US Inspect covered my home and termite inspection. I worked alongside Ernie H. as a home buyer for about 2.5 hours. We worked the property from bottom to top going over useful tips, code explanations, small concerns and red flags in relation to the property. He shed light on a number of things I would not have considered otherwise. For example a reversed polarity outlet. The report I received was thorough and covered in detail everything we talked about going through the home. I would highly recommend him as an inspector. As a professional in marketing and branding, I want to commend US Inspect's formatting and presentation of finalized inspection materials. They were easy to read and designed well. read more

This company "inspected" our house before we bought it. within two months the boiler went ($20k) the pipes in the bathroom TORE they were in such bad shape, and the connection to the town water blew. it's been $30k in costs before of what they missed. when we tried to file a claim, they never wrote back. The most unsettling issue is the Holiday Package in which an experienced Home Inspector should recognize that situation given every window has an outlet under them and if the master switch is off none of them work. Given the fact that the Home inspector was advised of that fact and still misreported it is concerning. Also, given that I called in twice and voiced my concerns, I would think your company would contact the buyer and request permission to go back in and review the irregularities in your own report. UPDATE: I'm happy to report that about 2 weeks after posting this review, US Inspect got in touch and cut me a check for the full amount requested. They also apologized for poor service on the part of the inspector. For that reason, I am increasing the stars from one to two. I hired Nate Feldwiser as my home inspector, upon a recommendation from agent. He's a nice enough guy, but clearly wasn't working for me during the inspection -- which I was paying for. Instead, he was distracted by the seller's presence and content to prioritize making friends with him over paying attention to the condition of the property I was seeking to buy. He missed an obvious roof leak that ending up costing me $1400 to fix (the leak caused rain to fall on my daughter's bed on the 4th of July, after fireworks, just 3 weeks after we moved in and hung her princess canopy. It was a nightmare). To make matters worse, when I brought it to Nate's attention he received my emails and my calls but wasted my time ignoring my requests for him to revisit the property (despite promising to come by). Ultimately I reached out to Lawrence Elliot the US Inspect manager (via my agent) who assured me that he trains his staff to be respectful about these issues and address them systematically -- and then he too disappeared!! They left me holding the bag and the way the treated the situation was unprofessional and borderline callous. My agent has given them nearly $40k in business but now says she's done, having watched their behavior and treatment of me. read more

First time home buyers here. And being the Type A self-diagnosed OCDer I am, I was a bit nervous to have the inspection performed. But with US Inspect, I was completely at ease within minutes. If you're getting an inspection done, I could recommend no one better than Daniel McLaughlin (if you have the option, ask for him!!). Clearly a great family man and father, he was thorough, respectful, and was in tune with what our needs as first time home buyers were. Admittedly I'm not the handiest around (I'll Youtube like the best of em, but will typically contract out). So I let Dan know this up front and he took to it like water. He took plenty of time to show me the function of various household mainstays and better yet, he told me what to look out for over the short, mid, and long-term. US Inspect clearly has technology in their back pocket as well. Payment and the reporting is all done electronically. In fact, Dan had a mobile app that allowed him to construct a detailed and photo-enabled report within an hour of completing his inspection with us. Lastly, our seller/developer still had a few things to finish up (install the refrigerator and turn on gas with PECO. Dan told us what to look out for so that it wasn't necessary to waste our time / money to simply have him come back out. Obviously, he offered to come out again as well. Really appreciated. Recently has US Inspect come out to inspect our new home. I had previously used this company and had a good experience, and a close friend also recommended them. I had absolutely no problem with our inspector Nate Feldwieser. He's been doing this for 14 years and is great at pointing out what is a big deal and what is not. The issue I have - Nate was unable to inspect the roof on our 3 story house. US Inspect does not provide him with a tall enough ladder, nor do they allow him to use a drone. I was refunded $50. Their website has a blanket statement "we may not be able to access the roof..." and that's fine - but this was not an access issue, it was an equipment issue. US Inspect schedulers should ask prospective clients if the house to be inspected is a 3 story house. They do NOT ask this. They say "if the roof can't be accessed, we have high powered binoculars." While this might work in the suburbs, it certainly won't work with a Philadelphia rowhouse. New home inspections are time sensitive. We are now under pressure to find a roofer to come out at the last minute to inspect the roof; of course today there is a Nor'easter and we will have to request an extension with the seller. Had I known that US Inspect is unable to get on the roof of 3 story homes (3 stories in the front AND back), I would have chosen a different company and saved myself the hassle. read more

