    Photos of bed bug bites.

My family and I stayed there on May 15, 2025. I was bitten over 70 times by BED BUGS. I even had bites on my face. Management did nothing about it, and will not return my phone calls. I spent weeks cleaning, steaming, and sanitizing my home. I had to buy special mattress and pillow protectors. I can assure you, staying here is not worth the risk. I would avoid this "resort" at all costs!

Master bedroom left this way for hours until we called to see if it would be but back together.

We are currently on our third unit at this resort. Upon check-in, the only initial issues were outdated appliances and an incident where maintenance accidentally entered our unit unannounced, having mistaken it for another. We understand that mistakes happen, and this was not a major concern. However, a few hours later, the guests in the unit directly below us checked in, and unfortunately, this is when our experience took a turn for the worse. They were accompanied by a constant stream of weed smoke that infiltrated our unit, making it uncomfortable to stay. Additionally, they hosted a loud party that lasted well into the morning, accompanied by arguments that disturbed our peace. We reported these issues to the front desk, and they promptly moved us to another unit. Unfortunately, the new unit did not start off well. The first indication that something was off was a musty odor upon entering, which should have been a red flag. Additionally, the unit was uncomfortably warm; the thermostat gradually climbed from 78°F to 82°F. We immediately called maintenance, and they responded within an hour or two. While they were polite and professional, they left without explaining the issue. Several hours later, my husband approached another member of the maintenance team, who was able to confirm that the air conditioning unit could not be fixed because it required a new fan but that part wasn't available on-site. The team member acknowledged that we should have been moved hours earlier. After more time waiting, we were relocated to a third unit. This new unit seemed promising at first, but the issues persisted. At bedtime, we discovered that the left side of the bed was noticeably lower than the right side, about 2-3 inches. This led to an uncomfortable and painful experience when I rolled over and hit nothing but springs. Although we had maintained a good-natured attitude throughout these issues, by this point, the constant deficiencies were becoming overwhelming. My back was sore the next morning, and as a result, we opted to stay away from the unit for the next two days. We did, however, report the bed issue to the front office. When my daughter returned to the unit on Wednesday, she was shocked to find the mattress had been propped against a dresser, with linens and pillows strewn across the floor. It is unclear for how long the unit had been in this condition, but it was at least several hours. It wasn't until I made a call to the front desk that any action was taken to address this. Once the bed was finally reassembled, we noticed another issue: the bedskirt was stained with what appeared to be a red liquid, possibly juice, on the left side. Additionally, our door keys randomly deactivated during our stay. We understand that the resort was in the process of updating their door access system, which wasn't directly the fault of the resort, but it was another inconvenience to an already challenging experience. By the end of our stay, I began to feel like a "secret shopper," constantly checking for any new deficiencies. As we are checking out today, I called the front desk to inquire about potential compensation. I was advised to speak with the day manager, and I will update this review once I know whether any form of compensation will be offered. Despite all the issues we encountered, I still believe I could recommend this property to others. The staff, particularly the customer service and maintenance teams, were genuinely friendly and accommodating. It seems, however, that the resort was going through renovations with their amenities and door systems which may have contributed to maintenace being busier than normal adding to the difficulties we experienced. I would encourage them to ask the housekeeping staff to identify any unit issues so they can improve the overall guest experience. Update pending:

Some good, bad, and ugly about this place. The location is conveniently located to most of the main attractions in Williamsburg. The units are very spacious. Brought my dad, daughter, and nephew along so I had two units that had two bedrooms in each. The area amenities are nice as well. Grills, playgrounds, indoor pool, outdoor pool, hot tub, workout room, and a business center. Nice flat screen televisions in all the bedrooms. Fireplace heaters in the units were a nice touch. Units need to be renovated though. Old carpet, floors are permanently stained. All the the plastic furnishings were discolored from age. Every metal surface showed lots of Kitchen cabinets were beat up. Kitchen counters were chipped. My unit had a broken can opener. Stove and dishwasher had a lot of wear and tear on them. Garbage disposal didn't work as well. Unit weren't throughly cleaned dead bugs and spider webs in common areas and lots of dust. Looks like no one had been in the unit for a while. Overall an ok place to stay for a a few days but I wouldn't want to stay a whole week unit after they upgrade the units.

