 8 units in our building. We had water intrusion issues and had taken moisture meter readings for months and requested thermal imaging to try to pinpoint the source of the water intrusion. - My unit was the first to be inspected. As I am on the Board Association, I greeted the inspector and attempted to review our expectations. The inspector interrupted, talked over me repeatedly. I even pointed out directly in person this was unprofessional and he needed to hear what we needed to get done to ensure we were on the same page. He explained he was in a hurry to get to dinner. - We received the report which contained 1 single thermal image of a tiny piece of the northern wall versus a complete image of the northern wall to help try to pinpoint entrance of water or any pattern with a sentence that water damage was confirmed; see a specialist. - Our entire board and property manager were disappointed and stunned. This report was useless. We knew from the onset we had water damage as it was visible to the eye. We explained how we had interviewed multiple structural engineers, architects, masons, etc., to try to find the smoking gun and that US Inspect had stated that the thermal imaging technology could help determine potentially *where* the water was entering. - I followed up with US Inspect and they apologized, stated they would request additional photos, and the inspector called me and left a message. I called back and he again interrupted me, talked over me, and cut me off saying I called at a bad time, offering no other convenient time to discuss. - He followed up with an email saying there were no additional images as the inspection was poorly coordinated and he had restricted access which is false. It's not the money as it's not much. It's the waste of time, effort, and nerves for a useless report and mistreatment that's just unprofessional. I'm glad others had a positive experience. My husband and I purchased a new home in Jan 2020 and used US Inspect for our inspection. It cost $700 (which I felt was overpriced) and they MISSED crucial repairs (AC was not properly set up and the water heater was not up to code). The costs to repair totaled $1350. If we knew about these issues before purchasing the house we would have negotiated with the seller. US Inspect cost us time and money because of their negligence. The next house we buy we won't be using US Inspect. I submitted a claim and it took them 11 days to respond, which they said it would take 48 hours. I used this service to inspect a condo townhouse I purchased. The inspection missed several large issues and also found issues where there weren't any. The shower had no water pressure when I moved in and the dryer didn't work for longer then about 4-5 minutes. Also, the inspector found issues with the chimney flu. When the chimney repair folks came out they said there was nothing wrong with it and weren't even going to charge me for the call. When I tried to file a claim because I have to have expensive plumbing work done and replace the dryer, they tried to send out exact same inspector who came in the first place. When trying to schedule the appointment the inspector said none of these issues were present when he inspected the place. In other words, they appeared after the indoor and before I moved in. So much for a claims service!! Avoid this organization. read more

If you are buying a home - without a doubt use US Inspect. Ray ran the inspection at a home my husband and I put an offer on, and spent three hours with us. He let me film him as he explained different features around the home, which is extremely helpful as a first time home buyer. BUYER BEWARE- DO NOT USE THIS COMPANY! Purchasing a home I hired US Inspect to do the inspection to make sure there were no major issues. The inspector they sent out went into the sellers home and while checking out the refrigerator he turned the cooling off and forgot to turn it back on before he left. Why he did it in the first place is still a mystery. This foul up led to many problems and ultimately I had to come out of pocket a few hundred dollars to replace the spoiled food because US Inspect wouldn't own up to their mistake and cover the damages. The inspection overall was just BAD. Report was not detailed, useful, and just wasn't very professional. Do yourself a favor and save yourself the headache money and go with a different company...these guys are a joke. They also shared my personal info with dozens of third party companies and I have been bombarded with dozens of emails and phone calls daily from people trying to sell me crap I do not want. We had home and radon inspections and re-inspections from US Inspect, providing us lots of experience in dealing with the company, albeit through a relocation company. Mr. Mooney was very nice and seemed to do a thorough home/radon inspection. Detailed report, pictures, etc. If we had never had to deal with US Inspect again, I would have given them 4 stars. Alas, that was not the case. Unfortunately, Mr. Mooney didn't do such a thorough job the first time. During the re-inspection, he found a problem involving an item that had not changed in the interim. Getting the radon re-inspection scheduled and completed was FUBAR and delayed our closing. The relocation company asked US Inspect to schedule the re-inspection with me. I waited a few days and then called for an appointment, asking why they hadn't called me. The scheduler claimed that the request had just arrived that day. I explained that we had timing issues as the closing date was close. Then, Mr. Mooney didn't show up for the appointment. He claimed we switched lock boxes on him. He didn't even pretend that he had called the contact number he had. Again, the scheduler waited a few more days to tell me Mr. Mooney hadn't shown up. Again, the delay wasn't her fault. At this point, I'm not sure if no employee takes responsibility, no employee has any responsibility, or they just lie. It's the same result. On an aside for anyone looking for a home inspection company, no inspection company provides a warranty (that's why home warranties are so popular) and no inspection company can promise an actual repair cost (that's why buyers can negotiate with the sellers for the actual repair, a credit, or nothing). These issues are valid, but not unique to US Inspect. Oh dear, did I just defend US Inspect? Hopefully, only a little. read more

I had used this company after reading some good online reviews of them. I was preparing my house for sale and hired an inspector from US Inspect on my own because I didn't want to be surprised by any major and expensive repairs during the buyer's home inspection. The inspector came, made lots of jokes, prepared a nice report, took my money, and left. I had some repairs made, put the house on the market, and it sold. Lo and behold, the $375 I spent on the US Inspect home inspection turned out to be wasted. Not only did the inspector miss a water leak, he also failed to mention the fact that our water service line was polybutylene, and thus at high risk of failure. The buyer's home inspector duly noted this, and I had to spend $5K replacing the service line with copper piping. US Inspect maintains that their inspector didn't do anything wrong because the service line wasn't leaking. But polybutylene pipes have a history of failing even without prior leaks. And even US Inspect's blog/website has an article documenting this! Bottom line: the US Inspect inspector missed the most important item needing replacement, not even noting the possible risk on the report. Stay away from this company and find yourself a more knowledgeable and comprehensive inspector. read more

There is obviously nothing I can do now about this as I most likely agreed to this in some sort of fine print. The inspector failed to note a very large window and a smaller window with broken seals. He also missed a large opening on the concrete floor among other areas of concern. I notified the inspector of the large window with broken seal since it was so obvious. The other items may have been hidden by the seller. The inspector told me to file a claim with his company. I contacted the company several times and finally reached a manager within the required deadline who informed me broken seals aren't covered even though it wasn't an excluded item. Can't rely on the inspector to be thorough and the company would not file an error and omission insurance claim. read more