Do not do business with these guys. Completely unprofessional.  I paid for and scheduled a home inspection with them. On the day of the inspection, the inspector, Russ Johnson, had phoned me to note he was running behind because he had to park 5-6 blocks from the home. He mentioned that because of that he had no intention of lugging his 32 ft ladder with him unless someone was there so he could drop it off and have that person watch it while he went to park. I figured that once he mentioned he wasn't lugging his ladder "all that way" I most likely would just get drone photography done of the roof. I've had that done in the homes I've purchased previously so I thought I'd be covered. Unfortunately I was not. Russ mentions later that he would not complete the roof inspection because he saw a "safety issue" in the fact that there were power lines in the front of the house. Ok, fine. I asked him why he couldn't just access the roof from the side (where there was space) or the back of the house. He made up some garbage story about how moving the ladder through the house could potentially cause damage. He never addressed accessing the side of the home. Again,, how would he know given he never tried as he didn't bring his ladder with him anyway. It was clear he would try to use the "safety" cop out to try to disclaim responsibility for the roof inspection. I explained to him that the roof inspection was extremely important as it covers the structure of the home and can cost quite a bit if I bought the home and found something like a gaping hole someplace. He actually suggested I use Google satellite photos (that I pointed out may have been taken years ago) as an indication of the condition of the roof. I was like, is this guy for real? Yes, he was. When I asked why he couldn't do drone photography, he incorrectly stated "drone photography is not allowed in Philadelphia." I later found that other companies were using drone photography - they were simply licensed to do so and he was not. And instead of just stating that, he lied. I brought the drone issue to his attention and he didn't address his lie, he just deflected and requested that I ensure these folks are licensed. I mentioned I would need to go find another vendor to do the roof inspection and as a result, I would like to get a refund. He wasn't having it and stuck to his safety spiel as a reason why he wouldn't do it (again, not addressing the side or back of the house). He then goes on to copy the "Area VP" Timothy Shelton stating he would assist me going forward and decide on a refund. I addressed Mr. Shelton with my request for a refund or at least to send someone else out to access the front or side of the house and I got ZERO response from this "leader." I called US Inspect and they took my complaint and forwarded it to some customer service agent who dug his heels in and mentioned they are not in the business of providing refunds. I pushed and pushed, pointing out that Russ Johnson never intended to do my roof inspection because he was too lazy to "lug his 32 ft ladder all that way." In all of my correspondences, I copied Timothy Shelton, hoping this "leader" would intervene in some way. Crickets. The customer service agent eventually offered a $75 refund (I paid these guys $640). I mentioned that I could not go and get a company to come and do a roof inspection for that. Many wanted at least $250 or more to come out and do a full home inspection (since they wouldn't do just a roof inspection). I made that known to them and they were sticking to their paltry $75, and only if I signed a waiver of further claims against them. Again, crickets from the "leader" Timothy Shelton. To say I regret using this company is an understatement. Buying a home from a different state is stressful enough. To have this interaction (the first in the now 5 homes I've purchased) was unreal. DO NOT USE THESE PEOPLE. They'll come up with anything as a "safety" issue when it comes to your home inspection (when it was simple laziness) and you'll be left paying another company. read more

