Worst treatment I've ever recieved. The home I'm renting is beautiful but they gave it to us without maintenancing the yard and theres a giant piece of rusted iron out there stuck in the ground. It was in a fire and the AC no longer worked in the dead of summer. I called and emailed and it took them 2-3 weeks to bring a portable AC. It was 115 out. No one would get back to me and since my family and I were getting sick I decided to call an outside vendor who did what they could to get it fixed but it had deeper issues. Their emergency maintence never picked up and when I told them it's the law to have working AC in Arizona they told me "We don't do that." and ignored my proof of the handbook. I had no insulation in the attic either so when they filled it the technicians said it was 120 in there. I didn't get my AC replaced until OVER ONE MONTH later in Arizona summer. Nicole Drank and Jared ignored my many calls and emails and showed 0 human compassion, they even acted annoyed that I dare ask for functional AC in the Arizona summer. I had an over 1k bill for trying to get the AC to work with the vendor and VIP made the landlord pay for their fuck up and it was only a partial payment. I thought this would be a safe place and that I could be friends with them but it seems like I'm very wrong. They're nice to you in the beginning and make you feel like you're heard until you have an actual issue you need help with. This experience was a huge spit in the face and I've never been so wrongly treated until now. Please stay away from this place you deserve better. read more

Where I was renting was sold. The new owner chose to get new management and got Valley Income Properties. Then the place went downhill very fast. The new manager, Janae, refused to make a phone call. She emailed me that she didn't have time for phone calls as she manages too many places. I still have that email for proof. She said she was always available by email or text. I found that to be disrespectful, dismissive and rude. Emailing 20 times a day when a 3 - 5 min. phone call would have solved whatever the issue was is ridiculous. In the unit above mine, there was supposed to be one tenant. That tenant moved in others and the noise was insane. Janae wouldn't do anything about it. The new owner installed multiple Air B & B's which was extremely disruptive in the residential apartment complex. Not to mention, the homeless population literally pitching tents in the parking lot. Valley Income Properties is a complete joke. One by one, I watched most tenants leave. Then I moved out also as soon as my lease was up. DO NOT rent from Valley Income Properties. Avoid this company like the plague that it is. This company has screwed over my roommate, and I over and over again. There is nothing positive about what I can write about this. The communication is the worst with these people. The employees will lie through their teeth to have their way. They lack empathy towards their tenets in ways that will make your head spin. I have been living in Shalimar Sands for almost a good year, and this place a shithole. The remodeling process that they have going on has made the rest of the tenets feel like they are living in total slum. They have destroyed the landscape, shutdown both laundry rooms leaving the tenets with no choice, but to find alternative options. If you are looking to put an order to get something fixed that will never happen. I have been living with a broke bathroom sink, black mold hiding in the walls, broken hinges on cabinets/cupboards, broken pipelines, a fenced out pool with no pool, and so much more. Quite honestly it makes me question why I even pay rent to a company that will do nothing. The people who are employed here are also a joke. Cynthia, the representative has been one of the worse people I have spoken to. So unprofessional, and disrespectful, and a liar. There have been numerous times that I have been given empty promises from her, and I find it shameful that she is willing to make up lies just to make herself get off the phone with you. I am still waiting on emails, and documents from her regarding my unit. If I had all the money in the world, I would sue this company on how it treats its tenets. It is sad that these types of companies will take advantage of people who are only trying to get through life. I feel embarrassed for this company. If you have gotten this far, hopefully you will listen to the comments on what they have to say about this. This company is only out for your money, and will do anything and say anything to get it. If I could leave a negative star review, I would! We moved onto what was supposed to be a quiet property per their listing. But it was far from quiet! Other tenants play loud music, they have large parties, they drink alcohol in common areas which goes against the lease agreement. Other tenants leave their trash outside for days on end. We've been harassed by other tenants, constantly stared at when they come and go while we're sitting outside, other tenants walk by whistling extremely loud, other tenants purposely sound off their car alarm, other tenants and their guests have taken a piss several in the parking lot and behind the buildings, they obstruct the walkways, making it to where you have to walk around them, other tenants have had gatherings in the car port, we've been cursed at by other tenants. And when you bring up any of these issues, valley income doesn't want to resolve any of them, and they brush off and say that's it the responsibility of the cops to handle. I will never rent from valley income again. It's been a nightmare from the beginning! My daughter has bipolar and she is emotionally scarred from all of this, because the other male tenants think it's appropriate to stare at a minor! Stay away! Especially if you have kids! read more