We are owners here and we're surprised at how old our room was that we received in an exchange. The room we had bought was vastly different than the place we stayed; I was rather disappointed as we did not expect a very old room. It does look like they are refurbishing rooms but ours looked 20 years old. The laundry machines were outside the unit on the second floor (the unit we bought had them in the unit). We were also offered to go to see their new place, The Colonies. We are going for the tour, get some free stuff, but will not be buying anything more after seeing the condition of our unit. Note to the managers, if you want people to buy don't stick them in a cruddy room. Of the issues we had: (1) The ice maker makes blocks of ice every night; we cleaned out the ice holder, thinking it was something like a power failure, but the next morning it was the same (picture provided). I cleaned it out and checked: after making ice water just runs into the ice holder and it begins to freeze another block. (2) Our kitchen faucet leaked if you turned on the water with the handle all hot. (3) There is a sharp corner to our kitchen molding. My wife and I both discovered it Day 1 when it "grabbed us." I have stayed at worse resorts but this seems far from an Interval Gold Resort.

My family got 3 rooms for the holiday. Since its off season the resort wasn't super crowded. Everyones rooms were in the same building which was great. This is a timeshare resort, but you don't have to own a timeshare to stay here. There is also a resort fee. If you stay here they will offer perks to come to a timeshare presentation. We weren't interested. Its located close to Jamestown, Busch Gardens, Williamsburg Outlet and more. We got a 2 bedroom condo with a patio out back on the 1st floor. The walls are thin so you can hear people in the hallway. Theres also a fireplace, dining room, kitchenette with fridge, microwave, coffee maker, and etc. The master bedroom has a shared bathroom with a nice jetted whirlpool tub. Its a good size. Theres also parking right out front. You must have a decal for your car. Theres also other amenities like an indoor and outdoor pool, jacuzzi, tennis and basketball courts, fitness and business center all on site. Some things are a little outdated but this is a nice resort located close to activities and restaurants. Check them out!!

Finally staying here several years after our last visit. We are owners of Williamsburg Plantation. Embarrassing to see it has gone down hill since we were last here. We remember this place being very spacious and nice on the inside of the two bedroom unit. Not this visit. Our unit is very outdated and in need of repair and some upgrades. It's comfortable and clean and close to shopping and food. But that's about all the positive notes. Our "full kitchen" has all the appliances but it's a very small space. Hardly enough room for two people as we keep getting in each others way. Let's just say if we didn't t already own here we would not be purchasing a timeshare here at all. We couldn't figure out where the laundry room is. So I called the front desk. When I asked they hung up on me! I called again and asked for Tammy who works at the counter across from check in. Tammy told me the washer and dryer are on the second floor "in the common area". Sure enough there's a stacked washer and dryer in the second floor hallway. The resort supplies the detergent. Just ask.

Trying to get the sheet to fit, they made the bed and left it loose!

There may be a family that benefits from housekeeping that swings a door into your feet at 9am, because they are hanging off of a creaky bed, but it certainly wasn't mine. Not that one would want a cigar after eating chocolate pudding that tastes like it was infused with Trix cereal or any of the other dishes who sacrifice taste for novelty. First of all, there was an instruction card that came with the reservation however while it did indicate that there is a backdoor, it did not inform that this was the 'main' entrance. There is very limited parking and if you want to park across at the church on or the street, you are at risk of towing. They have no passes for parking in these locations. The beds are their own issue. If you are vertically challenged, you will have great difficulty getting into the main beds. We stayed in a 'suite' (I use this term laughingly as it was just two connecting rooms) that had another room with twin beds. While the main bed seemed to have a mattress from the last century, the twin beds were ancient. The "pillows" that they give you are quite literally flatter than a pancake they would serve you for breakfast. The suite we stayed in was in the front of the house and there is no insulation to cancel ANY of the traffic noises from outside. It was very very stuffy inside and I wasn't able to open a window. We asked for a step stool and were given one that wasn't even as high as a normal step on a staircase. It was still very difficult to get in to the bed. At no time while I was there did I see, hear or meet the host/hostess of the B&B. The only time we met any employee was in the morning during breakfast. These ladies were AMAZING. They almost made up for the lack of any other service or greeting in their friendliness. The breakfast was late the day I was there. There are signs everywhere stating that it would be served at 8:30 but it was closer to 9:30. I'm an early riser so this was a bit of an inconvenience. At least the coffee was available. They had eggs, fresh fruit, yogurt, toast, cereal etc. It was set up as a buffet style in a very stylish area of the serving area. The dining room table is gorgeous but there are no placemats to put your plates on, I felt very worried about scratching this gorgeous table. The non guest rooms were fit with comfy areas to just relax and chill after a day of being a tourist. The furniture may not have been the most comfortable, but given how cozy each area was this was easily forgiven. I really enjoyed that each room had a Christmas tree already set up. This is not very handicapped friendly as no matter which way you enter, there are very old steps. The front steps were especially bad. To sum up; Parking; F Comfort; B Room Comfort: C+ Breakfast: A Location: A- Price: C (for our experience it was really really pricey)