I'm writing this from the perspective of a seller. Reading through these reviews I am seeing many buyers expect some kind of crystal ball regarding the failure of various mechanicals and don't realize that's just the nature of home ownership. So I do understand why inspectors might tend to lean toward caution and thoroughness - they get blamed for anything that goes wrong. My main problem is that these inspection reports are not really geared toward first-time Gen-Y buyers who are looking at old houses. Such naive buyers will receive reports essentially tailored to newer houses in the burbs with a bunch of scary warnings lit up and inevitably these buyers will either run for the hills or demand every repair be addressed no matter how trivial (we experienced both of these). The reports themselves are not tempered by a relative frequency or urgency of various findings (safety issue/repair but nothing more nuanced such as "up to code but not state of the art" or "hey man chill out even I have this older setup in my house and I do this for a living"). A case in point would be demanding all the S-traps be replaced (at $300 a piece!). These are incredibly common, still available, and likely just fine. I had two different contractors scratch their heads about addressing the concerns on this report. This may sound weird but the report also doesn't reflect anything positive about what has been updated, enabling neophyte buyers to get proper perspective. We spent several thousand on an all-new HVAC system but I imagine the section would look identical if it were 10 years old. How about a blurb indicating that many older homes have knob-and-tube but this one is all romex? Overall I found the report and photo website to be professional and the inspectors themselves performed their work on time and didn't damage anything, but they did make things a lot more difficult for us than they needed to be. read more

We had the best home inspection with Bob Wirth! I cannot recommend him highly enough. We are first time home buyers and were extremely nervous about the home inspection, especially after reading so many mixed reviews. Bob not only has his own drone, which he used for the rooftop inspection (this is a three story Philly row home without a balcony or roof), but he walked us through everything (when appliances need to be updated, deal breakers, how to fix things). He also caught some really critical structural damage that we had missed. He spent over 3.5 hours with us for the inspection. He also was available to answer post inspection questions. Took the time to clearly explain functions of the house systems, life expectancy, maintenance tips, and how certain construction or systems compare to the average of what he inspects. I walked away from the inspection feeling more knowledgeable, empowered, and comfortable with the house purchase than I did before. That's what I consider a Very Valuable Service. Buyers beware! I don't usually write these type of reviews but wish I had someone to warn me before I made one of the biggest financial mistakes in ones life. I cannot stress enough that you should use another company to complete your home inspection. My inspection was completed by US Inspect, and three days after I closed my basement flooded, less than one month I had a leak in my roof. The inspector identified a leak but never included it in my inspection report. I escalated the issue to their customer service department, since I would never have purchased the house if water issues were identified, and was told they could do nothing because they recently changed ownership. No apology, no phone call, no addendum to the report, just an email basically saying to just to go away and deal with this problem myself. I have never experienced such poor customer service or lack of ownership of wrongdoing by a company. There are many other inspection services in the area and I could confidently say any of them are better than US Inspect! read more

They were hired by my agent, to inspect a house we were looking to buy in Bala Cynwyd. Listed all sort of stupid things like, couldn't open windows. Also reported that the gutters were not draining and that the roof didn't drain correctly. We decided to hire a roofer. He said that the gutters were fine and that the roof had another 3-5 years left on it. I climbed up on the roof with the roofer, to look for myself. As for the gutters, they had some leaves and twigs in them. Nothing terrible! And the roof looked good. Oh, and the windows; our 8 year old was able to open them. We bought the house. Will never, ever use them again. read more

Home was inspected by Tim Stewart. It could not have been more clear that Tim's only interest was wrapping up the inspection as quickly as possible rather than doing a detailed job. While he did flag a few things a great deal was missed. He missed massive electrical issues with the house. He only identified a few small items related to the electric. Cost of repairs related to the electric ended up being well over 3k more than the few small issues he pointed out. Also he said the basement is dry and doesn't have water issues but as soon as there was the first large rain storm, there was water in the basement. These are just the few items that have come to my attention so far that were missed. I realize US Inspect, covers themselves legally based on the vague language they provide in their agreement but their service has left a lot to be desired in my eyes. I would advise anyone in need of a home inspection to look else where than Tim Stewart and US Inspect. read more