This is by far one of the worst apartments I've rented. When we first moved in there was no electricity to half the apartment, the front window was broken, the pipes in the kitchen where busted, and the stove shocked my fiance. It took them a month to fix the electric issue, the pipes came apart four more times throughout the year, the window was patched with tape. The property Manager gave the key to a someone and they never returned it, we asked the manager to have our locks changed due to concerns for our children's safety since someone has a key to our apartment, she said the owner does not want to spend $110 on a lock. We have gone almost a week with no hot water, the maintenance tech claims he knocked on or door but no one answered. Both my fiance and I where home, when we called he said he just didn't have time for us anymore maybe tomorrow. read more

I have been trying to call the manager she never answers her phone I been to the office several times no one is ever there !! I had to go buy bed bug treatment out of my own pocket because of the horrible management they have . We have a laundry room on site and the first couple times I washed there I found dead bed bugs it's disgusting. We already had to throw everything away furniture mattresses etc . VIP took over a complex I was living in The Collins Uptown Phoenix. I would have never rented from my property manager Alexx she was rude and unresponsive anytime there was a issue. As soon as my lease was up I moved due to the internet which was included in the rent was down for days on end. VIP did numerous inspections which were very disruptive. Sent out an email threatening legal action for people not adhering to the no smoking policy. Dealing with them was always just nasty I know property managers deal with a lot but I'm not that tenant I pay my rent on time and keep my unit clean. Even with my ill feelings towards VIP I left my unit clean and ready for the next tenant and was still hassled that I didn't have a move in checklist that was never provided to me by the previous owner. I hired this management company to manger two of my apartment buildings. Initially the owner Jeff Hanrath was all about sales talk, minimal fees, good management service etc. But within a few months his true nature started to show up. My vacant units stayed vacant for 4 to 5 months at a time. The site manager did not show the vacant units. Instead he was having one of the existing tenant show the apartment, who had not skills for apartment business. Once I found out, I asked if she (tenant) was getting paid for the service. They denied, only to find out they did once I performed an audit. They paid leasing bonus to the manager, while his performance level was "F". My expenses sky rocketed. They were stealing money like there was no limit. They used a mainteance company for the work, which is actually owned by Jeff Hanrath. I scrutinized some of the invoices, and found out that the maintenance guy billed me for his tools. There was not trees or grass on the property. Just gravel. He charged two $75 each month ($150) for landscaping. I challenged it and they removed the fees for a few months only to add them later on. At the end of the year there was no income for the owner, instead I had to come up with over $10K out of my pocket to pay the bills. There were many other example of this company's frauds. They earn their living not by managing the properties, but by defrauding the owners. Absolutely horrible company - Stay far away from them. I fired them. Found another (non company) manager. My 2015 profit is over $31K. I am in the process of taking legal action against them. read more

I placed a work order over five months ago for water leaking from the above neighbor. They sent a roofer who advised a plumber was needed. I told this to valley income team. I have not been contacted, issue had not been resolved. I continue to call and talk to your team. Each one advises a property manager or district magnet will call. You would think you would want to protect your investment but guess I was wrong. It's all about collecting money and not taking care of your customers concerns or properties. I made a mistake with living in a complex ran by Valley Income Props. When we first moved in the place was a mess. It seemed like they never cleaned up after the last tenant lived there. During our time living there- maintenance issues were never taken care of. I did not receive the pool key when I moved in (I received it about 3 months later after numerous of calls requesting for one). I would call and email the manager Tami and I barely got a response back. Finally when our lease was ending, Chamberlin Associates company took over the complex and we have been asking about our security from both parties. Apparently Valley Incomes were hard to reach and we did not get our deposit back until a month and a half after our lease ended. THEN they charged us for numerous of things that were not our fault. They did not give us a walk through when we moved out like they said they would and accused us of missing items such as "lint dryer filter" or "crisper glass freezer". Although it was their words over ours, there was no proof that we "took" those things since they did not provide us a walk through. Lastly, when I emailed Valley Incomes about our security deposit and told them our huge disappointment of the lack of communication. Dayra Jacome emailed back (in a rude manner by the way) and told us that there was a lack of communication on BOTH parties. That is truly false since we are the one always reaching out to management. When we did get a response- it never came through. Overall my experience with this company is disappointed, they are unprofessional and don't care about the tenants. Please do not reply back to this review about calling your office to discuss my concerns. My concerns were already expressed and there was no response or action taken. I had a horrible experience with VIP as my property management company. They charged me $85 in labor only to replace a ceiling fan. Similar exhorbinant labor charges were also charged for other repairs. VIP also left bills unpaid, to the point of shut-off and I was unable to obtain an ending month roll for over a month of requesting it numerous times. read more

