Moved in march 5. Walked in to an abundance of contractors painting, removing the swamp cooler, patching the roof, and generally doing things that were supposed to be done before I moved in. Hell they had an entire month to bring this up to shape. We began filing grievances immediately and they'd mostly get "cancelled" in the portal. The Temu managers we have at home, no expense taken in this bottom of the barrel team. Somehow think that because they're taking over a property they can charge everyone a new deposit. Charge fees for paying them, but refuse to accept my card anyway. Demand rental insurance but refuse to accept payment there as well. The insurance is advertised being "as low as $10" when the lowest option is well over that amount. Anyone thinking about using these people would be better served hiring the local crackhead. read more

VIP is an absolute slum lord, and I say this as someone who has been a property manager in 3 different states. I lived at Villa Ventura Apartments last year, which is infested with rodents of all sizes in numerous units. At least 2 of my neighbors in the back part of the property had mice infestations and VIP would do nothing about it. One was a single mother who moved into a motel for a week, hoping VIP would address the issue, and then ended up being evicted for being late on her rent because of the cost she incurred while staying elsewhere. The infestation then moved into her neighbors' units. I saw the texts between this lady, Tami and the other corporate manager, where they would promise to fix the problem and then nothing was done. I had a DEAD, DECOMPOSED ANIMAL IN MY HVAC SYSTEM! VIP did nothing to address the problem despite repeated notices and photos submitted to corporate and their own resident portal. I had to pay a company to come clean out my HVAC unit and when I sent VIP the bill, they acted like they were doing me a favor by crediting me the $500 off my rent when I had a legal right to deduct the cost. I sent them a letter demanding they get a contractor out to find the access point the animal got into and seal it, which was never done. Consequently, a few months after cleaning out the HVAC system, I began smelling something foul again, and I opened up the air registers and found MORE animal feces and urine spots in the ventilation system! I had the vendor come back out again to clean, but this time I got in touch with Arizona Tenants Union to break my lease for the gross (literally) negligence of VIP in addressing health issues. ATU can help people with writing proper notices and how to legal terminate a lease, so please reach out to them so you don't get run over by not knowing your rights. In any case, VIP was raising rents over $100 more a month, so a number of my neighbors were leaving either due to poor management, rodent infestations, or the outragous rent increases for a dump. After I moved (which was done with proper legal notice, rent paid through the stated dates, and completely cleaning the unit), VIP illegally kept my deposit and attempted to place me in collections for several thousand dollars when THEY were in breach of the contract. I have been able to successfully fight that because I did everything according to the book with the help of ATU. Oh, I reported VIP to the City of PHX and also found out they did not have the proper tax permits for Villa Ventura, so they got cited for that. Color me SHOCKED that these people were charging tenants for city tax while not paying those fees to the city. Hmm. read more

I've never experience a poorly ran company from top to bottom until I encountered Valley Income Properties. The amount of problems I've dealt with them I could call myself a millionaire. 1. Good luck getting in touch with them. It's impossible. Email, phone, text it doesn't matter. And this can be important during emergency situations. 2. They do not care when they arrive. It can be at 8:00 am or 4:45 pm and instead of texting or calling they leave a note on your door saying this. I experienced this multiple times for "general maintenance" or some other reason. 3. My main bone to pick with them. When my roommate and I first moved here when we originally toured the place it had a fridge with a water dispenser. When we moved in, the fridge was replaced with a different fridge without it. Instead of telling us, they decided to leave the fridge in our garage for 2+ months. Keep in mind we moved in late May to AZ so our cars could utilize the garage. Could not use half our garage because no responses from VIP or any help, and we for obvious legal reasons didn't want to sell the fridge. 4. The internet cable through the drywall was cut too short in our living room forcing us to move our modem upstairs into a bedroom. 5. Since the whole community complained about their fridge's door hitting the wall and not opening fully they decided to use our apartment to "experiment" for over 3 weeks on how to resolve the issue. This left us with no countertop space and some DIY project in our kitchen. 