We recently had our future home inspected by Chas (Charles) Lauble. We are first time homebuyers and had plenty of questions prepared for him, plus many more as we walked around. We also brought my husbands parents because his dad is very handy and built their current home. We went over the anticipated time of the inspection probably by close to an hour but we never felt rushed or like we were asking to much. He delivered the report back quickly and it was really descriptive. I also really liked how easy the scheduling process and payment were. They are definitely more corporate and more expensive than most inspection companies but in our case, I think it was worth it for the peace of mind of a good inspection. Justin Harper was our inspector. He was very friendly, polite and respectable. Upon first sight with our realtor, he made direct eye contact, shook my hand and introduced himself. He explained many things to me in detail as he was performing our inspection. He educated me on how to repair some of the minor electrical related issues and where to buy the replacements online cheap if wanted to fix the issue myself. During the inspection he walked me through any and all possible issues that would later be in the inspection report. All in all Justin was a very knowledgeable and professional home inspector who made my first encounter with home inspections a great experience. read more

I wish I could give them more than this. Our inspector was wonderful but unfortunately a window broke while he was inspecting it (it hadn't broken with previous contractors looking at it) the company refused to take any responsibility or help pay for a repair. They already threatened that they would respond to any review saying it was a routine check so it wasn't their fault, so get ready for that. I just was disappointed at their total lack of help in that department and wouldn't recommend them as a result although our guy was wonderful. Nice people but failed to detect obvious problems with my house. My inspection was done in May of 2015 and at the time I was a first time buyer. I pointed out my concerns and the inspector told me everything was up to code. There was a slow drip water leak that showed damage to the hard wood and he told me it was an old damage not current but he was incorrect. I expressed concern about the dryer vent being improperly installed and the inspector assured me it was ok. It was literally a hole punched in the wall behind the dryer. He even "advised" me not to worry about the "small concerns". We had numerous issues to resolve and additional costs as a result. Again, nice people but didn't do a thorough job. Why write this now? I hired this company for three separate inspections: Basic Home Inspection, Radon and Mold. I have no issues with the home inspection or the radon inspection however the mold inspection was truly feeble! For about $400 I got an air sample, 2 swabs (1 in each of 2 different rooms) and a lab analysis. Aside from the area that was swabbed, I have no idea of where else the mold exists in that room. Also it was a very top level report that did not drill down the specific levels of the mold which really define that particular mold being analyzed. Also the data provided was only numbers and did not identify its level to normalcy or importance of remediation, etc. It was a lightweight report and definitely not worth the money! read more

Good inspection from Tim Stewart. He found all sorts of little issues with the rehabbed house and offered lots of good advice for what to do going forward. One minor plumbing leak he noticed in the basement (around the main cleanout cap) did not appear on the Summary of Recommendations for the seller to fix, but it is more or less a do-it-yourself job. He did miss one issue on the exterior where cinderblocks have come loose, opening up a hole from the outdoors into the basement. These inspections are critical and this one caught most everything it was intended to catch. Nonetheless, you still absolutely must, in addition to the inspection, hire a plumber to run a camera down the main house drain to check for damage. read more

HORRIBLE experience. Would never recommend these people to anyone. Just a week after closing, we found a huge termite infestation that requires thousands in treatment and repair. Not to mention, our heater going out and huge Crack being missed on the toilet. Person who deals with claims, Michelle, was rude and condescending. They washed their hands of all responsibility. I would never ever use this company again! They could of, at the very least issued a refund for the horrendous inspection they did, considering how much they charge for their services. I have zero confidence in Any of the inspection. You are supposed to be there to offer people piece of mind, now I'm just waiting for the next thing that the inspector missed to go wrong. read more

