DON'T Hire US Inspect ... I am a victim of negligence, and cheating. I don't recommend them at all for breaching the contract. Major and obvious issues with plumbing was never caught/ reported . I was referred by my realtor to the company. Daniel McLaughlin did the inspection while I was out of state getting ready for my move to Philadelphia. I put my faith in a company that knows nothing about basic skills to inspect a property. On the day I saw the property for the first time, I saw a flooded drain in the backyard and pointed it out to my realtor and realtor said it was leafs . That backyard drain connects with a PVC in the basement that goes out to the street to drain in Philadelphia sewer system. The smell of mold was awful that day . Inspection was done July 31st. I did the walk through on Sept 10th, and the smell of the mold was even worse, and the drain was still clogged / flooded , realtor still insisted it was leafs. It had been raining the entire season, I don't know how the inspector didn't see the flooded drain or smelled the awful mold. You must be blind to miss something as obvious as that, unless you didn't inspect that part of the house at all, or didn't want to get your hands dirty to check the drain, or didn't run water through it . There was a faucet / tap next to drain, for a quick test. closing didn't happen till Sept 14 and I walked to the backyard and I did another walkthrough, and sure enough the drain still clogged , and the entire concrete of backyard is green / molding / covered with mosquitos . It turns out that the drain had been entirely clogged with concrete debris since the construction work of the house back in 2015/2016. I had to get a general contractor, cut through the wall in the basement to get to the trap in the basement. the general contractor cut the trap out, cleaned up all solid concrete, treated the mold in the basement, and patched the wall back up. If you are paying money to professional to catch obvious flaws like that, and they can't catch them , then what are they good for. I needed up with $1200 repairs, but I am in the process of recouping the all the costs associated with the repair via legal channels. read more

We pulled up to our home about 5 minutes before the inspection. Our inspector, Keith, had already inspected the roof and the entire exterior of the home. He took us around and explained everything that he had found and was very friendly and informative. Our realtor showed up and we were unable to get the key out of the lock box. Keith waited around for an extra 30 minutes. Unfortunately, he had to leave for another inspection but stayed longer than required. We were unable to re-schedule our inspection with Keith and scheduled an inspection with Charles Lauble. He was extremely friendly and took time to go through the different maintenance and tips for appliances and general upkeep for our home. He was very knowledgeable and overall a very pleasant guy. Our home is on the newer side and he didn't find much, but you could tell he still took time to look at everything. Even if something wasn't an issue he made sure to point out things that may be an issue down the line and told us what to look out for. He asked if he could provide our report the next day, and said if not he could get it to us later that evening. It being Sunday, we had no issue on him providing it to us the following day. I had the pleasure of having my home inspected by Kyle Underwood. When I arrived to the property (I attended my inspection) Kyle was already present and inspecting the roof. He was courteous and professional. He took the time to explain everything to me in detail. There was no stone left unturned. The level of professionalism was above par. When selecting my inspector my realtor gave me three choices and told me to see which one I liked. Initially, I was going to go with another agency because they were skittle higher than the others. However, following my initial call I received a follow-up call from the company inquiring about my quote. I was told all of the services they offer in addition to receiving a $50 discount if I decided to go with them. This had already set them apart from all of the other companies. No one followed up with me after my quote. Even with the $50 discount they were slightly higher. However, after receiving the service I would have gladly paid full price. I had my home inspected on a Saturday. I received my full report the following day on a SUNDAY. My realtor was forwarded her copy that same evening. I will use them and request Kyle in the future. This was well worth the money. I can be pretty hard to please... and I have absolutely NO complaints. read more