(This visit was made during the times of Covidious earlier this month. When things return to a look…read moreof normality - your experience likely will vary.) So, if you've ever been to Colonial Williamsburg and needed a place to stay, you know that every hotel chain on planet earth has one of their lower tiered brands on Bypass Road and/or some timeshares in the nearby vicinity. But if you really want to be "close to the action", you can stay a CW affiliated property and the most unique of the lot are the Colonial Houses. Let me start by saying that the hardest part of this experience is simply knowing what choices you have. Why? In 2021 I think it's safe to say that most people when they reserve a room like to see an actual or generalized picture of said accommodations along with a basic idea of where the actual property is located. If you want that here, good f-ing luck because it doesn't exist. How it works: Go to their website and put in your dates of stay along with the number of people in your party. Available Colonial House properties show up along with pricing and then you choose one. What's crazy is that CW on their website doesn't offer a map of where their Colonial House properties are located nor do all of the properties offer any pictures as to what the rooms look like or even what the property looks like. What's even crazier is that when you cross-reference that concept with the dough that they charge, it's a hell of a leap of faith for something that you can't fully research before they expect you to plunk down $400 or more. We stayed at the Nicholas-Tyler Laundry which is across the street from the Magazine and on the grounds of the Williamsburg Lodge (which by the way is where you check in for all Colonial Houses). Why this one? A lot of the Colonial House properties are on the smaller side and when you go above two people you knock out a good number of places which for the most part leaves only entire houses and that's where things start to get really pricey even in the off season and on shoulder nights. Nicolas-Tyler has two floors and overall is nicely appointed. The house has two dedicated parking spaces near the house at the far side of the main Wiliamsburg Lodge parking lot. The houses's first floor has a sitting area with small TV and a working fireplace that the housekeeping staff will light if it's below 50 degrees. There is a also a small dorm style fridge oddly placed in a random corner. There is a king sized bed and full bathroom as well. The 2nd floor has a couch, pull out trundle bed and two twin sized beds that are rock hard. There is also another bathroom and shower that are very interesting to use since the pitch of the roof encroaches on the head space big time (i.e. don't be too tall or else showering is borderline impossible). The main view from the back side of the house is of the Magazine and the Courthouse and if you're a CW lover, that can't be beat. With all this there needs to be some context. This house is not one of the original 88 but everything (aside from the TV's/fridge) are dated to look period appropriate. The pricing as I mentioned is super steep. A bit north of $400 for a one night Sunday stay during a sleepy time of March is nuts and at best is a one off gimmick that while nice, is seriously uaffordable to re-do with any kind of frequency let alone some of their other offerings that breach the $500 or $600 per night plateau. If you're looking for value, obviously this isn't it. But if you're looking for a special occasion splurge or something unique for a CW lover then this is it.

WARNING WARNING WARNING Don't Stay Here!!!…read moreWe stayed November 7 thur 14 2025. The bed was comfortable, and the location was good. It goes downhill from there. Very basic unit, no frills. Windows were sealed and unabled to be opened. The toilets were extremely low, as though they were made for children. There were no handrails making it difficult for a 77 year old to get up. Also, there were no handrails in the shower, a large safety concern. The wifi was very slow when it worked, usually non-existent. I now see from other reviews that this is not a new issue. Management just doesn't care. The TV pixelated constantly, making watching it impossible. I spoke with staff numerous times and the issue was never resolved. Tiny kitchen, everything miniature, few accruments. Coffee pot needed cleaning to the point that coffee from it was undrinkable. Whoever purchased the sofa obviously never sat on it for more than 5 minutes, very uncomfortable. No washer and dryer in unit. There is no hot tub on property. The unit needed a good cleaning. You could write in the dust on the bathroonm cabinet shelves. They also charge an unadvertized "daily resort fee". My best guess is that the property is an old hotel converted to Bluegreen's idea of a resort. No comparison to real resorts we have stayed previously, would not stay here again. Bluegreen shoud be ashamed and embarrassed.

I paid $199 for a reservation with BlueGreen Vacations. When I had to cancel, they charged a $99…read morecancellation fee--which I was told would come out of the $199. Instead, they charged a second $99, totaling $300 for a room I never stayed in. Customer service refused to help or correct the issue. Be careful -- they use misleading fee structures and zero accountability.