Slumlords. This company acquired our apartment community this year. No notice was given regarding the takeover and no systems were in place at the time of the takeover which was at the end of the month. Havoc from the beginning. I was told I would be charged late fees even though I couldnt be told what my rent was or where to send it to. Consistently disappointed with their service. Work orders stay open for weeks if not months. There have been broken windows in our community for weeks on end and its monsoon season. The monsoon storm hit and flooded many of the apartments here this week. They seem uninterested in getting a professional to assess and repair the damage. We have a few vacant apartments that were also flooded. I took tuesday and wednesday off as I would told a professional would be out for the inspection though nobody ever showed up. They do not seem interested in remedying the issues. Its been 5 days since the disaster and management is still unresponsive. Trash has not been picked up for several weeks. The dumpster is overfilling, the management. Do yourself a favor and avoid this company and their properties. They answer the phones though arent good at keeping commitments or fixing the problems in their community. I've lived in several apartments and havent seen this level of incompetence or unwillingness to participate in property management. Will be moving as soon as I am able. read more

When I moved in the apartment it had not been cleaned yet or painted, had no working shower/tub, all but 1 window was broken, missing cabinet doors, stove only had one burner and no center island. Was told everything would be fix/repairs/replaced, was given plyers to ues for bathroom. After waiting over 6 months nothing was done. I cleaned it and ended up painting. On Aug 10, 2014, I took my nephew to his apartment, which is next door to the property on E Hayden Lane in Tempe, AZ. While my truck was parked, a wind had blown part of the fence dividing the property onto my truck. It took 3 people to get that piece of fence off my truck. I found Valley Income Property managed the property who owns the fence and called them about repairing the damage. I subsequently spoke with Jeff Hanrath, the CEO of Valley Income Properties. I spoke to him once and he wanted an estimate to send to their insurance company. I sent him pictures of the damage and the estimated cost of repair, close to $450.00. Since Mr Hanrath has blown me off. Anybody doing business with Valley Income Properties or Mr Hanrath really better think twice. He seems to be more interested in making money and not taking care of any problems. read more

I put in an application at the Renovatio apartments in Glendale on 11/17/17. Yuri is VERY unprofessional. Never got back to me on the status of my app. I had to call and text multiple times. This past Monday she finally answered and said I was approved to move in but in a different unit. She didn't know the amount of the rent and said she would get back to me but she never did. Like usual, I had to reach out. She finally answered and told me the amount which was more than she initially told me. I asked her if its ready to move in by 12/1/17 and she said yes. I said great! I can meet with you on the 1st to give you the rent and deposit money. Never heard from her again. The application fee was a waste of money and my time was wasted as well! read more