5. After finally getting in contact with VIP management and the owner, I explained everything to them and they just nodded their heads. They offered a new lease of first and last month's rent free thinking this was their way of making up all the BS we've lived with. Roommate and I respectfully declined the offer, and a week later they send the same exact offer to everyone currently leased there. Just a shady and unprofessional thing to do IMO 6.Both the car and sidewalk gate entrances have experienced problems multiple times. Just live somewhere else. My neighbor told me that this was one of the worst management places in The Valley and I prayed he was just joking... But, the way things are looking, he might be right... Valley Income Properties started managing the apartment complex I live in around the fall. When they switched over, there was a minor issue with getting my account credited because they switched platforms. They waived the late fees, I was able to pay, all good. But that was after calling and speaking to multiple people and leaving voicemails that never got responded to. That was my first introduction to them and their management team... Not a very good introduction. Second time around, my lease was ending and I figured I'd move out instead of renewing the lease because rent was going up like $150!!! I put in my Notice to Vacate (which was a 60-day notice, which took me by surprise because in Vegas it's just 30-days-- so I would've had to wait an extra 30-days for my lease to end because I was late putting the notice in) and prepared to move. A few weeks later, I got a text from the site manager saying that if I revoked my Notice to Vacate, my rent wouldn't go up. So, I revoked the notice. As I really enjoy where I stay. I love the location (smack down in the middle of Downtown Phoenix). Fast forward to a couple of more weeks, my current lease is ending, so it's time to renew and sign the new documents. But, to my surprise, this new lease does not reflect what I was promised via text message. So, I didn't sign it. Long story short, I called and spoke to multiple people and left multiple voicemails, for no action to be done. So, I went to the office TWICE to get this settled, in person, because rent is right around the corner. The first time I went, I was told I needed to have an appointment... How tf do I make an appointment? As many times as I've spoken to yall, not one time did any one mention coming down to make an appointment *___* why y'all didn't ask if I wanted to make an appointment?! Nonetheless, the lady was very sweet and helpful. She took detailed notes and passed along the message, assuring me this would get fixed right away. She was def a vibe. A couple of hours pass and I get an email about my lease being canceled and that there's a new one pending that needs a new signature. So, I'm like cool, they FINALLY fixed it! WRONG! I opened the new lease just to see that it was the same exact lease that I didn't sign before. BIG WOMP. This p!ssed me off. I had to wait a day to cool down before making my way back out to the office the following day. Time two at the office, and I'm not leaving until this gets fixed! I got back and there's a different lady today. Not a vibe like the last one, and I'm starting to loose my patience I've explained this situation a gabillion times. She then has the AUDACITY to say, "no, rent went up, you have to pay it in full." I almost flipped my lid at this point! She then tells me to take a seat so the assistant could help me... He comes out and I tell him the situation, he remembers that it's me, because I've spoken to him like 3 times over the phone. Like, at this point everyone should know fckin know me cause like wtf I talked to like 8 different people... Anyways, he apologizes and he goes back to fix me lease and asks for me to wait. I wait about 10-15 mins, I get an email that my lease was cancelled and I have a new one pending, needing a signature. I check it and HALLE-FCKIN-LUJAH if the right amount!!! It's about d@mn time!!! My lease ended in April but was extended to May due to the 60-day Notice. DUMB. So, I've been trying to get this settled since the beginning of May!!! Rent is due next week y'all!!! They are absentee landlords and they will spend very little money to fix up the actual apt property. Upper management personnel are very very rude and ignorant. It is impossible to contact the leasing office to complain because no one answers the phone. They care very little about their residents. It takes an act of congress to get anything done. We had several ac issues and went for weeks without ac. Common areas are not maintained properly. There is always litter about and the grounds are horrible. Maintenance people. Their idea of fixing anything is with duct tape and glue. They lost half of their work force when Trump took office. They speak and understand very little English. Front and back gates do not lock properly. They often have trash overflowing in back because they have cut back on trash pickups. read more

The management is almost non existent, it's like a wild west with no type of decency. There is a older fellow (Godblesshisheart) that literally drinks all day and literally urinates in the walkway, and management won't do anything about it. A few months ago my fridge stopped working and I put in a maintenance request as well as emailed the property manager and never received a response, so I took matters into my own hands and contacted Frigidaire myself and paid out of pocket. Then, I mailed in my 60 day notice for my lease ending on 7/31/24 because I had not gotten emails back the other times I had tried emailing valley income staff they did not respond, and they conveniently did not have any record of it. I ended up emailing them my 60 day notice 54 days before my lease was up because they sent me an email to renew my lease. I was informed by Christine Palmer that they would not honor my 60 day notice since they didn't have record of my letter and instead would force me to pay for the full month of August (my 60 day email notice would have fallen on August 7th 2024, and they refused prorating my rent). I informed Christine Palmer that it is