I'm new to the real estate industry and a brand new agent. This is my first piece of business (helping a client buy a loft condo in Philadelphia) and my first time attending an inspection with a client. My client chose and booked the appointment initially which had to be changed when it turned out to be inconvenient for the seller. I called US Inspect to reschedule the appt. and found them to be responsive to my problem, clear in their explanation of choices, and flexible about times and availability of various inspectors. I was able to rebook for the next day, thereby keeping to my client's deadline. The inspector who was assigned to our property called ahead to warn us he was running late, called when he arrived and, when on-site, was friendly, professional, knowledgeable, worked closely with my client while at the property doing a thorough job answering our questions and taking his time to throughly check the property, all appliances and systems. We had our report the same day, by late afternoon. As a new agent, all of this was reassuring and, as I was quite nervous on behalf of my client, I was relieved the process went so smoothly. You want the best? THESE ARE THE GUYS YOU HIRE! I hired Tom Sacca of US Inspect on the recommendation of my brother who used them for his home purchase earlier this year. By my assessment, they offer the most comprehensive review of the property with all of the necessary visuals in a clear report. Tom was AWESOME. He answered all of the questions we had, and asked us several times if there's anything we would like additional information on. Our home purchase is 2800sqft - not huge, but not small either. The inspection took over two hours; Tom left nothing uninspected. I received my report the SAME DAY - how's that for excellence? Inspection points aside, Tom, as a whole, was a wonderful person to do business with. He was very friendly, warm, courteous, and a real treat to work with. I'll close it with an example. I asked Tom to check the spinkler system. He said ok, but he'll do it last as he does not want to get the living space wet. VERY impressed with US Inspect's customer service and with Mark Konschak. After making an offer on the weekend and it was accepted, I had to schedule a home inspection quickly due to my husband having a work trip and our contract's deadline. Further complicating things, a major snowstorm was expected to hit within a day. To begin with, I spoke with both Matthew and Tia who were both very helpful, informative, and as accommodating as possible given the weather. I was able to schedule a time later in the week, and was given Mark's phone number to discuss my concerns about snow impeding inspection of the roof. Mark happened to be 5 minutes away when I called, and took time out of an already jam packed day to look at our roof so we could have the full picture at inspection. At inspection, Mark was very knowledgeable and took time to answer our questions and to make sure we understood the systems of the house. Had an inspection conducted by Dan McLaughlin. He arrived earlier than the appointment start time (which was no problem as my realtor was there to let him in) and had already completed the termite inspection before I arrived. Once I arrived, he walked through the entire house with me explaining exactly what he was looking for and what his evaluation was. He wrote up a great inspection report that was ready within an hour of completing the inspection (except the Radon report which takes 48 hours). He was incredibly knowledgable about the construction and knew exactly how to explain the process to me, a first time home buyer. Only complaint I have (though easily fixed) was that my radon report was finished 48 hours after inspection, but not uploaded for my review. I emailed US Inspect and it received a response in less than 5 minutes with the report. So, while that's a complaint, clearly they have things well organized. I was very impressed and would definitely recommend US Inspect, and, of course, Dan, to anyone who needs a home inspection. read more

James Newton came out to do our inspection and he was incredible. Very thorough, went through each and every single little detail and even went the extra mile to explain why he was checking certain things and what to look for. With this inspection, we were told from US inspect that checking the roof would be covered, however James told us that they don't do roof inspections for safety reasons (not his call). To us the roof inspection was extremely important in case there were issues that we wouldn't be able to notice. James immediately said that he found a way for him to get up on the roof and completed the inspection. He was excellent and made sure he addressed each and every concern that we had, though I hope US Inspect gets drone technology to check on the roof as that is essential to a home inspection. James had the report over to us the next day (although he said that he prefers same day report but didn't have the technology yet). Overall, James was amazing and I would totally recommend him. read more

As first-time homebuyers, not to mention transplants to the area, we were extremely lucky to choose US Inspect to perform the inspection on our home before purchasing. David Weikel was prompt, courteous, and thorough. He checked every area of our home and showed us all the areas of concern. He took copious photos, even going so far as to check the roof and chimney with a drone. After we had moved in, there was an issue with our HVAC that I thought he had missed. Even when I registered a complaint to US Inspect, however, they were very polite. Three separate employees reached out to me by phone and email to try to resolve the issue, even after I realized it was an issue outside of their control. Dave even offered to come and inspect the problem area. Before we started the homebuying process, I heard many horror stories, particularly about home inspectors. I consider the fees I paid to this company as money well-spent, though. Good job, folks! read more

I have been a real estate agent for over 17 years and can reliably say I've never had a better experience than I have with US Inspect. I came across them when I was working with Berkshire Hathaway in West Chester. I was very impressed with their depth of knowledge but, more importantly sometimes, how they conveyed information to my clients. Every inspection is a time when things can be uncovered that no one knew of. How that information is presented to a client is the difference between a client thinking logically on how to proceed vs leaping off the emotional cliff. Believe me, if a property cannot stand on its own merits I want my buyers to move on. But if problems are resolvable, how the problem is presented is key. US Inspect does that; time and time again. Kyle Underwood is my favorite but I've used several of their inspectors over the years and am always...I mean this...always impressed with them. read more