I had an appointment on 8/28/18 at 1:00pm to view the property at 333 N Higley Rd Unit B in which Cynthia was supposed to be there so I can view the property. I also confirmed their text message asking if I will be there at the specific time. I arrived on time and did not see anybody to show me the property, so I called Cynthia. She had told me that she was on her way to Florence to show another property and could not come to help me. I drove from the west valley and even took time off of my work schedule to be there. Cynthia told me "Sorry I can send you pictures" and I still have not received any follow up. I have been reaching out to these people for a week now and have not only been hung up on by Cynthia, but ignored by their regional manager as well. This is a very timely matter due to having a very busy work schedule and a relative of mine who needs to find a place to call home. This is one of the worst property management companies I've ever lived with. The upstairs unit from me had a huge leak of garbage and water from their kitchen sink that was running down the wall an onto the the porch of my front door. It took over a month for them to take care of the problem and clean the mess. At the same to I also requested them to repair sink and dishwasher issues in my apartment. A month and half later still not fixed. Now they want to charge me extravagant late fees as I didn't think it was fair that they made me live with hazardous odorous waste for over a month. I'd like to give zero stars because this company does not conduct business properly. We found dead cockroaches everywhere upon move in, made a complaint and heard nothing. The fenced patio which we thought was full of dirt was actually years of wild cat feces that they covered with a little bit of dirt to hide it instead of cleaning it up. The roofing tiles were falling off the roof onto our patio, one fell and was very close to hitting my 2 year old in the head! After a week of moving in a substance started seeping out of the ceilings and we came to find out the entire building was infested with termites. They knew about the issue for years! and painted over the termite tubes and holes instead of calling an exterminator. The shared washers are literally always broken.. there's usually only one or none working. 20 something units went weeks with no washer! The cat feces and falling roof tiles and termites above my children's bed were my main concerns and after countless complaints nothing was ever addressed. The blatant neglect of seriously health and safety issues was unbelievable and when we informed them we were moving out I was told by 3 different employees it was no problem. We repaired the fence that was falling down at our own expense, left the place cleaner than we found it and not only would they not give us our deposit back, but they're sending us into collections for $1800 for "abandoning" the property and they're claiming we broke the fridge handle off which was never there in the first place. The fridge didn't have a handle when we moved in and they're charging us for something I never had my hands on. DO NOT RENT FROM THIS COMPANY THEY COME UP WITH ANY REASON POSSIBLE TO CHARGE YOU AFTER MOVE OUT! I was fine with them keeping our deposit even though it was rightfully ours, but now they're damaging my credit with this collection bill and the charges are pure FRAUD! All of my concerns and questions have been addressed accurately, timely and with a positive, helping attitude. With VIP you never feel that you're just another number or a monthly rent check because they treat and see you as a person. I am SO impressed with Valley Income Properties and Joe and Tami have been absolutely wonderful from the time they started managing the property I was living at. From day 1 they've been extremely professional and courteous while taking extra care of any problems or questions I've had since day 1. I have received nothing but the absolute best from Valley Income and they truly understand that life happens and will do anything in their power to assist as much as possible. I too had a horrible experience with Valley Income Properties. They managed our apartment building for a year. In that year, security deposits decreased over 50%, rents decreased, laundry income decreased, lease terms went from 1 year to 6 months and late fees for overdue rent were very rarely collected. As the owner, I had to take over lease extensions because the property manager couldn't get it done. When I asked Rich (the VIP manager who handled our building) via email about my concerns regarding decreased security deposits, expired leases, late fees, etc, his brother Jeff (the owner of VIP) replied and told me I needed to stop micro managing. As the owner of VIP, Jeff should have picked up the phone and talked with me about my concerns instead of being defensive and confrontational about his brother. While he monitored Rich's email, he did not monitor his text or our face to face meetings when Rich told me he managed 24 other properties and was overwhelmed. VIP lacks professionalism and people skills. I would not recommend them at all. The good news is the new property management is professional and competent. read more

Parasites interested in raising rent and hiring their own substandard, fly by night contractors to do maintenance work so they can double bill the apartment complex owner (my unsubstantiated opinion). Non-responsive or extremely slow in responding to tenant maintenance requests. Incompetent office staff who can barely hold a conversation via telephone. No idea of what is going on in the apartments they manage. No interest in learning the stories behind the apartment complexes that they manage. They don't care who sublets from whom which should be grounds for eviction in my humble opinion. It is unreal some of the people they have rented to in my complex. It seems their interest is turning Phoenix into New York, Chicago, or San Fransisco where a one bedroom apartment costs $3,000 per month. Great for them because they make higher fees. The residents of the city of Phoenix cannot afford that level of rent. It will destroy this city's rental market and in turn the city itself. Its the same old story. The rich get richer and the spirits of those poor and middle class families they have trampled over are dashed without any thought whatsoever.