not stated in the lease I would be responsible for the full month of August, and requested to have prorated rent for the first few days of August to actually make it a full 60 days notice from the email I sent them and she never responded back. I sent another email two weeks ago asking again about the situation and no response. I believe Valley Income properties and Christine Palmer to be unethical and money hungry. I am a nurse, a single mom, and a respectable tenant. I paid my rent early every month. I am extremely disappointed with how all of this has been handled Update: after filing a complaint with BBB VIP did end up prorating my rent. I think the issue is more with Christine Palmer than VIP. I pay my bill on time every month and Valley income properties put me on certified funds only payment due to Valley Income properties own mistake of NOT including the month to month fee in my bill for last month. They made me lose money by taking time off work and I had to hire and uber driver and buy a money order to drop rent off on time at their inconveniently located central office. I have done everything correctly and paid every rent payment on time every month and Valley income is penalizing me for their mistake and refusing to correct the issue. On top of that there is still numerous health and safety violations that Valley have refused to correct including windows that are bolted shut and pose a serious fire hazard. There is no way to escape the unit in the event of an emergency besides the front door. This is the most incompetent management company I have ever dealt with. I lived at a property managed by this company for over a year. the first year was great. I had no issues, I was never late on rent even when my lease went month to month. Then there was a change of management at the property, the new manager's name is Neil. From that point on trash was never collected even when we pay for that service, landscaping took a dive as well as I ended up having to clear overgrown branches that blocked the stairs. I would call and try to leave messages but the voice mailbox was always full, and the office door locked even though Neil was in the office. I could see him! The building's water was turned off on average 4-6 times per month. The screens on the windows riddled with holes and I was promised were going to be replaced when I moved in. Eventually my car was broken into twice, packages stolen from my door step, and wild people started entering the parking lot at all hours. I reported the thefts to the police. I also tried to report them to Neil. His mailbox was still full. Eventually he called me back after I was able to finally leave a message asking if anybody actually works at this location! I asked why there wasn't any security measures taken! I spoke with neighbors and several other tenants had thefts and car break ins. Neil did nothing. I tried calling the corporate numbers as well, no one ever answers the phone. This Neil is also "eviction happy" instead of dealing with tenant complaints and issues, he serves notices citing you for unruly behavior. Sounds like a weak man on a power trip to me. I had had enough. I gave my 30 day notice. I moved out 2 weeks early, with my lease ending December 31st. Neil said to me on the phone that this would be fine. Neil was supposed to meet me at the unit on December 17th when I moved out, he did not. He was supposed to set a meeting on the 31st, he did not. I left the keys in the unit and have not returned. I heard from other tenants that this is not the only case of Neil's neglect. Several other long term tenants have moved out because him. In addition to all of these things I am supposedly in the wrong because the only evidence of interaction is in the form of text messages, while most interactions were over the phone. Several apartments have yet to be flipped. I notified Neil as to where the keys to the unit are and I have not heard back. My situation is still ongoing as there has been no communication, and I've been receiving emails that I need to pay rent for January. This I will not do. I have been a valley income resident for almost 3 years. I have had minimal issues with my unit, I recently transferred to another unit on the same property I've been leasing at. My transition was a little bumpy at first, however Monica and Robin have been amazing at communicating and getting things worked out. Have never had any issues with maintenance, as they always complete my work orders in a timely manner. I recently recommended my sister to one of their units. Although there were some things that needed to be repaired in her unit upon move in, they did not hesitate to repair her issues quickly. This management company is as bad as a management company can get. They're the most incompetent management company I've ever encountered. Considering we're all paying top shelf rent is makes it more glaring how they're taking advantage and laughing all the way to the bank. Valley Income Property manages don't respond when problems are submitted. If they do, then they do half measure jobs to 'fix' the problem, or don't fix the problem at all and claim it has been fixed. In our building we've had cockroaches, rats, broken air conditioners, appliances are barely working - and at one point the pool was so dirty we all got weird bacterial skin rashes. (We didn't realize the pool was so dangerous until it turned green and stayed that way all many days, even after numerous phone calls from all tenants). Oh! They also claimed all appliances were new and with ice makers. All that is completely untrue. AND, now when people