We recently used US Inspect for our home inspection. The inspection was conducted by Jim Summers. My first impression with US Inspect was when I had to call prior to my inspection with some questions which were promptly answered. The woman I spoke with on the phone was very professional and welcoming. She then noticed we had Jim Summers as our inspector. She said that he was one of the best if not the best and she was absolutely right! Jim was extremely thorough and conducted his inspection with great knowledge and detail. He educated us along the way with details of the house we were buying. After years of condo living this is our first house. It was reassuring to know that Jim was looking out for our best interests and making sure we understood about each detail of his inspection. I cannot recommend US Inspect enough and hopefully you would be lucky to get Jim as your inspector! read more

Five Stars for Mark Konshack. He came out early on a Saturday and inspected a home for us in graduate hospital. He answered all of our questions, showed us some great tips about maintenance and keeping an eye out for the developments of future signs of system aging and repairs. He was very knowledgeable about how we could prioritize and plan for certain repairs to make the hiring of a plumber or electrician most effective. BUT only two stars for U.S. Inspect's email / communications systems. It took three phone calls and six emails to their customer service department (not Mark) to get my inspection report delivered two days late instead of the five copies of the radon report that they kept sending me. They were very nice, but it was a frustrating process that I had to stay on top of during a very short time window for the contingency inspection period. read more

Keith Angelitis recently helped me with a real estate investment in Philadelphia and I am extremely pleased with the inspection process and results. In short, walking through my prospective investment with Keith was akin to on-the-job training. He taught me how to look for problems, some of which will help me filter out future investments before I go under contract and involve Keith for further scrutiny. Keith has been a long time resident and investor in Philly. He has a great knowledge of what homeowners and tenants require in various neighborhoods and what is necessary vs "nice to have" when requesting repairs from a seller. The repair concessions I received from the seller totaled about 10 times the cost of Keith's outstanding work. I should also mention that he is quite personable and fun to work with. I recently had my new home inspected by Dan McLaughlin. Not only was he thorough and professional, but he was very down to earth and friendly. I really felt like he was 100% looking out for my best interests in all aspects, and took the time to explain each item as he went over them, getting into detail about how they worked & giving tips on how to keep them functioning properly. There were very few things in the house that needed repair, but those that did he made sure I understood exactly what needed to be fixed & explained the pros and cons of trying a DIY fix versus getting a professional. My husband and I are first time home buyers. We were unsure of what to expect during our inspection, but knew we wanted an inspector that would be thorough and forthright about any observations noted. Chas did just that! He with us throughout the home and dillengently explained to us why he made each observation and how it would be noted in the final inspection report. He was very knowledgeable and friendly during the whole inspection and gave my husband and I the opportunity to get to know the each nook and cranny of the home. My home was inspected by Dan McLaughlin. I must admit, when I first booked the inspection I was grumpy about the somewhat high price. Dan showed up on time, in high spirits and took his time to really inspect EVERYTHING. He spent hours with me (a first time home-buyer) explaining why something needed to be done, the history of the area, interesting facts about my townhouse. He did the most thorough inspection - his report totaled to nearly 50 pages! Everyone who saw this report said it was the most thorough inspection report they have ever seen. Overall, his inspection saved me THOUSANDS of dollars. He found structural problems, electrical problems and sewage problems which all needed to be fixed before I made the home purchase. CROOKS and LIARS: Can I rate less than one star? This company gives home inspection a bad name. My inspector David Moir, literally made things up on the report and over exaggerated on almost every item he listed. I then hired PROFESSIONAL plumbers and electricians to come to my home and dispute every item on his report in order to show the home buyer that my house was sound. Of more than 20 items that US Inspect listed as needing attention/fixing, only 1 item was true, and it was due to a recent code change. EVERYTHING else was false and untrue - and I had it all well documented by the professional, licensed plumber and electrician that I brought in. If your house is in good shape - DO NOT bring this company into your home. They will make things up on their report to justify their business. read more