I normally try to limit my reviews to wonderful service so that an establishment can be recognized for wonderful service or standards. I would do everything in my power never to use US Inspect and I would never refer a friend or family to them. 3 weeks after we moved into our home the hot water heater stopped working, the valves were installed incorrectly, the roof is now leaking and 2 separate roofers have told us the roof was installed incorrectly, the flashing around the chimney was done wrong, the insulation in the attic was installed upside down. But I do know the $5 tub valve in my bathroom was broken. Very disappointed that US Inspect took our right to walk away from the purchase of this home. read more

Beware...This company missed BOTH asbestos and a dangerously old oil tank in our home. They refused to cooperate when we asked them to help cover the cost of these health/safety issues to our family. Why else would you hire an inspection company if not to identify this type of dangerous issue? They cited boilerplate language in their contract that apparently relieves them of all liability and also, stopped engaging with me because of an acquisition that they said relieved them of any complaints made to the company previously -- though my contact still works there, and the company has the same name and business operations. read more

I want to thank US Inspect for their horrendous inspection. I have now found ANOTHER thing over looked by your inspector. I now have to pay $1,400 to have the whole HVAC system redone because YOUR inspector didn't point out the fact that there was no welding done on the system for proper connection AND a hole that allowed oil to spill out all over it! To date I have spent, including this error on your part, almost $4k in repairs. You didn't mention there were no gutters on the home. You missed the incorrect electrical connection to the washer and dryer. Now the HVAC! Our inspection with Dave Weikel was thorough and informative! Dave was straight-forward about the work that would need to be done, but did not bombard or overwhelm us with too much information. I felt very comfortable asking him questions and learned a ton about the property we're about to purchase. I left the inspection with a clear and prioritized plan for how to move forward. Mark Konschak was my inspector for my potentially new home. He was thorough, clear and excellent to work with. He spent time not only recording the items that needed to be fixed but also letting me know what would potentially need to be repaired in the future. He also was clear in explaining some upkeep pointers for the HVAC system and other little things. He used an infrared camera to search for any evidence of flooding or leaking and also was able to point out areas that might benefit from additional insulation. The report was sent that afternoon and was very detailed. I would absolutely recommend them. read more

The inspector (Nate Feldwieser) who appears to no longer work for USInspect in Philadelphia missed 2 major issues and several minor ones. He estimated a problem with one shower, which I questioned him at length about how serious it was during the inspection, was not serious and would be in the range of $300 - $450 to fix. When we had the problem asseses after we moved in we were told the it would cost about $4,000 to repair. He also missed a cracked sink in another bathroom, in addition he missed several minor problems. A call with Moe Farid director of claims led to no satisfaction, he said that US Inspect liabilty was limited to the cost of the inspection. Totally dissatisfied would never use them again or recomend them. They only post scores of 9 and 10 "Real Customers, Real Reviews, Real-Time" reviews on their website and I could find no way to post a review on the website guess they don't like 1 out of 10 scores. read more

Daniel the inspector generally found very few problems with the property and we proceeded with the purchase. Subsequent to moving in we've found myriad problems that should have been identified by the inspector as requiring or attention or at least been raised as concerns, including water infiltration in the foundation, unfinished tiling in the showers that has led to mildew problems, wiring and switch boxes that were not up to code, etc. read more

This company is flat out awful. They make assumptions, and base their findings on them. For instance questioning the roof of a property without ever going on the roof, and simply using a moisture detector. They also have a complete lack of regard or understanding of the type of properties they are inspecting. An example would be that if you're inspecting a 100+ year old property with a basement, you can expect dampness down there. However damp doesn't equal water damage or leaking, older buildings have damp basements but there are ways to determine between dampness and water damage which they completely disregard. They are also sloppy leaving lose ceiling tiles, open boxes and cabinets, lights left on ECT. If you're a buyer avoid them as they will scare you away from a perfectly good buy without justification, and d you're a seller and your buyer wants to use them you'll regret it as they'll use the report as leverage to drive your price down. Even if you reject the offer that bogus inspection will be disclosed to every potential buyer. Total joke. read more