move out they've turned the apartments into Airbnb units which offers another level of nightmares. Yet, no one seems to care. Where do I begin? BEAUTIFUL & QUAINT PROPERTY (The Sophia) in Scottsdale; close to Old Town, great area to jog, 5 minutes from the Fashion Square Mall... yeah, sounds great right? Well, that's looking from the outside. Durning the move in - I noticed some things - the air con unit was set to where my energy saving changes weren't permanent. The washer didn't work for a couple weeks, the storage area was left dirty, and the shower curtain rod had fallen and broke the shower tile between my walk through and move-in day. It definitely was NOT move in ready A couple of weeks after I moved in, my kitchen and living room flooded which could have started a fire. I started hearing "things" run through the vent, scratch on walls and ceilings so, I started to record the sounds. I knew it was a furry animal of some kind because I started experiencing breathing issues and allergies. Meanwhile, I had been communicating thoroughly with the VIP. (I keep record of everything). As time went by the scratching got worse and the mice started to show themselves because of that hole from the falling shower curtain rod that the took their time fixing. After it was filled their was still issues with the scratching and noises from my bed room ceiling; vent and the living room and bathroom vents. One day I came home and I heard swishing in the bathroom commode. I flushed the toilet numerous amount of times. A couple of days later pest control came out and found the dead rat in the toilet. That same day I had 2 rodents running around while I was home. This was the worst experience I've ever had with and company. They don't have an office - it has been getting "worked on" since I moved in. The gym was finally finished in April. They wanted to blame the rodent of the fruit trees but, the pest control company explained that when they renovated they trapped whatever was already living here inside so the rodents would not be able to get out. Therefore, the infestation is REAL! even tenants were there before me moved out because of it. It took me a while to do this review because it's been taxing on my mental health as the whole time living there I was also dealing with grieving the loss of my Daddy, God Muh, and Brother on top of not being able to come to a peaceful home nor if to think if I should even consider it to be that. I used an apartment finder and found an apartment in Phoenix that worked for me. VIP manager David, treated me great and helped me to get into a nice unit. I was full of questions and concerned with every detail. David did everything he could to have my unit ready and all concerns were addressed before I moved in. Sadly we started off bad with this company. My partner rents with them and the apartment was not ready upon move in day. Roaches were everywhere and still are lingering around. The walls are paper thin. He wasn't given all the keys he should've been given AND on top of that they said they were giving the month of January free if we signed before the end of December but still proceeded to charge damn near $500 for January and the dates given haven't even came yet. Such a disappointment especially with the times we are living in where times are extremely tough and it's apparently okay for companies to lie and steal from tenants. All I had was a question regarding the returned security deposit once I moved out in June, which had $930 deducted from it despite a WRITTEN AGREEMENT stating a different financial obligation. I never paid rent late once, never had a noise complaint, never made unreasonable maintenance requests--I was your ideal tenant. I left the place spotless upon my move out. Valley Income was a headache for me from the moment I moved in. Right when I moved in, I found out there was a gas leak throughout the whole unit that even went underground. They weren't responsive about it for a week or two until I started annoying them about it. For the 2 months I did live there , they were renovating and leaving holes in the walls/ceilings. They tore apart the kitchen. I had no hot water/heater/working appliances which was basically uninhabitable. They wouldn't take off rent for all these problems within my first month of moving in. Let you, I literally just moved in, paid a big deposit and everything. Really? And then they evicted me! And now I owe them 5000$? Wtf? This is a terrible terrible company. They just want to screw you over. They don't care not even a little bit. Ever since this happened, it's been horrible for me. It was my first apartment I've ever had. This company was hired to be our building's first 3rd party property managers. The owners of the building fired their in-house office staff who had been managing the property and, as a result, hired VIP. They didn't last much past their 90-day probationary period. I think the owners began looking for another management company prior to the end of the probationary period, but couldn't find one for a while. Under VIP, I was not happy with the on-site regular maintenance or how they handled work orders. It could literally take up to 6 weeks to have maintenance completed and I'm talking about safety issues such as replacing burned-out outdoor flood light bulbs and the fried lamps themselves. Additionally, one of their on-site point of contact (POC) showed an apartment to a couple and wasn't wearing a bra! It was that obvious that when I passed by her in the hallway I could tell she didn't have on proper underwear. Eewww. At work? Finally, their office POC for out building was very aggressive towards me when I called him out on slacking off on the job. So, VIP temporarily replaced their management POC with the Regional Manager. She showed up to our building one hour late for a meeting with unhappy tenants and didn't bring enough business cards. She also did not bring our original contracts that we had requested. Finally, she was not dressed professionally. I know that's not THAT important, but, really, it's just the cherry on top. This Regional Manger wasn't much help either and, even with her, it also took 6 weeks to replace another flood light...but only because I contacted a 2nd person about the issue. This leads me to believe that she never told anyone about the light to begin with! I would have no problem recommending this company to others. When I started looking to move I was really surprised at the lack of service I was getting from a lot of property management companies around town. But once I found Valley Income it was a breath of fresh air and my experience has been really positive thus far. Compared to all of the other apartments I looked at, Valley Income was the only company that was ready to answer all of my questions and address any issues as necessary in a timely fashion. The entire team has been accommodating and helped expedite my move very quickly. If I had a question I always got a response back quickly from Tami L. or someone else at the company. There was only one hiccup throughout my whole moving process - the unit I rented was not ready the morning of my move-in BUT once valley income became aware of the situation they worked QUICK to turn it around so we could begin moving stuff in by the afternoon. I was really impressed. Tami L. and Patti Murphy have made me feel like they really care about their tenants satisfaction. Despite all of the negative reviews, it seems like they are taking any criticism and really making an effort to improve their services and I appreciate that. read more

Horrible communication and customer service skills. Requested a tour for an apartment only to hear back through a text from an agent called Adilene Duenas. She was only available from 2:15-3:15pm or the next day from 9am-3pm. Due to work her availability.... Her work availability is not my availability, no accommodations what so ever. Then I decided to apply for the apartment. Only to hear back that I didnt qualify due to "rental history". Mind you I currently live in the apartment Im renting so I don't understand why I didnt qualify. So I requested further information again through a text because they dont talk over the phone nor in person. She decided to ignore my message. Then I texted asking if I can have a co-applicant with a longer rental history and again ignored my message. So unprofessional!!! this experience just makes me question their integrity due to their process. They take your application money and your information and give you no explanations. I've lived here for over a year now. Never had any major problems. The paint they use for walls and cabinets is ..kinda cheap ? It peels and wears away easily , making it look live it's been destroyed. But it's not my fault. My bathroom drawer also fell apart after one year.. just needs a repair. I hate the carpet& wish I could wood flooring -But I live on the second floor, so it kind of makes sense in why I can't have wood flooring. I've never had complications with management. When I call for management, they show up in a few days max. The lease and contract are reasonable , awesome price (if they don't up my rent again next year) , and the office staff are very friendly. Although it's tough getting ahold of the property management- and the office is way out in Tempe- I love living here and hope I can call this place home for a long time! read more

I've lived in one of their properties for 18 months and never been late once. Due to Covid-19 I was without a job for 9 wks. Unemployment unfortunately is behind here in Phoenix Az therefore I haven't received a dime yet. I depleted my saving playing my bills for two months without a job. On August 31,2020 I called to speak with my property manager Kristy. She wasn't in so I left a message explaining I started a new job with ADOC and should be able to pay September rent the following week. I asked her to please call me back so I could explain my situation. Today is the tenth and I received a certified letter about my rent. This really disappointed me because I believe in paying my bills and have never paid them late. It's ashamed that no one returned my call but took time to send a certified letter to me.....costumer service definitely wasn't applied to me. read more

I am currently living at one of these properties and things have been great for the first 9 months of my lease, but recent events have left a bad taste in my mouth. I'm fairly certain this property is being sold to another management company or something of the sort because today I received a notice of intent to enter my unit for the 4th time in 3 weeks. The notice doesn't give a specific time, but instead a window from 8-5. Residents need not be home for the visit, however, I have a dog who will not respond well to strangers letting themselves into his home while I am at work. I have tried to call the office multiple times in order to set up a more specific time for this walk through so that I can be home. The office number asks for an extension- and if you don't know your extension (which I do not) the call drops; because of this failure to communicate I have been forced to use my sick time at work to get these last 3, and now 4 days off in order to accommodate this walk through. I am incredibly frustrated at the lack of communication and professionalism regarding this matter and more so concerned that I have now used 50 percent of my sick pay in order to comply with this property's excessive walk throughs. My lease is due for renewal and truthfully, the way this has been handled is really unappealing to me and caused me to consider looking elsewhere. read more

This business is a joke and a half. Property: Shalimar Sands Scottsdale Basically a hotel at this point, so many units have turned into airbnb's with guests coming and going all hours of the day but mostly at night, 12AM-4AM to be exact. My favorite is the constant slamming of the front gate which I personally took the liberty of putting weather molding to suppress even just a bit of the sound. Seems like there's just been constant construction going on since we've moved in, from an 8 unit airbnb building, to ripping out all of the flowers and grass, only to be replaced by gravel and artificial turf. We were supposed to have our rent discounted $200 for a few (2-3) months while the bulk of construction was happening but of course that never happened. Dead phone lines, unanswered messages, and literally no way to reach the people in charge. Broken promises, piss poor communication, and lack of care for permanent residence has made this place a sad excuse to call home. My girlfriend and I have enjoyed living here for the past few years but as of late we are really let down by the management of Shalimar Sands. It's been two weeks without a dryer and Greg the property manager has been nothing but nice and helpful the entire time we've been here but the higher ups need to get their s*** together. We came home today to our furniture being moved and a "supposedly" new machine put in. Neither myself or my girlfriend were informed anyone was going to be coming today and it was very off putting to walk into our apartment and seeing our furniture had been moved and not put back. I had cash on our front table and luckily it was the same amount. I have firearms locked in cases but hey, that's not important right? They scuffed the wall pretty bad, almost like they didn't know what they were doing and we're reluctant to use the "new" unit because inside of the washer looks like someone threw in a newspaper and hit the rinse cycle. Completely packed with paper. Are you kidding me? No one thought to give it a once over? It took me approximately 1.32 seconds to open the washer door. Communication communication communication. Worst treatment I've ever recieved. The home I'm renting is beautiful but they gave it to us without maintenancing the yard and theres a giant piece of rusted iron out there stuck in the ground. It was in a fire and the AC no longer worked in the dead of summer. I called and emailed and it took them 2-3 weeks to bring a portable AC. It was 115 out. No one would get back to me and since my family and I were getting sick I decided to call an outside vendor who did what they could to get it fixed but it had deeper issues. Their emergency maintence never picked up and when I told them it's the law to have working AC in Arizona they told me "We don't do that." and ignored my proof of the handbook. I had no insulation in the attic either so when they filled it the technicians said it was 120 in there. I didn't get my AC replaced until OVER ONE MONTH later in Arizona summer. Nicole Drank and Jared ignored my many calls and emails and showed 0 human compassion, they even acted annoyed that I dare ask for functional AC in the Arizona summer. I had an over 1k bill for trying to get the AC to work with the vendor and VIP made the landlord pay for their fuck up and it was only a partial payment. I thought this would be a safe place and that I could be friends with them but it seems like I'm very wrong. They're nice to you in the beginning and make you feel like you're heard until you have an actual issue you need help with. This experience was a huge spit in the face and I've never been so wrongly treated until now. Please stay away from this place you deserve better. read more

I am renting a townhome owned by another property mgmt co. however, the entire complex appears to be managed by Valley Income. After 4 years in this home, we lost our key to the pool in the complex. My management company tried calling and never got a response so I asked for the contact info so I could cut out the middle man and work with VIP directly. I have left 7-10 voicemails, completed a work order on their website, I have sent an email and 3 text messages to the number that was provided by the voice mail recording. I finally got through to someone named Cynthia yesterday and she acted like it was no big deal, yeah they have someone going out to the property today, I can ask them to drop a key under your mat. Seemed so simple and yet no key was left and Im back to square one calling, emailing, texting with no response. Reading the other reviews, this seems to be par for the course with Valley Income. I also know that if I get ANY response, it will be Tami L. asking me to call the office to discuss concerns. Um helloooooo!!! All these reviews are saying no one answers the phone or calls back, so you tell us to call the office. F'ing joke! Edit: 1 hr after posting this, someone showed up at my door with the key we requested. So it took 15 contact attempts but they did end up fulfilling my request and at no cost. So there's that. So I'm giving them a 2nd star but really hope I don't have to work with them ever again. read more
